… to this our twentieth edition of the “at home in the West Country” magazine. In our last edition (late Spring/early Summer), we commented on how the market had been sluggish over the previous winter months but predicted that there would be a more positive outlook over the Spring and Summer months ahead. I am pleased to report that this did indeed happen, in part because the London and Home Counties markets continued to be busy but also due to the great weather which followed the long hard winter, instilling optimism in almost everyone you met, buyer and seller alike.

Collectively April, June, July and August saw a big jump in the number of Fine & Country homes going “under offer”, May being slightly sluggish for no particular reason. At the same time the period April to August saw a noticeable increase in the number of homes exchanging contracts, up considerably compared with the same periods in 2012 and 2013. The volume of new instructions coming to the market was also up, 38% compared with the same period in 2012 and 28% compared with 2013, thus creating a much wider choice for potential buyers. In truth, many asking prices have continued to increase but actual sale prices remained stable for the main, albeit new sales during September and October were very sluggish. Local, regional, national and international buyers continue to register seeking West Country property. Interestingly, the main thrust of this activity is sub £700,000. Above these levels however, unless you have a real “trophy” property for your locality, interest has been very tight across the market and through all agents, above the £1million mark, some areas have seen no real increase in sales. This has evidently not been just a local or regional factor, many agents and firms across the country reporting similar market trends outside of the Home Counties. But what of the Autumn/Winter market? We expect sales levels to fall back to those of 2013 and 2012. There is clear evidence that during the late Summer and early Autumn months the London market (outside of the Central London bubble) has shown a cooling off and this may continue into the Winter months. If you are selling now, or likely to be selling over the coming months, take a real hard look at what is actually selling within your area and the number of properties under offer compared with the number for sale. This, in truth, will be one of the clearest signs as to how bullish or not you may be with the asking price of your home.

Our local offices currently have for sale one of the finest selections of Fine & Country homes that they have ever had, some real gems having come onto the market over recent weeks and months. Whilst sales have been good, especially during the Summer, some areas have seen some distinct patterns. The real activity in the market is sub £700,000 (in particular sub £500,000) with some very good buyers from across the UK looking to buy in Somerset and Mid Devon. Sales above £1million have continued to be sluggish, unless you are fortunate enough to own a “Trophy" home. Whilst there has been a momentum for asking prices to rise during the first part of the year, the cooling of the London market, now beginning to filter into some Home Counties areas, has already had an impact on the West Country. Prices are now a very sensitive issue with many buyers, a factor that many homeowners are only just beginning to appreciate. As an agent it is easy to “hype” the market, particularly if you are just interested in “listing” property for sale. For those of us who want to offer our clients clear choices, best advice and a successful sale, this can only be achieved with detailed evidence on the marketplace. We see prices remaining stable over the coming months but with some major price reductions where homes remain perhaps overoptimistically priced. Getting the price right at the outset generally secures the best sale price in the long run as many having to reduce end up selling at a lower figure than they would have done if the price had been pitched correctly from day one.

In the last edition of this magazine I reported an upturn in the sale of Country Homes and this trend has continued through those glorious Summer months and into the Autumn. Even as I write, I am pleasantly surprised at the amount of enquiries we are continuing to receive for good quality properties and I suspect that, with the London and South East market levelling, buyers from that region are looking to move westwards, a trend we have not seen in such numbers for some time. Certainly our network of offices has been involved in a significant number of sales and the volume of transactions has been at its highest level since before the economic crash. Traditionally our market for Country Homes has been driven by a significant number of purchasers looking to move westwards but in the post-crash years enquiries reduced significantly. I can now report that those buyers are returning and this trend is evidenced by a very healthy number of sales to those from the South East, many of whom are seeking a lifestyle change. Recent sales have included a fine old country rectory, a beautifully restored thatched manor house, a modern country house in beautiful parkland gardens with guest wing and separate annexe, a traditional Devon longhouse with land and buildings and a fine thatched house with river views, in need of updating and its first time on the open market in nearly forty years. Houses such as these typify the Fine & Country brand in North Devon; the brand is instantly recognisable across the country and indeed overseas where it also continues to grow. The Summer break is traditionally a subdued period due to school holidays and the last thing on the minds of many is to start a property search. Accordingly we look forward to the period we consider to be the best for the sale of Country Homes, that is after this period is over, say from mid-September through to the middle of November. This was the case in the Autumn of 2013 when we had a significant level of Fine & Country sales and we hope to replicate the same this year. The important word once again is realism as far as pricing is concerned. At our exhibition in Guildford at Easter, whilst the market in the Home Counties was beginning to fly following the ripple effect from the very fast London market that was already in place, applicants were still somewhat circumspect about an improved market being sustained. Indeed this has come to pass now with reports of the London market being hesitant again. We have had first-hand experience of potential buyers from that area having their sales falling through. However, the properties that are attracting the most interest have been those where the prices are keen at the point of instruction or, for those properties that have been on the market for a period of time, where they have been reduced. Demand is generally stronger for properties that are within a short drive or ideally reasonable walking distance of villages or small towns, and those with a secondary income from an annexe. Our services include high quality brochures and photography, floor plans and other marketing initiatives often charged as extras by our competitors. This together with the enthusiastic and personal service from our excellent and experienced staff in Cornwall and our keenness to do accompanied viewings is something most of our competitors are finding hard to replicate.

The skills, expertise and passion of staff in the TR2 workshops at the Theatre Royal Plymouth contributed to this emotion-provoking sea of ceramic poppies, the most enduring and poignant image of remembrance in this the centenary year of the outbreak of the First World War. Like no other art installation we shall see in our lifetime, the sheer scale of this act of remembrance has captivated our imaginations. Of a scale so huge, so extraordinary, it is visually impossible to see it all unless viewing the Tower of London from the air, the first poppy planted on 17 July 2014, the last on Armistice Day, 11 October 2014.
Age shall not weary them, nor the years condemn. At the going down of the sun and in the morning, We will remember them. It is expected that both gentlemen will be recognised in the Queen’s New Year Honours list with OBEs for Services to the Arts.
