Welcome back to homepage magazine for our central London region, with a selection of sales and letting properties to tempt you from our Mayfair, Chelsea, Holland Park and Pimlico offices. We’ve also taken the opportunity to introduce some members of our dedicated staff in this issue, as well as providing some comment and insight on the property market in your area. As we head into Autumn and what is one of the busiest periods of our year, it was encouraging to note that the central London market also remained buoyant over the summer months; indeed, Nationwide reported a sixteenth successive monthly price increase at the end of August, up from 10.6% in July to 11% in August compared to the same period last year. The prospect of an interest rate rise and more heavily regulated lending criteria will no doubt strike a cautionary note with those relying on mortgages to purchase property; however, central London often operates outside these constraints. These factors, combined with a continuing lack of stock available, make for a positive outlook for sellers and property investors alike over the coming months. As a final thought, if you are thinking of marketing your property, you could look forward to seeing it featured on the pages of the next homepage central London issue, which will be distributed to thousands of carefully selected residential addresses in the area. Robert Butterworth from our London Research Department takes a look at the latest property research findings in your area. The last few months have continued to see prices in London rising strongly. The average house price in London now stands at £457,072*, a 19.3% increase since last year (July 2013 to July 2014). The growth in price over the last few years has been led predominantly by the central London boroughs. This is still the case with Westminster and Kensington & Chelsea for example, which have seen an increase in prices of 17.9%* and 18.3%* respectively in the last 12 months. Now, however, we are starting to see a price surge in areas such as Hackney and Lewisham, witnessing increases of more than 20% over the past year. Whilst there is a degree of uncertainty as to whether or not this growth is sustainable, as well as the potential tax implications of a new government next year, this does not appear to be having a depressing effect on the market. The fact remains that there are simply not enough properties for sale to meet the enormous demand. In central London, a major component of demand is from the international market. Eurozone buyers accounted for 14.5%* of the prime property buyers between January and July this year, the majority share of which was Italian (46.2%), up from 11.4% in 2013 over the same period. With Italy falling back into recession and greater degrees of market uncertainty it is understandable why capital is so keenly transferred to London property. The status of London as a ‘must have’ property location has also attracted the ultra-wealthy from other key locations, such as Russia and the Middle East, who typically have homes in several leading world cities. The proportion of the ultra-wealthy is increasing and thus demand for homes in the world’s largest cities follows suit. Properties in prime central London are not only scarce but highly desirable, underpinning prices because supply cannot respond to demand efficiently.

Whilst there is a degree of uncertainty as to whether or not this growth is sustainable… it does not appear to be having a depressing effect on the market. The London market will likely continue to attract strong demand from overseas, the improving home economy and general sense of confidence that is returning encouraging more British buyers to move house. We predict that London will not suffer from a ‘bubble effect’ and that prices will continue to rise this year but the rate of growth will likely slow, especially in 2015, given the prospect of a rise in interest rates and the uncertainty over a new government. This should not however negate continued positive growth.

In marketing such houses it provides the ideal opportunity to research the architectural and social history of the properties and to pass on a little background knowledge to future owners. This applies not only to period buildings but also to interesting and beautifully constructed contemporary houses which may well become the listed buildings of the future. With a property like The Old Archdeaconry in Rochester it was relatively easy to trace the social history. From this it was possible to match the change of occupant and critical events in the history of the Cathedral to alterations to the house. Typically the refronting of the house to give the appearance of a fashionable Georgian building and the addition of imposing principal reception rooms were designed to impress visitors and emphasise the social standing of the archdeacon. Like The Old Archdeaconry, Rivenhall Place is far older than one might at first expect. Set in beautiful landscaped grounds by Repton, when we came to research the history of the house we discovered that over the centuries it had been forgotten that the later façade was a rare example of Repton’s designs for a building. Of equal importance is the background to the construction of bespoke contemporary houses. A case in point is Holm House. Built in the vernacular style it meets all the demands of the 21st century and is constructed with enormous attention to detail. Of particular note is the choice of materials from the brickwork to the fireplaces in the principal reception rooms, chosen from designs found in various royal residences. The garden is designed by a RHS Chelsea Flower Show medallist. Such a property makes a very positive contribution to this country’s built heritage and like our wealth of historic houses is surely something to celebrate. Pimlico is almost unique in central London in that virtually all of it has been built on only once. It is remarkable that most of the area remained free of buildings as late as the nineteenth century, and even more remarkable that the vast majority of Cubitt’s original buildings are still standing. What was once a grim swampy marsh in medieval times named Bulinga Fen is now named after a small northern hamlet and their beer! Pimlico or Red Cap Derby Ale was the most popular ale drunk in Westminster between 1590 and 1700. So not only has the name changed but the area has undergone a remarkable rebirth and is now considered to be one of the top residential areas in prime central London but offering very much more ‘bang for buck’.
