Indigo in Meridian, ID & Aiya in Gilbert, AZ Client: The Wolff Company New Construction
This amenity was created as a direct challenge issued from the client to have an unforgettable immersive experience that would act as a leasing and marketing tool. It was designed to be a space within a space, that was intimate and enclosed but also had enough openness to allow it to feel connected to the area around it. The goal in addition to leasing and marketing was integration into the clubhouse as a unique amenity, as the primary furniture function is a lounge space, however some locations have programmed it as a conference space for co-working. It was engineered for ease of construction, with integrated power and lighting, made of steel framing and applewood contour cut blades.
Each blade has a different contour to create a movement in the form so it can be discovered and viewed from different angles.
The parametric design also feels rooted in nature and was inspired by the symmetrical fractal geometry, or “bloom” pattern found frequently in natural elements and forms an indoor/outdoor connection. The form is made up of 117 blades, 117 being a number that is significant for many reasons. Symbolically 117 represents introspection, idealism, and compassion. It also has a mathematical significance and in many cultures is considered lucky.

Copeland is a new build luxury apartment community in Grand Prairie, Texas. The design scope included the clubhouse and leasing building with a resident kitchen, media lounge, game room, and fitness center, as well as an outdoor pool with a large patio, and unit corridors. With a nod to the Grand Prairie, Texas heritage, the property mixes traditional and the eclectic. The exciting vibrant style pulls from classic prints and materials while adding a touch of whimsy. Art and graphics are pulled from the local landscape while raw and refined materials strike a balance of vintage charm and modern appeal.

LVB is a luxury apartment community in Henderson, Nevada. The property will include a dog park, outdoor resort style pool, and amenity clubhouse with a fitness center, co-working, game room, and lounge.
Pulling from the eclectic design vernacular of Las Vegas, combining classic modern lines, natural elements and color palette with quirky accents. Subdued desert colors with pops of jewel tones, and accents in bold black and white graphics to create a space that is sophisticated but doesn’t take itself too seriously.

Veda, built 40 years ago, needed an aesthetic and an infrastructure overhaul. Throughout the design process strategic decisions were made to transition the old space to the new and deliver a whole new product on the market. This required reallocating the amenities and recreating the marketing path. The aesthetic goal was to give nod to the property’s art deco style that dots southern California’s urban landscape, the new design feels classic and sophisticated with a raw and unpredictable edge. The Offset is a garden style property in the Gateway West neighborhood of Sacramento, California. The overall property aesthetic stands out against the other apartments in the area. Drawing from the understated depth of Sacramento, the design is modern with hints of boldness. Sacramento is not flashy but unique and has a rooted history from Sutter’s Fort to Old Sacramento. The art culture is very well rounded, and the music, nightlife and restaurant scenes are well known for their variety. The Offset embodies all of this in a blend of warm woods, custom artwork, vintage and classic furniture stylings, and sleek surfaces. The color palette ties in the red brick of many of Sacramento’s historic landmarks, the yellow from the iconic Tower Bridge, and blues of the official city seal and logo. Several patterns used also evoke the feeling of movement, emulating the city streets and the proximity to the airport.

The existing community building offered heavy architectural details, multiple enclosed spaces and a palette of dark desert hues. The design team wanted to help the community convey an image of a fresh, desert oasis to pay homage to its coastal inspired name and better position it in the market, an up and coming tech hub.
The team opened the space to create a light-filled interior with views of the pool serving as a focal point. An oval shape was used to delineate the reception area and create a nucleus for planning. Graphics applied to an oval soffit mimic the inset flooring detail and are accented by an ombré graphic on the curved face of the reception desk. Dynamic screen walls create structure to the space while providing visual interest and maintaining spatial connections. Unique details and decorative lighting add character and artistic touches to each space. A palette of refreshing hues transforms the once dark interior into a serene oasis.

Living at NoHo is a collection of three properties with their own unique name, brand and feel in a vibrant neighbor in North Hollywood. The scope of updates includes the leasing office, lobbies, club, co-working spaces, elevators, unit corridors, exterior paint and pools.

Ten01 went through a full renovation, focusing on the five amenity floors located in the core of the property, which included restyling the façade and unit finishes. Due to the close proximity to the Arizona State University and the large growth of new apartments in the vicinity, Ten01 needed a massive overhaul to stay current and appeal to the local demographic and the high number of international students that attend the university.
The overall design aesthetic focused on what made Tempe, Arizona a destination for people coming from all over the world. The new design also needed to improve function from a building and leasing standpoint, set the property apart from its increasing number of competitors and generate higher rents. By taking to heart the directives posed by the full property renovation, the amenity spaces embody the overall feel of living in and experiencing the desert landscape. Key design features includes a twostory high walnut wood dimensional wall, custom perforated metal panels with art of local mountain ranges created in house, layered ceiling elements that further replicate rocky cliff faces, locally sourced wood paneling, and other custom art highlighting local areas in and around Tempe.

Skyline’s boundary-breaking concept seeks to repurpose three vacant office buildings within Skyline Center with a combination of “live/work” units, supportive retail and amenities, and an option for a unique agerestricted community. Up to 720 total live/work units (240 per building), that can be used as offices, residences, or a combination of both at any time. With ground floor retail opportunities that create a new NoVa destination for our neighbors.

Deco Communities purchased a 1960's apartment complex in an "A" location and wanted to breathe new life back into this once desirable place to live. The scope included a comprehensive property repositioning plan inclusive of exterior paint schemes, signage, graphic and cultural brand elements. The public spaces that were addressed included: the leasing office, leasing displays, club house, models, branded laundries, fitness center as well as exterior commons spaces and signature cabanas. The challenges were to transform the property on a minimal budget and reuse as much of the existing architecture as possible.
The overall vision of the property was strongly influenced by international fashion trends, national art and design, with a focus on the local community. The designers pulled in unique vintage pieces from neighborhood stores, one-of-a-kind art, and hired a local artist to create exterior murals as public art. The combination of each of these elements resulted in the unique look.

Living at Santa Monica is a collection of 13 buildings all branded separately under the overarching brand of Living at Santa Monica. These boutique scale apartment buildings have around 50 units each located in downtown Santa Monica. We worked to reposition the whole collection over the span of 6 years, however each project was a speed-to market refresh that ranged from exterior paint, lobby updates, outdoor courtyards, and corridors. The main design challenge was the goal to make each space more secure, to have all built-in furniture and extra durable materials to combat the transient nature of the area and the proximity to the ocean.

Waterfront apartments is located in Lakewood, Colorado in close proximity to the Rocky Mountains and the Smith Reservoir. Our scope was a quick turn refresh of the leasing and amenity spaces that lacked character and function. With inspiration from the local area, we used natural woods. large scale wallcovering, and a simple color palette to update the space. The flow of the leasing offices and main concierge desk was integral to the marketing path, as well as incorporating co-working and lounge areas for residents.

Cabochon, is located in the prestigious neighborhood of River Oaks, uniquely positioned in the center of Houston, Texas. As a classic 1960s high-rise multifamily buildings with a total of 266 units, it was a perfect model for a boutique lifestyle driven residence. The focus of the design was to add personality and reflect the local culture and style through showcasing local art and carefully sourcing furniture and materials. The new space plan helped create a sense of community through carefully outfitting shared spaces such as the lobby & leasing functions, lounge & technology spaces, and exterior social spaces & pool.

Fillmore Center is a unique apartment community in the Fillmore district of downtown San Francisco. The property consists of 10 residential buildings, each with unique conditions. The building updates are being phased over time, updates including lobbies, mailrooms, transition corridors between buildings and unit corridors.

To reflect the historic neighborhood, the Fillmore Center design is a modern interpretation of the art deco style. Graphic flooring patterns custom art and wallcovering, built in seating and warm materials combine together to create a bold aesthetic.
