Not limited to a simple chair, a curated piece of art, or a completely custom piece of furniture or millwork.

We wish it was as easy as Amazon Prime, but in the contract furniture industry, this is the time required to review specifications for accuracy, create & execute orders, receive acknowledgments, send deposits & establish timelines for delivery.

Staying on track requires persistent order follow-up. We push the vendors to follow through on all their promises & send transparent delivery reports with details on expected delivery dates & challenges so there are no surprises at installation.

We put feet on the ground to make sure every piece of furniture, drapery, artwork & accessory is delivered, assembled & installed according to our drawings & specifications.

A successful project is built around the Client goals, the needs of the customers, & the ways in which the guests, residents & employees engage.

From the on-set of every project, we plan, develop, manage, & execute each project according to the construction timeline, storage resources, & availability of products

A project Cash Flow will be developed according to the project timeline, bank draw schedule, & the funds required to procure each commodity throughout the project.

We enter create specifications, issue purchase orders, qualify invoices & make requests for payment according to cash flow, & terms & conditions of the contracts.

We stay on top of things, confirming availability of all products, maintaining a vendor delivery report, & advising of potential schedule conflicts.

Our team will be on-site to manage all deliveries & coordinate efforts between construction, operations, & FF&E. We’ll see that products are placed according to the plans & that all debris is removed from the site.

Although we don’t warranty the products we procure for your project, we do provide maintenance documents and customer service & we’ll help coordinate resolution of any post-occupancy issue.

We have access to all vendors during the selection process & do not have any allegiance to any specific vendor & do not operate from a specific catalog of products. The Offset is a garden style property in the Gateway West neighborhood of Sacramento, California. The overall property aesthetic stands out against the other apartments in the area. Drawing from the understated depth of Sacramento, the design is modern with hints of boldness. Sacramento is not flashy but unique and has a rooted history from Sutter’s Fort to Old Sacramento. The art culture is very well rounded, and the music, nightlife and restaurant scenes are well known for their variety. The Offset embodies all of this in a blend of warm woods, custom artwork, vintage and classic furniture stylings, and sleek surfaces. The color palette ties in the red brick of many of Sacramento’s historic landmarks, the yellow from the iconic Tower Bridge, and blues of the official city seal and logo. Several patterns used also evoke the feeling of movement, emulating the city streets and the proximity to the airport.

Indigo in Meridian, ID & Aiya in Gilbert, AZ Client: The Wolff Company New Construction

This amenity was created as a direct challenge issued from the client to have an unforgettable immersive experience that would act as a leasing and marketing tool. It was designed to be a space within a space, that was intimate and enclosed but also had enough openness to allow it to feel connected to the area around it. The goal in addition to leasing and marketing was integration into the clubhouse as a unique amenity, as the primary furniture function is a lounge space, however some locations have programmed it as a conference space for co-working. It was engineered for ease of construction, with integrated power and lighting, made of steel framing and applewood contour cut blades.

Each blade has a different contour to create a movement in the form so it can be discovered and viewed from different angles. The parametric design also feels rooted in nature and was inspired by the symmetrical fractal geometry, or “bloom” pattern found frequently in natural elements and forms an indoor/outdoor connection. The form is made up of 117 blades, 117 being a number that is significant for many reasons. Symbolically 117 represents introspection, idealism, and compassion. It also has a mathematical significance and in many cultures is considered lucky.

Copeland is a new build luxury apartment community in Grand Prairie, Texas. The design scope included the clubhouse and leasing building with a resident kitchen, media lounge, game room, and fitness center, as well as an outdoor pool with a large patio, and unit corridors. With a nod to the Grand Prairie, Texas heritage, the property mixes traditional and the eclectic. The exciting vibrant style pulls from classic prints and materials while adding a touch of whimsy. Art and graphics are pulled from the local landscape while raw and refined materials strike a balance of vintage charm and modern appeal.

Revel Legacy is a Senior Living Community located near the McDowell Mountain Preserve in North Scottsdale, Arizona. Taking cues of the surrounding desert, the aesthetic was to create a casually elegant homage to the iconic local scenery. The amenities include a full-service kitchen and dining, pizza parlor, bar lounge, game room, theater, wellness center, fitness, and full-service salon, as well as an indoor/outdoor community room that overlooks McDowell Mountain.

Revel Folsom is an independent living community in Folsom, California for residents aged 55 and over. The property design and layout was heavily influenced by the protected forest preserve that the property wraps around that provides scenery and outdoor amenities for its residents. As part of the Revel Senior brand, it houses first class amenities and services including a full-service kitchen, multiple dining spaces, fullservice salon, wellness center and fitness center.

Revel Palm Desert is a 55+ age-restricted, independent living community that is part of the Revel brand. Private Label worked with the Wolff Company to establish the unique set of programming and aesthetics for all Revel properties while distinguishing the characteristics that make each property its own. Palm Desert has an amenity prototype that is not at any other Revel properties, “The Scoop” ice cream parlor.

Veda, built 40 years ago, needed an aesthetic and an infrastructure overhaul. Throughout the design process strategic decisions were made to transition the old space to the new and deliver a whole new product on the market. This required reallocating the amenities and recreating the marketing path. The aesthetic goal was to give nod to the property’s art deco style that dots southern California’s urban landscape, the new design feels classic and sophisticated with a raw and unpredictable edge. The overall design concept for Morningstar Kirkland was to expose the building cross-laminated timber structure and create a feeling of being in nature with the exposed wood beams, columns and ceiling. The indoor outdoor experience between the amenities and courtyard further emphasized this feel. The materials and lighting used were mainly neutral and textural with some pops of blues and greens.

Revel Eagle is part of The Wolff Company’s rapidly expanding senior living portfolio—a refined brand committed to bringing a fresh perspective to the industry. The project is a 146unit, independent living community located in an affluent suburb of Boise, Idaho. The community was designed as a place where residents are empowered to experience the heartfelt expressions of residential-style dwelling without having to compromise on location, style, amenities, or service. The building’s craftsman style was chosen for its warm, nostalgic charm and compatibility with the area and nearby architecture. The interior design infuses the craftsman style with a modern edge and plays with a finish palette inspired by colors and textures of the Pacific Northwest. The 15,430-square-foot clubhouse contains an expansive list of amenities, including a modernAmerican restaurant with private dining option and chef’s table, pub, welcoming living room, fitness center, art studio, 20-seat theater, sunroom and lounges, multipurpose room, salon and spa. The community also features numerous outdoor gathering spaces as well as plenty of opportunities for recreation.

Living at NoHo is a collection of three properties with their own unique name, brand and feel in a vibrant neighbor in North Hollywood. The scope of updates includes the leasing office, lobbies, club, co-working spaces, elevators, unit corridors, exterior paint and pools.

The interior spaces reflect the eclectic and unique feel of North Hollywood, with custom and public artwork, handmade tiles, and mix of polished and worn materials. Most lobby furniture onsite was to be builtin for security and materials needed to be extra durable.

Living at Santa Monica is a collection of 13 buildings all branded separately under the overarching brand of Living at Santa Monica. These boutique scale apartment buildings have around 50 units each located in downtown Santa Monica. We worked to reposition the whole collection over the span of 6 years, however each project was a speed-to market refresh that ranged from exterior paint, lobby updates, outdoor courtyards, and corridors. The main design challenge was the goal to make each space more secure, to have all built-in furniture and extra durable materials to combat the transient nature of the area and the proximity to the ocean.

Fillmore Center is a unique apartment community in the Fillmore district of downtown San Francisco. The property consists of 10 residential buildings, each with unique conditions. The building updates are being phased over time, updates including lobbies, mailrooms, transition corridors between buildings and unit corridors.

To reflect the historic neighborhood, the Fillmore Center design is a modern interpretation of the art deco style. Graphic flooring patterns custom art and wallcovering, built in seating and warm materials combine together to create a bold aesthetic.
