HOW WILL WE SELL YOUR PROPERTY?

Private Treaty Vs Auction PRIVATE TREATY This is where you set the price for your home and then negotiate with the buyers.

ADVANTAGES The buyers know the price you are seeking and therefore if it is in their price range. The price allows buyers to accurately compare your home to the different homes on the market in the same price range. Some buyers may need to purchase subject to obtaining finance approval or other conditions that are particular to their circumstances. You, the seller, can adjust your price at anytime during the campaign.

Together we will work out the best strategy to sell your property as all properties are different.

DISADVANTAGES It can be difficult to select the correct sale price. If the price is set too high, there is a danger that the property will sit on the market for a long time and very few inspections will occur. A property listed at a lower price may result in the seller losing money when the property could have potentially sold for more. There is no specific deadline for the sale to occur, the sale process may be drawn out as buyers wait to see what else might come along or If you will drop the price. Your price may discourage buyers from inspecting as they perceive the property to be overpriced. If you overprice your property and have to adjust the price down, this has a very negative effect on the property.


The percentage of properties sold each week by private treaty are approximately 2.5% of the properties on the market, so over a 6 week period 15% are sold. Compare this to Auction properties where 89% are sold within the 6 week period.

The higher enquiry levels lead to higher inspection numbers and ultimately a greater chance of a higher price. SHORTER TIME ON MARKET You increase your chance of selling in the peak selling period of 4 to 6 weeks. Buyers have a set time by which they must make a decision, they tend to procrastinate when looking at properties for sale by private treaty so time pressure is vital on buyers.
