Mid Year Review Dear Neighbour,
Over the last 6 months the market has continued to perform strongly. We have seen record results in dry, lakefront, canal and riverfront homes. The dry block market in particular has seen a big price growth, with my sale at 32 Sir Bruce Small Blvd being a standout result having sold for $1,910,000. The home was previously sold in 2014 for $850,000 a massive 50% growth. The average sale price in Benowa Waters has risen 28% in the last 12 months, with the average sale price now at $2,052,850.
Where to from here for property prices? Despite the above record sales, we have seen some cooling in recent weeks, with buyer enquiry numbers dropping off from the frenzy we were experiencing over the previous 18 months. Whether or not this will continue, or we have entered a more stable environment, it’s too early to tell.
