Follow Up
Potential buyers are contacted to assess response Teresa may receive an offer which can take several calls as not all buyers feel comfortable making offers immediately
Offer Is Made
Once marketing your home begins the goal is to bring as many genuine buyers as possible through your property When an interested buyer is found they will make an offer in writing This is one of the most exciting parts of the process, but it is a potential minefield Teresa will help you through You will need to consider offers and their various components including price, conditions and settlement date
Deposit
A deposit (Teresa will advise on a suitable amount) shows the buyers intent or good faith It is usually paid within three business days of acceptance If you have a conditional offer any deposit will be returned to the buyer if the conditions cannot be met
Chattels
Chattels are items that are generally fixed on the property and include carpets, light fittings, stove, dishwasher, blinds, curtains, fixed heaters, television aerials, garden sheds, clotheslines Items such as BBQs and pool cleaners may also be classified as Chattels so make sure these are covered in your agreement
Conditions
These are requirements that must be met before the sale is complete. The most common are:
Subject to finance being arranged
Subject to settlement of the buyer's property
Subject to a builders structural report stating that the property is free from any structural defects
Subject to a timber pest inspection report (also known as termite report) stating the property is free from ant infestation
Discuss very carefully with Teresa the details of any offer before you accept
Once all the conditions on the offer have been met the contract becomes unconditional
Negotiations and Choice
Teresa negotiates with your potential buyer on your behalf The key to getting the best price rests with the skill of your agent The difference between effective and poor negotiation could amount to tens of thousands of dollars Once the potential buyer takes that offer Teresa will present it to you You should assess each part of the offer, taking careful note of any conditions and either counter offer, accept or decline the offer Once the best possible price is negotiated with the buyer you choose whether to accept or decline the offer

With your approval on price, the offer would be signed to confirm the sale

Under Offer
While the conditions on the offer are being met your property is still on the market

Sold
Once all the conditions on the offer have been met, your property is now sold awaiting settlement Teresa will have forwarded the contract to your Solicitor/Conveyancer They will administer the settlement which includes exchange of titles and transferring of funds

Pre-Settlement Inspection
It is a condition of sale that prior to settlement date the buyer is entitled to a presettlement inspection to ensure the property is in the same state as when they agreed to purchase and that all gas, plumbing and electrical fixtures and fittings are in good working order It is therefore important that you look after the property between contract date and settlement date

Settlement
Completion of the sale takes place when the purchase price is paid to the seller and the buyer becomes the legal owner
