Right from the start, provincial New Zealand has been the place where we feel most at home. We thrive in places where relationships and trust count for everything, a deal is done on a handshake, and locals judge you on how long they’ve known you. ln a little over 36 years, we’ve built our family business into a company that stretches from Northland to Southland, and we’ve built it the provincial way: through hard work, discipline, friendships and a powerful sense of family.

Choosing the right method of sale for you

Negotiation

When selling by negotiation, your property is placed on the market by your listing agent with either an asking price or simply ‘by negotiation’.

Advantages:

• High profile - large exposure to the marketplace

• Maximise the sale price by not fixing an upper limit

• Allow a margin for a premium without over-pricing your property

• Draw in a greater range of buyers to consider your property

• Prevent buyers from dismissing the property because of your asking price

Fixed price

Selling at a fixed price is when an asking price is placed on the property, allowing buyers to make conditional and unconditional offers at any time.

Advantages:

• Ensure that your property attracts buyers who are willing to offer the price that you are asking

• High profile - large exposure to the marketplace

• Buyers have a clear indication of your price expectation

• Faster negotiation process as buyers understand your desired selling price

Auction

Auction is a way of selling your property through public negotiation following a high profile and transparent marketing campaign to determine the true market value of your property.

Advantages:

• You’re in control. You set the terms, conditions, reserve price and settlement date

• Can sell before, at, or after Auction day

• Deadline for buyers to act

• Once sold, the sale is unconditional with a deposit paid on the day

• The element of competition may result in a premium price

13 Property Brokers | Residential

Tender

When a property is for sale by tender, buyers give confidential written offers to the agent before a specified end date. All offers will be considered after the closing date and will either be accepted or negotiations will begin.

Advantages:

• A set deadline for buyers to act

• The element of competition can result in a premium price

• Negotiations can take place after the tender date

• You have five working days from the closing date to decide if you will accept the offer

• You’re in control. You set the terms, conditions and settlement

Deadline sale

A deadline sale or private treaty is very similar to the tender process but is less formal and allows more flexibility, particularly for the vendor.

Advantages:

• A set deadline for buyers to act

• The element of competition can result in a premium price

• You can choose to accept early offers or wait until the deadline has passed

• You are not obliged to accept any offers

• Conditional offers can be accepted, clauses and offers are open to negotiation

When choosing a sale method, we will provide you with advice based on the best outcome for your situation and the current market. Methods of sale that involve a quick but intense marketing period are often the best choice and give you the opportunity to create a sense of urgency for buyers to act quickly.

Pricing your property

Pricing to sell

Pricing your property correctly is important, too high and you’ll lose interest, too low and you’ll attract too much interest with people that are not in a position to buy.

Buyer interest

When your property first enters the market as a new listing, this is the time it will receive the most interest and enquiry. To use marketing to your best advantage we recommend weighting your marketing campaign to take advantage of this.

BUYER ENQUIRY

Marketing doesn’t cost, it pays

You can’t sell a secret, so exposing your property through the best marketing channels available will ensure that potential buyers do not miss your house when they are searching. We’ll identify the key target markets for your property and help create a marketing strategy that suits your property as well as your budget and time frame.

We have our own in-house Marketing and IT teams, enabling us to use experts to set your property apart from its competition. Through our advanced technology, we provide a much wider advertising reach to attract and engage more buyers.

Property imagery

Before your property hits the market, we need to ensure that we consistently show your property in the best light possible to potential buyers, therefore having professional photography, a 3D virtual tour and HD video taken of your home will guarantee we show your properties best side.

We only work with the best local suppliers to highlight the features of your home, and these images are used across all of our marketing. No matter where the potential buyer views your property, we will make sure it looks its absolute best.

Digital marketing is now a must-have component in every marketing plan.

Digital marketing

In today’s fast-moving society, digital marketing on platforms such as Google and social media takes your property to the buyer, whatever device they are using and in whatever format they prefer. Digital marketing is now a must-have component in every marketing plan. It’s immediate, portable, sharable and has amazing reach.

Google has a worldwide reach of 90% of active internet users per month and access to over two million websites and 650,000 apps displaying Google banner ads, meaning your property can appear on popular platforms such as Stuff, NZ Herald, NZ Farmer and more. Advanced targeting options allow you to target based on location, demographic, interests and much more, making your advertising budget spread further.

2.3 million New Zealanders access Facebook every day, making it one of the most cost-effective forms of advertising. Advanced targeting allows you to show your property to those most likely to buy. Your property is easily shared to passive buyers, friends and family.

Online real estate portals

We have an extensive range of online portals available for users to search for listings, including our national website, pb.co.nz, which receives over 200k sessions per month. You’ll also benefit from hundreds of Property Brokers agent websites that command over 100k sessions monthly.

Property alerts are available on the Property Brokers website, which automatically notifies registered buyers via email when a new listing that meets their search criteria comes on to the market.

As well as featuring on the Property Brokers’ websites, your property will be listed on these leading real estate sites to ensure your property is seen by a wider audience of local, national and international buyers:

• realestate.co.nz

• nzrealtors.co.nz

• leadingre.com

• oneroof.co.nz

• trademe.co.nz

• homes.co.nz

• hougarden.com

Email marketing

E-marketing is an effective marketing tool for our salespeople to communicate with their clients regularly via a wide range of email templates and alerts. With access to a large database of potential buyers, our team of sales consultants work together to share your listing on a local and national level to get your property in front of more buyers, getting you the best result possible.

Print marketing

Traditional print marketing remains an effective part of any marketing campaign and has the ability to reach a wider audience than some other methods. With the right media, we will market your property in an efficient, cost-effective way, ensuring you get the best possible reach and enquiries. We advertise in a wide range of the most effective publications such as the Property Press and local and national newspapers.

Our in-house marketing team can produce brochures, window cards, flyers, and signage to be used as marketing tools in our branches, open homes and given to prospective buyers.

Before a buyer enters your home, they’ve already formed an opinion based on what they have seen from the road and leading up to the front door.

How to ensure the best result

Clean and declutter

Removing personal items and extra furniture from your home when preparing for open homes is one of the most important things you can do to prepare your house for sale. By removing these items, potential buyers can imagine themselves living there, and rooms and spaces can appear larger and brighter.

• Consider hiring a storage unit for your extra belongings

• Clean everything – indoors and outdoors

• Buyers will open your cupboards and closets so make sure you take the time to tidy and organise these

• Ensure your home smells fresh, clean and inviting (keep pets outdoors)

Don’t overspend on upgrades

Quick fixes before selling always pay off. Large makeovers, not so much, as everyone has their own style and preferences. You will find that you are unlikely to make your money back if you do a huge improvement project before putting your house on the market. Instead, do updates that will pay off and get you top dollar. Add a fresh coat of paint to the walls and front door, clean the curtains or replace with inexpensive ones to freshen up rooms, replace door handles and cabinet hardware, fix any leaky faucets and replace any cracked tiles or other obvious repairs needed.

The lighter, the better

Maximise the light in your home. After location, good light is an important factor that buyers look for in a new home. Open up the curtains, clean the windows, change the lampshades and increase the wattage of your light bulbs. Good lighting will make your house appear bigger and more inviting.

First impressions count

You never get a second first impression. Before a buyer enters your home, they’ve already formed an opinion based on what they have seen from the road and leading up to the front door. Take a walk out to the street and think about anything that could potentially discourage buyers. Freshly cut lawns, a weeded and well cared for garden, clean exterior paintwork, driveways and fences can make all the difference and make the buyer want to see more.
