Welcome to the Canterbury Property Guide

The last two months in real estate have seen continued strengthening in the market. I spoke in my last update about how strong May and June 2020 had been, and we have seen the market continue to perform extremely well through the July, August period as well. The key drivers to this strength in the market seem to be a lack of supply in the market, the low interest rates and an influx of people moving to the provinces, either out of the big cities, or repatriating from overseas. When we put this combination of factors together, this is leading to significant levels of enquiry on new listings, strong levels of interest in open homes and private viewings, which then in turn, in a number of situation’s, is leading to multi-offers being presented for a significant number of listings. One of the most interesting factors in the market at the moment is that this demand is well spread right across the market. We are seeing very high levels of enquiry on properties suited to first home buyers and/or investors, but likewise, also significant levels of interest at the higher end of the residential market, along with a real renewed interest in lifestyle listings. When we take this one step further and review how this is impacting on the prices being achieved, the REINZ sale results from August 2020, when compared with August 2019, paint

a very strong picture. When we look at provincial Canterbury as a whole, we have seen prices increase by 17% when compared with August 2020. The highest area of growth has been North Canterbury, which has experienced an increase of 23% over the last 12 months. Selwyn and South Canterbury have experienced growth of 20% and Mid Canterbury has experienced growth of 8.6%. All in all, this shows that the current demand is leading to very strong results and reinforces the message around how much confidence there is throughout provincial Canterbury. The other interesting point to note when reviewing these stats, is that whilst prices are up 17%, the number of sales were down 2.5%, which reinforces the anecdotal evidence we are seeing in the market. Due to the strength of the market, we have spent a lot of time over the last few months considering how we can achieve the absolute best possible results for our vendors in the current climate. We have landed on the fact that the best method of sale currently, to ensure the best possible results for our clients, is selling via auction. In situations where we have multiple groups interested in a property, or likely to be interested in a property, then getting those groups to compete against each other in an auction room

is what we are finding the best way to achieve the desired outcome for our clients. To support this, we have launched a Spring auction campaign and we very proud to showcase in this booklet, a selection of the 30 properties that we are auctioning across provincial Canterbury during the two weeks of October. This will be the largest provincial auction campaigning Canterbury this Spring and we are very excited about working with our vendors who have committed to this campaign to achieve them the absolute best result in the current market.
