Hotel units are freehold properties that come with a guaranteed lease (often up to 30 years) to a hotel operator, who is effectively the tenant. Units are sold for as little as $250,000 and have annual rent increases with market reviews at specific intervals. They usually have soft rachet clauses meaning the rent typically goes up on each market rent review but can never go down.

However, one of the questions many residential investors new to Commercial property ask is, "Where do I Asstart?"anintroduction to investing in Commercial real estate, buying a unit in a new hotel development could be the perfect option for those keen to dip their toes in the water.

In a recent edition of the New Zealand Property Investors magazine, Joanna Mathers' leading article discussed the results of a recent Resimac New Zealand Property Investors survey. It’s no secret that the real estate market is tightening, with residential sales being hardest hit. With over 18,000 real estate agents throughout the country, Darwinism will once again ensure that the number of agents will be trimmed to a sustainable level, with service and quality being the key ingredients for agent survival.

One of the questions asked of participants was, "Do you own, - or have you considered buying a Commercial building as an investment property?”

• 49.1% responded, "No – I'm not interested in Commercial property."

The hotel company manages the hotel, takes care of the majority of maintenance, and refurbishes the units on an 8 to 10-year basis (at their cost), meaning owning a unit is stress and hassle-free. The owner's cost typically encompasses body corporate fees and rates. Returns are traditionally 6 to 6.5% gross per annum, or 4 to 5% net depending on location and operator. Some hotel operators allow the investor to have 5 to 10 nights of free stay per year, either in their unit or one very similar within the complex.

Groundworks are well underway, and development is progressing nicely in the new Hautapu Industrial Park on Hannon Road. Mid-2023 should see a significant number of new industrial design-builds nearing completion. Demand for large industrial properties in the area remains strong, with significant interest from industries looking to move south from Auckland to take advantage of the excellent location and transport links that the area provides. Leasing enquiry has seen a resurgence in the Waikato market in the last quarter. As building costs continue to increase and lengthy supply issues create additional uncertainty in the construction sector, we expect to see further upwards pressure on rental rates in the coming months. There are an increasing number of small/ medium businesses for sale across the Waikato, possibly an indication of the current uncertainty in the economy. This presents a great opportunity for anyone looking to grab a bargain and change careers or relocate by exploring the opportunities that owner/operator businesses present. Tauranga continues to go from strength to strength with positive news from key Portplayers.ofTauranga - Is now NZ’s largest in terms of total cargo volume and in container volumes. The Commerical market remains relatively robust despite current economic uncertainties. Mum and Dad investors seem to be the demographic hardest hit in the commercial space as they tend to borrow against their residential properties and are now fielding rising interest rates.
