Marketplace defies pandemic! 2020 presented an opportunity for many to turn a new leaf and reset goals and ambitions - something many engage on every time we turn a new decade over. As the year commenced, things were seemingly lining up for many with prominence and promise, albeit by March we were thrown into disarray as Covid-19 took centre stage. With the re-emergence of the pandemic three months after its unwelcome introduction, we find ourselves again at odds with something no one seems to know how to control. However, in what is presenting as a year of unknowns, and unprecedented economic challenges, the real estate market seems to continually defy the sentiment that the market place would also be negatively impacted, as we’ve seen in many other industries.

The growing shift in mentality for Kiwi’s considering a lifestyle outside of the main centres could be a contributing factor. Big city congestion, quality of life, opportunity and a focus on putting family first has resulted in many New Zealanders relocating to the provinces, to take up a more balanced approach to their life. The repatriation of ex-pat Kiwis returning from overseas as well has also aided the demand component of the real estate market.

As we close in on Spring, we at Property Brokers have experienced quite possibly the most active period of real estate listings and sales for nearly 30-plus years of trade.

Whether it’s a ‘sugar hit’ or something more long term, time will tell. However, what is known, and widely felt throughout the real estate market right now, is that demand is continuing to

outstretch supply in many sectors. And, as long as this simple aspect of the real estate market exists, it is hard to see a softening of activity. The disclaimer to this will be job security long term, and, should unemployment increase across the country, the affordability of some sections of our market may well take a turn. However, the market place, and level of confidence resonating out of the market right now, would suggest we are still very much in a ‘purple patch’ of sorts, long may it continue! Guarded optimism in the rural real estate sector Never underestimate the strength of a market or the long-term fundamentals in support of it, particularly when it comes to both our rural or lifestyle NZ property markets’. Clearly, the full economic impact of COVID-19 on New Zealand, both short and long term, is still to be worked through; however, it clearly is not stopping New Zealanders, and particularly Farmlands Shareholders, from making decisions on their future. While the latest the 19th of August 2020 Real Estate Institute of NZ (REINZ) rural press release refers to ‘guarded optimism’ there is some significant positive market indicators this last autumn that can’t be ignored. First up there were 341 farms sold for the three months to the end of July up +30.7% on the same period last year. Given you could not physically inspect property over April, and lockdown only went down to level 2 on the 13th of May, this is quite an outstanding result. It clearly demonstrates our markets capacity to operate through the cycles short or long term. Rural median prices stayed static at $23,000+/ha for both autumn periods. Similarly, REINZ data released on the lifestyle market noted there were

716 more lifestyle property sales for the three months ended July 2020 compared to the three months ended June 2020 up +57.7%. The net effect being that total lifestyle sales, being 1240 sales for the three months to the end of July was on a par with the prioryear period. To quote REINZ directly “Equally, the figures for the month of July 2020 alone at 913 sales compared to 197 for the month of May represent an amazing 463% increase over that period and a graphic demonstration of the impact of the recent level 4 lockdown.” Property Brokers too, heading into the winter has seen unprecedented levels of interest in real estate up and down the country and rural, and lifestyle sales have been no exception. Our advice to Farmlands shareholders is to get advice! This is whether buying or selling property as every region is different and within districts, there are often material market drivers to be aware of. The one factor that remains consistent is that markets ultimately track to the long-

term averages and when they bounce the impact can be dramatic as recent NZ July rural and lifestyle sales illustrate. What is very clear is those clients that reach out early, in anticipation of the due-diligence to ready a property for sale, benefit the most when the decision to take the property to market is made. Due diligence these days can take months, a sales process is often a matter of weeks. NZ wide commentary and trends Upper North Island Improved rural sales results in Northland, a dramatic lift in Auckland region to the highest monthly level for several years, and similarly, a good increase in sales throughout the Waikato and Bay of Plenty, albeit, in each of those regions, the median price has eased. Lifestyle properties • Median days to sell was 26 days longer in the three months to June 2020 than in the three months to June 2019, at 88 days. • Lifestyle property sales were up +2.7% (+33 properties) for the three months ended June 2020 than for the three months ended May 2020. • The value of lifestyle properties sold was $5.49 billion for the year to June 2020. • The median price for all lifestyle properties sold in the three months to June 2020 was $707,500 and was $17,500 higher compared to the three months ended June 2019 (+2.5%).
