It’s been a slow start to the market this spring but right now, things are moving! Sellers are getting their properties on the market just in time for the summer selling season. If you are one of these sellers and have pets, have I got advice for you! I am going to tell you what your Realtors might hesitate to tell you. I am also going to suggest solutions to the problems pets pose to the selling process. Buyers, read on too, since you will come away with tips of what to look for as you search for your perfect home! Pets can be a real turn off for buyers, even for those that have them! Some people come from cultures that do not value pets, others just don’t like animals or are afraid of them. The best solution is to remove pets from the equation. Ideally, temporarily rehousing them is best, but for most people this solution isn’t possible. What to do? You will have to work on making them less obvious. Always remove them when the house is being shown or at least as often as possible. Some pets, such as gerbils, hamsters, snakes, frogs and other caged creatures are not up for a quick walk in the park, so you will have to either temporarily place them with a friend or family member. If they have to stay in the house, be VERY meticulous about the cleanliness of their home. Another reason to remove pets is safety; both for your pet as well as potential buyers and agents who may be viewing your home. Keep in mind, not all Realtors are prepared to deal with corralling your pets away from buyers. If a pet were to hurt a potential buyer by scratching or biting, that could open a huge legal can of worms. Leaving dogs or cats in cages may seem like a good solution, but what if they are unexpectedly territorial over their cage and a child puts their hand in only to be bitten? I had a client insist on leaving two small dogs in a cage in the kitchen. These two sweeties barked and growled the entire time clients went through the house; it was very distracting for buyers and their agents. Often you could tell they were so irritated that they just rushed through and never gave the house another look. Dogs, cats and other pets that can travel, should go off with the family during the showing or be boarded for the day. Ideally, you do not want buyers to even suspect you have a pet. If you don’t care and think making the extra effort is too much to ask, then consider how much you might care when you get a lower price for your home or your house sits on the market forever. Let’s tackle the most obvious problem, odor. If you have pets, the house usually reflects this by having a slight odor. Living there, you probably will not notice, but an
outsider coming in will. If you do not believe this, ask an honest friend to come in and do a sniff test for you – better yet ask your Realtor. There cannot be ANY odor coming from the areas your pet has access to. If there is, it’s a HUGE turn off! I have had clients literally turn to me and refuse to go through a house because they detect odors when coming in the door. (To be fair, food, mildew and even stale air odors are also huge turnoffs.) No matter how clean you are, pet odors are a given and cannot be masked. Pet hair has oils, which rub off on flooring, walls and furniture. What to do? Inspect the house carefully. Note spots on the carpets, walls and floors that are clear evidence of your pet’s existence and possible bad habits. Carpeting is typically the most notorious culprit when it comes to harboring pet odors and stains. Generally, if you have carpeting that is not worn out, you should have a professional come in and evaluate the situation. If it can be cleaned, spring for professional cleaning – and make sure to ask for a guarantee! Once the deep cleaning is done, you should contain your pet(s) in an uncarpeted area until your home is sold. For those who have hardwood beneath the carpeting, pull the rugs and touch-up the hardwoods. It’s easier to keep odors off wood that is properly sealed than carpeting. If you have cats, inspect their litter box area. Hopefully there were no accidents on the flooring near or under the box, if there were, pay special attention to removing the odors. This will be hard since cat urine is one of the most difficult to remove. You may need to call in a professional cleaner, preferably one who specializes in pet soiling as they have industrial products that can do the trick. I do not recommend trying to do it yourself first, since the professional products used are often enzyme based and will not work if the soiled area has been treated with other products. This advice is coming from someone (me) who has bred over 100 AKC champions. I know what it takes to get out odors! The next things to inspect are walls and trim. I once dated a guy who had Blood
Hounds, a most wonderful and faithful breed. I was appalled to see the slobber the dogs left on everything, including walls & ceilings!!! I would not want to be the Realtor selling that house. Saliva holds odors, and can discolor paint. His was an extreme case, but if he were to sell, I would advise him to board the dogs, or move to another location with them, then have the walls sealed with a specialty primer and repaint the entire house. Furniture is next on the list. Most people don’t even think about their furniture giving off odors but it does, especially if pets rub against or sit on it. (Another huge turn-off odor easily trapped in furniture is cigarette smoke) If your furniture is worn and odorous (sniff test here, too) plan to remove it into storage or make other arrangements as you see fit. If it is in good condition or you need the furniture, make sure to have it cleaned. Just spraying odor-maskers will not work. Beds, especially if your pet shares it, can have odors too. Make sure you have fresh linens at all times during the showing process, this includes the bed cover! While going through the house look for scratches, chew marks and other damage your pet(s) may have caused. Scratches in paint and walls are easily remedied by filling in the damage and painting over it. If there are scratches in wood, you might be able to fill them with wood filler and then re-varnish or paint. Doors that are damaged might have to be repaired or replaced depending on the amount of damage. Look carefully at your kitchen cabinets during the inspection. You might be surprised to find damage here but some pets are so insistent on getting food or treats, they try to open the cabinet doors themselves – using their nails. Chew marks are self-evident and you need to repair them or replace the chewed object. Don’t forget to inspect and repair your screens, since they are often damaged by pets, especially door screens or the screen in a cat’s favorite window. Remove all items suggesting you have pets when opening your home for a viewing. All food dishes, food bags and pet beds should

be put away. Leashes and collars that usually hang by the door should be placed in a drawer or cabinet. If you have cat trees and pet jungle gyms of any kind, pack them up and store them until you are in your new home. Pet toys get the same treatment. If you have to keep a few toys out, ok, but put them away for showings. Be sure to remove animal cages, pens and other containers inside and out! If you have pet doors, I suggest removing them. I know, they are a great convenience and some buyers might appreciate them, but those buyers are a minority. The average buyer will calculate in their head what removal will cost as well as thinking about potential heating and air-conditioning loss. Lastly, do you have doggie decor? Please undo it. Put away your cat pictures and dog show ribbons. A tasteful animal painting or two is ok, but not much more. You do not want to alert a buyer there might be pets in the house. Sellers may do all the things they need to whip the living areas into shape but completely neglect the basement and garage. There is nothing more embarrassing for an agent with buyers to find an over flowing litter box or dog dodo gracing the floor. Be mindful that the basement and garage are scrubbed too! Lastly, don’t neglect outside. Make sure there are no telltale pet signs. Clean all pet debris. If your pets have jumped up on the house leaving muddy footprints, clean them up! If you have a pet enclosure, clean it thoroughly with Clorox bleach and a scrubber, it should look unused if possible. If there is a doghouse, scrub it too, if it is too dirty or junky, discard it. You may even consider offering to take down the pet enclosure for the new buyer in your property condition disclosure form. Next check the yard. Make sure there are no holes and if there are bare areas, put down new sod on a fresh base of soil. Inspect your bushes and trees for damage. Repair any damage by removal, replacement or serious trimming. If you are unsure how to trim without killing the bushes, call in a gardener. You can sell your home if you have pets – it’s done everyday! But you have to make a special effort if you want top dollar or a quick sale. Not everyone appreciates your best friends the way you do. Don’t let your love for your pets ruin a good sale!

Fixed-Rate Mortgage A Fixed-Rate Mortgage applies the same interest rate toward monthly loan payments for the life of the loan. Fixed-rate mortgages are more straightforward and easier to understand than Adjustable Rate Mortgages (ARMs), are more secure for the buyer, and are popular with first-time homebuyers. Since the risk to the lender is higher, fixedrate mortgages generally have higher interest rates than ARMs. For example, a lender can offer a 30year fixed loan to a homebuyer at a 7.0% interest rate. The loan is locked in to the 7.0% interest rate, even if the market interest rate rises to 9.0%. Conversely, if the market interest rate decreases to 5.5%, the borrower will continue to pay the 7% interest rate.

The Ins and Outs of Ductwork We have fielded a number of questions regarding duct design for forced air heating and cooling systems. For example, people ask us how duct systems differ between modern homes and old homes. We are also asked what it means when a house is advertised as being “air conditioning ready”. This newsletter is intended to answer some of those questions. First, it is important to understand that forced air heating systems were around long before air conditioning. Therefore, many older homes were constructed before there was a thought of air conditioning a home. The duct system was designed strictly to provide circulation of heated air. In years past the prevailing thinking was that the supply runs in each of the rooms should be located towards the interior of the room, and the returns should be located at the outer perimeter of the rooms. The problem with this design is that the heated air was not provided to those areas of the room where it was needed the most, namely along the exterior walls. This resulted in less than uniform heating in the various rooms. Thankfully, since warm air rises, the heated air tended to distribute itself throughout the majority of the house.
Many old farmhouses did not have supply runs to the second floor and relied on warm air rising through transfer openings or through the stairwell. The very fact that warm air rises to the upper floors also explains why the lack of return runs on the second floor of an old house did not result in unacceptable heating of second floor rooms. For the last 40 to 50 years residential forced air systems have been designed differently than their predecessors. Now, each room will have at least one supply run (larger rooms will have 2 or 3 supply runs), and these are located along the outer perimeter of the rooms. They are usually positioned beneath windows or near exterior doors. This is because the exterior walls, the windows and the doors represent those areas where heating (and cooling) is needed the most. Also, in modern systems return runs are located at the interior of the major rooms. Return runs are not necessary for each and every room, but there should be a generous distribution of return runs throughout the house. Returns are usually located at a higher elevation on an interior wall. Some builders choose to install a small number of centrally located return runs when constructing a house.
These would be located in halls or central areas, rather than in the individual rooms. There are both advantages and disadvantages to this ducted return air design. This type of installation usually saves a small amount in terms of construction cost and prevents the wall cavities of the house from being negatively pressurized. Standard return air systems use return plenums in the basement and wall cavities throughout the house (not actual ductwork) to draw air back to the heating and cooling equipment. However, this can draw in unconditioned air from exterior walls and dust and dirt along baseboard floor trim. Unconditioned humid air in the wall cavities of an air conditioned home can result in mold and mildew growth in the wall cavities. On the negative side, the central ducted return air design does not allow for uniform distribution of air flow from all of the bedrooms, offices, etc.; especially during the air conditioning season. It is more difficult to cool a house than it is to heat a house. This is because cold air is heavier, and it does not naturally rise up through a house. Instead, cool or cold air needs to be forced into the various rooms and air needs to be circulated through the rooms. Further, the
primary sources of heat during the summer are the windows and warm ceilings near the attic on the upper floors of a house. This is why it is more difficult to cool a second floor, and it is also the reason why the location and distribution of return runs becomes more important. Placing the returns at a high elevation in the various rooms (especially on the upper-most floors) allows for warmer air to be drawn off the upper portion of the room during the cooling cycle. This allows for much more uniform air flow, and more uniform cooling. Some builders will even go so far as to install returns at the floor level and near the ceiling level in the major rooms. This is very beneficial. The lower returns can be opened in the winter. The high returns are used in the summer (usually by closing a damper in the low returns) so that the warm air is drawn off the top of the room. This is a desirable design. Oftentimes you will hear that a house that does not have an air conditioning system is “air conditioning ready”. All that this typically means is that the duct system is a modern duct system, with

a generous number of supplies and returns throughout the house. Essentially, any modern home with a forced air system should be “air conditioning ready”. Sometimes a plenum or coil will already be installed in the ductwork above the furnace as well, such that the system is ready for an outdoor condenser/ compressor unit (air conditioner) to be piped to the coil. If you are looking for ways to decrease temperature differences throughout the house during the summer, it is a good idea to operate the fan or blower on your cooling system continuously during the air conditioning season, rather than only when the air conditioner is actually operating. This allows for greater air circulation rates and more uniform temperatures throughout the house. Since cold air is more difficult to distribute throughout the house than warm air, it is beneficial to adjust the dampers on the duct system accordingly, depending on the season. Dampers that feed the second floor rooms should be fully open during the cooling season. Dampers that are located in the branches for the first floor rooms can be partially closed. This combination allows for more air flow to the second floor. Since warm air naturally rises to the second floor it can be beneficial to partially
close the dampers for the second floor heat runs and fully open the dampers for the first floor heat runs during the heating season. Similarly, if looking for ways to cool the second floor better, you can block off or close a few returns on the first floor during the summer to force more of the warm air near the ceilings of the second floor back to the air conditioning equipment. In most cases the dampers for the supply duct branches can be easily accessed from the basement space. The following photographs show examples of the dampers in the opened and closed positions. Care should be taken not to close too many of the dampers and you should start with all dampers fully open. If closing too many dampers, the air flow through the system can be reduced and this can cause problems in terms of frozen air conditioning coils or overheating heat exchangers. A heating contractor can check for adequate air flow as part of annual servicing and can help you balance the system optimally.

Carmen Santora, Executive Director of the Better Contractors Bureau is warning consumers contemplating having their driveway sealed that there are contractors presently in our area from out of state using unscrupulous tactics when sealing driveways. Santora says, “The usual rule of thumb when sealer is mixed is, for every 100 gallons of sealer 30-40 gallons of water should be added. The scam artists are doing it the opposite and in some cases we have been told that some are mixing as little as 10 gallons of sealer to 100 gallons of water.” In reality all you’re getting is black, colored water that will wash off with a rain. In one such case a caller complained (wouldn’t give his name) and said that the contractor he went with practically was chasing the sealer down the drive way, that’s how much water was in the mix. He said he went strictly on price and he should have known better when he paid $39.00 after getting two other estimates for $89.00 and $99.00. He also forgot that when he did his driveway himself a few years back that it took 4 five gallons pails at approximately $18.00 each and along with having to buy a broom/squeegee the cost to do it then was $65.00 for materials only.
Consumers should watch out for special so called deals and especially watch for out of state license plates and don’t fall for the line, “I’ve got some sealer left over and can give you a really good price”. Remember, a good driveway sealer contractor will blow off the entire driveway, use a weed eater on the edges, cover the sidewalk between the truck and driveway to prevent accidental spillage from a storage tank and barricade the entrance when finished. Contractors should also carry liability insurance in case of damage to your property, such as over splash on your overhead garage door or siding. Remember, the old saying “you get what you pay for” really applies with driveway sealing. If you have seldom or never had an effective Business Plan, you will find more clarity, focus and success with the following strategies. • Dream List: Begin with a Dream List. Do this quickly at first and then add to it throughout the year. • Specific Measurable Time Bounded Goals: Set yearly goals for Sales Volume then translate that to number of sales and listings. There is a specific and very motivating strategy for doing this and many of the strategies below. This writing is not meant to go into that extensive detail. Contact the author for more information. • Skills: Evaluate the full set of dozens of skills necessary for success in your Real Estate career. Then choose the priority skills that are clearly your strengths and weaknesses. Finally create actions steps to strengthen, strategize, or delegate your strengths and weaknesses. • Prospecting and Lead Management: Create a specific prospecting plan that includes the four parts of your lead management. That is, the habit of consistently generating new leads, contacting enough of the leads that you generate to reach your goals, your skill at converting leads into live appointments, and staying in touch with leads that don’t convert immediately • Personal Marketing Plan: This also requires its own part of your plan. Include in your Personal Marketing Plan Internet Marketing, Sphere of Influence efforts, Farming, and Advertising. Be sure to build into your plan, time to look at the results of your marketing to ensure that you receive a 400% to 500% return on your marketing expenditures. Your Personal Marketing Plan includes your work to establish a recognizable personal brand based on your market and your personality. There are extremely cost effective ways to do create your brand.
• Attitude and Mindset: These critical skills are often ignored in an Agent’s Business plan. Establish methods and practices to create deep motivation and your ability to motivate yourself to action at those times when you may want to avoid work. The inability to motivate yourself to action leads to self criticism that undermines all of your efforts. • Habits and Systems: Building these is a learned skill. Identify the systems needed to implement all the parts of your plan. Learn how to create a simple and effective system. Then learn to establish the consistent habits that make your systems and therefore your growth permanent. • Overall Strategy: This skill is a characteristic of all highly successful people in Real Estate or any endeavor. It is missing for most Real Estate Agents. It is the strategy that ensures that you use your plan all year long. Highly successful people schedule specific time to think and strategize. Choose just 30 minutes on Friday morning every week for this strategy. At that time, look at your progress toward your measurable goals and toward the accomplishment of your plan. • Implementation: Begin immediately and plan just 30 minutes each day to work on one of the above strategies. This is not extra time that you need to add to your schedule. It is an organized way to do what you want and need. You find it actually adds productive time to your life. We call “Failproof Implementation.” This simple daily habit ensures that you create the systems you need in a very comfortable way that avoids overwhelm. Additional Concepts that Ensure Your Success with Your 2013 Business Plan: • “Do the minimum.” Some Agents find this unsettling at first. Experience has shown us that most people set goals that are too high; schedules that are too full; and levels of activity that are unrealistic. All of which lead to frustration, self-criticism and breakdown. On the other hand when a person does the minimum and does it consistently they build the systems, the habits, self confidence and results that ensure continued success and growth
• “You don’t have to get it right. Just get it going. And keep improving it.” • “Don’t be so fascinated by your thoughts and feelings. Whatever you think and feel continue to take the actions that you have planned.” • “The System is the Goal. Keep your commitment to the System.” • “Schedule a “Daily System Time” every working weekday for just 30 minutes and take action on just one of your daily and weekly systems during that time.” • “Your success is more dependent on the consistency of your systems than anything else.” There are many other concepts inserted in the plan to keep it fun, interesting, and to let you know that you are normal. Setbacks are normal. Self criticism is normal. Lack of focus and so many other frustrations are normal. When you take them too seriously they are debilitating. They can even lead to mild depression. When you treat them as normal you can address them quickly and minimize or eliminate their impact on you. Look at your 2013 Business Plan. Have you started it? Have you finished it? You’re your plan motivate you to action? Does it motivate you to use it as your guide throughout the year? Would you find it valuable if it did?
