2015 Home & Garden Show from the Rochester Home Builder’s

Hit the refresh button on your home! The 2015 Rochester Home & Garden Show, presented by Rochester Home Builders’ Association (RHBA), is coming back to the Rochester Riverside Convention Center. Doors open Saturday, March 21st from 10 a.m. to 6 p.m. and Sunday, March 22nd from 10 a.m. to 5 p.m. Admission is $8 at the door or $6 with the online coupon. Children 12 and under are free.   “The Rochester Home & Garden show is the only one of its kind within a six-county region. This year’s show will be the biggest and best yet with new and different programs and exhibits,” said Rick Herman, Chief Executive Officer for the RHBA.   Rochester’s premier show for indoor and outdoor living features more than 200 exhibitors and experts eager to provide product demonstrations and seminars to answer questions. Savvy shoppers will discover the latest in home technology, what’s trending for

the kitchen and bath and bring the inside out with stylish ideas for the deck, patio or porch.   “When the snow melts, there will be plenty of work that needs to get done.” Herman adds, “This show gives folks a head start.”   “Not surprisingly, the winter weather has been a big influence on home improvement projects.” says Herman noting a 6% increase in recent remodeling contracts across the northeast. “Rochester is following this same trend as the snow melts.” Projects are ranging from repairs due to winter damage to updates before listing a house for sale to longed for improvements increasing the value and enjoyment of a home. No matter the reason, people are looking for ideas and getting estimates.   All of this seasonal interest and activity is the reason for the annual Home & Garden Show. The show’s sponsor, Rochester Home Builders’ Association (RHBA), has nearly 350 business mem-

bers (many of which make up the show’s exhibitors). Incorporated in 1934 the RHBA is one of the original eight associations that helped to form the National Association of Home Builders (NAHB) in Washington, D.C. More than eighty years later NAHB has more than 600 chapters across the country, and the RHBA is one of the strongest and most active of the 16 chapters in New York State. The RHBA is a trade association of home builders, remodelers, general contractors, trades, suppliers, lending institutions and many other businesses that support the building and remodeling industries.   While the theme is home and garden, don’t mistake the show as only home improvement projects. Exhibitors offer ideas and demonstrations dealing with the enjoyment of home and garden living too. Watch artists paint murals, chefs create culinary delights and taste wine and craft brews from the Finger Lakes region. Take a bottle or growler

home with you or enjoy a little jazz music while you walk the show.   “This year’s show features Pittsford native and professional lumberjack Dave Jewett. Jewett, who appears on ESPN and ABC is one of the world’s top timbersport athletes. He is a competitor and gifted chainsaw artist. Jewett will be creating one of a kind works of art on site throughout the two-day event.”   “There is something for everyone and we encourage folks to bring the whole family to the show. Fogged Windows & Leaky Seals when to replace

Fogged insulated glass should be repaired or replaced when the fogging destroys the pleasing appearance of the window. However, when the failed seal is barely discernible, it is difficult to justify repairing or replacing the glass from an energy cost savings standpoint. The failed seal is basically a cosmetic deficiency rather than a significant deficiency in terms of the insulating value of the window. When addressing a failed seal, some window companies can basically wash out the window to restore a clear appearance. Other companies will propose replacing the glass unit and maintaining the existing sash and frame. Still others will propose complete replacement of the window. The right decision depends on the severity of the fogging, the quality of the existing sash and frame, the available budget and the homeowner’s desire for cosmetic improvements. As always, when considering repair or replacement of windows with failed seals, obtain several quotations from qualified contractors before entering into any contract. Obviously, fogged and drippy windows are not pleasant to look through, but what about when there is only slight fogging? Does this destroy the insulating qualities of the window and necessitate glass replacement? The table below offers a quantitative comparison of six (6) windows that are approximately 30 inches wide by 48 inches tall. The windows are the same except for the type and quality of glass in them. In the chart, the last number under each type of glass gives an estimate for the annual heating cost to make up for the heat loss through the window. Although the table shows that the annual heating cost associated with each window is quite different, one needs to look at specific comparisons. For example, if taking a window that has a failed seal and replacing the glass with medium quality glass, the annual heating cost goes from $14 per year to approximately $4.42 per year. This is less than a $10 per year savings. What is the cost of performing this glass replacement? Well, the cost can vary from perhaps $100 to more than $200. This makes the simple payback somewhere between 10 and 20 years. If simply taking a window with a failed seal and “repairing” the window to remove the “fog”, the savings is closer to $5 per year for a procedure that costs less, but still presents a relatively long payback of about 15 years. Of course, the payback will vary based on many factors, but this gives at least one way to make a quantitative comparison.

when a property is overpriced Spring is finally approaching with snow melting from warmer temperatures and we are at the beginning of the spring market. It started a bit slow due to the lingering effects of a couple of harsh winter months, but both buyers and sellers will soon be ready to do business. It’s important that sellers understand one marked characteristic of the current market; while we are not in a buyer’s market, we are not in a seller’s market either. Buyers in today’s market are aware of their buying power and they are willing to wait and pay for what they want. What most want are homes in movein condition. MOVE-IN CONDITION. Buyers do not want to be bothered with repairs unless the price is right (and that means “greatly under” current market price for a similar home in better condition.) The joys of “earning” home equity is not of interest to most buyers. It has become a rare buyer who’s willing to take on a home improvement project before they’ve even moved in.   Sellers, sensibly, want to maximize the profit they bring in. In some cases sellers need to pay off debt on the house, other times, the sellers would like to bank some money. No matter what the reason, a sellers desire to bring in maximum profit can become a hinderance to a sale if the house is not in premium condition or the seller is unrealistic regarding their homes’ actual value. Sometimes sellers become so focused on profit that they won’t see or admit their home is not on par with the other homes they are comparing to. This becomes a problem to the seller, the listing Realtor and potential buyers.  Confronted with this problem first is the potential listing Realtor who prepares a comparative price analysis. Agents will base their starting price on these, with some adjustments for condition of the property. The problem becomes obvious as the Realtor explains their pricing with the seller strongly disagreeing, demanding that the home be priced higher, regardless of the Realtors research and experience. Most Realtors will politely listen and try to persuade the seller to understand the

realities of the market for a bit of time, others will not bother, quickly gathering their papers and leaving. This is the moment when an agent has to make a decision, take the listing in hopes of bringing the seller around to the realities of the current market or to fold up shop and leave.   If a listing agent leaves, it’s because they have come to the conclusion that the seller is unwilling to listen to the reality of their situation. This seller refuses to consider the agents knowledge of the market, having already drawn their own conclusions, regardless of the facts. Many agents do not want to bother with this type of seller - at least not yet. They would rather make a logical business decision to cut their losses up-front and not waste their time. “I’d rather be home eating bon-bon’s” (something you will not find me doing - really!) is my phrase that those who know me will hear when I am confronted with this type of seller. I will rarely take a listing from this type of seller, and when I do, external forces such as loyalty to a treasured referral source is often the only reason I make an attempt to sell the home.   I have learned a seller who does not want to hear or believe what I am telling them about the price of their home is usually a seller who will fight every step of the way during the process from listing to close. These sellers do not trust their agents and believe they know as much or more than an agent who makes a living in the field. They often believe the agent is underpricing the house to make a quick sale and is working not for the seller but for themselves, to get another “easy paycheck”. These sellers are fully aware that an agent’s salary is dependent on the final sale price and chose to ignore that all listing agents want to get the highest price possible, for a higher paycheck. Part of the problem is often ignorance on the sellers part of what goes into a listing. It’s initially costly and far more work to take a listing than not. Listings only pay off when they sell. If there is no chance of selling, then listing is a colossal waste of time and money.   Most people have no idea of how labor intensive listings are. Even before an agent rings the door bell, they have already invested time and money. They pay all sorts of costs just to be an agent, including Realtor Association

fees, which in Rochester are close to $1,000 per year. They pay for advertising, office expenses, gas, car and clothing. Yes, car and clothing, they cannot show up in a rat trap of a car wearing grubby clothes, imagine how impressed a seller would be! Often ignored by clients is that agents invest their valuable time, by researching properties and prepare evaluations prior to meetings. Agents understand these are the expenses of doing business. As with all smart business owners, they have to make decisions when to invest and where to cut to stem losses, be they financial or time. Agents who have learned what a worthwhile investment is, recognize the importance of dealing with a realistic seller.  After making a commitment to a listing, time is spent creating listing documents, explaining the process and signing. The agent, or paid assistant, photograph the home and enter the listing into the Multiple Listing Service. The amount of time and money spent varies, depending on the amount of detail the listing warrants or who they work for. Some agents work for a realty company that handles most of the property marketing, others are independent and do all the work themselves. Some go the extra mile and build websites and/or buy additional marketing sources for their listings. I build an interactive website for each listing and subscribe to various companies that provide marketing tools such as sign riders, QR codes, text information and more. I estimate I spend an average of 24 hours and several hundred dollars on a listing, just to get it on the market and this is just the start of my costs. Many hours and dollars are invested prior to listings hitting the market. If a home doesn’t sell, this means a loss of time and money.  Once on the market, the first two weeks are very important. It is during these weeks that most attention is focused on a property. If priced right and in move-in condition, it is possible an offer could come quickly. If not, there is an issue, usually boiling down to the property is priced too high for its condition or location. In the first two weeks if listed in the MLS, this home will be disseminated to all persons with saved searches for that price point, size and location. This is the period most eyes will be on the property. It is rare

that the property is not moving due to lack of marketing. If there is any possible way this home could work for a buyer they will come and see it.  If no one calls, then something has to change, be it condition or price. Location is fixed and the only thing that cannot be changed. At this point a realistic seller will listen to the advice of their agent and make the decision leading to their home sale in the quickest manner possible. They understand that staying on the market longer at an unworkable price or condition will not lead to that one special buyer who is so besotted with the house they will pay anything for it, at any price. Reality check here; those buyers don’t exist.  Sometimes a seller will correct the condition of the property, but in most cases, they chose to not do so, recognizing that many times they will spend more than they will get back. So, they opt to adjust the price to the market. Agents suggest a price to interest people in the property enough to bring them through and hopefully make an offer. Reality hits hard here. This is the point where some sellers draw the line in the sand and refuse to budge, blaming the agent for the lack of interest in their property. Often they end up expiring the listing and hiring another agent while grousing about the previous one, even repeating this cycle a few times before grudgingly admitting the house is not worth what they wanted. It is at this point, that the agent who gathered up their papers and left when the house was first being listed, will now come back, take the listing and sell it at just the price point they wanted to market at originally!   It pays to trust in the selling agent from the beginning. If a seller cannot, it is best they interview agents until they find one they trust, but also to reflect to see if they, themselves might be wrong in their evaluation of their home value. If they hear a consistency from the agents regarding price, they would do well to rethink their position. Happy house hunting and selling!
