Nine out of ten people who purchase a home opt for a home inspection as a contingency to the contract for the purchase of the home. The contract is not valid until the buyer, through a home inspector, has had an opportunity to verify the condition of the property. Some of the most common findings on home inspections are electrical violations. If your home inspector is a general inspector or if you opt for the quick visual inspection, you may see one or two items that are electrical related. If your inspector has a strong background in electrical or if you opt for a more extensive inspection, then your inspection report may have multiple pages of electrical findings and recommendations of actions that should be taken. So what does it all mean?

2. Reverse Polarity
Reverse polarity is a condition where outlets are wired backwards and although with alternating current it does not affect the operation of most items it is a condition that should be corrected. This is a very simple and quick fix and the cost is minimal.

Although this shouldn’t be a deal breaker the cost to replace depends on many factors and an electrician should be consulted prior to moving forward.

Service riser cables, electric meters and any electrical components that are outdoors and exposed to the elements don’t last as long as the interior wiring in a home. The cable that connects the utility company lines overhead to the electric meter/panel has a shelf life just like a roof on a home and will eventually need to be replaced. This isn’t a huge cost by itself if the remaining portion of the electrical service is up to par, but when this needs to be replaced it’s a good time to consider upgrading the
