Third Quarter statistics released by the Genesee Region Real Estate Information Services (GENRIS), the information subsidiary of the Greater Rochester Association of REALTORS® (GRAR), show the local housing market continues to stabilize as sales rose 7 percent and median home prices increased by 8 percent over the same period last year. There were 3,084 closings for the 2012 quarter, compared to 2,887 in 2011.

Year-over-year home values climbed from $123,000 to $133,000.

There were 4,714 homes on the market, a decline of 4 percent as compared to 4,926 in the year-ago quarter. “New listings tend to slow down as the seasons turn. The drop in inventory indicates more of a balance between buyers and sellers, supporting sustained price growth, according to GRAR President, Steve Babbitt.

The neighboring counties of Genesee, Livingston and Orleans all reported double-digit increases in the number of closings compared to last year’s same quarter, at 45.2 percent, 21.1 percent and 21.3 percent, respectively, mirroring the rest of the region. “Past economic recoveries have been spurred by the real estate industry and the current trends hold true to that,” CEO Jim Yockel said.” “Last week,the Federal Reserve announced that a stronger housing market furthered the economic improvement,he continued.” The agency intends to capitalize on the recent conditions by maintaining low short-term interest rates and buying mortgage bonds to lower longer-term rates.

The steady growth in year-to-date pending sales and median sale prices is expected to continue into the fourth quarter. Loosening the tight restrictions to mortgage lending would further the economic recovery by creating new jobs in related trades and services as well,” Babbitt added, referencing a recent National Association of Realtors® study. “It

The model at Mead Square included custom bedding and pillows designed by Leona. To play up the beautiful 12’ ceilings, Act Two brought in oversized original artwork by local artist, Brian O’Neill.

A metal tree sculpture, created by Mike Fitzsimmons of Fitz Art which was hung between the beautiful windows that are one of the architectural highlights throughout the building. Attention to detail is the hallmark of Act Two Home Staging’s work. Leona says, “It’s important to appeal to the emotions when staging a home”.

Anita Bruckner was very pleased with how the staging of the condo turned out and resulted in a quick sale. “We hired Leona and her Act Two team to stage the model apartment unit at Mead Square Commons in the Village of Victor. She did an EXCELLENT job. The response was "WOW" from the general public when the model was open for the big village event. We will definitely use her staging services again!”

Kevin and Anita are actively seeking additional sites for re-development, with the goal to bring more residents and retail businesses into the villages. This will further enhance the sense of community which has been somewhat lacking by the outward expansion of the low density residential development and concentrated mega-retail development experienced over the past several decades.

The holiday season is here. We are shopping, baking, and under the wire to get organized and ready. Don’t we all think about our finances? How much to budget, how much to spend over budget, and then come January how we are to pay for all those extra dollars we spent, and how much money do we donate to charities and people in need?

I have a bowl in my pantry that I throw all my loose change into. At holiday time, when I leave to go shopping, I pocket a handful of change and donate it to the bell ringers outside every store.

That started me thinking about all those nickels and dimes, but most of all, the pennies. What can a penny buy?

There are so many phrases that refer to pennies. A penny for your thoughts, pennies from heaven, and a penny saved is a penny earned.

After googling pennies, I found a list of things you can do with a penny, if you should decide that saving them up to make a dollar is not worth your time.

Some of these ideas came from a collection by Valerie Johnson, and some randomly found on line.

• Tape a penny under a kite’s tail to stabilize it • Use as a screwdriver • Use to scratch off lottery tickets • Toss them in a wishing well • Increase the ph of soil to grow hydrangeas • Sew them into the hems of drapes to hang straighter

• Toss in the air to decide who starts a game first • Teach your child to count • Use as a spacer when laying tile • Use as replacements for a checker • To clean pennies drop into a dish of vinegar and salt • If you are a coin collector do not clean the penny • Throw them in a pool or garden for children to find • Glue to the heel of your shoe to tap dance • Check the tread wear on your tires • Save them for your grandchildren • Fill a sock with pennies to use as a weapon • Put one on top of a record players needle [a 60’s practice] • Place a penny in your penny loafers slot.. you will need 2 • Try to find penny candy So this holiday season, think about your money and especially the pennies. If we all donated our pennies, think of all the dollars we could make.

The Mead Square Commons project in Victor, NY was recently completed by developers Kevin and Anita Bruckner of KANDA Properties. It represents a new and exciting concept in the Rochester area. “To our knowledge, this is one of the first projects of its kind in the Rochester market, where loft-style apartments are located in a village setting,” said Kevin Bruckner, who also owns The Place at Victor Village with Anita, his wife.

Trends across the nation and locally indicate that the percentage of rental households among young professionals and the Baby Boomers is increasing. Further, those shifting from home ownership to worry-free and lower cost apartment living are looking for unique living environments such as that offered by the loftstyle units at Mead Square Commons.

Features such as the large great room, high ceilings, upscale kitchens and amenities such as master baths, hardwood floors and floor to ceiling fireplaces are must-haves for prospective residents. Residents are also seeking the convenience of village living where they can walk to the pharmacy, banks, library, restaurants, retail shops, cafés or just take the opportunity to stroll through the village streets. By combining appropriate ground floor retail users such as Yotality Frozen Yogurt, Zoom Tan and Allora Salon & Spa - which are the retail tenants at Mead Square, a synergy has been developed between the residential and retail uses.

In a few weeks we kick off our holiday season. In the spirit of the upcoming holidays I began to reflect on what I personally am thankful for. I have lived in the Rochester area most of my life. As much as I love to travel, I always am glad to come back to Rochester. I love this area for so many reasons. I love the architecture that treats my eyes as I go through all kinds of neighborhoods.

I enjoy all the bounty nature offers us, including our waterways, forests, public flower gardens and parks as well as the bountiful farms that produce some of the most varied and best produce in the world. We have so many cultural blessings from the arts, music and many locally owned restaurants. For the sports-minded we have professional teams and amateur teams to join. I truly believe if you have an interest in anything, no matter how obscure, you can successfully pursue it in the Greater Rochester area. Educational opportunities abound here, providing a buoy to the economy as well as helping people achieve their aspirations. Industry, small and large still flourishes in the Greater Rochester area, allowing people to support their families and helping keep our local economy stable. But above all else, what really ties me to Rochester are my family and friends. I am so fortunate to be surrounded by so many that care about me, and mine.

Professionally, I am grateful that we have premier Realtors, mortgage officers, real estate attorneys, house inspectors and many, many, others involved in our local real estate industry. Having traveled around the country in the last few years, meeting with Realtors from other parts of the USA, I have come to believe we have one of the best systems in place for all involved in the buying and selling process. Most professionals in the Greater Rochester area who help people buy and sell homes, work closely together, with a real team approach. This team attitude makes my job as Realtor easier and the process better for our clients.
