What You Should Expect from your Realtor

As a Realtor, I deal with many parties involved in real estate transactions. Sometimes I shake my head and wonder why clients are willing to put up with poor service or lack of service. The only answer I can think of is that they are unaware of what basic services they should be getting. Now, none of us are perfect, an occasional lapse on the part of a service provider is going to happen, but not as a normal practice of business. Rochester is fortunate to have a wealth of Realtors dedicated to providing not just good, but great service to their clients. Level of service should not be tied to how “known” agents are through advertising. There are many little guys, independent brokers as well as agents belonging to famous-name companies, who work extremely hard for their clients. Deciding whom to work with is a highly personal matter since clients need to believe they are working with someone looking out for their best interests. To get this level of service, clients need to be proactive in their selection of a realtor, whether on the buy or sell side of the transaction. When selling a home, expect your Realtor to put your listing together with thought and attention to detail. Once listed, ask for a copy of the Realtor version of the listing for review. Expect all pertinent information to be posted including multiple photos, which are property framed and focused with the right amount of light. How many agents as well as buyers have looked on line and found only one photo of a listed property? Photos sell! When dealing with a rental, a Realtor may justify this saying they could not get more due to tenant privacy rights, though many tenants will allow photos if the owner requests it. In most cases, there is no reason for so few photos. The exterior should be shown as well as a street view. A pet peeve of mine is photos taken of spaces with littered counter-tops, vacuum cleaners, clothes and non-essentials littering the photo, which is so distracting and a turn off for many buyers. Expect your agent to try to get the best photo possible. They should ask you be ready for photos, and be willing to stage the shot with you, if necessary. Expect your agent to do everything possible to get your property into the public eye in the most favorable manner. Expect honest and open communications with your agent. An agent should get back to you within 24 hours, at the least, if you call. Most try to call their clients back within six hours. When selling, if

your property is shown, expect your agent to try to get feed back from buyer’s agents. This information should be presented to you, good or bad, without sugarcoating in my opinion. If your home is on the market for a period of time expect updated CMA’s, at least every two months monthly is preferable. You and your agent need to understand what is happening on the market currently. If you are not getting traffic, expect your agent to talk with you about market conditions and to trouble shoot the situation. Reducing the price will always help, but sometimes that is not the answer. Expect your agent to convince you to exhaust all other options first, such as asking you to clean or stage your home, shovel the walk-ways in the winter...whatever it takes to present your home in the best possible light, even if that conversation is uncomfortable for both you and them. A good agent is an honest agent. On price, expect your agent to be honest with you about the price of your property and not waste your valuable time as well as theirs. Some agents will list at unrealistic prices in hopes to reduce the price later, just to lock-up the listing. If an agent has enough listings, sooner or later something will sell. As a seller, you should be wary if an agent promises to sell your property at an inflated price or guarantees to sell in a really short time. Remember, if it seems too good to be true, then it probably is. Lastly, you must be prepared to deal with reality when it comes to price. Every Realtor, (and I mean EVERY Realtor) has had listings in the past that they knew they should not list so high but did because the owner insisted. Every one of those Realtors hoped the price would come down. Often this situation plays out the same way, if and when the Realtor could not persuade the owners to bring the price to where it needed to be, the Realtor was blamed for the lack of a sale and the seller turned to another agent, who was hoped to be more of an “expert.” As a consequence of time working in their

favor along with a more motivated seller, the new Realtor succeeds in reducing the price and lands the sale. Nothing is so disheartening for a Realtor. Experienced agents rarely take listings where owners are not price realistic, typically they hope for another shot at the listing after the seller has had a go-around with another agent. Expect many of the same things from buyer’s agents regarding communication and honesty. A good buyers agent will expect that you are pre-approved to buy and should ask to talk to your mortgage officer to verify your price points. You want this! This is an agent that does their homework, and in all likelihood will do so for you, too. Buyer agents should have a system in place to help you locate potential offerings and be able to get you in to see them in a timely manner. Expect buyer’s agents to listen to your needs and provide you options. If they consistently fail to offer properties that meet your needs and do not explain logical reasons why but instead argue that you should consider properties out of your search perimeters, it’s time to rethink working with that agent. Obviously, they are not listening to you! Buyer’s agents should be honest with you about what they perceive the condition of the property to be. While agents cannot tell you where the good neighborhoods are (NYS law), they can detail the possibility of selling the property when you are ready. If it is perceived as a difficult sale, they should be able to identify why, such as being on a busy road or having a trashy neighbor littering up the neighborhood. Once you identify the house you want to buy, expect a buyers CMA to help you pin point the price to pay for the home. Expect your agent to ask you what you want to pay, and analyze the price you have in mind. If it seems too low, they must be able to explain why, and back up what they have to say with data. Above all else, don’t let an agent push you to buy when you’re not ready or pay

more than you are comfortable paying. It is true that some agents have a number in their head of how many homes they are willing to show a buyer before they decide you are wasting their time. Others might not have a number, but will evaluate you as a buyer as much as you are evaluating them. If the buyer is sincere and earnest about the job at hand, many agents will stick with them until the goal is achieved. Once you receive an offer, expect your agent to work it! I like to say my job is just beginning, after an offer is accepted! Deals today are much more difficult to successfully steer to close. Realtors sometimes have to think outside the box to make things work. They need to be good at negotiation and be diplomatic, too. When writing or presenting the offer to buyers or sellers, agents need to explain what each clause means before signature and initials land on the contract. They should analyze price, explaining why it is or isn’t a good offer. Expect explanations on contingencies and conditions to your understanding and satisfaction. They may, in some situations refer questions to the attorney and that’s ok, since agents cannot answer the legal questions and have to defer to the attorney. That said, agents are qualified to explain the contract to you and get it put together. Expect your agent to make sure legal deadlines are adhered to and when they can’t be met, to write addendums or have the attorney write them, to protect your interests. They must be willing to work with the buying or selling agent in a cordial manner to facilitate the deal going through in a non-adversarial manner. There are some agents I cringe about when I know I have to call them. I know a deal will always be difficult if they are on the other end. This is bad; difficult means obstacles on the way to a successful close. Expect both agents to coordinate inspections and handle what may result from them. If repairs are called for they will work with buyer and seller to ensure things are done to the letter of the contract, and once done send proof of repair to the all parties. The agents will monitor conditions that have to be met to bring the contract to close. Once you are there, they will coordinate the final walk-through and handing over of the keys, a happy day for all!

Trim That Ivy before it gets a hold on you Spring is the time of year when everything begins to grow again. After the spring flowers fade away, the green of your yard takes over. There is nothing like a well-landscaped and manicured yard to attract buyers to look closer when considering a property. The care taken with the exterior landscaping is often an indicator to the overall care and condition of a house. A beautifully landscaped yard usually indicates a diligent homeowner with a well-maintained home. Conversely, a sloppy yard often indicates a poorly maintained home. Many owners of older stone, brick and stucco homes love the look of vines and ivy growing up one of the walls or up the chimney of the house.

It reminds them of stately university buildings or churches. Unfortunately, these plants can do lasting harm. Ivy will hold moisture against the house, leading to rot of the wood siding, trim and windows. The ivy will penetrate small cracks in the brick and masonry walls. Freeze-thaw cycles then cause additional damage. Some types of ivy secrete an enzyme that attacks older lime-based mortar used in older structures (pre-1920); causing the mortar to disintegrate. Vines can even work their way between materials and into walls, causing damage to window frames and interior plaster. Also, thick vines and ivy will attract wildlife and pests, including birds, wood boring inspects, and more. What should be done if a house has

a thick growth of ivy or vines? First, cut off the base of the growth and allow the vines to die for several weeks (perhaps over the winter). Then, remove the dead vines as carefully as you can from the building. There might be damage that requires repair. If so, a qualified mason or repair person should perform the work, to match existing materials as much as possible. Next, remove any accessible stumps and roots. If there is remaining residue and tendrils from the ivy, you should paint over them or leave them alone to wear off and fall off over upcoming months or years. Usually, it is best not to power wash or otherwise remove them, since this could cause further damage.

Although vines and ivy might look good on some buildings, the potential harm and damage it can cause is significant. The cosmetic advantage is usually not worth the cost of potentially rebuilding a chimney, pointing a brick wall, or replacing rotted windows. Curb Your Enthusiasm If you are planning to list your home for sale, now is the time to clean up the outside and make it appealing. The first impression is a lasting impression and it’s true. I remember a house that had refrigerators and other large appliances piled high in the yard, along with a few junked pickup trucks and a mountain of worn out tires. It made us laugh, but imagine trying to sell that home and what it would take to get it ready for sale, it would take a village. So, if you have too much work to deal with call in the troops, the kids, the friends or hire some of the work out, but get it done. Start with basic cleaning, from the top to bottom. Power wash the roof, the gut-

ters, siding, windows, remember under the eaves, and of course the front door. Most of us don’t use our own front door, so it seems to be neglected. Clean the glass, get rid of cob webs and polish up the hardware or change it out to a more current finish. If your door really needs a sprucing up, give it a coat of fresh paint. Try a new color, one that will grab the attention of a prospective buyer. Don’t get too wild with color, but a bright yellow or dusty aqua or softened lavender can be spectacular. Clean and polish the exterior light fixtures on your home. If they need replacement match the finish to the front door handle. Bronze and brushed nickel finishes are most popular. Change out

the light bulbs. Install the brightest bulb that you can. Produce as much light as possible for night time drive-bys. If your garage door is tattered and nasty, replace it. These will be wise dollars spent especially if your garage door faces the street. If it is in good shape, freshen it with a coat of paint. After you have cleaned up and trimmed the yard, take a walk to the street and take “the look” that future buyers will see. Do you need a punch of color? Do you need shrubs to hide the foundation? Do you see bare spots on the lawn? The easiest fix is to add planted flowers in pots. Use eye catching colors, red geraniums, white verbena, and trails of blue lobelia. Fertilize the lawn,

water and water again to make a lush carpet of green. Lastly remove all the toys from the yard, move them to the garage or behind, at least out of sight temporarily. Make your home as welcoming as possible. Your prospective buyer will want to enter through your front door to see more. You now can sit back and wait for the words “you have an offer!”
