“Urban by Choice” the revival of the 19th Ward

The 19th Ward is a neighborhood located in the south-west side of Rochester. Located adjacent to Corn Hill, Bulls Head, Genesee-Jefferson and PlymouthExchange, this neighborhood has seen its ups and downs. Once primarily a working class neighborhood of both blue collar workers and professionals, it was hit hard by the school busing issue during the turbulent 1970’s. Its neighborhoods, full of children, emptied out as those that could afford to, moved their families to the suburbs to avoid busing. This lead to a cheapening of properties and disrepair followed many of the stately homes located there. The good news is that the 19th Ward is enjoying a resurgence, albeit to a different client than primarily families with children. This part of the city offers so much, it’s no surprise to see a growing interest in this area.

I must disclose here, that I have extreme fondness for this neighborhood.

The 19th Ward is the place that I spent my early childhood recklessly bicycling the sidewalks, walking to the bakery (which made the BEST lemon cupcakes ever!!!) or corner store at the end of the street, going to school at School 16, making life-long friends from the slew of kids in the neighborhood, taking (hated) swimming lessons at the YMCA with Mrs. Whelehan and her daughters, ice skating at the Genesee Valley Ice Rink on cold winter days and many, many more memories. As an adult, I look at this part of the city with a different eye, but still with much fondness.

The 19th Ward has been experiencing a resurgence due to a combination of reasons, particularly location. There is easy access to expressways and the airport and Rochester’s number one employer The University of Rochester and downtown City Center are just minutes away

Investment in the area is growing with new businesses opening alongside older, long established businesses still servicing the area, such as Campi’s, a well loved spot for Philadelphia style steak sandwiches. The newer Brooks Landing Diner and varied other restaurants and coffee houses offer many choices for places to eat. Night-life venues are starting to sprout up among more established purveyors. There are grocery shops such as Cutaias Meat Market and the D & L Caribbean American Grocery. Residents can find auto supplies, clothing, drug stores and even sporting goods stores!

Many churches are available to tend to

spiritual needs of the residents such as St. Monica’s, which now houses several Roman Catholic parishes and the Emmanuel Church of the Deaf. There is the Genesee Baptist Church, Seventh Day Adventists and even a spiritual complex owned by the Megiddo Mission on Thurston Road to mention a few!

A major effort towards neighborhood revitalization has been the investment of money into Brooks Landing and housing for students. A further expansion of Brooks Landing is in the works - known as Brooks Landing II. Hundreds of students have crossed the river to find affordable apartments and houses to rent and share. The neighborhood is studded with two bedroom, two unit rental properties. In the areas where students chose to live, new businesses catering to their needs are popping up such as Deli Sandro’s on Plymouth Avenue.

T h e homes of the 19th Ward are usually well built with quality materials, offer many architectural details and yet, are still easily affordable, with prices generally ranging from $45,000100,000. For example, $67,000 can buy a fully restored home on Appleton St. With over 3,000 sq. ft, this home is complete with pocket doors, 2 fireplaces, crown moldings, french doors and so many more pleasing features. Where can you find a treasure like that at this price?! Homes like this are readily available and easy to find with a little effort. Because the 19th Ward is full of homes as described, many still in disrepair, it has become a favorite area for home rehab-ers and flippers. A buyer can find what they want, either a handy-man special or a home ready to move in.

While you can find affordable homes under $100,000, there are also many upscale homes to be found. The Sibley Tract is particularly known for elegant homes and may even become designated as a historic area, which allows for programs such as the “Home-Owner

Tax Credit”. To find out more about this program you can contact Caitlin Meives, who is a preservation planner with the Landmark Society. This area features gracious, large homes that have always been lovingly maintained by those that recognized their value. This area offers many homes with well portioned rooms, leaded glass, special architectural features, porches, landscaped yards and garages.

If older homes are not your thing, there are even new-build homes in the area such as homes being built on streets like Brookscrest Way. This street is so new, it does not even show up on Google Maps! These homes are located close to the University of Rochester Complex, by Genesee St. and are targeted to primarily middle class professionals looking to live in the area. Prices are averaging in the $160,000 - $180,000’s. These homes are typically smaller with two bedrooms and two baths. They offer most of the modern amenities not normally found in the older homes, such as being ranch homes, gas fireplaces, security systems and attached two car garages.

In an effort to encourage those associated with the University and it’s subsidiaries to return to the area, the City and University of Rochester, along with a select group of banks have teamed up with grants which offer up to $9,000 towards closing costs and down payment. If a qualified buyer were to finance through a SONYMAE or FHA loan, it is possible to buy with no money down! This grant is available to employees of the University of Rochester and Strong Memorial Hospital.

Another contributing factor of new interest in this area is the very strong neighborhood association, The 19th Ward Community Association which holds the distinction of being one of the oldest in the country. This association creates many benefits for living in the area.

While concerned with fostering racial diversity, the Association also organizes

events such as Farmers Markets in the summer and fall months, neighborhood cook-outs, and the Aberdeen Square Fair.

The Association has many committees, some that deal with aspects covering schools, public safety and policing issues, there is even have a historical and archive committee! This is a very strong group politically and it firmly has the city governments’ ear. One of the strong branches of this association is its zoning committee which has a strong say in what happens in the neighborhood with regards to rezoning of properties. The zoning officials of the city take their suggestions seriously.

Besides the The 19th Ward Community Association, neighbors can join the Southwest Neighborhood Association and the 19th Ward Neighbors Facebook group.

The area has much to offer regarding natural beauty. There is the Genesee Valley Park, which was designed by Frederick Law Olmstead and the waterways of the Genesee River and the Erie Canal. There are small squares and parks scattered through out the Ward. The trees are fully mature and offer cooling cover on hot summers days. A large number of residents take landscaping of their properties seriously so driving through the neighborhoods is sure to delight the eye.

Lastly, while there has been much said of crime in the 19th Ward. Thanks to the strong neighborhood groups, police efforts and a re-gentrification of parts of the Ward, crime is receding. There are pockets left yet where crime is above average, but working with a qualified agent who knows and understands the area will help buyers from making mistakes.

I always suggest to buyers worried about a neighborhood to drive there at various times to see what’s happening and to determine if it fits their comfort level. I suggest they talk to neighbors of the prospective home and stop in at local businesses to get a feel for the area.

The 19th Ward is coming back and will become one of the premier neighborhoods of the City of Rochester again. “Urban by Choice” is this neighborhood’s motto and it’s a neighborhood that buyers should consider, as they may find that they have found home!

Rochester #1 on the Housing Market Recovery Index Rochester topped the list of markets with the strongest signs of recovery in the housing market, a national housing data index released Monday shows.

The Housing Market Recovery Index, released by RealtyTrac, said Rochester ranked so well due to below-average unemployment, underwater and distressed

sales percentages, combined with aboveaverage drops in foreclosure activity and increases in home prices.

“The U.S. housing market has clearly shifted to recovery mode over the past 18 months, with home prices consistently rising and foreclosures falling closer to pre-housing bubble levels,” said Daren Blomquist, Vice

President at RealtyTrac, in a statement.

The index was calculated based on seven different factors relating to the health of the real estate market: unemployment rate, underwater loans percentage, foreclosure activity percent change from peak, distressed sales percent of total sales, institutional investors share of total sales, cash purchases

share of total sales, and median home price percent change from bottom.

Trim That Ivy

before it gets a hold on you Spring is the time of year when everything begins to grow again. After the spring flowers fade away, the green of your yard takes over. There is nothing like a well-landscaped and manicured yard to attract buyers to look closer when considering a property.

The care taken with the exterior landscaping is often an indicator to the overall care and condition of a house. A beautifully landscaped yard usually indicates a diligent homeowner with a well-maintained home.

Conversely, a sloppy yard often indicates a poorly maintained home.

Many owners of older stone, brick and stucco homes love the look of vines and ivy growing up one of the walls or up the chimney of the house.

It reminds them of stately university buildings or churches. Unfortunately, these plants can do lasting harm.

Ivy will hold moisture against the house, leading to rot of the wood siding, trim and windows. The ivy will penetrate small cracks in the brick and masonry walls. Freeze-thaw cycles then cause additional damage. Some types of ivy secrete an enzyme that attacks older lime-based mortar used in older structures (pre-1920); causing the mortar to disintegrate. Vines can even work their way between materials and into walls, causing damage to window frames and interior plaster.

Also, thick vines and ivy will attract wildlife and pests, including birds, wood boring inspects, and more.

What should be done if a house has

a thick growth of ivy or vines? First, cut off the base of the growth and allow the vines to die for several weeks (perhaps over the winter). Then, remove the dead vines as carefully as you can from the building. There might be damage that requires repair. If so, a qualified mason or repair person should perform the work, to match existing materials as much as possible. Next, remove any accessible stumps and roots.

If there is remaining residue and tendrils from the ivy, you should paint over them or leave them alone to wear off and fall off over upcoming months or years. Usually, it is best not to power wash or otherwise remove them, since this could cause further damage.

Although vines and ivy might look good on some buildings, the potential harm and damage it can cause is significant. The cosmetic advantage is usually not worth the cost of potentially rebuilding a chimney, pointing a brick wall, or replacing rotted windows.

According to the Asthma and Allergy Foundation of America, about one in every five adults and children suffer from allergies, including allergic asthma. Many health groups have recommended three simple strategies for effectively reducing indoor air pollution.

1. Control the source of the pollution. Remember to clean regularly, including changing sheets and vacuuming often. Wipe down all surfaces with an appropriate cleaning solution and discard clutter as often as possible.

Consider replacing old shower curtains, floor mats and anything on which mold is likely to appear.

2. Adequately ventilate your home.

Today’s homes are built more energy efficient to hold air inside avoiding heat loss in the winter and heat gain in the summer. Of course, what’s better for your energy bills isn’t necessarily better for indoor air quality. Opening windows may help circulate in the home.

All Decked Out should be the “ceiling” or “roof” of your space. An awning is an awesome solution to a too sunny deck. A simple, wide stripe in shades that compliment your home always adds a whimsical touch, while being practical. There are hand crank as well as electric versions. If an awning is not in your budget, one umbrella or more will give you a shady spot. There are so many new umbrella products in the marketplace today.

There are round of course, but also large, square and rectangle versions. I have spotted umbrellas that are equipped with solar lights, that collect power by day and the tiny lights glow at night for outdoor ambiance. Pier One has garlands and lanterns to hang from the umbrella - make it fun, dangle some glass trinkets from the points of the umbrella.

We all know that accessorizing wins 10 points. Add some outdoor pillows on your furniture, try a bolster in a stripe to work with your awning. The newest of the acrylic fabrics are awesome, they repel the water as

well as stains and dry so quickly, plus they do not fade. In a catalog, I saw darling terry cloth covers for your chaise lounge, some with clams and lobsters, others with starfish and sharks.

Light a candle lantern at night, every store has these, to repel bugs, use citronella candles. Place them by your flowerpots to add a soft glow to them. Solar lights are now reasonably priced. Add these to your garden scape. I bought some that look like rocks and tucked then in between the large pots of flowers. Buy a firepit! On a chilly night you can feel the warmth and enjoy a scent of a wood burning fire, and you can always toast marshmallows with the kids.

If you are shopping for a new grill, try a stainless model, so easy to clean and can withstand the elements. Some have extra side burners that are great for cooking veggies. Smokers have become very in vogue since the popularity of smoked turkeys.

Patio furniture has taken a no maintenance design. There are Adirondack chairs

and loungers made of durable resin that will last for years. I have seen in the catalogs so many wonderful colors, including, red, skipper blue, pink and yellow. Teak and eucalyptus furniture is everywhere. You can purchase loveseats, sling chairs, and bistro sets. These products are eco-friendly and require just a coating of oil every few years.

Try a fountain on your patio. The sound of the tumbling water is sure to relax and cozy up your space. The newest designs are solar. They collect energy by day, and at night the water will flow without using any electricity- a truly “green” product. I have seen frog sculpted fountains, and bears spilling buckets of water, so cute!

This is the time of year to give attention to your outdoor space. Make it fun, make it functional, but most of all buy it now, because it is all on sale.

It’s August and we are enjoying our friends and family and all the glorious weather before fall arrives. And as we flip our ribs on the grill, we take one good long look at the deck. What can we do to improve our deck, not just the decking itself, but decorate the space, make it an outdoor room?

Firstly, let’s talk about deck maintenance.

A thorough cleaning with a good wood cleaner and a power washing on a hot sunny day is perfect. Next a finish. There are many stains and sealers on the market, so ask a professional at your local home store which one to select. It is so much easier to roll on these products rather than kneeling and brushing, I tried this and almost didn’t make it upright again! Use your broom handle, and screw it into the base of the roller, so darn simple and easy.

Now that your deck is cleaned and finished let’s talk decorating. Yeah! Having extra space is always what most of us desire.

Why not use your deck as another room.
