Button Up for Weather Ahead! present your home in it’s best light this winter
We have left the warm dog days of summer and are heading towards the dark of winter. If you’re selling a house, despair not! Buyers are out there, and those that are, are the serious about finding their new home. Sellers, here you will find some tips to help your home show at its best. Buyers will get tips of what to be on the look out for! Rochester is known for its gloominess in the winter months, and that overcast sky is here already. Now is the time for sellers and their agents to re-evaluate the lighting in a home on the market. In light fixtures attached to the walls or ceilings make sure that they work, that you replace all the light bulbs not working or casting a cold light and lastly, clean - yes CLEAN, your light bulbs! These tasks are done not just to brighten the place up but to give it a feeling of warmth. Buyers, when going through a property, are looking for reasons to either offer less or not offer at all. They are looking for the home that seems most perfect to them. If light fixtures or wall outlets seem to not work, many buyers make assumptions that there is a problem with the electrical system. In their minds this translates into expensive fixes, best to be avoided! Dirty light bulbs speak volumes to buyers by making them think there is inadequate lighting due to the diminished capacity of light coming through the bulb and forming the idea that the property is neglected. Light bulbs that do not cast a warm glow, but more of a white light or florescent light are offputting for many people and will take away rather than add to the friendly ambience of the house. Because it is darker outside, lights will become more of a focal point as buyers move through a house. This is the time to re-evaluate the fixtures. If the kitchen light or dining room chandelier or any other light fixtures in or outside of the home, are unattractive relics of the past, it’s usually worth-while to replace them. Shabby or old fashioned fixtures imply lack of care to buyers and they may begin to wonder what else was not cared for. Replacements may also allow for a fixture that would cast a larger aura of light into the room, if it has more bulbs or is strategically better placed, than the old. Don’t forget basement lights! Nothing is more chilling to a buyers pocketbook, than a dark basement! Lastly, regarding indoor lighting, turn it on! Turn it on when the house is being shown. Let there be a blaze of light. People like light! Gloomy rooms are rooms buyers spend little time in or they will spend just enough time to develop a sense of unease or
dislike towards the home. This is a natural instinct for humans, and the only way to counter-act this is to present the home beautifully lit. Home stagers will talk about the importance of lighting and how it affects buyers ideas and thoughts of a home. Even empty houses should at the least have good lighting, this will go a long way to making a sale! One thing you might consider if you are not always home, is to put both indoor and outdoor lights on timers. That way they will be on as prospective buyers do drive-by’s. A lit up home is far more inviting and will create a desire for the buyer to get inside to see it. Check your outdoor lighting too. Make sure it works properly and is lights up an area when dark. If you have an interesting feature to your home, such as a wonderful porch keep it fully lit at night until at least 9:00 pm. Also make sure it is cleaned off and attractive. If you store things on it, remove them with the possible exception of fire wood, which should be arranged in an attractive way. Some homes have wonderful doorways or windows. Spotlights on them can add a sense of desire to the buyer, since they are encouraged to consider the special features this home has to offer! your Decorate home for the season. In the fall, colorful foliage wreaths and grape garlands with decorative add-ons such as berries and leaves on the doors and porches are welcoming. As the holidays approach, decorations appropriate to the season are an added plus. It is best to keep them nondenominational though. Electric candles in windowsills are one way to create a festive ambience. Outside, concentrate on the doorways and porches. Wreaths and garlands strategically placed create a festive atmosphere. Lace them with ribbons and winter foliage, either real or artificial such as pine, holly, or other greeneries. Make sure your shrubs and trees are trimmed and do not block access to the house if bent over with heaps of snow. Your walk ways and driveway should be cleared of leaves during the fall, and in the winter they
need to be clear of snow and ice. Not only is this more attractive, but will lessen the possibility of someone becoming injured by slipping and falling on your property. Inside, check the temperature. To help with our heating bills, many of us prefer to keep the temperatures at the lowest settings possible. This is totally understandable, but when the house is being shown, it should be warm and inviting. If the air is cold or chilly, buyers will assume exorbitant costs associated with heating it, why else would a home owner endure such cold temperatures in a home they live in? This does not apply as much to an empty house since buyers understand that heating beyond a temperature to preserve plumbing and walls is a waste. But the cooler a house is, the less buyers are apt to linger and think where they would put their furniture! If you have a fireplace, make sure it is cleaned out and usable. If possible, have a cheerful fire blazing in it when it is being shown. This is more doable when it is a gas fireplace, due to the dangers of leaving a log built fire in the hearth unattended. Show your agent how to turn it on, adjust it and turn it off. If it is a wood burning fireplace, arrange candles in the hearth and leave matches for your agent to light them. This is a way to showcase the spot without actually building a fire. Make sure you have recently had the chimney checked and cleaned. Have the paperwork available to prove this. If the fireplace needs a liner, better to tell the buyer that up front if you are not repairing or replacing it. If it is found during the inspection it can cost you far more than if you dealt with it directly while you had full control over what was to be done. Once it becomes knowledge there is a defect, you will have to disclose it on the Property Condition Disclosure form provided by your agent. You could lose a sale if you and the buyer are not able to come to terms regarding the chimney, as well as have to disclose to future buyers! ate a barrier to the bitter cold outside. Many buyers look to see if they might have to replace storm windows and factor that cost into the home, sometimes replacing all the storm windows in a home with older windows will translate into getting new windows for the buyer. That being a big expense, will make the home less desirable to them. If you have ripped screens make sure they are repaired or at least removed and stored out of the way. Check the glass in all the windows. Replace broken or cracked panes when ever possible. Lastly, clean the windows - all of them. That way they let natural light stream in and add to a warm ambience. Check your curtains. Are they completely out of date? Are they clean? How about the blinds, if there are some; are they polished and whole? Broken or missing slats in blinds are a sign of neglect. If the answers to the above questions are negative, think about removing the curtains or blinds completely. Replace them or just clean up the window area by either washing or painting it, to create a fresh look. If you do remove window treatments, remove all of the same in that room. One window with curtains and the other without looks strange. The purpose of these tasks are to make the home look more cared for. Because the home is buttoned up for the winter, make sure it is clean, clean, clean! If you have carpeting, consider having it professionally cleaned to remove odors that accumulate through everyday life. Wash walls to remove lingering odors. Clean cat litter boxes daily! Wash pet bedding and pets more often than normal. Dirty hampers do emit a subtle odor so keep your hampers empty by doing your laundry as often as possible. You do not want buyers to be hit with a wall of odor as they enter your home. Living in the house you may not notice it, and so ask a close friend or relative, who will be honest, for their opinion. Candles will not mask odors completely and often make buyers suspicious as to why there are candles or air fresheners everywhere! The key to attracting the buyers in all seasons is presenting your home in the best possible way at all times! Yes there are less homes and buyers in the winter, but remember, there are always buyers and sellers in the winter! Be ready to be one of the successful ones!

Reverse Mortgages - A Quick Summary A reverse mortgage is essentially a loan against your home that you do not have to pay back for as long as you live there. It allows homeowners age 62 or older to borrow cash from the equity in their homes without having to make monthly payments. Homeowners can receive cash in a lump sum, through monthly payments, as a line of credit whenever they need money, or any combination of these options.
Reverse mortgages are backed and regulated by the federal government (HUD and FHA). This is a “non-recourse loan,” which means that the heirs of the seniors are not responsible for repaying the loan. In fact, a reverse mortgage is a loan that does not have to be repaid until both homeowners (assuming a couple) leave the home permanently or pass away. No monthly payments are required.
The money received from a reverse mortgage is tax free and does not interfere with SSI or Medicare benefits but can affect Medicaid. Keep in mind, eventually the loan must be repaid. Both principal and interest come due when the homeowners move, sell the house or die. And, because no monthly payments are being made, the amount owed will grow over time as interest costs build up and, in some cases,
as additional funds are advanced. Homeowners remains responsible for paying property taxes, insurance and maintenance on the property. Failure to do so can cause the reverse mortgage to become immediately due and payable in full. Fuse Panels
should they all be replaced? Fuse panels are no longer used in new homes. Fewer and fewer people are familiar with them. As a result, when most people see a fuse panel they immediately think, “That is unsafe and will need to be replaced right-away”. Most electricians agree that fuses are actually more "fail-safe" than circuit breakers in terms of “blowing” or ”tripping” when they are supposed to, in order to protect the circuit. The problem is that people do not put the correctly sized fuses in the panel (the circuits are “over-fused”), and that creates a safety hazard. If the fuse installed can handle more current than the connected wiring, the wiring could overheat in an overload condition and potentially lead to a fire.
Circuits usually become “over-fused” when a fuse keeps blowing. Occupants figure out that if they put in a higheramperage fuse, it will not blow as much. Unfortunately, this is not the right way to handle the problem. Usually the circuit needs to be split into multiple circuits, in order to reduce the electrical load on the fuse. Fuse panels come in all different sizes and shapes. However, most of the residential panels are typically small and do not accommodate enough fused circuits for the modern needs of homes. As circuits get added, more space is needed. As a result, most fuse panels are surrounded by additional fuse panels or small circuit breaker panels referred to as sub-panels.
When inspecting fuse panels, we remove the covers and check that the wire sizes match the fuse sizes (i.e. 14 gauge wires have 15 amp fuses, 12 gauge have 20 amp, 10 gauge have 30 amp, etc.). It is a common occurrence is to find several green screw-in fuses (30 amp) connected to relatively small wires. If you see a lot of green fuses when first looking at a fuse panel, there is a good chance that several of the circuits are “over-fused”, creating a potentially unsafe condition. Although fuse panels can be used safely if properly sized fuses are installed, most electricians will recommend upgrading the panels to a modern circuit breaker panel if any electrical work is undertaken in the home. Un-
less the panel is an unusually large fuse panel that accommodates many circuits, most people should budget to replace their fuse panels to allow room for more circuits. Prior to replacement, owners should at least ensure that the properly sized fuses are installed, for safety. how much can you recover when you resell? Carmen Santora, Executive Director of the Better Contractors Bureau in an effort to help homeowners contemplating a major remodeling project and who are concerned if the cost invested would be recouped should they decide to sell their home offers the following information. His analysis is based on a national average “cost vs. value” survey and condensed to specifically relate to our local area. The resale value depends on a lot of variables, such as the state of the housing industry and local market conditions in particular at the time of sale. A lot of homeowners are concerned that their remodeling investment might price their home out of the neighborhood averages. This should only be taken into account if you think that you may be selling your home in the near future. If a homeowner has small children and is thinking of adding extra bedrooms or an additional bathroom they may want to think of the advantages of staying where they are. If the schools are great, they live close to their workplace and shopping and are in an area of lower taxes or other personal conveniences, then they shouldn’t worry about pricing themselves over their neighborhood averages, especially if they
intend to stay there for many years. However, if the homeowners know they will be staying where they are for only a short time then a major remodeling would be foolish. Things like energy efficient updates such as new replacement windows, high efficiency furnace, roofing or siding, kitchen or bath updates would add to their comfort and help to sell the house faster and save them money while they still remain in the home. Major expenditures for a new kitchen and bath can run into thousands of dollars and unless money doesn’t
matter or you don’t care about resale values then by all means go for it. It’s important to know that there are a variety of variables that can effect both the cost of the remodeling and the resale of the home such as the size of the remodeling company estimating the project and the values of the properties in the surrounding neighborhoods. Below are some area examples of the cost of what some remodeling projects can cost and what could be recouped if you sell your house. The numbers presented

here should only serve as guidelines when contemplating the potential return on your investment for a particular remodeling project. Recovery costs for home improvement projects remain high and have been accelerating even though the growth in spending on home improvements has declined nationally over the last few years. As the economy improves so will spending on home improvements. Lower priced projects during a sluggish economy are typical and usually only what is needed to keep a home energy efficient or make essential repairs. Higher priced projects tend to be more discretionary, and usually homeowners wait for the economy to improve before undertaking these expenditures. Carmen Santora, says that he believes that within the five county area that the BCB services, the average cost recouped for home improvements probably falls lower than the national average and is somewhere around 75% or less range.

Got the Black Friday Blues? Have you started to make your holiday present lists? Do you have an idea for that perfect present or are you stumped again this season? I have some ideas for gifts and wrappings for you that will take the blues out of black Friday. When at the mall, look for simple gifts of food. Like gourmet hot cocoa packets, exotic jams and jellies, and teas from around the world. Items like this most people do not purchase for themselves, so they are a treat to receive. When shopping, find tea cups to hold the tea, or oversized holiday mugs for the hot cocoa. Bake banana bread to give with the jams and wrap them in brown kraft paper. Last year I gave a friend two bot-
tles of his favorite jerk sauce. I actually bought them in the summer and saved them, knowing they would be unavailable in December. He gave me a vintage, silver champagne bucket, and I just love it. Go to a bookstore and look for blank journals or hardcover best sellers. I always go to the “used” book department at Barnes and Noble. There I found a vintage LL Bean camp book [for myself] as well as gently worn cookbooks. Books like this make super gifts for that special friend. My husband Jamie loves the Beatles, so I will look long and hard to find him a vintage book. I may even tuck a music gift card inside. Patterned Christmas socks are a favorite gift to give. If I can’t find them, I have
settled for patterns of whales and ship’s wheels [I don’t think he has ever worn them], but they get a laugh every Christmas morning. Take a trip to your fav florist or gift shop. Look for topiaries for your girlfriend gardeners. Last year I received a miniature cedar tree from a friend, she presented it in a small burlap bag, I still have both. Sorry to say the tree did not survive. This year I plan on spray painting it [silver or gold] and maybe I will re-gift it back to her this year. One florist I recently visited had rosemary trees and lemon trees, both a perfect gift for the foodie. You could easily paint some old clay pots to hold the trees. One year, I dried baby artichokes and they gave as
presents, wrapped in cellophane bags with dried moss. Buy a dozen canning jars and use them to gift home made candy, fudge and cookies. Fill them with unusual soaps or that special ornament. Or if you’re not feeling creative, fill a canning jar with red and green jelly bellies or candy kisses. Top with a label and you are done. Take the black out of the holiday season and your wallet will be in the red.
