Single and in the Market With the trend toward later marriages and the single lifestyle, there are more single people, especially women, buying their own homes than ever before. Today, more single women buy homes than single men! In the past it was assumed women would buy their homes with a spouse, but as society changes so do social norms. Prior to the 1980’s when the Equal Credit Opportunity Act preventing discrimination based on marital status or gender was passed, the idea that a single woman would buy a home was considered unusual and was often financially difficult if not impossible. Times have changed. So much so that Kristen VanDen Brul, of RE/ MAX Plus, estimates that in the last three years, single buyers have increased to become between 25-30% of her clientele. Today’s single women, those that never married, are divorced or widowed, are becoming more eager and open to finding a home that they own and control. I bought my home as a single woman years ago and still remember the excitement and fear as I went through the transaction. Ok, so I was buying a huge Queen Ann Victorian that had not been lived in in years, and was so derelict my best friend looked at me and asked: “Are you crazy?!” I am happy to report that it has since been restored almost completely to its previous glory and I love the house! When I talk with single women who have come to me for help to buy their home, I always reassure them that this is a good move! That they will feel empowered and in control of their life. Buying my own home changed my perspective on many things both on a personal as well as financial level. One of the primary advantages of owning a home is that a person invests in themselves. They are not paying rent to another entity, and can in most cases, plan that their monthly mortgage payment will come back in some form when the property is sold. After all, if they sell the property for what they paid for it and all sale expenses, they get back more than what they would after living in a rental for the same time period. Another advantage of owning is personal control over ones living environment. I can paint and decorate my home anyway I want, barring not having an HOA in the way - my house is teal!!! And there is no one to dictate to me whether I can have a dog or dogs, I have three!!! Another advantage important to me, is the knowledge that no one could tell me to move out of my home because they decided to not renew my lease. The only way I move is if I “decide” not to pay the taxes or mortgage or sell my home. I love the freedom to make my own decisions regarding my home. One of the big-
gies is that, by buying a home, I enjoy tax advantages that renters never get. And (bonus!!!), owning my own home means more space to do things in and more storage! My attic is full!!! I impart all of these reasons for home ownership to my buyers who might be a little uncertain or scared. Home ownership has advantages whether single or not. Doubts about buying a home can hold people back. Sometimes waiting for the time to be “right” can stall or prevent the decision to buy. Only when a person realizes there is no “right” time do they become ready to jump into the market. Part of making the decision to buy must include pondering questions such as how to get a mortgage, and what is a comfortable amount to spend per month on a home? In our area, people often don’t realize that they can find nice homes, especially in the City of Rochester, that are very affordable. That depending on their choices, their mortgage may even be less than they pay in rent! Other questions to consider include: • Safety - once the buyer zeros in on an area, will they feel safe there? • Future relationships - if the buyer enters into a committed relationship, what part will owning a home play, if at all? • Employment - might their job require them to move? • Financial Security - can they pay the bills if they get sick and cannot work for a period of time? • Maintenance - what would anticipated upkeep be on this home? There are answers to all these questions. Some come from within while others can be answered with the help of the Realtor the buyer is working with. The biggest question is how to begin! The first step is the same as for any buyer, consult with a mortgage officer. Sherri Forbes, of Homestead Funding, says there are no differences in the process for single buyers versus couples. Consulting with mortgage officers like Sherri is the best way to find a sensible price range. Kristen VanDen Brul finds that most of her single clients are opting to not buy at fullest amount they qualify for - a wise decision. They are being more
conservative, a finding Sherri concurs with. The good news is that with interest rates so low, buyers can buy more house for the money, since less of their payment is going to the bank for interest and is instead going into their home! Next, if not already decided, choose an area to buy in and find a Realtor to assist with the search and to coordinate the buying process. It’s important to be realistic. One income versus two, may place limitations on the buyer that a couple may not face. Buyers must be realistic as to what they can afford and that they might not be able to afford the area or type house that they desire. If the buyer has children, then schools are part of the equation, influencing where to buy. Buyers must be open to affordable alternatives suggested by their Realtor and not assume their agent is just “trying to get a sale and a quick buck.” Good Realtors work on building relationships with their clients. They want clients to call them again the next time they move or refer others to them. Short cuts just leave a bad taste in a client’s mouth.

As the buyer becomes familiar with the market they should be able to get information as to what costs can be once they own their own home. Some of this requires their own research and other questions a Realtor should be able top help with. A good Realtor will readily provide information regarding expenses through out the process. Costs that need to be considered are mortgage, utilities, taxes, deferred maintenance for the home being considered, future anticipated maintenance costs, and improvements/ upgrades a buyer may be planning. Knowing these numbers will help in making the right decision to buy or keep looking. Buyers should remember to consider resale value down the road. An excellent Realtor will always try to point out barriers to resale, listen to what they have to say. Also, once a decision to buy is made, a Realtor should offer to do a CMA, (Comparative Market Analysis) for the home, as a guide to offering a realistic price. The decision to buy may seem harder to come to for a single person, but the actual home buying process for singles is no different than it is for couples. Buying in today’s market is smart, single or not. It has advantages that last long into the future. Now is the time! Check it out!

Soft, Warm, Comfortable We’ve all heard the decorating term Shabby Chic. But, what exactly is it and how do we get the look? The trend is very popular in today’s decorating. Shabby chic or cottage style, has evolved from French and English country décor, where romantic summer homes are decorated for comfort with a soft and airy look, and the furniture is basic, worn, and probably a cast off. The look is simple, light, lived in and comfortable. It is fun to create and you just might find yourself scoping out your local flea markets and garage sales this spring. The color palette used for a shabby chic
look is soft, with white taking the center stage. Sky blues, mineral greens, sea glass shades of blues and greens, as well as pinks, buttery yellows, and neutrals of sandy beige and taupes. You can use a mix of these colors or create a monochromatic scheme by using shades of white and cream. Both will look great and achieve the warm, airy effect we are looking for. Use a flat or eggshell finish on your walls and select a satin finish on your trim [this means all wood]. Your selections for your design elements are important too. Choose your fabric carefully. When selecting upholstery fabric, think natural, like cotton duck, linen,
and wool. Find mismatched patterns of soft florals, vines and trellis’. The key here is to mix it up. You can accomplish this idea with patterns and textures too. When hunting for wood furniture, shop for distressed finishes, or a wash of color. Soft edges, glass or metal hardware and comfort are other elements to look for. Drape long panels from metal or wood rods. Find fabrics, usually in white, that have movement when hung. White painted plantation shutters are always a great choice for window treatments, but they can be pricey. Perfect substitutes are matchstick blinds, or printed antique dishtowels hung
from clip rings or swing rods. When accessorizing your space, look for worn and soft pieces of art. Use an old iron gate by the back door to hang the kid’s coats, or place an empty, whitewashed frame on your mantel. Bring indoors your old potting bench. Shop for old flowerpots and canning jars to use for storage. This is the perfect time to recycle, refresh and repurpose. The shabby chic look is all about the shabby and the chic, a misnomer that embraces a timeless, comfortable, inexpensive, way to decorate our homes.

How Long Will It Last? As home inspectors and engineers one of the most common questions we are asked is how long a system or component in a house will last. Without being specific to any brand or type, here is a general guide to the average expected lifespan for these components.
Furnaces The most common type of heating system in the Rochester area is a gas fired forced air furnace. The life expectancy of a typical furnace can vary depending on the quality of the unit and how well it is maintained. In this respect, it is much like a car. Higher quality cars that are kept well maintained will end up providing a greater number of worry free miles. Even a basic brand of gas forced air furnace should last at least 15 years if it is well maintained. Average-to-good quality furnaces should provide 20-25 years of useful life.
Boilers Hot water boilers are also a common type of heating system in our area, and to a lesser extent, steam boilers. As with furnaces, the quality and materials of the unit and the frequency of routine maintenance can affect overall life. On average, boilers tend to have a
long lifespan. Thirty to forty years is not unusual. It should be understood that many heating contractors will push for heating system replacement based strictly on the fuel savings that may be obtained by installing a new and more efficient furnace or boiler. It is our experience that it is difficult to justify replacement of a working furnace or boiler based solely on fuel cost savings. We have found that the cost of replacement is such that the “payback” from fuel savings tends to be relatively long, but this can vary widely.
Air Conditioners A typical residential air conditioner will usually provide 15-20 years of reliable service. Once again, proper routine maintenance will result in a reliable and long life. The number of run-hours also has an effect. If the house is in the shade, the air conditioner might not run as often and it can last longer.

The vast majority of residential roofs in the Rochester area are asphalt shingle. For years the majority of these roofs were a standard “three-in-one” asphalt shingle with a life expectancy of about 20 years. In more recent years “architectural” grade roofs have become more the norm. These roofs come in various grades and often claim a life expectancy of 25 years, 30 years, 40 years, and more. Whether or not these roofs will actually last that long remains to be seen.
If kept well maintained, windows can last for generations. They do not have an anticipated life expectancy. Certainly, windows should be replaced if they are rotted or damaged beyond repair and there are advantages to replacing old windows with modern thermopane windows. These would include efficiency, low maintenance, easy cleaning, etc. However, modern replacement windows can be costly and they are very difficult to justify based solely on energy cost savings.
Heat pumps are essentially air conditioning units that work in reverse. They provide Plumbing Pipes both heating and air conditioning. Sometimes it becomes necessary to replace old galvanized supply pipes due to corrosion, sediment buildup or other long term issues. Additionally, cast or steel drain pipes can eventually rust or crack, necessitating replacement. Restrictions or blockages can also occur in very old waste pipes, leading to replacement. Modern copper supply piping and modern PVC waste piping rarely need to be replaced.

Exterior Paint
Another question that is asked is, “how long will a paint job last on the exterior of my wood sided house?” The longevity of a paint job will vary greatly with the condition of the surface, how well the surface was prepared, the exposure to the weather (sun, rain, etc.) and the quality of the paint. High quality paint applied to a properly prepared surface could last as long as 10 years. Additionally, south and west exposures might not hold paint as long as east and north exposures. All signs indicate that people are realizing home prices are down, interest rates are down and what is called the house affordability index is the lowest it has been in years.
So, What’s in It for Me? If you don’t own a home and you are able to buy, that is, if you have a secure job, a modest amount of cash, and decent credit then you can borrow more money and buy more home than people have been able to buy for years. It’s crazy but it’s true. And you will have a huge tax deduction each year. When you own a home no one raises your rent or limits the use of the space in which you reside.
There is more in it for you but this is enough for now. If you are selling, with the activity in the market this spring, this will inevitably be another time when Buyers are competing for the best homes for sale. Much like what happened during the tax credit flurry. There will be a bump in prices. Follow your REALTORS® advice about the ways to make your house look its best. If it doesn’t sell quickly, adjust the price every three or four weeks and don’t be too concerned over taking a slightly disappointing price if you able to get a great price on the home you are buying. And if you are an Agent, get on the phone and call all of those people who said they were waiting for the market to get active. It’s active. Follow up on all the
leads that come your way. Hold Open Houses, and talk to the Guests who attend. The market is full of people eager to finally make the move they have been thinking about.
