What Sellers Need to Know before listing their property
We are finally heading towards our new spring market. The bulk of winter is behind us, and hopefully after February ends we can all see signs of the beautiful Rochester NY, summer to come. Sellers are beginning to get their homes ready for the spring market and I hope we have a wonderful selection of homes for our buyers! There are some things sellers need to know, to be able to make that transaction move quickly and easily. Market dictates price. Period. Sellers can target the price they want all day long, but if it is above what buyers are willing to pay, too bad. The property will sit, and sit, and sit. Allow Realtors to do their job. Sellers with an opinion should speak up, but then listen to their agents response and how they justify the price. Remember, the realtors income is tied to price, the more they get for the seller, the more they themselves earn. If sellers still insist on their price point, which a smart realtor knows cannot be realized, the realtor will do one of three things: A) Walk away from the listing (too much work for nothing.) B) Take the listing only if the seller agrees to scheduled price reductions on paper. C) Take the listing anyway hoping they will catch a buyer or two off the listing. How much money a seller needs to move does not come into play when pricing a home. It does not matter! Buyers don’t care and will not pay more just because the buyer wants or needs more; buyers know there are other houses available to them, often quite like or even better than the over-priced home. Price trumps all. The right price fixes many woes, the most important being location and condition. If the home is poorly located, like on or near a busy road, the right price will fix that. If the home is not in perfect condition, price will fix that. Unless a home is at the end of its life cycle, it will sell for the RIGHT price, meaning what a buyer is willing to pay, not what a seller thinks they should pay. Price the property too high and no one will come. If there is no traffic, the price has to be corrected. The property is not appealing to buyers at that price point. They perceive a different value than the owner. Unfortunately, their perception of value is the most relevant to the situation. Buyers will not put an offer in if they perceive too large a gap between what they want to pay versus what is being asked, contrary to what some sellers believe. Overpricing is lethal to the sale of a home. Prepare the home for market! Preparing means repairing all the little things damaged from years of use and replacing worn out items. Preparing means sprucing the house up with a fresh coat of paint. If you have a
chimney, get it cleaned and certified in good condition. Have your furnace cleaned and inspected before the property is on the market. Prevention avoids stalling the closing process or crazy demands from a buyer with an accepted offer, once a problem is uncovered through inspection. Small renovations bring big bucks! But, before doing renovations, call a trusted realtor and ask them to go through the house to advise what to do, to realize the most bang for the buck. Sometimes sellers concentrate on the wrong things or put too much money into a property, that can never be recouped through sale. Don’t make that mistake! Don’t create a $175,000 home in a neighborhood of $125,000 homes. That money will not come back dollar for dollar. Clean the entire house including closets! Get rid of everything not used in a year, unless there is serious sentimental importance to it - if so then store it. It is not unknown for buyers to walk into a “Pottery Barn” home and open closets to find them piled high with junk. Big turn-off for them, they walk out thinking there is no storage space at all in that house. Look organized even if not. This will pay back in higher price and faster sale. Stage the home. Once the home is spotless, sellers should arrange furniture and decorations so they speak to a buyer. Less is more. Remove furniture to give a larger feel to the home. If sofas and chairs are over-size, get them out or the room will feel too small. Hang curtains or blinds properly, broken blinds scream look at the windows, and unless you have brand new spotless windows, that could be a death knell for a sale. Make your home a home that looks inviting and happily lived in. The homes that sell fastest and for the most are not empty ones, but ones properly staged. A buyer can walk in saying: “Oh, its so nice in here!” That buyer just opened their mind to the possibility of living in that house, already convinced this COULD be the home for them. If they don’t get that feeling when walking through, there will have to be other factors to convince them to buy; price being one of them. Maintain the house daily. Keep the home pristine, able to be shown at a moments notice. Floors vacuumed and washed. Furniture clean and polished. A clean scent throughout
(dirt odors cannot be masked by candles). No dishes in the sink, dirty clothes piled by the wash machine, toys all over the house. Yes, sellers wanting to sell, have to go out of their way to make their property available on call or chance losing that one buyer willing to pay the desired price. Make the home available! Its true, sometimes agents get last minute requests to show a home. Don’t make it hard on them. Be glad their marketing efforts are working. Buyers are known to throw in another house or two last minute. One never knows, that could be the person who finds this home to be perfect. Have a quick exit strategy in place in case that call comes, especially if pets or children are in the house. Sellers shouldn’t think buyers requesting a last minute showing are testing the waters to see how desperate they are to sell, by finding how accommodating the sellers are, Buyers just aren’t that nefarious. Open Houses do not sell homes. Usually. Yes, it does happen, but not as often as a seller or their agent might wish! But there are reasons to have them - all it takes is one person to fall in love and buy the home. Today’s buyers are on the internet looking for homes. Some homes they might not bother to see through an appointment, but will drop in if they are in the area looking at other homes. Agents can tell you, buyers sometimes surprise themselves and end up buying a home totally different from what they set out to buy. It could be they change their mind after seeing an open house they stopped in at and realized this is it! Their new home! Lightning does strike here! Opens also allow neighbors, yes those pesky, nosy neighbors, to come through and see the house. Believe it or

not they might have someone in mind for the house and will rush home to call them. Neighbors want good neighbors and if they can pick them, all the better! Be prepared to correct price. This is the biggie. Sellers don’t like to reduce price and they often fight it tooth and nail. No agent rejoices in asking for price reductions. No, they are not wanting to “give a home away”. They are responding to what the market is telling them. Too many home owners believe their agent has not done enough to market their home, in some cases that is correct, but usually not. If an agent asks for a price reduction, this should come as no surprise as long as they have been up-front with the seller regarding the property and activity associated with it. Sellers need to know a silent cost they don’t consider when refusing timely price reductions, is that the longer their property languishes on the market, the less valuable it is perceived by buyers. Buyers do ask how long a property has been on the market and take that information into consideration when deciding what to offer. The longer on the market, the less the buyer is willing to offer. Your first offer is your best offer! This is usually true, unless a buyer is really low balling. A sharp agent will alert the seller if this is the situation. In most cases, when the seller turns down the first offer, they end up settling for much less when they finally do accept a later offer. This is a sad truth. Rely on your Realtor for an honest opinion regarding any offers that come in. There is a lot of pent up demand for homes in this area. Sellers need to be smart and realistic to get the most out of their property for sale! A good agent will help, remember, they want to sell that house as much as the seller does! No one likes to work for free. Work with them to sell your home and it will get done! Good luck with your home sale!

Valentine’s Day is right around the corner. If 1 teaspoon cream of tartar you are looking for fun recipes for your kids to 2 ¾ cups flour make the day a bit more special, here are a few. In a bowl cream the sugar and butter. Add the egg and vanilla, beat well. In another bowl, Heart Brownies mix all dry ingredients, then combine dry and 1 pound semisweet chocolate chips wet ingredients. 1 can sweetened condensed milk When thoroughly mixed, place dough in plas¼ teaspoon salt ¾ cup chopped nuts, walnuts are perfect tic wrap and chill for a couple of hours. Roll 2 teaspoons vanilla out to ¼" thickness and cut into X and O 18 inch graham crackers shapes with cutters or make patterns on cardboard and trace onto dough. Bake 8-10 minPreheat your oven to 350 degrees, grease an 8” utes in a 350 degree oven, cool on a rack. Frost square pan. Crush the crackers, in processer with your favorite icing, tinted pink and mix all ingredients together. Spoon the batter into the pan and bake for about 20 min- Easy Conversation Heart Pops utes. Use a heart shaped cookie cutter to cut 1 roll of grocery store sugar cookie dough out heart shapes. Sift confectioner’s sugar over Craft popsicle sticks cut brownies. Bake at 350 degrees for about 10 minutes 1 egg, large is best When cool, frost and with an edible ink pen, 1 teaspoon vanilla extract write valentine ‘conversations’ on top of cookie 1 teaspoon baking soda pops.
Popcorn Hearts - gluten free 4 cups popped corn 2 cups mini marshmallows 2 tablespoons butter Pinch salt Red food coloring, just a few drops In a large pot, melt butter, add marshmallows. Once marshmallows are melted, add salt, food coloring and popcorn. Pour mixture into greased 8"x 8" pan, pressing flat. When cool, cut into heart shapes with cookie cutters.
