The Move!

don’t leave the details of the move to the last minute We are in the middle of the house-buying season here in Upstate New York. Spring has finally sprung, birds are chirping and deals are being made at a ferocious pace. In all the stress and excitement of finding the right home to buy, sometimes competing with other buyers for the same home; forgotten is the last step: The Move! The deal is inked, the mortgage officers and lawyers are doing their work to bring the sale to the closing table. In this moment between, buyers might be tempted to sink into their couches to relax and not worry about what will be taking place in approximately two months, the move into their new home. Resist that temptation! There is not enough time to do all that needs doing! Don’t leave the details of the move to the last minute, plan ahead and moving day will be a breeze! Research and plan the details of your move. A great resource is PropertySourceonline.com. There you will find information on preparing for the move, finding and hiring movers, doing the move your self, how to pack, even how to avoid moving scams! There is so much information to find and use through this resource, utilizing it will make your moving day a snap! Begin to identify what will be moving with the family. This is the perfect opportunity to weed out items that are unused. Now that we are in Spring, garage sales can help with this task! Start boxing items that are going with and put them in a storage area. Some of my buyers are also sellers. In the process of preparing their home for sale, they usually have lots of items that they need to store. I recommend that they consider renting a portable moving container to help them start clearing out their home. Separate the belongings into seven categories: keep& still use, pack now, donate, recycle, give away, sell, or trash. This process should start immediately after signing of the contract. Do one room at a time, one piece of furniture at a time. If it has drawers or doors, go through the items stored and decide its category. If “pack now” have your packing materials at hand and get started. Once you have an idea what needs to be moved you will be able to decide if you are hiring a moving company to handle the entire move, a partial service mover or will have a “do-it-yourself” move. Much of this will depend on your budget, size of household, distance, and time that you have to accomplish the move. If hiring a moving company, make sure you get a written estimate and that they are insured. I recommend interviewing three moving companies. Compare their services and costs before deciding which one gets your business. Property Source has nice list of movers on their website under the Moving Resources tab. If going it

alone, the website has details on how to pack efficiently, into boxes as well as trucks! If you are renting a moving truck, look under “Tips and Articles” for information on “Truck Rental”. This category is detailed with topics such as “Truck Rental 101”, “Tips to Control Rental Costs”, even driving tips! Research insurance for your belongings during the move. Professional movers offer full value insurance at extra cost. This might be worth while, since it will give you peace of mind during the move. Full value insurance means any items or items broken, damaged or lost will be repaired or replaced, or a cash settlement will be made at current replacement cost, irregardless of the age of the item. Be aware that insurance based on “dollar amount to be paid per pound” of the items weight, may be very inadequate to replace items, especially electronic items if they are damaged. Full value insurance is a good option that should be considered. D u r i n g the home inspection, take a camera and photograph each room. Draw a rough sketch of each room , denoting windows, doorways and closets. Then when home, begin tagging furniture with an identifier which room that piece will be carried into. This will save multiple/simultaneous cries of:”Where does this go?!” Color coding is a great idea, the day of the movein, tape a sheet of differing colored-paper on a visible wall or doorway to each room. On the sheet, have a sketch of where each item is to be placed. Any items that belong in that room should be tagged with a color-coordinated tag or sticker, allowing the movers to place it in the right room and spot. All boxes with items for each room should also be color coded. This will lessen the chaos. Have a list of items that are being moved. As they come into the house cross them off the list. That way you will know if a box or piece of furniture is missing. As boxes are being packed, make a list of what is in the box sand glue to the box when the box is sealed. This will allow you to find items without rummaging through every box to find something. Take pictures of your electronics and their connections. That way you will know how to reconnect them at the new home. Label them so that there are no questions as to what goes where. You will be thankful later that you did. Have boxes and

baggies available for “small parts” that come out of furniture that is broken down for the move, such as screws, washers and the such. Pack these items into a separate box that you personally bring to the new home, so that there is no waiting for them to be unpacked. Do not tape “small parts” to furniture or tuck into drawers, since they can still be easily lost. Draw a plan out for the day of the move. Starting time to expected finish. Plan what leaves the house first, preferably the large items first, followed by the smaller items. Have the clothes you will be wearing set aside, so your closet and drawers are empty the day of the move.pack a suitcase with personal items for the bath and an extra set of clothes for the next day, don’t forget your night clothes. That way you will not be looking through boxes for these items when all you really want to do is wash your face, brush your teeth and go to sleep. Have a small care package of food available to snack on during the day and if ordering in meals, plan ahead on that too, with menu and numbers at the ready to be called. Have them at the ready the day of the move on your clipboard. Are you offering food to helpers? Order this ahead, for a preset time, so that this is not forgotten during the move. Secure your expensive laptops, pads and phones where they cannot not be stolen during the move. Make sure to pack cleaning supplies to be taken by you to the new home Think about where your children should be on the day of the move. Family, friends or hired movers, will need your full attention. Consider asking a trusted family member or friend to have them at their home the night before the move, keeping them through the move. Moving is fraught with

dangers to small children and it will alleviate everyones anxiety to have the children safely ensconced and playing else-where. If there is no one to care for the children, designate safe play areas for them that they must stay in. A great help is hiring a sitter to entertain and care for the kids during the move. If you have pets find places for them to be on the day of the move. I recommend crating them in a safe, out of the way spot or boarding them preferably, in a kennel or cattery. Do not board them with a family member or friend unless they are very familiar with that person and their home. The pet will sense the impending move and may become anxious about it. This could make them extra jittery when being boarded and raise their determination to get back home, possibly escaping. Escape is far less likely from a professional boarding facility. You will be able to work the move with less worry. Another bonus is you can bring the pets into the home after the move is complete, introducing them to it, without the frenzy of the move still in progress. Often forgotten by people when moving, is who will clean up after the house is vacated? Sometimes it’s worth it to hire-in a crew to come immediately after the house is emptied out, as a courtesy to the buyers, and to alleviate you having to do this job on top of orchestrating your own move. There is usually no time to go back to clean. If you cannot afford to hire someone in, ask a family member or friend to do this for you and find a way to re-pay them for this huge help! Moving can go smoothly with a lot of planning! Try to be as organized as possible. You have time-usually two months, but don’t think that you have time! Get to the task as soon as the contract is signed, since you will be amazed at how long the process really is. Until that big day, Happy House Hunting!

Curb Your Enthusiasm If you are planning to list your home for sale, now is the time to clean up the outside and make it appealing. The first impression is a lasting impression and it’s true. I remember a house that had refrigerators and other large appliances piled high in the yard, along with a few junked pickup trucks and a mountain of worn out tires. It made us laugh, but imagine trying to sell that home and what it would take to get it ready for sale, it would take a village. So, if you have too much work to deal with call in the troops, the kids, the friends or hire some of the work out, but get it done. Start with basic cleaning, from the top to bottom. Power wash the roof, the gutters, siding, windows, remember under the eaves, and of course the front door. Most of us don’t use our own front door, so it seems to be neglected. Clean the glass, get rid of cob webs and polish up the hardware or change it out to

a more current finish. If your door really needs a sprucing up, give it a coat of fresh paint. Try a new color, one that will grab the attention of a prospective buyer. Don’t get too wild with color, but a bright yellow or dusty aqua or softened lavender can be spectacular. Clean and polish the exterior light fixtures on your home. If they need replacement match the finish to the front door handle. Bronze and brushed nickel finishes are most popular. Change out the light bulbs. Install the brightest bulb that you can. Produce as much light as possible for night time drive-bys. If your garage door is tattered and nasty, replace it. These will be wise dollars spent especially if your garage door faces the street. If it is in good shape, freshen it with a coat of paint. After you have cleaned up and trimmed the yard, take a walk to the street and take “the look” that future buyers will see. Do you need a punch of

color? Do you need shrubs to hide the foundation? Do you see bare spots on the lawn? The easiest fix is to add planted flowers in pots. Use eye catching colors, red geraniums, white verbena, and trails of blue lobelia. Fertilize the lawn, water and water again to make a lush carpet of green. Lastly remove all the toys from the yard, move them to the garage or behind, at least out of sight temporarily.

Make your home as welcoming as possible. Your prospective buyer will want to enter through your front door to see more. You now can sit back and wait for the words “you have an offer!”

Moss Build-Up on your roof

We all have seen roof surfaces where moss, algae or lichen has begun to grow or collect on the surface. Often times people make the assumption that a noticeable buildup of moss or lichen is an indication that the roof needs to be replaced. This is not necessarily the case, but it should not be ignored. First, you should understand that moss, algae and lichen tend to collect on roof surfaces that are heavily shaded and/ or are regularly damp or wet. The buildup of moss occurs very slowly over a long period of time. As a result, it is somewhat rare to see significant moss buildup on a roof that is very young in age.

Over the long term, a buildup of moss can be detrimental. The moss traps moisture, eventually causing accelerated wear, especially in cold climates. For this reason we typically advise homeowners to take steps to clean a roof that has a buildup of moss and/or lichen. Steps can also be taken to help prevent the eventual of buildup of moss, lichens, and algae. Roofing contractors can install metal strips at the peak of the roof. The metal is usually zinc, but galvanized metal and copper are also used. Minerals and ions that wash off the metals when it rains will retard the growth of moss or algae on the shingles.

Installing metal strips along the ridge of a roof that already has some moss or lichen buildup can also be beneficial. It will help to kill lichen and moss when rainwater gradually washes over the roof system. Care must be taken when trying to clean roofs that have a buildup of moss, lichen or algae. Gentle cleaning with a soft brush can be beneficial. It is important to not aggressively scrub the roof since it can damage the shingles. Of course, if the roof shingles are already worn, dried, cracked and brittle they are probably beyond saving, and roof replacement becomes more immi-

nent. There are also roofing contractors who can be hired to clean a roof. You should consult with a number of contractors so that an educated opinion can be made as to whether the cost is justified, and whether the methods used are truly beneficial. The contractor that you choose should be able to provide you with references so that you can consult with satisfied customers.

You’re planning a home improvement and hopefully got three estimates from contractors that you checked out with the Better Contractors Bureau. You have decided on one as your contractor and call him to let him know he has the job. A date is set for him to come over to sign the contract and discuss the specifications: approximate start and completion dates and most important to him, the payment schedule. You check the contract over to make sure it contains the contractor’s company name, address (not P.O. Box number), phone number, correct price, specifications, and the payment schedule. You find that he’s asking for a large down payment and three progress draw payments that are tied to various phases of the project’s progression phases. This is where you have the upper hand and hold all the so-called cards! (money) Never give a large down payment! It’s suggested that you give a good faith deposit of no more than $500. Where specialty items have to be ordered such as custom cabinetry, custom

windows or doors or any other items that will only be able to be installed in your home he will usually ask for more but it’s advisable to tell the contractor when he produces proof of the actual placed order you will then give him a draw for the item. The regular payment schedule in this area is usually a small good faith down payment and then three progress draws. Always make sure the payment coincides with the work that’s done. For example in the case of an addition if the contract states one third when the mason starts the foundation don’t pay it until you see the materials are on the site and the mason is actually working. The same for a framing draw or other similar work done. Any remodeling contractor worth his salt should have enough credit to buy materials and pay subcontractors to get the work started. However some suppliers want payment up front on specialty items and won’t except credit so in this case the contractor is within his right to ask for payment before ordering.

Most jobs will entail changes so be sure that you get the specifications and cost in writing and signed by both parties! Again don’t pay for a change upfront and only when the change is started. No matter what the draw schedule is that you agree on always protect yourself and keep a large enough balance to insure that the job is to your satisfaction. A walk through final inspection should be mandatory and usually produces a punch list. If the job is completed and the punch list only has a few minor items on it such as some missing caulking or a molding that needs replacing and the balance is large then you should work out a payment for the balance holding enough to insure the contractor returns to finish the punch list items. Do not add to the punch list after the initial one so be sure you have listed all your concerns. When the job is finished hopefully it was an enjoyable experience and you can recommend the contractor to friends and relatives. Good Luck with your project.
