Waterfront Living We are lucky to be surrounded by so much water in our area. Buyers looking for waterfront properties have many choices, whether lake front, pond, or river front! Unfortunately, most people don’t know that the decisions and choices they will be considering are not exactly the same as when buying non-waterfront homes. The biggest question to ask is what “potential use” does the buyer want from their new property? There are so many lifestyle choices to consider when living on the water. Some prefer to just enjoy the beautiful view while others have very specific plans for water activities. Those with motor or sail boats, might look for waterfronts deep enough for docks and how much trouble it may be to secure permits to build docks. Other buyers might be kayak or canoeing enthusiasts who prefer a quiet body of water over a very active large body of water like Lake Ontario. Still others might want to step out of their house to fish in the trout stream gurgling by. Many lakefront property buyers are looking to enjoy the summer by stepping out their door for a short stroll down to the sandy beach to swim. Others might envision owning a scenic waterfront location that is the perfect place for entertaining family and friends. Once the decision has been made regarding personal needs, the search can begin. If a mortgage is required, consult with your loan officer about possible requirements a waterfront property may have. Locally the mortgage process is typically no different than when buying a land-locked home with the exception properties in flood zone areas. These properties would require the buyer buy flood insurance. Luckily we do not have the same problems as downstate, (coastal exposure to hurricanes and nor’easters) so there is no issue with getting basic insurance on a house. Flood insurance is required for a mortgage if the house sits in a flood zone and FEMA runs the flood insurance program nationwide. It’s possible to learn about flood zones and properties located in them by going to the FEMA website at fema.gov/national-flood-insurance-program. Pricing is generally the second major factor since waterfront is typically more expensive. Canandaigua Lake is a premier up-state vacation destination and multimillion dollar homes are not unusual here. Lake Ontario offers a multitude of pricing possibilities and can be more affordable. There are many lakes, ponds, rivers and streams in our region, so affordable pricing can be found with some concessions on the part of the buyer. Next, serious consideration must be made to the property itself, not just the structures on it. Remember, the real value here is NOT the house, but the land! This
is the opposite of non-waterfront properties, where the house is the most valuable part of the property. The location of the waterfront parcel is very important. Generally, the closer to the city or a town the higher the price. This is where your agent steps in. Waterfront property sales is a specialty and finding a Realtor knowledgable with this type of sale, as well as local waterfront related issues, is important. They should know what restrictions are currently in place for the area you are considering, such as constructing break walls, docks and even water usage. At the very least, they should be able to advise you how to find this information. When it comes to the attributes, the most important considerations are: the view, waterfront characteristics, type of lot, closeness to water, amount of privacy, deed and zoning restrictions and utilities. Buyers should keep this in mind when looking since these combined, are what they are paying for. How is the view? Can you even see the water? If there is obstruction, can it be removed if you want? What restrictions are there regarding cutting trees and brush away? A beautiful view is often one of the most important things to owners of water property and will factor heavily in the resale value when the time comes. Does the house have beach and if so, is it a rocky or sandy? If a buyer wants to swim, they usually prefer a sandy beach. They should find out if the property they have interest in has an HOA which manages the land adjoining the water, if not, who is responsible for maintaining it? They will need to learn the local rules and regulations regarding the waterfront. Also, buyers need to learn how fluid the shoreline is. Does it change drastically, due to erosion or silt deposits? Buyers should be very careful to make sure that the property they are planning to buy actually extends down to the water line, and if it doesn’t, what is the possibility that the land between the property and water could be sold off to someone who would potentially build on it? (If that were to happen your “beachfront property” is no longer waterfront and will significantly devalue!) In some communities the beach front is publicly owned and will not be sold off without first right of refusal going to the owner of the adjoining property, in other
communities the beachfront is part of the property. Is the beach level with the house or located far below, requiring a walk down a set of stairs alongside a cliff for water access? The harder it is to get to the beach, the less desirable the lot would be, with some exceptions. A Realtor is able to explain those exceptions since they are always unique to each property. Keep in mind, if the beach is not easily accessed by aging owners, their enjoyment of the property could significantly diminish. Also, if young children live at or visit a cliffside house, there are potential hazards for them too. The degree of closeness and access to the water is an important consideration when buying a waterfront property. If a house is a good distance away from the water, this will affect the value of the property to some extent. If completely obscured by distance or trees, the less like a waterfront property it seems. Many waterfront properties have little to no privacy. If buyers want privacy, their search will probably take longer, but it’s not impossible. Keep in mind privacy can be costly. Price is dictated not entirely by the house but also by yardage of waterfront land. If a property has lots of waterfront as part of the deed it is more expensive than a property with narrow frontage and deep lot. While restrictions are not an actual attribute of a property, they are equally important in that they shape the use of the property. For example, if there are no docks allowed on a waterfront, then a serious boater might to chose to by-pass a certain property. It is crucial potential buyers learn what conditions, covenants or restrictions might be part and parcel with the property, prior to putting in an offer or, when writ-

ing an offer, to make it a contingency that they be able to opt out if they find out there are restrictions of use that do not fit into their plan. This is why it’s important the Realtor be familiar with buying and selling waterfront properties. They need to be able to advise buyers how to protect themselves. The buyers attorney is another layer of protection for the buyer. Buyers need an experienced Real Estate attorney to best advise them, prior to writing the contract. If the buyer is envisioning making changes to the property their attorney should be able to research rules and regulations for them to make sure these changes would be allowed. Additionally, the potential buyer could also consult the local zoning board for more information. If there are potential changes, the buyer must research prior to buying! Utilities, though not as glamorous as the beach or view, are extremely important as they are not uniform for beach front properties since they often are not connected to public sewers or do not have septic allowances. Buyers should know up front how they will obtain their water, heating fuel, electric, cable, internet, as well as any additional costs that can arise. Proximity to established communities will influence what utilities are available for a property but never assume your utilities are the same as an adjoining suburb or town! Lastly, the house! Type and cost of the house are personal preference. What is important, is that buyers understand that houses on the waterfront are more exposed to the elements and will be more costly to maintain. Buyers should determine whether the home is insulated enough against our frigid winters, since the lake front is often colder and sees more ice and wind damage. Notice, this article barely touches on buying the house and what to look for, but rather everything but! This is just to enforce the fact that waterfront properties are a specialty in real estate practice and must be treated accordingly. Good luck with finding your special waterfront property!

This is The Property Source’s most inspiring edition. It is all about our waterfront properties that are for sale, and we’re fortunate to live in a location where we can enjoy an abundance of them. Not only are we on Lake Ontario, with the Genesee River running to it, we are blessed by the Finger Lakes, both major and minor, and don’t forget, the Erie Canal. So maybe what we lack in Rochester weather, we gain in beauty and choices. If you have always dreamt of living on the water or with a water view, this issue is a keeper. Waterfront properties have always been a good investment and a solid real estate purchase. The water will not only make money for you when you choose to sell, you will also have years of enjoyment and pleasure. It’s like money in the bank! The view out your window is ever changing and always like a picture postcard. If you are not ready to purchase a waterfront home but love the look, I will share some ideas with you to get that look while saving for that cottage in the Finger Lakes. Start with paint. It is the quickest, least expensive way to dramatically change a room
or the whole house. Keep the colors light and cool. Use blues and greens in soft shades. You can paint the whole interior in a soft white using an eggshell finish. Always paint the trim white, but not a blaring architectural white, think soft here too when choosing your colors. There are an abundance of whites from every paint manufacturer, so gather up paint swatches and bring them home to see how they look in your light. You will be surprised to see how many whites look yellow, or pink or blue in your space. Be in accessory mode! Accessories by far are the icing to your cake. Shop for pillows with starfish appliqués, or whales or puffer fish. Throw them of course on the sofa, but you can always fill a large Nantucket basket with two or three fun pillows. Think shells! You probably have a jar or two in the garage from a past vacation. Sort them by size and fill clear glass apothecary jars and place them on your mantle or bathroom counter. The party goods store sells fishing nets, use them as a table cover or drape on a wall and hang starfish on it. Go for a walk on the beaches of Lake On-
tario and look for driftwood. You can make a simple arrangement on your coffee table and nestle small white candles between the branches. Have an old lantern? Place it on the mantle, if it needs sprucing up, paint it lightly with a whitewash [white acrylic paint diluted with water]. I have an old wooden tray filled with objects that my girls found years ago and it brings back many memories. Lighten up! Put away any accessory that is heavy or heavy looking (like a dark area rug). Lighten up by using a pastel color or natural sisal. There are now very inexpensive out-
door rugs that can be used inside. Find one of these and put in under your coffee table or breakfast table. If you are on a mission to find your perfect waterfront property, good luck and happy hunting. If now is not your time for a move, you can always accomplish the look while saving for your dream waterfront home.

If your indoor radon levels in both areas are similar, the granite likely does not have a measurable effect on your indoor radon-in-air levels. If the levels of radon in the area containing the granite are higher than your indoor levels in other areas of your home AND the surface top test devices also return high results, then it is possible that the granite is contributing to, or is the source of, your indoor radon levels. Why Geiger Counters will not accurately measure radon. Most web videos and TV demonstrations measure the granite counter top using a Geiger Counter. These simple audible devices are being used for dramatic effect and are misleading in two principle ways: 1. Simple hand-held Geiger Counters are not calibrated for measuring ONLY the radonproducing Radium in granite. This means they will almost always over-respond when attempting to measure the radon emissions. 2. Not all the radiation making the clicking sound comes from radon-producing Radium. In most cases the noise is produced by two other naturally occurring elements: Potassium and Thorium. In fact, up to 95% of the Geiger Counter clicks may come from Potassium, a very common element and is found in our own bodies, as well as many foods and vitamin supplements. FACT: Testing has shown that a “pancake” style Geiger Counter (like those used on TV) will over-respond 10 to 20 times more than a professional grade radiation detector like those used in hospitals and nuclear power plants. FACT: Potassium does not produce radon gas and Thorium produces a different type of
gas called Thoron. Thorium is a shorter-lived element which is similar to radon but decays about 6,500 times faster. Thoron has a halflife of about 51 seconds, whereas Radon has a half-life of just over 92 hours. Because most of the Thoron gas never makes it very far from the granite’s surface, the US EPA does not consider Thoron a major contributor to health problems. The bottom line. Simple hand-held meters alone CANNOT tell you how much radon is being produced by your natural stone materials. These meters grossly over-respond to the actual radiation coming from the stone surface. Gamma measurements can only be used to find “hot-spots” that may be emitting radon. These “hot-spots” can then be tested using calibrated activated charcoal devices. Results, or emanation rates, from the surface tests are reported as “volume-per-surface-area-per-time” of radon gas. The Air Chek surface tests are collected for a specific amount of time (i.e., 4872 hours) in a known volume, over a known surface area, and can be properly analyzed and calculated with sophisticated laboratory equipment. This is not the only method for measuring the amount of radon coming from the granite, but it is the most economical. a change of seasons can bring about home improvement scammers Warm weather is here and so are the scam artists who prey on homeowners, especially the senior citizens. These rip off scammers, more commonly known as “drifters” usually go door to door offering a variety of home improvements and repairs from roof and chimney repair, gutter cleaning, driveway sealing, tree trimming, etc. They often say they can do the job at a really low price, as they have left over materials from another job. Many times, these scam artists are driving trucks with magnetic signs and out-of-state license plates, or operate out of store front offices that they can quickly move out of once they finish their scam or if they think local authorities have knowledge of them. The Better Contractors Bureau recommends that you do the following to protect yourself against these fly-by-night operators: Before you give permission to anyone to do work on your home that you have not actually called and especially before you allow them into your home
you should check them out with the Better Contractors Bureau, as to whom the owner of the company is their address and reputation. Ask for identification (Drivers license) and if they show you an out of state license then tell them that you are not interested. Be firm and do not allow them into your home, as most scam artists work in pairs and while one keeps you busy the other will search your house to steal valuables. Some even work with children and ask if their child can use your bathroom. NEVER FALL FOR THIS APPROACH!! Don’t fall for the high-pressure stories like “this offer is only good if you take it now” or “once we leave your street we won’t be able to give you such a bargain again”. If you have checked the contractor out and do feel confident that they are truly a legitimate, local contractor and want to have them do the job for you then be sure to get everything in writing on a bona fide NYS contract required by law. In the
contract it must state along with all the specifications, that you have 72 hours to change your mind and any money given as a down payment or draw must go into an escrow account. Never give a large down payment and never pay in cash no matter what they tell you or what discount they may offer you! Always pay by check, payable to the company name, not an individual! If you have a large project or repair that you feel will be expensive you should get at least 3 estimates from similar size companies, all in writing. Never allow a contractor that you have not called to go up on your roof to check the roof, chimney or gutters, as they sometimes have been known to actually damage those items so that they can show they are in need of replacing or repairing.
