July 12-20 at WaterSong in Penfield Homearama is back! After a short respite, the home show is back and better than ever. This year’s visitors will have the opportunity to experience mini-events within the 7 home venue, providing more of an entertainment experience than anytime in the past. Rochester’s Homearama has been showing home buyers and owners cutting edge trends in home fashion for thirty five years. It’s an event that offers the public the opportunity to view spectacular show-case homes designed by top builders and architects. These homes are not to be missed! Not only are the homes built by top Rochester area builders, they are often landscaped to perfection and always decorated to the nines on the inside by local designers and furniture companies – some of whom are nationally recognized award winners! This year’s Homearama has been built in an established development known as WaterSong Trail in Penfield (near the Webster border) from Saturday, July 12th through Sunday, July 20th. The “Homearama” concept, originally began with a project in Cincinnati, OH. The idea was appealing to Rochester builders and so the first Homearama was held thirty-five years ago, making Rochester the second city in the northeast to hold one. Syracuse hosts a Homearama from time to time but not with the same regularity and there are no other Homearama events anywhere else in New York State. While many believe Homearama is held yearly, how often and when it is held is actually tied in with the over-all housing market. In a weaker market, the show may skip a year. The fact that it’s being held this year is a sign that builders are seeing an escalation in demand for new housing. This escalation is linked to the increase of buyers who are not finding what they want in the current market which has a low supply of listings available. What makes this type of show so unique is that it is a single site show. Rick Herman, the Chief Executive Officer of the Rochester Home Builders Association explained that “A single site show is held in one development on one particular street. The other type of home show is known as a “Parade of Homes” where visitors walk or drive from one participating homesite to another.” Homearama homes are clustered together, allowing the viewing public to literally walk next door to the next home. One of the hurdles to this type of show is finding the right place. Herman explained that to hold a Homearama “requires finding a developer who is actively planning a parcel and is willing to allow other builders to take a lot.” While the developer is not able to build on that lot and extract the profit they normally would, Homearama’s reputation of high quality and innovative design benefits the rest of the development by association. Additionally, the show shines a spotlight on the neighborhood, bringing it to the homebuying public’s attention. This year’s featured builders are: Antetomaso Homes, The Aristo
Company, Bella Homes, Gerber Homes, Fallone Properties, Landmark Builders, and Sirianni Construction. From start to finish, this event takes a great deal of preparation. The Rochester Home Builders Association organizes and runs all of the Rochester Homearama’s. There are many details to attend to. After finding a location, participating builders have to be coordinated, building deadlines have to be met, and special events held in conjunction with the home show have to be scheduled. The list is endless and without a point person in the guise of Rick Herman, this task would be impossible. A true driving force, Rick overseas this event from the initial concept to closing day. As in past, these showcase homes are for sale. With two already sold, there are only five show homes available for purchase – so if you are thinking of buying in this area, do not miss the show! Homearama homes have long had a special cache. They are more costly for the builder due to top-grade materials and products being used throughout – allowing the builder to put their best foot forward. Even years later, when a former Homearama home is sold, the owners often make sure to let the buying public know, as this fact alone typically heightens interest for potential buyers. This years event is being held in the “WaterSong Trail” development which has a Penfield address and offers Webster Schools. Homearama has been in almost every town in Monroe County and occasionally in surrounding counties. Penfield has the distinction of having been home to fifteen Homearamas! This development, created by Antetomaso Homes, is being built on the old Mayers Farm. Antetomaso Homes anticipates building about 85 houses in the community. The development offers features such as a large pond with a fountain welcoming visitors to the site, street lights, sidewalks on both sides of the street and an average half acre lot to build each home upon. The homes are higher end and start at around $385,000. The Homearama featured homes will be decorated and furnished this year by local designers and furniture companies that the builders normally work with. All homes must have signage stating who provided certain features with the intent of allowing visitors to contact vendors if they choose. Some of the local furniture companies and designers participating this year are Jack Greco, Victor Furniture, Ambiance - owned by Mary
Jo Quatela-Stuhler and Webster Interiors under the direction of Ric Thomann. Both Quatela-Stuhler and Thomann are nationally recognized award winning designers. Ric Thomann has designed the Aristo built home and it’s his third time participating in Homearama. His first home, in the 2004 Homearama, was sold to a buyer who also bought the entire contents of the house down to the candlesticks! In 2007, Thomann won all of that years Homearama interior design awards. In this 2014 home, he considers his style “conservative with flare.” For the Aristo showcase home he decided to design the first floor with a monochromatic look, while using lots of color upstairs. The walls feature faux paintings and murals throughout the home offering a “classic organic” feel. The Gerber home will feature a bonus room above the garage which Thomann was also asked to decorate. This design was approached with the intent of showing viewers that they can design a home theatre on a budget. The Home Theatre Room has a projection screen with sound system, theatre-style seating and a popcorn machine. Want a taste of what you will find at this year’s Homearama? Take the home built by Antetomaso Homes, a 3,155 sq ft beauty that sits on a half acre lot as an example. The house has four bedrooms and a bonus room upstairs. The bonus room could be used as a bedroom or exercise room. The home was built to be family friendly with a focus on the large gourmet kitchen and family room. There is a convenient first floor laundry, and the 1,250 sq ft finished basement is designed with a “sport zone, man-cave” theme. One wall features a huge eighty inch TV with four fifty-five inch televisions positioned around it, creating a sports bar feel, complete with a concession stand! photographs of NFL Hall of Famers!!! The “sports zone” also has a three-sided fireplace and access to the garage. The home even has a patio fire pit for enjoying evenings outside. This home is designed as a transitional style home, meaning it looks like a traditional home on the outside but has a contemporary interior design. Each home has a unique theme. Landmark Builders chose to build using a variety of natural and reclaimed materials. Aristo chose to design a destination that is an expression of the peaceful life, complete with a yoga/ meditation room designed by Breathe Yoga. Bella Homes has built a coastal-inspired home “Escape to the Cape”. The only ranchstyle home was built by Fallone Properties, but it does have a lower level making it much bigger with a second full kitchen and home theatre, as well as a fitness area and full bath. Gerber Homes chose to center their theme around family living; elevating day-to-day family life to everyday elegance. If you like to entertain, Sirianni Construction’s 3,600 sq ft home is described as an “entertaining dream house”. And for those sports nuts out there, do not miss Antetomaso Homes “The “Sports Zone”! Besides seeing these amazing homes, there will be culinary demonstrations, wine tasting and music by Dave McGrath, DJ Blaze and Captain Skyfrog at the event tent. Hot Diggity Dog July is a very special month. It is National Hot Dog Month. Americans eat 7 billion hot dogs between Memorial Day and Labor Day. That means about 60 hots a year per person. Hot dogs are not just for baseball games. They have become quite gourmet in the hot dog world. There are dogs made for every taste. For the vegan, there are tofu dogs, for the beef lover, there are angus beef dogs, and for the calorie conscious there are turkey and chicken hot dogs. In Rochester we have our famous Zweigle’s Hot Dogs, and my husband eats at least 2 porkers a week, if not more (porker aka Rochesterian white hot). Where did the hot dog get its
name? Back in 1901, in New York City, at a baseball game, a food vendor was selling sausages on bread. They were called ‘dachsund’ sandwiches, which evolved to hot dogs. How do people eat their dogs around the country? Out west, the dog is topped with chili. In Chicago, the dog is topped with caramelized onions and mustard, and New Yorkers love their dogs topped with mustard (Frenchs’) and ketchup, and I love relish too. The proper way of dressing you dog, according to the National Hot Dog Council, is to place your dog on the roll (unheated), add your condiments on top of the dog, ketchup first, then mustard, then relish. Fuse Panels
should they all be replaced? Fuse panels are no longer used in new homes. Fewer and fewer people are familiar with them. As a result, when most people see a fuse panel they immediately think, “That is unsafe and will need to be replaced right-away”. Most electricians agree that fuses are actually more "fail-safe" than circuit breakers in terms of “blowing” or ”tripping” when they are supposed to, in order to protect the circuit. The problem is that people do not put the correctly sized fuses in the panel (the circuits are “over-fused”), and that creates a safety hazard. If the fuse installed can handle more current than the connected wiring, the wiring could overheat in an overload condition and potentially lead to a fire.
Circuits usually become “over-fused” when a fuse keeps blowing. Occupants figure out that if they put in a higheramperage fuse, it will not blow as much. Unfortunately, this is not the right way to handle the problem. Usually the circuit needs to be split into multiple circuits, in order to reduce the electrical load on the fuse. Fuse panels come in all different sizes and shapes. However, most of the residential panels are typically small and do not accommodate enough fused circuits for the modern needs of homes. As circuits get added, more space is needed. As a result, most fuse panels are surrounded by additional fuse panels or small circuit breaker panels referred to as sub-panels.
When inspecting fuse panels, we remove the covers and check that the wire sizes match the fuse sizes (i.e. 14 gauge wires have 15 amp fuses, 12 gauge have 20 amp, 10 gauge have 30 amp, etc.). It is a common occurrence is to find several green screw-in fuses (30 amp) connected to relatively small wires. If you see a lot of green fuses when first looking at a fuse panel, there is a good chance that several of the circuits are “over-fused”, creating a potentially unsafe condition. Although fuse panels can be used safely if properly sized fuses are installed, most electricians will recommend upgrading the panels to a modern circuit breaker panel if any electrical work is undertaken in the home. Un-
less the panel is an unusually large fuse panel that accommodates many circuits, most people should budget to replace their fuse panels to allow room for more circuits. Prior to replacement, owners should at least ensure that the properly sized fuses are installed, for safety. Whether it is roofing, siding, windows, that new kitchen or an addition, remodeling is a costly investment and you should protect yourself before signing a contract. New York State regulates the sale of home improvement goods and services and applies requirements to most types of improvements costing over than $500 purchased by homeowners. The law requires contractors to give you a contract that includes many provisions. The main ones are summarized below: 1. The name, address and phone number of the contractor must be on the contract. (Do not accept a P.O. Box number as the contractor’s address) 2. The exact amount of the project including progress payments. 3. A start and completion date, including any contingencies which would change the completion date such as bad weather. You may also want to have included a penalty clause for running over the completion date. A $100 per day deduction off the contract price is common for every day that the project runs over the completion date. 4. A clause that reads that “any progress
payments received by a contractor from a customer can only be made if they bear a reasonable relationship to the work actually done, materials purchased or related costs.” 5. Any payments received by a contractor from a customer prior to substantial completion of the job must be placed into a escrow account in a bank located in New York State within five business days and the customer must be informed where the money is held within ten business days. The contractor can only withdraw the deposit only in the following circumstances: under the terms of the payment schedule agreed on by the contractor and the customers; upon substantial completion of the job; or if the customer violates the contract, but only to the extent that the amount covers the contractor’s reasonable costs. 6. A complete specification description of the work and materials, including brand names, model numbers and other identifying information. 7. A consumer notice that reads as follows: “The customer has an unconditional right to cancel the contract until midnight of the third business day after the contract was signed.
Cancellation must be done in writing. If the contractor or subcontractor who does the work is not paid, he or she may have a claim against the customer’s property under the Lien Law. 8. Warranties and guarantees should be stated in the contract. Be sure to understand if the warranty or guarantee covers both the materials and labor and if they are prorated and transferable. For example a new roof job may warrant the materials for 25 years but the contractor may only warrant his labor for one year. There are penalties against contractors and consumers may sue for actual damages, plus a $500 penalty and reasonable attorney’s fees if the contractor has used fraudulent written statements to get the contractor to sign the contract. The Attorney General is also authorized to go to court to stop illegal practices and order contractors to compensate defrauded customers. Contractors can also face civil fines for violating the provisions of the law, especially with the protection of the customer’s payments.
Tips For Consumers: • Determine exactly what work you want done before you decide to get estimates. • Get three estimates from contractor companies that are similar in size. Be sure to check for verification of Liability and Workmen’s Compensation Insurance. • Check the contractor’s reputation with the Better Contractors Bureau, banks and suppliers. • Make sure when you decide on your final contractor to do the job that you are signing a contract that meets all the requirements of Article 36A of the NYS Business Law. • Do not pay a large deposit in advance of the start of the project unless it is for a specific reason such as special order cabinets or windows, etc. Instead negotiate a payment schedule tied to the completion of specific stages of the job. • Don’t pay the final payment unless you are satisfied and the job has been completed as per the contract specifications.
