second quarter analysis The Rochester metropolitan area saw property values rise again during the second quarter as the median sales price reached $130,000, an increase of 1.1 percent from the 2013 second quarter, the Greater Rochester Association of REALTORS® (GRAR) reported today. Inventory remains tight, with 5.0 percent fewer homes on the market. There were 5,816 single-family units available in the second quarter as compared to 6,122 in the 2013 second quarter.

Sales declined by 235 units, (7.6 percent) from 3,079 to 2,844.

“The tremendous increase in pending sales during the second quarter shows that our housing market is picking up pace as we enter the typically active summer season,” said Andy Burke, GRAR President, adding that pending sales had jumped by 34.1 percent compared to the first quarter. “REALTORS® in the Greater Rochester area are reporting that properties are moving more quickly, multiple offers are becoming more common and sellers are realizing a higher percentage of the asking price.”

“We expect the growth in the median sales price to bring more sellers to the market, which will provide additional options for today’s buyers,” said Burke, noting that first-time buyers will benefit from favorable mortgage rates that are currently lower than a year ago.

A New Day, A New Dawn! what else, Dawn. The recipe is one gallon white vinegar, two cups salt and one fourth cup blue Dawn. Mix in a garden sprayer and shake until salt is dissolved. I sprayed my stone drive where the nasty grass and weeds creep in, and by nighttime they were history.

Other uses for Dawn (found online): • Unclog your drain. Mix one fourth cup of Dawn with a pot of boiling water, pour down your drain. The Dawn will degrease your pipes and if used regularly keep your pipes free flowing, use in the toilet too.

• Clean the bricks of your fireplace, mix equal parts Dawn and salt to a paste. Rub onto the bricks, have a cup of coffee, wash the soot away.

• Kill fleas. Use one teaspoon with a gallon of water and shampoo your pooch. Rinse well.

• Wash your hair with Dawn once a month to eliminate the build up of hair products.

• Shower and tub cleaner, this will replace the scrubbing bubbles. In a spray bottle mix two cups white vinegar and two tablespoons of Dawn. Spray liberally and you will rid your bath of soap scum. Use this mixture on ceramic tile too, rinse off and wipe dry.

• Homemade bubbles for the kidlets. Mix one half cup Dawn, one half gallon water and one tablespoon Karo syrup. Your kids will have nonstop bubble fun.

• Houseplant bug repellent. Mix only a drop or two Dawn with water in a spray bottle, shake well and apply this mist onto your houseplants. Aphids and spider mites will take a hike. You can use this solution to repel ants in your home too, just spray away.

• Household lubricant. Rub Dawn on hinges and door knobs to keep them stick free. I am trying this one too, I can never find the wd39-41 anyway.

Dawn is not only for cleaning the delicate wings of wildlife, but for just about everything else. Remember the movie where the dad insisted that his daughter spray window cleaner on her blemishes? I wonder if blue Dawn would work?

Recently, I was invited to a get together with some old friends. We talked about high school loves, Social Security, removing crow’s feet, wines of the Finger Lakes and cleaning with Dawn, the pretty blue liquid soap. Every friend had a cleaning issue solved with Dawn. So, I was on a mission to try some of these cleaning methods with the blue miracle cleaner. To my chagrin, every stain that had stubbornly remained after numerous cleaning attempts, became a memory.

My hubby purchased a rather expensive deck cleaner, we brushed it on the deck and power washed it off. The deck still had remaining mold stains on it. I mixed up a bucket of blue liquid with hot water, brushed it on the deck with a broom, read People magazine, washed it off with the garden hose. A miracle happened! All the stains and mildew disappeared. So I tried again, with my lime green sweater that had a stubborn coffee stain on it [Starbucks]. I only put a couple of drops of straight Dawn on it and washed as usual. The stain was gone. Now onto the biggest task, I use quite a lot of weed killer on the stone driveway, and I found a recipe on line for a natural weed killer using

The Browncroft-Winton Neighborhood Rochester, NY has some of the best preserved architecture in the State, but some areas are better preserved than others.

The Browncroft-Winton neighborhood could be considered one of those better places. Proof is found in The Browncroft Historic District located between Browncroft Blvd, Newcastle, Blossom and Winton Rd. Added to the National Register of Historic Places in 2004, the district is recognized for it’s “architectural integrity of the homes” as well as for having a landscape design through out the neighborhood, creating a sense of uniformity through the use of flowering shrubs and shade trees.” While the entire neighborhood runs from Elmcroft Rd to Blossom Rd, east to the Brighton town line, and west to North Winton Rd, what defines the Historic District reflects on the area as a whole.

The neighborhood was developed by Charles J. Brown, and not surprisingly, was eventually named after him. The owner of Brown Brothers Nursery Company, Charles later became a real-estate developer, utilizing much of his former nursery land. His love of greenery is evident by the large lawns and mature trees throughout the neighborhood including blue spruce, red maple, magnolia and beech. In the early days, the decorative street markers (black posts with Gothic lettering spelling out Browncroft and a street name) and the multiple Chinese wisteria plantings enticed spectators to drive through the neighborhood to view the gardens. Only four street markers remain today: Ramsey Park/Corwin Rd, Windemere/Newcastle Road, Beresford/Blossom Road, and Dorchester Street/Gramercy Park but the love of gardening lives on. Today’s green thumbed residents maintain a garden at Browncroft and Merchants featuring over 300 rose bushes and other plants – all cared for by neighborhood volunteers.

The homes built in the area are often large and of various styling, but the neighborhood accommodates all price ranges.

Currently a home can be purchased on Blossom Road for $87,900, but if you prefer a new home, you can find a 2293 sq. ft. home on St. Johnsonville Trail for $525,000! There are currently twelve homes available for sale and another eleven pending in the Browncroft-Winton district with the average active listing priced around $108,900. Since last July 38 homes were sold, priced between $79,000 and $335,000. The average price paid for a home in this neighborhood since last July has been around $107,000. Currently average days on the market are under 60 days, if the property is presentable and priced right!

The area has and still does, draw many notable people from the Rochester area, such as city and county politicians, corporate executives, and many business owners. Residents of the neighborhood include the gamut of professionals including school principles, teachers, doctors, nurses, police officers, fire fighters, media

personalities and many more. It is important to note though, that this area does not exclude blue collar workers who are also included in the mix, creating an economically diverse neighborhood.

One of the reasons this neighborhood has been so strong in maintaining a high quality of life is its strong neighborhood association, the “Browncroft Neighborhood Association”. This group was founded in 1973 and continues stronger than ever today. One can see why when looking at all the activities this association creates for it’s residents participation. Every May there is a Neighborhood Garage Sale, which is heavily advertised and operates under strict guidelines developed from years of experience holding this event.

The next garage sale will be held May 2 & 3rd, 2015. Most recently the organization held a neighborhood picnic. Hot dogs, lemonade and cookies were provided for those residents that attended. The rest of the food was pot-luck, with participants bringing a dish to pass. Residents were able to join in games including soft ball, frisbee, croquet and bocce ball, or just enjoy the evening visiting neighbors and getting to know new ones. This is a yearly event open to all residents and members of the association.

The Browncroft Neighborhood Association also publishes a newsletter which is printed and delivered at least quarterly, to all residents in the neighborhood by volunteer carriers.

The same newsletter is online at the organizations website browncroftna.org. The website, published by the Browncroft Neighborhood Association, is very informative and user friendly, providing another option for residents looking to stay on top of neighborhood activities. The constitution and by-laws of the Association are published for all to see, as well as the officers. Details on various programs currently on-going with the organization are found here. Those interested in detailed history of the area need to stop here! Information is also published on services such as the neighborhood watch program, the public library on Winton Road, and “Nextdoor Browncroft”, which is a private social network for neighborhood residents.

Website visitors will also find information on a very progressive and innovative program known as “Browncroft - Home For A Lifetime”. This program was developed to help residents who choose to “age-inplace” instead of giving up their homes to move to (often expensive) planned com-

munities for aging. The idea is to encourage residents to remain in their homes aided by available services which enable them to do so. The Browncroft Neighborhood Association has a committee that is developing and carrying out this program with great dedication. They pose a question that should be asked more often: “Why lay out significant sums of money to move to a continuous care community when through a “Naturally Occurring Retirement Community” and the help it provides, we can create one of our own right here?”

The organization currently offers several services to aging residents who opt to stay instead of selling their homes and moving.

Residents who are contemplating staying in their homes, whether middle aged or older are invited to complete a survey that will assist in planning a menu of amenities that will enable neighborhood elders to remain and participate in their neighborhood.

The intent is to identify needs and interests of those that use the service as well as finding financing for some of the services.

Currently a list is available online, identifying home maintenance service providers who were nominated to the list by a satisfied neighborhood resident, allowing others to feel confident that they will not be taken advantage of, especially if due to age.

There is a transportation partnership in place with LifeSpan, which allows residents to take part by using services as well as volunteer opportunities for those that would like to drive.

Parents of grade school age children who live in the neighborhood may feel a large push within the community to participate actively in the neighborhood grade school. Parents can volunteer to work in classrooms, be chaperones, join the PTA, join an email list, Facebook page, or parent portal (which allows parents to access information on their students by entering a login code and password). The school that services this neighborhood is the Charles

Carroll School No. 46. The school property has a soccer field, baseball diamond, basketball courts and a playground. There are lots of activities for children in the neighborhood, which helps keep it vibrant and welcoming to families.

Those that like to eat out or enjoy nightlife will find plenty of establishments waiting to serve them, most lining the main avenues. Some of the better known eateries are the Winton Bar and Grill and its competition across the street, the Wintonaire.

Both draw crowds almost every evening, especially on weekends. There are also little neighborhood bars and restaurants tucked into primarily residential areas of the neighborhood such as Rizzi’s Restaurant on Merchants Road, specializing in Italian fare. They offer not just in house dining but catering, too. This small restaurant and bar was started by members of long standing Rochester restaurateur families and has developed a strong reputation for service in the old tradition of genuine hospitality. Balsam bagels is another eatery locals love, offering a wide variety of items besides bagels. Chinese take-out is easy to get. Pizza lovers love this neighborhood with the many choices available, such as my personal favorite for slices; Bay Goodman Pizza, as well as Captain Tony’s, Nino’s, Mr. Shoes, Salvatores, Rosalita’s and Chubs Pizzerias There is every type of eatery in the neighborhood.

Locals have easy access to the many specialty shops large and small. From vacuum cleaners and lighting, to clothing and pharmacies, stores are often within walking distance for many residents. Supermarkets, including Wegmans and Tops are also a short drive away. This neighborhood boasts easy access from all points in the Monroe County, not only because it is centrally located, but also thanks to two highway access points.

Take a walk around the neighborhood and see it, at its best in our fantastic Rochester summers. Those that do, often decide they have to live there. Carmen Santora, Executive Director of the Better Contractors Bureau is warning consumers contemplating having their driveway sealed that there are contractors in our area, some from out of state, using unscrupulous tactics when sealing driveways.

Santora says, “The usual rule of thumb when sealer is mixed is, for every 100 gallons of sealer 30-40 gallons of water should be added. The scam artists are doing the opposite and in some cases we have been told that some are mixing as little as 10 gallons of sealer to 100 gallons of water.” In reality all you’re getting is black, colored water that will wash off with a good rain.

In one such case a complaint was made saying that the contractor the victim had

hired was practically chasing the sealer down the drive way, that’s how much water was in the mix. The homeowner said he went strictly on price and he should have known better when he paid $45.00 after getting two other estimates for $95.00 and $112.00. He also forgot that when he did his driveway a few years back that it took 4 five gallons pails at approximately $18.00 each along with having to buy a broom/squeegee.

His overall cost to do the job himself had been $76.00 for materials alone.

Consumers should watch out for special so called deals and especially watch for out of state license plates. One of the most common line used by these con artists is “I’ve got some sealer left over from another job and

can give you a really good price.” Don’t fall for it.

Better Contractors Bureau Remember, a good driveway sealer con- 585-338-3600 tractor will blow off the entire driveway, use the-bcb.net a weed eater on the edges, cover the sidewalk between the truck and driveway to prevent accidental spillage from a storage tank and barricade the entrance when finished.

Contractors should also carry liability insurance in case of damage to your property, such as splash-over on your garage door or siding. Remember the old saying “you get what you pay for” and know it really applies with driveway sealing.
