What You Should Expect from your Realtor

Having Realtor representation is valuable for both sides of the equation, whether the client is a seller or buyer. Here’s how and what sellers and buyers should expect from their Realtor:   Expect honest and open communications with the listing agent. An agent should get back to their client within 24 hours. Most try to call their clients back within six hours. If a seller’s property was shown, the listing agent should try to get feed back from buyer’s agents and to present it to the seller, good or bad (better to not sugar-coat in my opinion.) If a home is on the market for a period of time, a seller can expect an updated comparative market analysis, at least every two months, preferably every month. Sellers need to understand what is happening on the market currently. If there is no traffic through a listing, the seller’s agent should talk with their client about current market conditions and how to trouble shoot the situation. Reducing the price will always help, but sometimes that isn’t the answer. Sellers can expect their agents to try to exhaust all other options first; such as asking that the seller clean or stage their home, do repairs, shovel the walk-ways in the winter – what ever it takes to present their home in the best possible light, even if that conversation is uncomfortable for both seller and agent. A good agent is an honest agent. Being honest saves time and headaches down the road. Good agents will do everything possible to get their listings into the public eye in the most favorable way.   When selling a home, Realtors should put the listing together with thought and attention to detail. Once listed, sellers should receive a copy of the Realtor version of the listing for review. Sellers can expect to see all the pertinent information, including number of bedrooms and baths, taxes, showing instructions, directions, and the private agent to agent comments the public does not get to see, and especially multiple photos. The sellers should not hesitate to correct information if necessary.   Photos! Photos help sell listings, period! If there are no photos, often a potential buyer will just pass by that listing. Photos must be properly framed and focused with the right amount of light. How many agents, as well as buyers, have looked on line and found a listed property with only one photo? Photos sell! The exception can be a rental property, due to tenant privacy rights photos could be limited or even no interior shots. Most tenants will allow photos if the owner requests it, but are not required to do so. In owner occupied homes, there is no reason for limited interior photos. The exterior must be shown.   When there are photos, the agent should discuss with the seller some details that could create an unfavorable impression of their home. Dirty counter-tops, clothes strewn all over, unmade beds and (ironically) obviously unused vacuum cleaners are among the many distractions and, turn off’s for buyers. The agent should get the best photo possible. They need sellers to clean up and present their home in the best possible

light. When a listing agent makes suggestions regarding preparing for photos, sellers should be listening and act accordingly. This is not a situation where an agent is trying to hurt the clients feelings, they just want to do their job, which is to sell the house!   Regarding price, expect listing agents to be honest about the price of the property. There are some agents who will list at unrealistically high prices hoping to reduce the price later, just to get the listing. Sellers should be aware if an agent promises to sell their property at an inflated price or guarantees to sell in a really short time. Remember, if it seems too good to be true, then it probably is. Sellers must be realistic on price. How do you know realistic pricing? If three agents come and give their opinion but one agent is well out of line with the other two, chances are the two more closely aligned agents are coming to the seller with accurate price suggestions.   Every Realtor – EVERY Realtor has had listings in the past that they listed at the wrong price point but did so because the owner insisted. Every one of these Realtors hoped the price would come down. Sadly, when they could not persuade the owners to bring the price to where it needed to be, the Realtor was blamed for the lack of a sale and the seller turned to another Realtor, who is then anointed to be the “real” expert. With time working in their favor, as well as a more motivated seller, a new Realtor can typically get the price down and sell the property. Nothing is so disheartening to work so hard and see the situation play out this way for a Realtor. Experienced agents rarely take listings where owners are not price realistic and hope they get another shot at the listing after the seller has had a go-around.   Expect honest and open communications with the buying agent! Buyers should expect the same communication and honesty from their agent. It is important for buyers to understand they must be honest with agents they speak with too. It is not unusual for selling agents to have a potential buyer demanding to see the listing. A good agent will ask if the buyer is working with an agent. Buyers have been known to lie, answering no, when they indeed do. This is not a good strategy. Creating distrust when it’s time for a seller to decide whose offer to accept is not to your advantage. If a selling agent detects a fib, they will let the seller know. Also, selling agents expect the buyer’s agent to come through the property with

their clients, especially if the selling agent is not personally there to show it.   A good buyer’s agent will prepare the buyer to successfully go out into the market to buy. They will ask that the buyer be pre-approved to buy and ask to talk to the buyer’s mortgage officer to verify what the buyer is qualified to buy, as well as what type of mortgage will be used. The type of mortgage will determine how the contract is written up. Buyer agents should have a system in place to locate appealing offerings to show their clients in a timely manner. Buyers expect to be listened to and provided options that actually meet their needs. If the buyer’s agent consistently fails to do so without cause, instead pushing properties out of agreed upon search parameters, it could be time to rethink working with that agent since they are not listening to their client.   The reality of the situation should always be addressed! Buying agents should be honest with you about what they think about the property being looked at. While agents cannot tell you where the “good” neighborhoods are or perform a house inspection-(unless licensed as inspectors as per NYS law), they can detail the ease or difficulty, of selling the property at a later date. If it is perceived as a difficult sale, they should be able to identify why, such as being on a busy road or having a trashy neighbor littering up the neighborhood, reasons are as varied as there are houses.   When the house to buy is found, the buyer’s agent should create a buyer’s comparative market analysis to help determine the offer price. The agent will need to know what their client expects to pay and analyze that price. If it seems off, they must be able to explain why and back up what they have to say with data.   Above all else, buyers should not let an agent

push them to buy if they’re not ready or to pay more than they are comfortable paying. A buyer may be able to pay more but may not be comfortable doing so. It is true that some agents have a number in their head of how many homes they are willing to show a buyer before they decide that buyer is wasting their time. Others might not have a number, but will evaluate buyers as much as they themselves are evaluated by the buyer. If the buyer is sincere and earnest about the job at hand, many agents will stick with them until the goal is achieved.   Once the offer comes together, both agents have to work it! Their jobs are just beginning after an offer is accepted! Deals today are much more difficult to successfully steer to close. Realtors sometimes have to think outside the box to make things work. They need to be good at negotiation and be diplomatic too.   Agents, on both sides of a deal, should explain what each clause in the contract means, before signature and initials are applied. They should analyze price, explaining why it is or isn’t a good offer. Clients should expect explanations about contingencies and conditions to their complete understanding and satisfaction. The agents may refer questions to their clients real estate attorney, and that’s ok, since agents cannot answer the legal questions and should defer to the attorney. That said, agents are qualified to explain the contract to you and get it put together.   Agents should make sure legal deadlines are adhered to and when they can’t be met, to write addendum’s or have the client’s attorney write them, protecting their interests. Agents from both sides should work in a cordial manner to facilitate the deal going through in an nonadversarial manner. There are some cringeworthy agents out there. Ones that other agents hate to deal with, knowing a deal will always be difficult if they are on the other end. Difficult agents typically mean additional obstacles when it comes to closing. Clients should be very careful in their choice of agent, paying attention to the agent’s every nuance before deciding who to hire. Happy House Hunting!

You’ve moved into your beautiful new home. You unpacked all those boxes and recycled them. You arranged your furniture and sorted out the artwork, now it is finally time to paint your walls in colors that will create a color flow in your space. It is important to consider the mood you are attempting to create when choosing color, and how one room will relate to the others. A color story tells that tale. First and most importantly is the light in the room. Is the room blooming with sunlight, does the room catch late afternoon sun, or is this space shaded most of the time? Color is an emotion made visible and tangible. When selecting your color choices, ask yourself how you want to feel in this space? Do you need a soothing, cool color in the bedroom? Is your desire to make your family room a warm, neutral gathering space for your family. Have you always wished for a deep red dining room that will spark conversation when entertaining friends? Consider the true meaning of color. Here is a guide that you can use when creating your color story. Green. Because of it’s dominance in the

nature world, green rooms create energy and growth. It is a good choice for family rooms and common spaces. The perfect compliment to green is in the red family, so use brick, or berry shades to accent . Red. Most complimentary to green. Red is a warm, pure, dominating choice. Perfect for your dining room, or where you wish to conjure lively activity, such as a child’s play room. Yellow. This is another warm color of sunshine. To make your laundry room cheery, paint it yellow. The best compliment to yellow is purple, or blues with a lavender undertone, like periwinkle. If you have cherry kitchen cabinets, add white to yellow to make a rich, cream shade. Blue. The coolest color of the color wheel, can evoke feelings of calmness and serenity. It is a perfect choice for a bedroom or a nursery. You can choose a pale blue or a blue with green undertones for your bath, and you will create a spa-like space. Purple. A color of royalty and playfulness. A young girl’s room is always charming in lavender, add accents of light green. Brown. The ultimate earth tone, the color of sand and soil. Brown is a peaceful,

conservative, easy to live with color. Considered the most neutral of all colors today, it is a perfect color solution for common spaces like family rooms. Traditional and contemporary styles work well with browns, from the color of coffee with cream, to the rich tones of deep sand. Black. The total no color-color. Strong and formal, black can anchor any room, and I would have every room with some black. Add some white and green to black to make a banker’s grey, and you have a sophisticated and upscale color, clean and uncluttered. White. Clean, pure, and simple. I always prefer all trim painted in some shade of white.

When desiring a white room, change the shade of white for the trim. This will give needed contrast, and will make an interesting play of the white color. Your white walls will open up the room and make your eye think the space is larger and cleaner. A well chosen color palette for your home will create the feelings you want to surround you and your family. Be it warm and cozy, conservative and neutral, fresh or lively, you can say it all with color!
