Home Staging (Part One) Indoors
It seems like winter is endless this year, but spring is really around the corner! Houses are coming onto the market and buyers are starting to ring the phones of Realtors. Now is the time to plan how present a home to its best advantage. This involves creating appealing interior and exterior rooms in a home and and improving it’s curbside appeal. 33% of buyers are more likely to buy a home recently updated or at least refreshed and staged. This does not mean you have to sink vast amount of money into the property to achieve the effect. Before you begin thinking staging, clean and purge. If you physically can’t, hire someone to come in and do the job for you. Clean not just surfaces but deep; inside closets, cabinets and drawers. In the kitchen, remove crumbs, spills, bottle sediment rings and super-clean the stove, oven and refrigerator. Wipe down moldings as well as walls. Bleach out tubs and shower stalls. Begin packing by cleaning out closets. Remove personal items, knickknacks, magnets, calendars, photos, as well as items identifying your religious or political affiliations; you want buyers to see key features of the home and not become distracted by who the people are that live in the home. If you can’t toss, at least pack them. Polish windows, edges and trim. Take down torn or stained curtains, replace them later as part of staging, with new window treatments and not necessarily curtains; sheers, blinds or roman shades can do the trick! Clean light fixtures and replace bulbs where needed. Improper lighting can cause a home to linger on the market. Glaring or overpowering bulbs or cold fluorescent lighting as well as dimly lit rooms, defeat any other attempts to make rooms inviting. Make sure the lighting works to highlight good features and is unobtrusive, not standing out in any way, except; if you have a $10,000 Chandelier - we can bend the rules here! Once you have cleansed and purged, consider the walls. Do they need repair and painting? Take down wall paper. Paint is a great way to set the stage and is an inexpensive pick-me-up. Today’s neutrals are not what yesterdays neutrals were. Gone are the stark white or creme walls. Warm hues are permissible. Color is good as long as it’s not too deep or jarringcausing buyers to calculate how much time and money will it cost them to remove that color. Color can be on one wall, highlighting a special feature of the house such as a beautiful fireplace or dining nook. Or, color in the whole room, chosen well, can create an intimate feel. Look at your floors. Shampoo carpets or better yet, rip them out if you have beautiful wood floors underneath. If your wood floors need repairs, do so now. Replace missing moldings

Use rooms as the builder intended. If your dining room being used as a family room, restore it to the dining room. Make sure bedrooms are bedrooms. If you don’t have a bed, get a frame and top it off with an air mattress dressed up with nice bedding. No one will suspect! Eliminate catch-all rooms. Items being kept there are prime targets to be removed and stored elsewhere, preferably in the pod being used to pack up the household. Enhance the furniture that is there or bring something in from another area to create an inviting room,
as much apparel as possible, creating the feel of a large closet. Always be organized in these rooms. Loose personal items take too much attention away from the rooms. Home offices are more popular. If there is one in the home, it might need a remodel to make it look efficient. Built in shelving, storage bins on the shelves as well as magazine or book holders are a great organizational touch. Papers should be tucked away and the desk have a clean surface. Lots of cables? Bundle and hide where-ever possible. Too many extension cords draw attention to the lack of outlets. If you have a laundry room, organize it and have everything put away. Clutter in a laundry room indicates to a buyer there isn’t enough room for everything and it is inefficiently laid out. What should be a positive feature becomes a negative. Set the mood. Bring nature inside through floral arrangements from your garden or from a walk in the fields or woods, reflecting the season. Play barely noticeable music. Gently scent the air with differing scented plug-ins. The kitchen could offer a whiff of vanilla or cinnamon, bathrooms a refreshing seaside scent and bedrooms waft a lovely clean linen scent. Scented candles create a heavy sensory experience that will subconsciously alert the buyer that you might be masking odors, so don’t light them. Lastly, let your Realtor do their work! Leave… go away! Buyers will not discuss a room or home in front of the seller. They spend very minimal time in the homes and cannot envision the house as theirs if the seller is lurking about or listening and staring. Go outside or better yet, drive away. It’s all part of staging, what is there and what is not. Owners should not be there, if they really want to sell! Next issue we will explore what you can do to “stage” your home on the outside!

The Invasion of the Stink Bug As I was getting my hair cut last week, and chatting with the women there about celebs, hair styles and protein diets, I asked the question, does anyone have stink bugs? To my surprise, everyone said yes! I thought I was the only one, and breathed a sigh of relief. After 42 years in the same house, my home has been invaded!
