How to get the house you lust after! You can win with the right mindset and preparation.

The Rochester real estate market has begun full speed ahead! In some areas multiple offers are coming in on properties. What do you do to have the offer the seller will select? You can win with the right mindset and preparation. Read these steps and write the offer that gets accepted! Find a great real estate agent who will guide and advise you. They have negotiated offers like this before and will advise you on what to do to have the offer that gets selected. Not always is the highest offer the winner! This agent when planning to write an offer, will call the listing agent and ask about possible competition. Buyers agents need this information so that they can advised their clients accordingly. When a multiple offer situation with a house to sell, your offer is not likely to be accepted, unless your fortunate enough that all other offers are also contingent on a home being sold. If you have an accepted offer on your home, its more likely your offer will be accepted. The best advice your agent will give you is: get your home on the market and price it to sell. Prepare the property tip-top shape and get ready for offers to roll in. If not, examine the situation with your agent to see what needs to be corrected. Understand, price trumps all other issues. If you are in a market of multiple offers you must sell your own house first! No seller will accept your offer over non-contingent offers. Your offer is risky because it has a possibility of dying due to non-sale. Why chose your offer over a non-contingent offer? Submit your offer with a known or local lenders pre-approval. If you are a cash buyer, have “proof of funds” submitted with the offer. Show you are a qualified buyer, by submitting a “pre-approval” not a “pre-qualification” letter. The difference is pre-approval means the lender has seen actual documentation showing your income and debts. A pre-qualification means they talked with you and are giving the pre-qualification based only on your words. Obviously, a pre-approval letter has more worth. Take the time with your lender to begin the process giving you a pre-approval. Doing so not only tells the buyer you are qualified, but are serious. With pre-approval or proof of funds in hand, you find your dream home. Great! What next? The first thing the agent should do is to prepare a comparative market analysis, to determine what was sold-at what price, like the home you want. Often buyers think they know property values based on information from the internet or tax assessment. Buyers usually don’t compare like properties. Agents compare properties based on the following: type of house (ranch or colonial-for example) square footage, number of bedrooms and bathrooms, location, condition and much more. Compensating

adjustments are made. This CMA indicates a starting point for pricing. With multiple offers, be prepared to pay over asking price. Know sellers want to get the highest price and best terms and in this situation can and will. Buyers do not know that their purchase offer does not have to be confidential. In some cases, sellers may instruct their agent to let other buyers know that your offer came in and they may allow the agent to disclose details about your deal in hopes of convincing those buyers to make a “better” offer. The most common multiple offer scenario is that all buyers making offers are notified of the situation and asked for their highest and best offer by a particular date and time. This tells potential buyers that their offer should be the best offer. There usually is not an opportunity for another offer after that deadline. The seller is prepared to decide who the buyer will be based on the individual offers strengths and weaknesses. If the property is bank owned, don’t expect a counter offer. Banks demand your highest and best to be your final offer. Buyers often start low expecting to be countered. Normally when no competing offers are presented,a low initial offer may result in a sale for less than the listed price. When multiple offers are presented, rarely does negotiation occur because of several full price offers competing for the seller’s attention. If one offer clearly stands out considerably from the rest, that buyer usually ends up getting their offer accepted. Go in with your best foot forward. You as the buyer should offer other incentives for the buyer to select your offer. They can be quite simple. Importantly, structure your offer with the least amount of contingencies.It’s not always about price. Terms are important as well. A high offer asking for many concessions could put you in last place! Try to not ask for sellers concessions. These offers are considered as weaker than those not needing seller contingencies. Shorten time spans for some contingencies such as asking your mortgage company to shorten mortgage commitment. Normally you will ask for attorney approval as part of contingencies. Consider waiving attorney approval of contract since the period for attorney approval leaves an open window for another buyer to come in and scoop up the house with a better offer. A

seller can accept that offer and instruct their attorney to disprove your contract. In New York State the attorney does not have to give a reason why the contract was disproved. In Monroe County and the surrounding areas, most agents use standardized contracts. By waiving attorney approval, you are not waiving having an attorney work on the deal. You are waiving the right to having him disprove the contract. By not asking for attorney approval, the seller will not be able to have their attorney disprove a contract if a better deal comes in after you inked yours. If the home is in good condition and you are willing to take a chance you are right, you do not have to ask for an inspection contingency. This makes your offer more palatable since the seller knows there will be no further renegotiation or demands from the buyer for repairs. This is a desirable position for sellers and will count heavily. But only do this is if you have knowledge about construction and can spot issues as well as what they cost to repair. Your agent is not an inspector and while they can point issues out, that would be the extent of it. Your offer should have larger than normal down payment, indicating your seriousness and that there is less risk of walking away from the deal. Include a larger amount of earnest money being put down towards a mortgage. A higher amount indicates to the seller that you are on sound financial footing and shows you are serious about closing. You’re only offering the seller more money a little sooner than later, but doing so speaks volumes. Remember the seller is trying to distinguish who, among the prospective buyers; is financially secure, least demanding and most likely to bring the contract to close. Don’t ask the seller to give you personal

items, even if offered, with the exception of what is noted in the listing such as stove and refrigerator, these often come with a sale. Sometimes sellers make exclusions of fixtures, the most common being chandeliers! I always advise my sellers to remove any items being excluded and replace them before the home is put on the market, to prevent standoffs between buyer and sellers. In multiple offer situations, just write on what is offered in the listing. If an item is listed as excluded, don’t demand that item too. You might lose a home because of a $400.00 chandelier! If personal items are offered, write an addendum later, and not make it part of the initial contract. Be aware of course, that if you wait too long, the owner may have already sold them, thinking you were not interested. Ask your agent to find out what needs the seller may have. They may have children in school and need a few extra months to finish out the school year. Consider offering that they be able to live in the home until the school year is over. What other issues might a seller appreciate a buyer working with them on? Doing so may make the difference in your offer being accepted instead of a higher offer! Lastly, get personal. Ask your agent if you can include a letter telling the seller about yourself and why you want to buy that home. Most sellers have an emotional attachment to their house and want to see it loved by the buyer, as they loved it. Show the seller why you are that buyer. Tell them what it is that you love about the house, how you like the neighborhood and why you deserve to be chosen as the winning offer. Be sincere in your words. Think, what it is you would like someone to say to you, if they were buying your home. In multiple offer situations, the seller has many options and most of the control. But this does not mean that you as buyer, cannot guide them…towards accepting your offer! Happy house hunting!

Soft, Warm, Comfortable flat or eggshell finish on your walls and select a satin finish on your trim-this means all wood. Your selections for your design elements are important too. Choose your fabric carefully. When selecting upholstery fabric, think natural, like cotton duck, linen, and wool. Find mismatched patterns of soft florals, vines and trellis’. The key here is to mix it up. You can accomplish this idea with patterns and textures too. When hunting for wood furniture, shop for distressed finishes, or a wash of color. Soft edges, glass or metal hardware and comfort are other elements to look for. Drape long panels from metal or wood rods. Find fabrics, usually in white, that have movement when hung. White painted plantation shutters are always a great choice for window treatments, but they can be pricey. Perfect substitutes are matchstick blinds, or printed antique dishtowels hung from clip rings or swing rods.

When accessorizing your space, look for worn and soft pieces of art. Use an old iron gate by the back door to hang the kid’s coats, or place an empty, whitewashed frame on your mantel. Bring indoors your old potting bench. Shop for old flowerpots and canning jars to use for storage. This is the perfect time to recycle, refresh and repurpose. The shabby chic look is all about the shabby

and the chic, a misnomer that embraces a timeless, comfortable, inexpensive, way to decorate our homes.

Desert Air to Tropical Breezes the ins and outs of residential humidifiers

Residential humidifiers have gained a great deal of popularity in recent years. They have become quite common in houses that are heated with forced air heating systems. Unfortunately, many homeowners do not understand how their humidifier works, how is gets adjusted, and how it should be maintained. Some homeowners might not even realize they have a central humidifier. As you are probably aware, indoor air tends to be somewhat dry during the winter season in the Rochester area. This is because it is cold and dry outside. As a result, it is beneficial to introduce some moisture or humidity into the living space. This can be accomplished through the use of a standard air humidifier that is installed on a forced air heating system. Older style humidifiers consisted of a sponge-like media material that was mounted on a drum or wheel. A small motor turned the wheel, allowing the media to become saturated as it passed through a small basin of water. Air from the heating system passed through the humidifier, introducing moisture to the air. This style humidifier tended to be problematic since it relied on

the operation of a small motor and a small float valve. Also, there was constantly a basin of standing water, which eventually would become dirty and filled with mineral deposits. Modern style humidifiers are simple devices. They consist of a water supply (controlled by an electric solenoid valve) which trickles water through a “water panel”. As is the case with the older style humidifiers, moisture is introduced to the air as it passes through the humidifier. However, with these modern units, excess water is immediately drained out of the system. As a result, the maintenance on these systems is minimal. The water panel should be replaced annually. Humidifiers operate automatically. They are controlled by humidistats. A homeowner simply needs to adjust the humidistat to their desired humidity level. Humidifiers are typically wired so that they will only operate during the heating cycle. The humidifier will then function if the humidity level of the air in the house is lower than the setting on the humidistat. People often ask us how they should set

their humidistat. A good starting point would be between 30% and 35% humidity. If a homeowner finds that the inside of the house feels somewhat damp or that there tends to be condensation formation on the windows, they should decrease the setting on the humidistat. Care should be taken to not over-use a humidifier. Excessive amounts of moisture in a house can lead to problems from excess condensation. On the other hand, if the indoor air tends to be too dry (or if a person is being “shocked” as they walk around the house in their stocking feet) the humidistat should be turned up. In general, as severely cold temperatures are reached outdoors (such as -20F), the humidifier setting should be changed from 35% to 25% or 15%, to prevent excessive condensation on windows, walls and other surfaces. The water panel in the humidifier should be changed once each year as maintenance. Sometimes, when the winter is not too cold and dry, the panel can last two years before changing it. Excess minerals in the humidifier can be cleaned out with a solution of white vinegar and then water.

On most humidifiers or the connected ductwork there is a bypass damper. This damper should be opened during the winter to allow air through the humidifier. In the summer, if you have central air conditioning, the damper should be closed to save fan energy and to get the most out of your air conditioning system. Humidifiers, when used properly, can make occupants more comfortable at slightly lower temperatures. This can reduce the thermostat setting and reduce heating costs. It seems lately we have been experiencing more violent storms then ever and with them much more property damage from trees falling. There are not many people that are experienced enough to know whether a tree is rotted or decayed and if it warrants being cut down or not. Carmen Santora, Executive Director of the BCB says, “because of the danger and fear of what falling trees can do to life and property, another scam is starting to develop. It starts with a concerned call from a homeowner to a tree and landscape company.” Most times after a storm the homeowner is worried and only calls one contractor for a price to trim or cut down dangerous trees. They are at a disadvantage and can be taken advantage of very easily, especially senior citizens. The way the scam works is the home owner is told the tree(s) in question are

rotted, decayed and very dangerous and must be cut down immediately before they fall and causes damage or injury to themselves or their neighbors. Prices charged by the scam artists are usually higher than normal and payment is asked for up front preferably by cash or by credit card that is processed immediately. Most times there is no contract and many times nothing is given in writing explaining what will be done and what will not be done. The scammer will tell the customer that they are a NYS Certified Arborist when all they are is a member of an arborist association. Consumers should be warned that when in danger they are the most vulnerable and should make sure they are dealing only with long established reputable tree service companies. If they have questions about trees they can also call a Tree Pathologist. Some times the small fly by night tree

contractors are not insured, or if they are, they may only have liability insurance to cover landscaping and not tree cutting which is much more expensive. If an accident occurs while they’re doing tree work and they don’t carry liability insurance for tree work the homeowner could be liable for injury or damages to neighbors and their property and usually a homeowners policy will not cover the incident. Here are some helpful tips when in need of tree work: Never be pressured into signing a contract or work order only because the threat of danger may be imminent. Unless the tree has already fallen and caused damage to property, always get three estimates for the work. Never pay by cash and only make checks payable to a company name not to a personal individual. If asked to do so that should be a warning that the contractor is operating deceptively. If a

contractor says they are a NYS Certified Arborist check to see that they are and not just a member of an arborist association. Make sure everything that is to be done is specified in writing, especially as to who will remove the tree limbs, stump and debris. Ask to see a copy of the contractor’s liability insurance certificate and check if they are insured as a tree contractor not just a landscaper. If in doubt call the insurance company to verify it, as tree removal insurance is much more costly then landscaping insurance. If it is not an emergency situation check the contractor out with the Better Contractors Bureau at 338-3600.
