The Ins and Outs of Ductwork There are a number of questions regarding duct design for forced air heating and cooling systems, for example, how duct systems differ between modern homes and old homes. What does it mean when a house is advertised as being “air conditioning ready.” We’re going to try to answer some of those questions. First, it’s important to understand that forced air heating systems were around long before air conditioning. Therefore, many older homes were constructed before there was even a thought of air conditioning. The duct systems were designed strictly to provide circulation of heated air. In years past the prevailing thinking was that the supply runs in each of the rooms should be located towards the interior of the room, and the returns should be located at the outer perimeter of the rooms. The problem with this design is that the heated air was not provided to those areas of the room where it was needed the most, namely along the exterior walls. This resulted in less than uniform heating in the various rooms. Thankfully, since warm air rises, the heated air tended to distribute itself throughout the majority of the house. Many old farmhouses did not have supply runs to the second floor and relied on warm air rising through transfer openings or the stairwell. The very fact that warm air rises to the upper floors also explains why the lack of return runs on the second floor of an old house did not result in unacceptable heating of second floor rooms. For the last 40-50 years residential forced air systems have been designed differently. Now, each room will have at least one supply run (larger rooms will have 2 or 3), and these are located along the outer perimeter

of the rooms. They are usually positioned beneath windows or near exterior doors. This is because the exterior walls, the windows and the doors represent those areas where heating (and cooling) is needed the most. Also, in modern systems, return runs are located at the interior of the major rooms. Return runs are not necessary for each and every room but there should be a generous distribution of return runs throughout the house. Returns are usually located at a higher elevation on interior walls. Some builders choose to install a small number of centrally located returns when constructing a house, typically located in halls or central areas rather than in the individual rooms. There are both advantages and disadvantages to this design. This type of installation usually saves a small amount in terms of construction cost and prevents the wall cavities of the house from being negatively pressurized. Standard return air systems use return plenums in the basement and wall cavities throughout the house (not actual ductwork) to draw air back to the heating and cooling equipment. However, this can draw in unconditioned air from exterior walls and dust and dirt along baseboard floor trim. Unconditioned humid air in the wall cavities of an air conditioned home can result in mold and mildew growth in the wall cavities. On the negative side, the central ducted return air design does not allow for uniform distribution of air flow from all of the bedrooms, offices, etc. It is more difficult to cool a house than it is to heat it. This is because cold air is heavier, and it does not naturally rise up through a house. Instead, cool or cold air needs to be

forced into the various rooms and circulated through them. Further, the primary sources of heat during the summer are the windows and warm ceilings near the attic on the upper floors of a house. This is why it is more difficult to cool a second floor, and it is also the reason why the location and distribution of return runs becomes more important. Placing the returns at a high elevation in the various rooms (especially on the upper-most floors) allows for warmer air to be drawn off the upper portion of the room during the cooling cycle allowing for much more uniform air flow, and more uniform cooling. Some builders will even go so far as to install returns at the floor level and near the ceiling level in the major rooms. This is very beneficial. The lower returns can be opened in the winter. The high returns are used in the summer (usually by closing a damper in the low returns) so that the warm air is drawn off the top of the room. Oftentimes you will hear that a house that does not have an air conditioning system is “air conditioning ready.” Typically, all that means is that the duct system is a modern duct system, with a generous number of supplies and returns throughout the house. Essentially, any modern home with a forced air system should be “air conditioning ready.” Sometimes a plenum or coil will already be installed in the ductwork above the furnace as well, so that the system is ready for an outdoor condenser/compressor unit (air conditioner) to be piped to the coil. If you are looking for ways to decrease temperature differences throughout the house during the summer, it’s a good idea to operate the fan or blower on your cooling system continuously, rather than only when the air conditioner is actually operating.

This allows for greater air circulation rates and more uniform temperatures throughout the house. Since cold air is more difficult to distribute, it is beneficial to adjust the dampers on the duct system accordingly. Dampers that feed the second floor rooms should be fully open during the cooling season. Dampers that are located in the branches for the first floor rooms can be partially closed. This combination allows for more air flow to the second floor. Since warm air naturally rises to the second floor it can be beneficial to partially close the dampers for the second floor heat runs and fully open the dampers for the first floor heat runs during the heating season. Similarly, if looking for better ways to cool the second floor, you can block off or close a few returns on the first floor during the summer to force more of the warm air near the ceilings of the second floor back to the air conditioning equipment. In most cases the dampers for the supply duct branches can be easily accessed from the basement space. Care should be taken not to close too many of the dampers and you should start with all dampers fully open. If too many dampers are closed, the air flow through the system can be reduced causing problems in terms of frozen air conditioning coils or overheated heat exchangers. A heating contractor can check for adequate air flow as part of annual servicing and can help you balance the system optimally.

If the schools are great, they live close to their workplace and shopping and are in an area of lower taxes or other personal conveniences, then they shouldn’t worry about pricing themselves over their neighborhood averages, especially if they intend to stay there for many years.

However, if the homeowners know they will be staying where they are for only a short time then a major remodeling would be foolish. Things like energy efficient updates such as new replacement windows, high efficiency furnace, roofing or siding, kitchen or bath updates would add to their comfort and help to sell the house faster and save them money while they still remain in the home. Major expenditures for a new kitchen and bath can run into thousands of dollars and unless money doesn’t matter or you don’t care

about resale values then by all means go for it. It’s important to know that there are a variety of variables that can effect both the cost of the remodeling and the resale of the home such as the size of the remodeling company estimating the project and the values of the properties in the surrounding neighborhoods. Recovery costs for home improvement projects remain high and have been accelerating even though the growth in spending on home improvements has declined nationally over the last few years. As the economy improves so will spending on home improvements. Lower priced projects during a sluggish economy are typical and usually only what is needed to keep a home energy efficient or make essential repairs. Higher priced projects tend to be more discretionary, and usually homeowners wait for the economy to improve before undertaking these expenditures. Carmen Santora, says that he believes that within the five county area that the BCB services, the average cost recouped for home improvements probably falls lower than the national average and is somewhere around 75% or less range.

Some of my favorite summer reads are by author Peter Benchley. Shark Life, The Island, The Deep, and of course Jaws. I own many of these reads and have all four movies in my movie caboodle that we watch over and over. This movie has it all, fear, dread, dark water, da-dum the music, the cute blonde eaten at night by the monster lurking under the water, the aqua-phobic police chief, the cranky and ornery savior Quint, and the know it all, rich kid Hooper.   We are celebrating the 40th anniversary of the scary Jaws flick. My hubby surprised me a couple of weeks ago and bought us recliner seats at the theater for a special showing of Jaws on the big screen, it was fab! We were a group of Jaws Junkees!  Every time I watch it, I see something new. This last time I noticed the shark jaws adorning the Orca. I love all the kitchy movie details. The anchor studded blazer that the mayor, Larry wears. The striped

Home Still Not Selling? consider these possible problems

When a home languishes on the market, it becomes a nightmare for both the seller and listing agent. Some sellers blame their agents believing not enough attention and promotion is being given to their property. The flip side can be their agents believing the seller is unrealistic about the value of their property. Sometimes the seller is right, other times the agent is.  Sellers must be completely and brutally honest with themselves. What their home is worth is not their decision. Let me say this again. What a sellers home is worth is not their decision. It is also not their agents decision. An agent can only base their numbers on previous market results and guide their sellers to an initial asking price. Those who actually decide the value are the buyers. Yes, the buyers are in control regarding what will ultimately be paid. Sellers have some control by deciding to not accept what they feel is a low offer, but if the seller must sell, it is crucial that they understand the value of their home. Value is not determined by how much money the seller wants to leave with. It is determined by the buyer who ultimately decides yes, this is the price they are willing to pay for the sellers property.   When agents and sellers disagree on price, agents try to explain what price point will work. Some sellers listen, others stubbornly refuse. At that point it’s the agents decision if they want to take the listing, trying to sell at a price point they are not confident in, or to turn the listing down. If an experienced agent takes the listing despite price, they are willing to try - hoping to whittle the seller down by letting them see for themselves their price is not working. Many agents will refuse the listing because it is a waste of their time, money and effort. They prefer listing properties priced to sell. Refusing the listing allows other agents opportunity - there is always an agent who will list a badly priced property. Some agents do it to get exposure. Others think: “you throw enough spaghetti against the wall, some sticks.” Inexperienced agents eager to get listings will also jump at these properties.  Eventually what happens with a poorly priced property is the owner pulls it off the market if they aren’t serious or don’t need to sell. Those that must sell eventually capitulate to the market, bringing their price point in line. Often by then, the home has been through a series of agents. Typically, the last agent was either: a) able to make the seller understand the market, b) just got lucky and caught the seller when they were desperate or worn down to bend on price or c) were lucky to be the last agent. Nothing is more frustrating for previous listing agents than to watch a property finally sell at their

recommended price from months earlier.   Some sellers dismiss agents who don’t agree with their desired price with a variation of “they want me to sell low, so they get an easy sale and fast commission. They’re not looking out for me.” This sentiment may be so sometimes, but most likely not. Most agents try to do right by their sellers - also keep in mind, the higher the price the more money they make. It makes no sense to try to lowball sellers when listing their homes.  It’s crucial to list right off the bat with the best price because the cold harsh reality is that lingering listings are stigmatized. Eventually potential buyers begin to question why it’s sitting there, while other buyers become sharks circling for the kill… assuming that the longer a home remains unsold, the more desperate people become to unload it, the lower the price will go.  Sometimes owners egos get in the way of properly pricing a home. There are, gasp(!!), owners so unrealistic about price that they insist they must have $XYZ for the house, because it’s better than all the rest in the neighborhood when really, it isn’t. Even if their agent explains that price is impossible, this type of seller generally demands to list at that price since: “You never know, someone might come along who just has to have the house and they will play any price! We can drop the price later if not.”   Sellers can’t price based on need. The classic example is a seller who owes more to the bank than they are able to sell for. Then there are the sellers who view their home as a piggy bank to cash in on, refusing to recognize the many factors weighing in on what the ultimate price will be. They might have made some improvement on the home and expect to realize far more than worth, banking on the “added value” in their calculation of pricing. The reality is what a seller “needs” or “wants” to move away doesn’t count.  Pricing is affected by condition. Homes needing updating, that are dingy and dated sell at the lower end of the spectrum. Updating is needed if a home has wallpaper screaming 1970’s or earlier and LOTS of WORK to the buyer; marred and tattered counter tops; old appliances; windows that are old, difficult to work, or even coming apart; any always old, stained, filthy carpet-

ing. No buyers are willing to take someone else’s word there are beautiful untouched floors below. They want to SEE them. Everything screams old, dated, worn and in need of replacement buyers will not pay top dollar for the home EVER. They don’t care about potential unless there is a real incentive of very low price to help them. Realtors just love when two houses in the same neighborhood have the same price except one is significantly updated, the other not. Hmmm... Which one will the buyers chose?   Deferred maintenance can be a deal killer. This affects more than salability and price. Is the house bankable? One of the most common problems are homes with old roofs banks are unwilling to finance. If the exterior is rotting, unpainted and otherwise severely neglected, the appraiser may come in with a lower appraisal than the agreed upon price or the bank may even refuse to give a mortgage. Price has to reflect the condition of the home to make it bankable. If the house is bad enough, the home can qualify for a rehab /mortgage loan, but must be priced properly to allow this to happen. An experienced agent can guide sellers in this situation.  Homes located in less desirable locations such as on or very near, expressways, high traffic roads, train tracks, factories, schools, by apartment or housing projects, major shopping areas (all-night lighting in parking lots and traffic are quality of life issues) or blighted areas are harder to sell. Homes sitting very close or practically on a road are undesirable. Unwelcome terrain or isolated location can also come into play, such as being on a seasonal road which making getting in and out during the winter difficult at best. Even having to walk large dis-

tances to get to a house. A HUGE reason is SCHOOL SYSTEM! No matter how nice the house, if the school system is viewed as lesser, parents often pass. Good agents explain how issues like these affect value.  Poor design; exterior or interior affects price, for example: no driveway and no place to put one. Or maybe the garage was turned into living space. Poor flow: the only bathroom is located off the kitchen downstairs while the bedrooms are all upstairs is an example that comes to mind. Another serious issue is dirt. Dirt has a way of tilting a buyers judgement away from a home that might beckon, if only it were clean and inviting. To compensate for being dull and dirty, the price has to make dirt magically disappear, allowing the buyer to see the house potential instead of how it is. Homes over-improved for the neighborhood are difficult to sell. A home with amenities making it worth $500,000 in an area with “like homes” will not sell close to that, in an area where the homes are $100,000.   Being hard to show affects price in a downward way since less potential buyers see it. Yes, it’s hard to bundle the kids up, getting them and the pets out of the house and any trace residue cleaned up, for what seems like the hundredth showing. But this has to happen, often on a moments notice, to sell. Some sellers restrict viewing times, making agents groan inside and question seller motivation. These sellers don’t understand they could miss the one potential buyer to offer a decent price. Not all buyers are time flexible. If tenants are involved, this changes the dynamics considerably since advance notice is required. Is there a lock box?   Sellers agents can only educate owners to recognize the issues and correct or compensate for them. Location cannot be changed, but condition and price can be. It’s up to the owner to decide what can and should be done to get the best price possible.
