Paw prints on your heart not your house
Fall is upon us and soon we will be buttoning up our homes. Sellers with pets, have I got advice for you! I am going to tell you what your Realtor might hesitate to! I am going to give you solutions to the problems pets pose to the selling process. Buyers, read on too, since you will come away with tips of what to look for as you search for your perfect home! Pets can be a real turn off for buyers, even for those with pets. While some people just don’t like pets, others come from cultures that do not valuing pets or a person might be afraid of them. Buyers will sniff out your pets, and, even if the home is perfect for them, refuse to buy. The best solution… remove pets from the equation. Ideally, temporarily re-homing them is best, but as that’s not usually possible, make pets less obvious. Always remove cats and dogs during showings. Pets, such as gerbils, hamsters, snakes, frogs and other caged creatures can stay, but owners need to be VERY meticulous about the cleanliness of their environments. Removing pets is a safety factor for all. A pet could hurt a potential buyer by scratching or biting, opening a huge legal can of worms. Leaving dogs or cats in cages, while helpful, might not solve the problem. Not all Realtors are prepared to deal with pets. What if they are unexpectedly territorial over their cage and a child puts their hand in, only to be bitten? I had a client insist on leaving two small dogs in a cage in the kitchen. These two “sweeties” barked and growled the entire time clients went through the house. Buyers were so distracted they just rushed through, never giving the home another look. Lastly, regarding safety, imagine how everyone would feel if a pet escaped the house and was lost or killed during the showing. Lets tackle the most obvious problem; odor. With pets, homes usually have a slight odor. Living there, sellers don’t notice it but buyers will. Sellers who don’t believe this should ask an honest friend to come and do a sniff test, or ask their Realtor, most would not hesitate telling the truth. There cannot be ANY odor. If there is, it’s a HUGE turn off! I have had clients literally refuse to go through a homes because they detect odors when coming in the door. (To be fair, food odors are another huge turnoff.) No matter how clean sellers are, pet odors are a given and cannot be masked by candles or sprays. Odors are caused by various sources. Pet hair oils and drool rub off on flooring, walls and furniture, and some pets are not house broken. What to do? Sellers must inspect their homes carefully and thoroughly clean spots on the carpets, walls and floors. Carpeting not worn out, should be professionally evaluated for cleaning. If possible sellers should spring for professional cleaning and making sure to ask for a guarantee!
After, pet(s) should be contained on solid surfaces until the home is sold and closed. If there are hardwoods, pulling carpeting up and touching-up the floors is a better solution. It’s easier to keep odors off wood that is properly sealed than carpeting, especially if sellers cannot contain their pets. Inspecting cat litter box areas is a must. Hopefully there were no accidents on the flooring near or under the box. If there were, special attention to removing the odors must be given. Cat urine is one of the most difficult odors to remove. Removing pet odors is best to left to professionals trained in difficult jobs such as pet residue. They have specialized products to do the trick. I do not recommend sellers try to do it themselves since the professional products used are often enzyme based and will not work if the soiled area has been treated with other products. In those cases, even more specific chemicals are needed. This advice is coming from someone (me) who has bred/ owned over 100 AKC champions. I know what it takes to get out odors! Walls and moldings should be carefully cleaned. I once dated a guy who had a herd of Blood Hounds, a most wonderful and faithful breed, but, I was appalled to see the slobber the dogs left on everything – including walls & ceilings!!! I would not want to be the Realtor selling that home. Saliva holds odors and can discolor paint. His was an extreme case, but if he were to sell, I would advise him to board the dogs or move to another location with them, then have the walls sealed with a specialty primer and repaint the entire house and redo all the flooring. Most people don’t even think about their furniture giving off odors but it does, especially if pets rub against it or sit on it. (Another huge turn-off cigarette smoke trapped in furniture.) Worn or odorous furniture (sniff test here too) should be removed. If in good condition or needed, plan to clean it – upholstery, metal and wood. Beds, especially if pets share them, should have fresh linens and covers on before the showing! Just spraying odor-maskers will not work. Sellers should look for scratches, chewing and other pet damages. Scratches in paint and walls are easily remedied by filling in the damage and painting over. Wood scratches might be repairable with wood filler and re-varnishing or painting. Damaged doors
might have to be repaired or replaced, depending on the severity. Kitchen cabinets might be damaged too. Some pets are so insistent on getting food or treats, that they try to open cabinet doors themselves using their nails or teeth. Sellers are often surprised to find damage they never noticed before! Sellers should also remember to inspect and repair their screens since they are often damaged by pets, especially door screens or the screen at a cats favorite window. Remove all items suggesting pet(s) are in the home, when getting ready for a viewing. All food dishes, food bags and pet beds should be put away. Place leashes and collars that usually hang by the door in a drawer. Cat houses and jungle gyms should be removed and only taken back out in the sellers new home. The same goes for most of the pet toys. Its ok to have a few toys but they should be put away for showings. Dog cages, pens and other signs of pets need to be removed. Sellers might want to consider removing pet doors. Yes, they are great and some buyers might appreciate them, but those buyers are a minority. The average buyer will calculate in their head what removal will cost and then multiply it (greatly), then deduct that amount from their offer. They also zero in on potential heating and air-conditioning loss and cost, further depreciating the home mentally. Lastly, remove any doggie decor. Sellers need to put away cat pictures and dog show ribbons. A tasteful animal painting or two is ok but not much more. The idea being to not alert buyers that pets are in the house. Sellers often do all the things they need to whip living areas into shape, yet completely neglect their basement and garage. There is nothing worse then when buyers find over flowing litter boxes or dog dodo

gracing basement floors. As basements are often damp, they are especially difficult to de-scent. Pay special attention there. Make sure there are no outside tell-tale pet signs. Clean all pet debris. Muddy foot prints on the house or doors? Clean them up! Pet enclosures should be thoroughly cleaned with bleach, preferably looking unused, if possible. Sellers with dog pens should offer to take them down for the new buyer in their property condition disclosure. Dog houses need to be scrubbed or if too dirty or junky, discarded. There should be no holes or bare spots in the yard where dogs played or went to the bathroom. New sod on a fresh base of soil fixes that. Inspect bushes and trees for damage and repair damage with either removal, replacement or serious trimming by a professional if needed. One note to buyers, when moving into your new home, carefully inspect to make sure no poisons have been laid down or left behind! One of my dog show friends almost lost a prize winning show-dog to poison, had it not been for her husbands quick reaction when he realized their dog was chewing on something unusual, which turned out to be rat poison. Had he not seen that, the dog would have died a painful and gruesome death. They never thought to look for this when moving in and honestly, I never thought to advise them to look. Fortunately all ended well, with minimal discomfort to the dog… the owners, well, they were a bit traumatized. Ideally, buyers should not even suspect pets are living in the house. Sellers that don’t care and think making the extra effort is too much to ask will care when they get a lower than expected price or their house sits on the market forever. Homes do sell, despite pets – it’s done everyday! But, special effort has to be made for top dollar or fast sales. Not everyone appreciates pets so don’t let them ruin a good sale!

Moss Build-Up on your roof
We all have seen roof surfaces where moss, algae or lichen has begun to grow or collect on the surface. Often times people make the assumption that a noticeable buildup of moss or lichen is an indication that the roof needs to be replaced. This is not necessarily the case, but it should not be ignored. First, you should understand that moss, algae and lichen tend to collect on roof surfaces that are heavily shaded and/ or are regularly damp or wet. The buildup of moss occurs very slowly over a long period of time. As a result, it is somewhat rare to see significant moss buildup on a roof that is very young in age.
Over the long term, a buildup of moss can be detrimental. The moss traps moisture, eventually causing accelerated wear, especially in cold climates. For this reason we typically advise homeowners to take steps to clean a roof that has a buildup of moss and/or lichen. Steps can also be taken to help prevent the eventual of buildup of moss, lichens, and algae. Roofing contractors can install metal strips at the peak of the roof. The metal is usually zinc, but galvanized metal and copper are also used. Minerals and ions that wash off the metals when it rains will retard the growth of moss or algae on the shingles.
Installing metal strips along the ridge of a roof that already has some moss or lichen buildup can also be beneficial. It will help to kill lichen and moss when rainwater gradually washes over the roof system. Care must be taken when trying to clean roofs that have a buildup of moss, lichen or algae. Gentle cleaning with a soft brush can be beneficial. It is important to not aggressively scrub the roof since it can damage the shingles. Of course, if the roof shingles are already worn, dried, cracked and brittle they are probably beyond saving, and roof replacement becomes more immi-
nent. There are also roofing contractors who can be hired to clean a roof. You should consult with a number of contractors so that an educated opinion can be made as to whether the cost is justified, and whether the methods used are truly beneficial. The contractor that you choose should be able to provide you with references so that you can consult with satisfied customers.

You’re planning a home improvement and hopefully got three estimates from contractors that you checked out with the Better Contractors Bureau. You have decided on one as your contractor and call him to let him know he has the job. A date is set for him to come over to sign the contract and discuss the specifications: approximate start and completion dates and most important to him, the payment schedule. You check the contract over to make sure it contains the contractor’s company name, address (not P.O. Box number), phone number, correct price, specifications, and the payment schedule. You find that he’s asking for a large down payment and three progress draw payments that are tied to various phases of the project’s progression phases. This is where you have the upper hand and hold all the so-called cards! (money) Never give a large down payment! It’s suggested that you give a good faith deposit of no more than $500. Where specialty items have to be ordered such as custom cabinetry, custom
windows or doors or any other items that will only be able to be installed in your home he will usually ask for more but it’s advisable to tell the contractor when he produces proof of the actual placed order you will then give him a draw for the item. The regular payment schedule in this area is usually a small good faith down payment and then three progress draws. Always make sure the payment coincides with the work that’s done. For example in the case of an addition if the contract states one third when the mason starts the foundation don’t pay it until you see the materials are on the site and the mason is actually working. The same for a framing draw or other similar work done. Any remodeling contractor worth his salt should have enough credit to buy materials and pay subcontractors to get the work started. However some suppliers want payment up front on specialty items and won’t except credit so in this case the contractor is within his right to ask for payment before ordering.
Most jobs will entail changes so be sure that you get the specifications and cost in writing and signed by both parties! Again don’t pay for a change upfront and only when the change is started. No matter what the draw schedule is that you agree on always protect yourself and keep a large enough balance to insure that the job is to your satisfaction. A walk through final inspection should be mandatory and usually produces a punch list. If the job is completed and the punch list only has a few minor items on it such as some missing caulking or a molding that needs replacing and the balance is large then you should work out a payment for the balance holding enough to insure the contractor returns to finish the punch list items. Do not add to the punch list after the initial one so be sure you have listed all your concerns. When the job is finished hopefully it was an enjoyable experience and you can recommend the contractor to friends and relatives. Good Luck with your project.

Real estate agents are hired to sell houses not take photos
Dedicated real estate agents will caution their sellers about the importance of curb appeal. They will counsel them to clean up and maybe even have the interior of the home staged. Sadly, some will then come by, snap some quick photos on their smartphone or point and shoot camera and slap them on the MLS without a second thought. While getting the property ready is the seller’s responsibility, marketing and web appeal is the agent’s. The MLS listing images are a reflection of your agent’s ability to market and sell. They are the first and most powerful component of
marketing any home. Considering the point of taking pictures is to entice potential buyers to consider your listing, it’s a good idea for your agent to present your home in it’s best possible light by bringing in a professional. Lots of real estate agents fall into the trap of micro managing a listing, insisting on doing everything themselves - including photography. Some even go to the extent of buying high-end equipment believing it will replicate the skills and talents of a professional. Looking at the endless supply of blurry, poorly framed, crooked, dark or over exposed images currently on the MLS, it seems few agents understand their time is better spent working their networks -
drumming up potential buyers. Even in the best of markets, advertising a home is essential. A good house will not sell itself without assistance. Sellers expect their agents to be fully knowledgable in the effective marketing of their home, using every tool at their disposal. For this reason, sellers should seriously consider hiring an agent who has a team of professionals at their back. Deep down inside, most agents understand that they can’t wear all the hats in their real estate practice and still properly service their clients – there’s just so much that has to be done. Gone! Disappeared and probably never coming back! Last week over dinner, my hubby and I got into a conversation about products and services that are no longer common, used by us anymore, or that our children have never realized. From the Vegamatic to the camcorder, they are bye- bye. The simplest memories of days gone by are now just a topic of discussion. Do you remember your doctor making a house call? Ours came to the house, usually late in the day, with his black leather bag full of needles and medicine. I always despised his visit for it meant a shot in the behind or a teaspoon of yucky tasting elixir. Those were the days, along with the forgotten vegamatic, metal popsicle molds and the wall hung avocado rotary phone. That rotary phone was a hopping commodity. We had an operator, Ruthie, and she would say “party line” and then connect us to whomever. We could listen in
on our party’s conversations, until we got caught. Forgotten are the days of calling the theater for movie times and going to the bookcase to find the right encyclopedia to obtain info for a report. I remember asking my mom if she knew where my skate key was. You just couldn’t roller skate without an adjustment. There are products that are gone and forgotten from my children’s lives, from the very recent past. VHS tapes, cassette tapes, cameras with film, walkmans, answering machines, typewriters, word processors, public telephones, Van sneaks, and Jello Pudding Pops. Technology has erased so many gadgets and ways to communicate and is paced to leave us with memories of what once was. Remember dial up internet service, dialing and dialing ? PDAs, I still have a new one in my office in original packaging.
Maps, I have a file full of them and just get up the courage to toss them. Blockbuster, and other retail movie rentals. The want ads. Incandescent light bulbs. Camcorders. Phone books. Your rolodex. The ability to pay a bill at the store where you purchased. Diet cherry soda. Pantyhose. Cars with keys. Talking to a real person when you have an issue with a credit card.
Boo-hiss! I am keeping my rotary phone, my vegamatic, my rolodex and my Betamax, not only for posterity, but in case someone pulls the plug.
