Buying or Selling During the Holidays a few reasons to seriously consider it

The holidays are upon us. Everyone, Realtors included, looks forward to enjoying time with family and friends. When I got into the business, I remember being told that around the holidays business quiets down until January. Imagine my surprise to find while that things do slow down a bit, it’s definitely still busy! Buyers and sellers are out there, bringing me to the second tidbit I was told about holidays and the Real Estate business, that most of the buyers and sellers out there are the really serious ones - the ones who have to buy or sell.  So what does this really mean for those that are motivated to sell or buy? For sellers, it means because of less competition, they have a better chance of selling IF their home is priced right and properly prepared! Buyers have the opportunity to find their dream home without the usual angst of competition (real or perceived), as well with other advantages not normally experienced during the rest of the year. Both sides intuitively understand that striking a deal now means serious intent on the part of both parties. Making this the time of year the period that cooperation between buyers and sellers,is at its peak. Why list or keep a home on the market or during the holidays?   1. Motivated buyers. Buyers out looking during holidays and first snow storms, are generally serious buyers. This is the time of year that, in our area, tire-kickers usually opt to stay away. Because they are not seriously motivated buyers, they can and do, choose to stay home during inclement weather. Open houses and walk-throughs are less interesting to them, resulting in opting for other sources of entertainment like going to parties or shopping at the mall instead of house shopping.   2. The internet. All buyers, even less serious ones, still continue to monitor what’s listed through the internet. If a property shows up sparking with holiday cheer and fits a buyers parameters, what could be more enticing? This also might be what makes a less committed buyer suddenly sit up and take notice that they have found the home of their dreams, since they did not have to weed through a myriad of listings. Listings suddenly stand out.   3. Homes decorated tastefully for the holidays stand out. They are more attractive in photographs and in person. A buyer seeing a beautifully decorated home may feel an emotional pull to that home, and envisions themselves there the next holiday season. They get motivated to see the property and put an offer in, since their emotions may come into play.   4. Buyers have more time to look during the holidays since many have time off from work. Once Holidays kick into hi-gear people become more relaxed with their work schedules and can often take time off of work to hunt for a new home, thanks to decreased work loads. They might look at homes during

the week and not weekends, when they want to enjoy festivities with family and friends.   5. Less competition. Besides not wanting the hassle of keeping a home prepared for last minute showings, sellers often do not believe there are buyers out there looking and so opt to wait until January to list. This means if a home is priced right and properly prepared by the owner and presented well, it stands out against the competition. Less competition can mean a higher price! Once the season picks up, prices are determined by competition. The law of supply and demand kicks in.   6. Fewer showings, but more serious buyers. Since the tire-kickers are not out and about, this means sellers do not have to leave their homes for them. Less showings equal less work preparing the home and less being inconvenienced by having to leave the home as often. Unfortunately, the listing agent does not have any way of knowing how serious a buyer is when they are represented by another agent and so operates on the assumption all buyers are serious.  7. Higher prices. Because there is less competition among sellers there could be competition for the buyers “home of their dreams” and they might be less likely to lowball an offer. This is dependent on the quality of properties on the market.  8. Mortgages are processed faster during the slower season, since there is less work load on the mortgage officers and their support staff. Inspections and appraisals are finished faster, attorneys offices are able to complete the title work quickly once the mortgage approval is given, all of which lead to a smoother and faster closing.   9. Tax reasons may motivate a buyer who sat on the fence the whole year. Tax deductions for a real-estate purchase can be a great motivator.

These serious sellers are the sellers listing agents want, because they are not listing their home only to fish for an unrealistic or impossible price. Sellers with homes on the market have their homes on the market for a reason. They ARE motivated.   2. More attentive buyers agents. Because there are less buyers out there, buyers agents are able to give more attention to their clients. These agents have the time to peruse the listings more closely and may find something they might have missed earlier. There are more holiday get togethers among agents and during the chit chat, sometimes agents are able to glean information on an upcoming listing that is perfect for their buyer, getting a jump on the competition!  3. Favorable mortgage terms. Mortgage rates are still low. Rates are expected to begin to go up this spring, according to the feds. Now is a great time to buy the home you love. Delaying can and will be more costly in many ways. The higher the interest rate, the lower the price point a buyer can afford. As the year goes on, buyers might not get into the homes they might have been able to afford even six months earlier since more of their payment is going to the bank rather than allowing the buyer to shop in a higher price bracket. In essence, the buyer will get less for their money, since more of the money is going to the bank. Additionally since lenders are slow, they may offer less fees or lower basis points, just to get the business.   4. Lower prices. While traditionally, prices are at the lowest point of the year, there is more to the story. 2013 saw an increase in stability in the housing market, with home prices be-

ginning to edge up. Home prices in 2014 and 2015 increased further, even in markets where they have been stagnant. Buyers now can still benefit from the last vestiges of the upheaval of the past few years, but not for long.   5. Less competition. Buyers, have less competition and a better chance at finding their home at a fair price, usually without a bidding war which can drive prices up. Buyers have more time to mull their purchase possibilities a bit longer than during the rest of the year, unless…the house is priced to sell!!! In this the situation, buyers have to be ready to pull the trigger, since there is not always another house around the corner. Buyers will need to rely on their agents advice as to price, since an agent can advise if a property is priced under current market value in an attempt to secure a buyer.  6. Sellers are more flexible. Motivated sellers are usually more flexible in negotiations and will be more willing to work with buyers needs such as extending or shortening the time needed to close. They may be more willing to agree to sellers concessions or repair requests.   7. Faster Closings. If time is of the essence, this is the time to buy. The general slow down in the market affects not only Realtors, but also the supporting players involved in closings, from the mortgage lenders, inspectors, appraisers to the attorneys. With freed-up schedules, these supporting players have more man-power to devote to getting the job done, making getting to the closing easier to make happen and finally schedule.   8. Tax deduction. Those that can close before December 31st, may have tax deductions available to them they would not have realized with out buying. Happy Holidays and Happy House Hunting and Selling!

Whether it’s roofing, siding, windows, that new kitchen or an addition, remodeling is a costly investment and you should protect yourself before signing a contract. New York State regulates the sale of home improvement goods and services and applies requirements to most types of improvements costing over than $500. The law requires contractors to give you a contract that includes many provisions. The main ones are summarized below: 1. The name, address and phone number of the contractor must be on the contract. (Do not accept a P.O. Box number as the contractor’s address) 2. The exact amount of the project including progress payments. 3. A start and completion date, including any contingencies which would change the completion date such as bad weather. You may also want to include a penalty clause for running over the completion date. A $100 per day deduction off the contract price is common for every day that the project runs over the completion date. 4.  A clause that reads that “any progress payments received by a contractor from a customer can only be made if they bear a reasonable relationship to

the work actually done, materials purchased or related costs.” 5. Any payments received by a contractor from a customer prior to substantial completion of the job must be placed into an escrow account in a bank located in New York State within five business days and the customer must be informed where the money is held within ten business days. The contractor can only withdraw the deposit in the following circumstances: under the terms of the payment schedule agreed on by the contractor and the customers; upon substantial completion of the job; or if the customer violates the contract, but only to the extent that the amount covers the contractor’s reasonable costs. 6. A complete specification description of the work and materials, including brand names, model numbers and other identifying information. 7.  A consumer notice that reads as follows: “The customer has an unconditional right to cancel the contract until midnight of the third business day after the contract was signed. Cancellation must be done in writing. If the contractor or subcontractor who does the work is not paid, he or she may have a claim against the customer’s property under the Lien Law.

A Timely Reminder about Ice Damming

Relatively warm, mild temperatures sprinkled through the typical snow accumulations and cold weather of winter bring concerns of ice damming to the forefront. Roof leaks and interior water damage tend to occur as a result this seasonal problem. The combination of cold temperatures and regular snowfall are Mother Nature’s ingredients for ice damming. A lack of insulation, poor attic ventilation, shallowpitched roofs, and complicated roof lines (many valleys) are contributors to the icicles that dangle from our homes. Together, these factors can lead to many home repair headaches from ice and leaks. Ice damming is the accumulation of ice on the cold overhangs of roofs. The lump of ice that forms prevents additional water (i.e. melted snow) from draining off the roof. It is the resulting puddle that forms between

the ice lump and the roof that can cause leaks into attic space and even interior ceilings and walls. Ice damming can be reduced or prevented with good attic insulation and ventilation to keep the roof cold. Insulation prevents heat from escaping into the attic and ventilation removes any heat that does make it up there. However, making improvements to insulation and ventilation can be impractical once the winter has begun. Modern roofing standards require an ice and water barrier under the edges of our asphalt shingle roofs. This barrier can prevent leaks from ice damming, but it must be installed when the roof is installed. Electric heating cables can be installed and turned on before the snow falls to effectively prevent ice damming leaks. The heating cables run in a zig-zag pattern on

the roof edge and through the gutters and downspouts to maintain a path for water (melting snow) to get off of the roof. Obviously, there is a cost associated with the electricity to operate these cables. The use of a “roof rake” or “snow rake” can be very effective in preventing ice damming. After a snowfall, the homeowner must rake snow off of the edge of the roof with this plastic blade on the end of a long aluminum pole. Even just a few feet of snow raking up away from the roof edge will often be effective to keep the roof overhang clear of lumps of ice. Many homeowners will chip snow and ice off of the roof with a sharp shovel and damage the roof. This should be avoided. Sometimes solutions of warm salt water or similar snow-melting solutions will be used to melt ice to make a path for water to get

off of the roof. These should only be used as a last resort, since they can sometimes damage building materials and actually result in more ice when the water re-freezes. Preventing ice damming is ideally be accomplished with good insulation and proper attic ventilation, along with proper roofing materials, including ice and water barrier. However, electric heating cables and snow rakes (roof rakes) are things that can be used to more directly control the problem until better long-term preventive measures can be put in place. Ice damming can be troublesome and frustrating with our “normal” winter weather.

Got the Black Friday Blues? or hardcover best sellers. I always go to the “used” book department at Barnes and Noble. There I found a vintage LL Bean camp book [for myself] as well as gently worn cookbooks. Books like this make super gifts for that special friend. My husband Jamie loves the Beatles, so I will look long and hard to find him a vintage book. I may even tuck a music gift card inside. Patterned Christmas socks are a favorite gift to give. If I can’t find them, I have settled for patterns of whales and ship’s wheels [I don’t think he has ever worn them], but they get a laugh every Christmas morning. Take a trip to your fav florist or gift shop. Look for topiaries for your girlfriend gardeners. Last year I received a miniature cedar tree from a friend, she presented it in a small burlap bag, I still have both. Sorry to say the tree did not survive. This year I plan on spray painting it [silver or gold] and maybe I will re-gift it back to her this year. One florist I recently visited had rosemary

trees and lemon trees, both a perfect gift for the foodie. You could easily paint some old clay pots to hold the trees. One year, I dried baby artichokes and they gave as presents, wrapped in cellophane bags with dried moss. Buy a dozen canning jars and use them to gift home made candy, fudge and cookies. Fill them with unusual soaps or that special ornament. Or if you’re not feeling creative, fill a canning jar with red

and green jelly bellies or candy kisses. Top with a label and you are done. Take the black out of the holiday season and your wallet will be in the red.

Have you started to make your holiday present lists? Do you have an idea for that perfect present or are you stumped again this season? I have some ideas for gifts and wrappings for you that will take the blues out of black Friday. When at the mall, look for simple gifts of food. Like gourmet hot cocoa packets, exotic jams and jellies, and teas from around the world. Items like this most people do not purchase for themselves, so they are a treat to receive. When shopping, find tea cups to hold the tea, or oversized holiday mugs for the hot cocoa. Bake banana bread to give with the jams and wrap them in brown kraft paper. Last year I gave a friend two bottles of his favorite jerk sauce. I actually bought them in the summer and saved them, knowing they would be unavailable in December. He gave me a vintage, silver champagne bucket, and I just love it. Go to a bookstore and look for blank journals

Spice It Up for the Holidays Are you a home chef? Do you love to prepare tasty meals while experimenting a bit with ingredients?   This time of year is especially easy to try new spices from your collection of seldom used jars buried deep in your drawer. I love to use cinnamon in banana bread, cumin in soup and both in pumpkin pie. I thought I would do a little research and enlighten all of us about spices, where they come from and what you can use them for in your favorite recipes.   All Spice - A friend recently asked me about allspice. Is it a few mixed spices? Is there a substitute? All spice is its own spice from the myrtle family. It is the dried, unripe berry from a Jamaican bayberry tree. It is mostly used in spice cakes

and cookies, but is the major ingredient in jerk sauce. A good substitute for 1 Tbsp of allspice is 1 teaspoon each of cinnamon, nutmeg and cloves.   Cinnamon - Is the inner bark of a Cinnamomum tree. We use it freely in baking pies and sweet rolls, but it has medicinal uses as well. Studies have shown that cinnamon can lower cholesterol and blood sugars and aid in fighting bacteria.   Nutmeg - Native to Indonesia, nutmeg is the seed of a tree. We use nutmeg in pies and quiches, I always use it freely in any egg recipes and gnocchi. In large doses nutmeg can be toxic and can cause hallucinations, (who knew a precursor to LSD). Nutmeg is related to mace. Folklore tells us that the Dutch traded Manhattan for

nutmeg, mainly because it was thought to be an aphrodisiac!   Cloves - Also native to Indonesia, clove is a dried flower bud. I love to make patterns on hams and oranges with them. There have been many studies finding that cloves can reduce dental pain, lower fevers and repel mosquitoes. When picked they are a pale pink then turn brown as they dry.   Star anise - A fruit native to Viet Nam and China, star anise has a licorice taste that is used in some Asian cooking. I have never cooked with this spice, but it is very pretty and I have used it for decorating. The FDA has issued an advisory to not consume tea made with star anise. Apparently there are two related varieties and one can make you sick.

Cumin - The seed from a flowering plant native to India, cumin is related to parsley. It has a peppery, nutty flavor and is used in Indian and Mexican cooking.   Who knew spices had such history. Nutmeg was at one time worth more than gold. English workers were once paid in cloves and Roman soldiers paid in salt. And if Christopher Columbus hadn’t been looking for India… we could not enjoy a pumpkin pie!
