Sell it Fast for the right price!

Properly pricing a property is crucial for a quick sale and for sellers to get fair market value. Unfortunately for sellers, listing at an incorrect price will not sell the property for more, in fact usually their property languishes longer than necessary and when it finally sells, it sells for less than it might have had it been listed at the right price. Listing agents may agree to unrealistic prices just to get the listings and then work on getting owners to reduce after finding that their desired price was not working. Two things occur when a property is poorly priced; 1) no one comes to see it or 2) If people come to see it, there are no forthcoming offers. If the price is right there is a rush of interest in seeing the listing during the first two weeks. Usually interest in a property peaks after these first weeks on the market. If priced right, there is often also an offer on the table pretty quickly.   Coming to agreement on the initial price can be one of the most difficult parts of taking a listing, and not because the agent doesn’t know how to price properties! Agents learn pricing pretty quickly. Smart agents know pricing right leads to and avoids lost sales. Some sellers have preconceived ideas of what their property is worth. If their desired price is unrealistic, their agent has to educate them. Sometimes sellers don’t believe or want to believe, what is being told to them. This scenario is the one of the most difficult to deal with for Realtors, and Realtors who value their time, usually avoid these listings since the owners refuse their professional advice. They know that the property won’t sell at the wrong price and showing it is a time-waster. Some agents will take the listing, leaving it on lock box which requires minimal effort on their part, with the hope that the owner will see the light of day and agree to price right.  Experienced Realtors have learned through the school of hard knocks that sellers who don’t trust their advice are often the most difficult to deal with. These agents understand that the seller believes they personally know more about their home and the market than the Realtor and will refuse to take whatever advice the real-

tor offers, including when offers finally do come in - as to which are good and reasonable offers. Sellers that “know” more than the professional, often make the experience less than agreeable.   Experienced agents know that when the property does not sell at the price insisted upon by the seller, it is ALWAYS the realtors fault in the seller’s mind; the Realtor did not do enough to promote the property, they did not show it right, did not hold enough open houses, the list goes on and then the seller gets another Realtor. When I was a novice sales person, I let the owner of a home bully me about price. My CMA came in at $115,000. She insisted it be listed at $125,900. I managed to get her to drop down (in increments) to $119,900 but that was not where the asking price should have been. Eventually the listing ran out and she did not re-list with me, claiming I did not promote the property well enough. Imagine my outrage after all my hard work, to learn that she listed with someone else… at the price point I wanted originally!!! And guess what, the property sold for $112,000, just like I told her it would, with far less promotion than my efforts! I learned several things with this deal. One, not to allow a seller to bully me into working with an unrealistic price point and the other, that this happens to all Realtors at some point in their careers, it comes with the territory. It just happens less when a Realtor is smart and willing to walk away from a potential listing.   Home sellers are often emotionally tied to their home and think it’s the best and brightest property on the block, sometimes it is, but typically it’s really just average in comparison. Sellers usually search the internet comparing their homes to others that have sold. They often use one of the on-line price estimators for their homes. What they don’t realize is that often these websites are inaccurate or just plain wrong. Coming up with an accurate price point is more complex than sellers usually imagine.   Realtors learn to create CMA’s. This is short for “Comparative Market Analysis”. I am going to confess here, that when I first became a Real Estate sales person, I had

the hardest time creating these. I was not confident in the method I was taught and eventually took a class offered to Real Estate Sales People by the Greater Rochester Association of Realtors, called: “Pricing It Right”. Taught by a bank appraiser from Buffalo, I learned how to properly select comparables and put together an accurate CMA. Now my CMA’s are usually deadon. I have learned to look at a property with a cold detached eye, without consideration of what the prospective client wants, but what the market is prepared to pay. Doing so does my client a favor if they are really serious about selling their property.   Creating CMA’s are not always that easy. No, we do not use data from Google, Zillow, Frontdoor and the hundreds of other services out there that claim to list accurate information. There are services that offer to calculate list pricing for homes. Using them does not usually work due to inaccuracies realtors overcome with their local knowledge. The wrong data is often chosen for analysis, since it lacks knowledge of the area as well as understanding the unique features of the individual properties used for comparison and how all those variables will affect price. Realtors use sales data out of the MLS and sometimes the tax record when necessary. They also use their knowledge of the given area a property is located in and how that affects the sale price, among other variables to determine price.   The variables used in the process to find the right starting price begin with location, square footage and type of house as well as data from other area homes sold within the past year. Regarding type of house, a ranch is not comparable to a split level or two story home, type affects which variables are used. Adjustments on initial search parameters depend on what is found. Bedrooms are not always a variable used since sometimes a room could or could not be considered a bedroom, and it would throw the analysis off. Where the house is located will affect value, for example; if it’s on a primary road. If it is, value drops. With a large selection of comparables, agents can fine-tune the CMA by adding garages,

bathrooms or other desired features, making adjustments to the final result. After making adjustments for features, Realtors arrive at their suggested price. They are able to fully explain why they believe the list price should start there and hope the seller sees it the same way!   Deb Kesel, from Platinum Properties, also cautions sellers to consider the condition of their property when pricing. She points out that improvements are not always fully compensated for full cost, but that they do help sell the home faster. She stresses cleanliness of the home is paramount. Even if priced right, if the home does not show well (especially due to cleanliness issues), it won’t sell at the higher price it could reasonably be expected to sell at.   When considering which agent to use for listing a property, sellers should evaluate the price the agents want to start with at the interview. If two are within range of each other, there should be questions about the large variance suggested by the third agent. Sellers shouldn’t pick an agent solely because they claim to be able to sell at a price much higher than other agents. High-balling agents should be intently questioned as to the hows and whys of their suggested price. If they cannot give a clear reason as to why they were significantly higher, then the seller should be suspicious   Help your agent price your home right! Tell them if you are pressed to sell by a certain date, since that can affect the suggested price. Sellers must realize that pricing a property at a certain point just because they want to realize a certain profit, doesn’t work. They need to understand that three variables determine property sales: location, condition and price. Location cannot be changed, it can help or hinder your home sale, but there is nothing that can be done about location. Condition and proper pricing based upon current condition will sell the home quickly and for the highest price possible.

A higher split isn’t everything in this business, it’s the bottom line number that really counts, so do the math. Agents have to stop looking for a “how much can I save” model and start focusing on a “how much can I make” model. It is sometimes more about other intangibles than the split itself. The split is just one part of a very big picture.

Carpenter Ants right on time

It’s that time of year when everything awakes from a long winter nap - including the ants. We’ve asked John Frazier of Castleguard Pest Management in Fairport - 585-381-0395 to give us some insight on these pests. For many of us, a sure sign of spring is the return of the black carpenter ant. What we used to say about the train, we can say about the carpenter ant “Right on Time!” Some are particularly distressed by the sight of carpenter ants in cold weather. We regularly get calls for them in January, February and March. And it doesn’t even seem to correlate with the warm days of those months. We can be in blizzard conditions.   Much more common is a flood of ants when the sun is warm in April and May. Whenever it is they show, the conditions were just right to come out. Temperature gets them moving to find food! So how can you tell if you have a “problem”? Doesn’t everyone get ants?   There are two things that generally drive people to call us with an ant problem -

what I call the “Icky” factor and the “Investment” factor. The Icky factor is the general disgust of having small insects taking over a kitchen, den, or bathroom. This aversion is the emotional side of the problem. The Investment factor is the more rational concern that carpenter ants may be destroying the house! They are wood destroying insects that can cost money to repair what they damage.

To help put things in perspective, here in late winter and spring, this is a sure sign are what we consider to be the top five of a nest inside as well. A few articles ago, I wrote about questions that have no answers. It seems, according to my readers, that there are some answers to some of these stupid questions. Yes, the word dictionary is in the dictionary. And one reader wrote me to answer the question, if there are A, C, and D batteries, why no B’s? He said there used to be a B battery, but it is long retired.   So, I decided to look on line for more stupid questions and here they are: • Why did Yankee Doodle name his horse Macaroni? • If a fork was made of gold, is it called “silverware”? • If you don’t pay your exorcist, do you get “repossessed”? • If you save time, can you get it back? • Why do we say “pair of pants” where there is only one article of clothing? • Why do your feet smell and your nose runs? • Why does superman wear his underwear over his tights?

• Why do we say “sleeps like a baby”, when babies wake every few hours? • Are there interstate highways in Hawaii? • Why does an alarm go off when it actually turns on? • Why are softballs hard? • Why is Grape Nuts cereal called that when there is neither grapes or nuts in it? • Why do cars have speedometers that go up to 130 mph if you can’t legally drive that fast? • Is there an egg in an egg roll? • What do people in China call their good dishes? • If corn oil is made from corn, and olive oil is made from olives, what is baby oil made from? • What do you call a male ladybug? • What kind of fruit is in Juicy Fruit gum? • Will a man eating shark eat a woman? • Which is the other side of the street? • How do you write 0 in Roman numerals? • Why can’t we tickle ourselves?
