Single? Married? Separated?
don’t let your marital status determine when to buy Today more people are choosing to marry later or not at all and they are buying homes, recognizing the advantages of doing so. A strong trend is that more single women are buying homes than single men. Traditionally, women had waited until after marriage to buy homes with their spouses. Prior to the 1980’s when the Equal Credit Opportunity Act was enacted, which prevents discrimination based on marital status or gender, single women buying homes was unusual because financing was difficult or impossible. Fortunately, the times have changed. More and more single buyers are coming into the market. Kristen VanDen Brul, of RE/MAX Plus, stated that in the last few years, single buyers have increased to become between 25-30% of her clientele. Today’s single women, whether never married, divorced or widowed, understand the advantages of owning a home. I bought my home as a single woman years ago and still remember the excitement and fear as I went through the transaction. Ok, I was buying a huge Queen Ann Victorian that had not been lived-in in years, and was so derelict my best friend looked at me and asked: “Are you crazy?!” I am happy to report that it has since been restored almost completely to its previous glory and I love the house! When I talk with single women who have come to me for help to buy their home, I always reassure them that this is a good move! That they will feel empowered and in control of their life. Buying my own home changed my perspective on many things both on a personal as well as financial level. One of the primary advantages of owning a home, single or not, is that a person invests in themselves. They are not paying rent, and believe that their monthly mortgage payment will eventually come back in some form when the property is sold. This should happen if it’s sold for more than what they paid including all sale expenses, if their house value continued to rise. For many, owning their own home means personal control over their living
environment. Owners have the freedom to make their own decisions about how they want to live in their home. They can paint/decorate their homes anyway they want, inside or out without having to ask for clearance from a housing provider, (unless they have an HOA which may impose restrictions.) Pet lovers have the freedom to have pets if they want. There is no one there to tell residents to move because they decided not to renew a lease. The only reasons owners are forced to move (short of dying) is if they don’t pay taxes or mortgage (losing the home to foreclosure) or they decide sell their home. Home owners also enjoy tax advantages that renters never get. And bonus!!! Owning a home means more space to do things in and more storage! These are just some of the advantages of homeownership, whether a person is single or not. Doubts about buying a home can hold single people back from buying. Sometimes waiting for the time to be “right” stalls or prevents the decision to buy a home because of being single. Only when a person realizes there is no “right” time will they be ready to pull the trigger. Part of making that decision includes answering questions such as how to get a mortgage, and what is a comfortable amount to spend per month on a home? When it comes to the actual mortgage process, Sherri Forbes of Homestead Funding, says there is no difference in the process for single buyers versus couples. Buyers need to determine what price range they are eligible to buy in, this is best done by establishing a relationship with a mortgage officer. A good mortgage officer will suggest that the buyer try to avoid buying homes near the upper limits of eligibility to avoid becoming “house poor”. Fortunately it seems local buyers, single or not, have taken away lessons from the years of economic down-turn and are opting to not buy at the fullest amount they qualify for. They are being more conservative with their buying. The good news is that interest rates are still relatively low allowing buyers to buy more, since less

of their payments are going to the bank for interest and instead are going into their home! Locally, home owners often pay less monthly for their mortgage than what they would pay for rent, for the same amount of space! In the Rochester area buyers can find nice - even amazing homes that are very affordable, especially in the City of Rochester. The common questions that every buyer faces may take on a different meaning to the single buyer. Singles may consider safety differently - specially women. Will they feel safe going into an empty house? What if the buyer eventually enters into a committed relationship, what part will owning a home play, if at all? What if they get sick and cannot work for a period of time, who would pay the mortgage? What would anticipated maintenance be on this home? There are answers to all these questions, some have to be answered through serious thought and insight on the part of the buyer. Others can be answered by a trusted Realtor, insurance agent or mortgage officer with whom the buyer has established a working relationship. The biggest question is how to begin! Then, if not already decided, “Where to buy” and “How to find a Realtor” to assist with the search and coordinate the buying process. For all buyers it’s important to be realistic. A single income may place limitations on a buyer that a couple may not face. With the help of mortgage officers the buyers should be realistic as to what they can afford and that they might not be able to afford the area or type of house that they desire. If the buyer has children, then schools are part of the equation, influencing where to buy. Buyers need to try to be open to alternatives that a Realtor might suggest and not assume they are trying to “just get a sale and a quick buck.” Good Realtor’s work on building a relationships and want clients to use them again or refer business to them. Short cuts just leave a bad taste in their clients mouth and the result is no repeat business or referrals coming from that client. As buyers become familiar with the
market they should be able to get needed information such as what the costs could be once they own a home. Some of this requires their own research and a Realtor should be able to help with the other questions. A good Realtor will readily provide information regarding expenses throughout the process or refer the buyer to the appropriate source to get the information needed. Costs to be considered are mortgage, utilities, taxes, the deferred maintenance of the home being considered, future anticipated maintenance costs, improvements and upgrades a buyer may be planning. Knowing these numbers will help make the right decision to buy or keep looking. Buyers should remember to consider resale value down the road. An excellent Realtor will always try to point out barriers to resale, listen to what they have to say. Also, once a decision to buy is made, a Realtor should offer to do a CMA, (Comparative Market Analysis) for the home, as a guide to offering a realistic price. The decision to buy may seem harder to come to for a single person, but the actual home buying process for singles is not any different. Buying as a single person in today’s market is smart and has advantages that last long into the future. Now is the time to buy, single or not. Buyers should start the process by calling a Realtor (or several) and interview them to determine who that buyer would trust and enjoy working with. The Realtor will be able to recommend mortgage officers to help determine how to approach the search for the perfect home. They will also be able to recommend other parties important to the process, such as home inspectors and attorneys. Today it is simpler than ever before to buy a home whether single or part of a couple. And now is time to start! Happy House Hunting and Selling!

To Cut or Not to Cut that is the question
It seems we have been experiencing more violent storms then ever of late, and with them much more property damage from trees falling. There are not many people that are experienced enough to know whether a tree is rotted or decayed and if it warrants being cut down or not. Carmen Santora, Executive Director of the BCB says, “because of the danger and fear of what falling trees can do to life and property, another scam is starting to develop. It starts with a concerned call from a homeowner to a tree and landscape company.” Most times after a storm the homeowner is worried and only calls one contractor for a price to trim or cut down dangerous trees. They are at a disadvantage and can be taken advantage of very easily, especially senior citizens. The way the scam works is the home owner is told the tree(s) in question are rotted, decayed and very
dangerous and must be cut down immediately before they fall and causes damage or injury to themselves or their neighbors. Prices charged by the scam artists are usually higher than normal and payment is asked for up front preferably by cash or by credit card that is processed immediately. Most times there is no contract and many times nothing is given in writing explaining what will be done and what will not be done. The scammer will tell the customer that they are a NYS Certified Arborist when all they are is a member of an arborist association. Consumers should be warned that when in danger they are the most vulnerable and should make sure they are dealing only with long established reputable tree service companies. If they have questions about trees they can also call a Tree Pathologist. Some times the small fly by night
tree contractors are not insured, or if they are, they may only have liability insurance to cover landscaping and not tree cutting which is much more expensive. If an accident occurs while they’re doing tree work and they don’t carry liability insurance for tree work the homeowner could be liable for injury or damages to neighbors and their property and usually a homeowners policy will not cover the incident. Here are some helpful tips when in need of tree work: Never be pressured into signing a contract or work order only because the threat of danger may be imminent. Unless the tree has already fallen and caused damage to property, always get three estimates for the work. Never pay by cash and only make checks payable to a company name not to a personal individual. If asked to do so that should be a warning that the contractor is operating de-
ceptively. If a contractor says they are a NYS Certified Arborist check to see that they are and not just a member of an arborist association. If in doubt call the insurance company to verify it, as tree removal insurance is much more costly then landscaping insurance. If it is not an emergency situation check the contractor out with the Better Contractors Bureau at 338-3600.

Dirty Little Secrets Let’s move to the obvious, the bathroom. It seems very clear that the toothbrush packs loads of germs. The trick here is to dry it off after use and get a new one frequently, not just when you get a pretty new one from the dentist – twice a year. I was surprised to learn that the bathtub is another germ laden chalice. It seems that whirlpool tubs are the worst, the dirtiest. It has to do with the lining of the pipes, water gets trapped there, you turn on the jets and voila, you are spreading bacteria and more germs throughout your bathwater, (and thought you were getting clean??). We all have heard to close the lid on the pot and it is true. Have all family members put the lid down before flushing to avoid spreading air born germs. These germs can easily land on your toothbrush, so when it is dry put the brush in the drawer. Let’s move to the kitchen. We’ve all heard the kitchen sponge harbors countless aliens, it’s true. Even if it’s a dish rag (a mopine), wash it regularly in the dishwasher or
microwave for three minutes every day. The countertops, the kitchen floor, the faucet and even the kitchen sink are hiding places for germs. The list goes on and on, the light switches, the grocery cart, any public flat surface including doors in restrooms. The good news here is… bleach. A bleach solution will kill most germs on most surfaces. Fill a spray bottle with bleach and water, spray the tub, the sinks, the faucets,
wipe the keyboards, the phones, the light switches, the remotes. That alone is a job, there are at least two remotes per tv. And lastly, don’t forget the salt and pepper shakers.

Recently while leaving the restroom at a local restaurant, I found myself doing a balancing act, trying to hold the door open with my foot while holding a paper towel and trying not to touch any part of the door. A lovely lady entering chuckled and said to me, “you think that door is germy, you should check out the salt and pepper shakers”. That did it! I admit that I am a bit of a germafobe, but the salt and pepper shaker, oh please. Naturally I came home and researched dirty places in our home and I was unpleasantly surprised. We all know that our iphones are germy, very germy. Our computer keyboards are also a Petri dish of bacteria ranging from salmonella to cold viruses to E.coli and staph. A British consumer group that tested keyboards determined that many of them posed health hazards. If you, like me, wage the war of the remote with your hubby, let him win this one. The remote is one of the dirtiest items in your home. It is a breeding ground for cold viruses.
