first quarter analysis The overall inventory of homes for sale in the Greater Rochester region shrank 17.8 percent year-over-year to 4,106 units, as compared to 4,994 in the first quarter of 2014. Closed sales were down 4.1% from the 1st Quarter of 2014, which, given the low inventory levels, is not a surprise. “We are hopeful that the current lack of homes on the market, now at the lowest level in nearly a decade, will spur those considering selling their homes to take advantage of the favorable conditions and list before the busy spring and summer months.” GRAR President, Andy Burke, said. “Sellers are receiving a higher percentage of their asking price, and multiple offers are common.”

Carmen Santora, Executive Director of the Better Contractors Bureau is warning consumers contemplating having their driveway sealed that there are contractors in our area, some from out of state, using unscrupulous tactics when sealing driveways. Santora says, “The usual rule of thumb when sealer is mixed is, for every 100 gallons of sealer 30-40 gallons of water should be added. The scam artists are doing the opposite and in some cases we have been told that some are mixing as little as 10 gallons of sealer to 100 gallons of water.” In reality all you’re getting is black, colored water that will wash off with a good rain. In one such case a complaint was made saying that the contractor the victim had hired was practically chasing the sealer down the drive way, that’s how much water was in the mix. The homeowner said he went strictly on price and he should
have known better when he paid $45.00 after getting two other estimates for $95.00 and $112.00. He also forgot that when he did his driveway a few years back that it took 4 five gallons pails at approximately $18.00 each along with having to buy a broom/squeegee. His overall cost to do the job himself had been $76.00 for materials alone. Consumers should watch out for special so called deals and especially watch for out of state license plates. One of the most common line used by these con artists is “I’ve got some sealer left over from another job and can give you a really good price”. Don’t fall for it. Remember, a good driveway sealer contractor will blow off the entire driveway, use a weed eater on the edges, cover the sidewalk between the truck and driveway to prevent accidental spillage from a stor-
age tank and barricade the entrance when finished. Contractors should also carry liability insurance in case of damage to your property, such as splash-over on your garage door or siding. Remember the old saying “you get what you pay for” and know it really applies with driveway sealing. For a

Another cold and harsh winter stalled production for some new home builders the first quarter of 2015. Building permits from Monroe County dropped just 10 permits; 120 versus 130 for the first quarter of 2014. Ontario County saw a first quarter increase to 80 permits from 17 in 2014. This was in large part dues to a townhome project with multiple permits pulled at once. “This should be a good year for local housing,” said Joe Sortino, president of

How Long Will It Last? As home inspectors and engineers one of the most common questions we are asked is how long a system or component in a house will last. Without being specific to any brand or type, here is a general guide to the average expected lifespan for these components. Furnaces The most common type of heating system in our area is a gas fired forced air furnace. The life expectancy of a furnace will vary depending on the quality of the unit and how well it is maintained - much like a car. Higher quality cars that are well maintained end up providing more worry free miles. Even a basic brand of gas forced air furnace should last at least 15 years if it is well maintained. Average-to-good quality furnaces should provide 20-25 years of useful life. Boilers Hot water boilers are also common heating systems in our area, and to a lesser extent, steam boilers. As with furnaces, the quality and materials of the unit and the frequency of routine maintenance can affect overall life. On average, boilers tend to have a long lifespan. Thirty to forty years is not unusual. It should be understood that many heating contractors will push for heating system replacement based strictly on the fuel savings that may be obtained by installing a

East of Rochester, New York, lie the suburbs of Perinton and the Village of Fairport. While separate entities, their histories are very much entwined. Fairport is a village that is nestled in the larger township of Perinton, which was officially established May 26, 1812, by the New York Legislature. Founders Caleb Walker and Glover Perrin and their families were joined quickly by other farming families from the Eastern Seaboard. The news had gone out, the farming was easier and soil richer and not as rocky. Between 1800-1814 the population grew from 71 to 821 inhabitants. Most of these farms were clustered in
the area now known as the Hamlet of Egypt, southeast of Fairport. In fact, the first town meeting was held at Cyrus Packard’s tavern in April, 1813. The Packard family still lives in the area and you can still see the barns of Packard Farm. Between 1810-1822, the first inhabitants of Fairport began building their establishments. They came after the news that a canal would be dug through this area and trusting this would happen, began their plans. After living in log cabins on small farms in and around what would become the village, a simple frame house was finally built at the

current site of the famous Green Lantern Inn. Once the canal arrived in 1822 and swamplands drained, the village began to grow. Originally part of Perrinsville, Fairport was incorporated as a village April 30th, 1867, and became the hub of activity for the town of Perinton, which was predominately a farming community. Today, both Perinton and Fairport are thriving communities where something is always going on. The town of Perinton was acknowledged as a “Top 100 Best Place To Live in America” by Money Magazine, and a “Model Community” by the Rochester Democrat & Chronicle. One of the best offerings is the large Community Center which has a large pool complex, indoor running/walking track, cardio and strength fitness rooms, gymnasium, Senior Lunch program, and rooms available for rental including an industrial suited kitchen. There are several shopping complexes in the area, Wegmans and Tops supermarkets are easily reached on Rt. 31, south east of Fairport Village. The area is close to East View Mall, and many residents or high school students from the area work there. Getting there is easy, take the Fairport exit off Rt. 490 and head east on Fairport Road. Drive past the “vintage” Wegmans located in the Country Club Plaza and you will come to the outskirts of the western most portion of Perinton. Past a small residential area, shops and small office buildings begin to pop up. After crossing Irondequoit Creek, if you look closely on your right you will see an archway under a rail passing. This leads to Crystal Springs Valley, a good-sized development that sprang up in the 1960’s, and is quite typical of the developments that
began to be built during the urban flight years from the City of Rochester. (Full disclosure here, I spent my teen years living on Sunset Trail in this development.) The neighborhood as in other developments from this era, is now filled with large growth trees, mature bushes and gardens, creating a lush utopia to come home to. Heading east past Crystal Springs Valley you eventually come to a park on the left, known as Perinton Park. Perinton Park is a popular destination for many walking the canal tow path. In summer, musicians can be found playing in the park, people picnic while children scramble on the playground and others while away the day fishing in the canal from the park dock. Over the canal bridge and you enter the Village of Fairport. Located directly on the canal, Fairport is a mature village with many stately homes with some industry on the outskirts of the village to the north, just over the railroad tracks. In the 1970’s there was a brief period of strife, during the years of urban renewal, and many old canal town buildings were torn down on Main Street to make way for a shopping/office complex named the Village Landing. Initially there was a chilly reception because people felt the complex was out of character with the village, which it was at the time. There was nothing quaint about this place. But through the years, and with the addition of Packets Landing shopping and office complex across the street, the project has come into its own. These two locations offer many stores, such as the Anything Goes clothing consignment store, Casa Vin’Arte (helps people make their own wine!), Fairport Florist, Fairport Pharmacy and many other establishments. Packets Landing is home to restaurants such as

ers and then the high school located on Ayrault Road. The system is known for high academic standards. All the schools have computer labs with a student computer ratio of 3:1. In 2009 Fairport High was the first school to offer a course in Computer Game Design and Development. Technology education is considered important and encouraged in the district. Cisco Networking courses are offered at Fairport High. Students who successfully pass the course earn entry level Cisco Career certifications for networking. Music is another important part of the schools. Choral groups and school bands regularly compete at state and national events, quite often winning gold medals. The Red Raiders represent the schools at athletic events. The school has had a strong athletic tradition, offering all kinds of sports such as Track & Field, Soccer, Basketball, Field Hockey, Lacrosse, Gymnastics, Cheerleading and Football. As in music, the teams compete successfully often on state and national level. The cheerleading squad has aced three national titles and lots of other cha mpionships. The cross country team produced a state champion runner Pat Dupont in 2007, and another Fairport Track and Field alumni Dan Predmore was inducted into Cornell University’s Hall of Fame in 2007. The football team has regularly won Section Five titles and been ranked #1 in the state 16 times since 1982. The swim team had won 20 section 5 Class A titles. The many other sports teams have achieved similar successes. Students of the school system remember fondly their days there and many return home for the Fairport Canal Days or Homecoming Days in the fall at the culmination of

China King, Joey B’s, The Landing Bar and Grille as well as shopping, salons and spas, insurance agents, even the Colonial Belle departs out of Packets Landing for its famous canal boat cruises. The village is known to offer a variety of festivals and events. One of the largest is Fairport Canal Days which features bands, artists, crafts displays and wares for sale as well as a food court with lots of local delicacies. Summertime, each Tuesday at the canal-side Kennelly Park, hundreds listen to featured bands. Many of the local taverns and bars host musicians on the weekends. The Fairport Farmers Market opens the first Saturday in May and runs each Saturday until the weekend before Thanksgiving in the parking lot behind Bank of America. Boaters can dock on moorings provided both publicly and privately, then walk into the village for entertainment, shopping, a meal or ice cream. During the winter after the canal freezes over, you might find hockey teams playing on the ice, or skaters skating. The most popular advantage Fairport offers to home buyers is Fairport Electric. Owned by the village, its rates are 1/3rd the rate charged by other utility companies. Residents that fall within the area serviced by Fairport Electric are able to pay their bill online at the village website. The utility is run by a board of directors appointed by the village mayor. Buyers often ask agents about Fairport Electric since not every property in Fairport is serviced. Buyers need to verify this prior to buying. Growing Up In Fairport!! park was added, now called Kennelly Park after Vince Kennelly who was the mayor of Fairport for many years, a popular and charismatic man. Fairport is known for its train tracks that flow through the middle of the village. Part of the charm of Fairport is the train, and we have all been late due to catching the long train midday. The lift bridge on Main Street is one of a kind. It is the only bridge in the United States that lifts on an incline. In the summer you can meet the bridge master sitting high in the bridge tower. Jamie also boasts about being the last graduating class from Minerva Deland High School in 1970. As the current Fairport High was being built, students were preparing to move into the new school upon completion. They were moved in halfway through their senior year in 1971. I moved to Fairport in 1972. At that time, I had my choice of beautiful homes to buy in the village and outskirts for $16,000 to $21,000. Who knew?? Who knew that this small, quaint, farm town would grow into one of the most desirable places to live in the Rochester area.
Fairport, a one square mile part of Perinton, has blossomed into a safe, beautiful, convenient area with great schools and an abundance of amenities. We have the Perinton Recreation center which offers classes to its residents from conversational Italian to tennis. A most modern pool was built at that sight, complete with slides and tubes. If you are a walker you can complete your miles on the indoor track and watch kids playing basketball below. There is an outdoor theater behind the Rec Center, where in the summer you can enjoy music on a Sunday afternoon.
Fairport has something to offer for everybody. We have music fests in the summer, arts and crafts shows, a Halloween Scarecrow fest, and even a Pizza Contest for the best pizza in town. If you are considering a move, move to Fairport, where we make forever friends!

My husband Jamie frequently reminisces about growing up in Fairport. He tells stories of jumping off the canal bridge in town on Parker Street, adjacent to State Street, now Liftbridge Lane. He remembers fishing in the summer, catching perch and sunfish using nothing but a branch, some string and a hook (sounds a bit Huck Finnish to me). The canal was a huge part of their lives growing up in Fairport. Barges were often seen, but not too many pleasure crafts. The boys would canoe and make rafts out of discarded wood and strap on barrels underneath to make the rafts float. Main Street was a hustling, busy business section of town. The former stores were Messerinos Market, Wagor Drugs and Rudin’s Clothing Store. Still remaining is Barrancos on Main, selling Fairport sweatshirts. In the late 1970’s, these stores and more were torn down during urban renewal, making a place for Fairport Village Landing. A new library was built in the lower level with retail above, and even underground parking was added. West Avenue was shortened and a
