Predictions The holidays are over and we’re all getting back to business and gearing up for a new real estate year. The main topic my friends were interested in at “end of the year” parties was: What’s ahead for real estate? Will this be a good year to sell or buy? It’s still a mixed bag for the Rochester market, with more good than bad though.   One of the biggest concerns most potential buyers have are interest rates. Yes, they are going up, but in increments of .125%. The industry scuttlebutt is interest could grow 1% over the next year. This means if you are buying a home with 20% down, and qualify for a 4% mortgage, in one year you will getting a 5% mortgage. What this means in dollars is if you are buying a home for $100,000.00, with 20% down with a 4% interest rate, over a period of 30 years you will pay $137,494.80 versus the same home with a 5% interest rate, your total outlay will be: $154,605.60. So, if you know you are buying this year, it behooves you to buy earlier rather than later, since the few months delay means you will be paying $17,110.80 more for the same house. Keep in mind this is a Presidential election year which may delay the increase in interest rates.   One expectation is that credit may become easier this year. Some potential buyers locked out of the market last year may have a better shot this year in securing a mortgage. They have had an additional year to save money towards their down payments and improve credit scores. Credit scores will now include rental history and utility bill payments. Some mortgages will also allow for live-in parents and extended family-members income. More first time home buyers will enter the market this year, including Millennial buyers.  Millennial buyers were expected to come roaring to the market over the last few years but that didn’t happen. The issue for many is student loans wreaking havoc with their debt ratios. The hope is that their job market has improved and income is increasing to finally allow them to buy their first home. Their presence is expected to increase in the next few years since they are now getting married, starting families and are beginning to need to make home buying decisions. The Rochester area lends itself to these buyers since our prices are not in the stratosphere, unlike other housing markets. Assuming they stay in the area.   Rental costs are expected to continue to rise this year. They experienced a steady climb through November with a slight decrease in December, which is traditionally a very slow month for rentals. If the trend does continue with higher rents, buying a home will become more appealing for those that have been on the fence, the caveat being: as long as they qualify for a mortgage. Credit and accumulation of down payment has been the key holding back most potential renters wanting to buy their own home.  There could be towns where multiple offers will be common place, one such area that immediately springs into mind is Brighton.

The spring market is quite tight for this town, where one can expect to pay more for a property in the spring, when the demand is highest. This phenomenon can be partially attributed to the reputation of the Brighton School District. Parents are highly motivated to move into the district so their children will benefit, creating a increase in buyers in the early spring. Parents hope to close by mid-summer, allowing time for the family to move into their new home and become acclimated to their new neighborhood. There is little room for growth in new builds in Brighton and this restricted market creates the scenario for multiple offers. But, Brighton home owners should not read this to mean the sky is the limit for their property! Read on…   Sellers should not get too excited about multiple offer scenarios. Rochester area buyers are a savvy group and are often represented by savvy Realtors looking out for their clients. These buyers do their home work. They are conservative with their money and as such will rarely pay much more than the current market can bear for the home of their choice. They buy keeping in mind that they might need to sell in the future and need to be able to bring in enough to clear their mortgage or not sell at a loss. So, this means while they may love a property thanks to its condition or school district, they will not pay more than the market can bear. The fear being they could be stuck since they paid too much.  Multiple offers have increased in the entire region over the last few years, but only for SOME properties. The most common instance of multiple offers are when homes are priced at or below market value, AND are in flawless condition. The other end of the multiple offer spectrum is on properties priced WAY, WAY below market value due to condition. These properties are severely flawed in condition and need rehab. If priced to be attractive to those seeking a rehab home and if the location is an area that offers a quick turnaround once on the market, these properties can become competitive situations for buyers. Most of these flawed properties are bought by rehabbers rather than people looking to get into a home at a rock bottom price. These are the very homes that buyers considering their first home should look at, if they can do the rehab. The sweat equity is worth it.   Also, with most multiple offer scenarios, the offers are similar in price with a difference of a few thousand. It’s the terms that often make

the difference, from being cash, offering early closing or extended closings if the seller needs that. Buyers who offer exactly what the seller needs will be most successful in having their offer accepted. This success can depend on how savvy the buyers realtor is in ferreting out what the seller needs to sell, as well as how willing the selling agent is to provide the information that can make a difference. Buyers need to keep in mind the selling agents can only provide the information as authorized by the owners.  The Rochester area is a conservative area, with home prices rising slowly in comparison to other parts of the country. This is good in that getting into a home is easier, but sellers will not make huge profits unless they stay long term in their homes, and the profit might really be a rather modest increase. Location of course plays a part in the scenario; parts of the city and some suburbs have seen prices staying flat or dropping. One area that had suppressed prices for years was Henrietta. The last year saw an increase in interest in the area, probably due to the lower tax rate and affordability. With the interest came a modest price increase for homes in good condition.  Inventory for buyers is currently low. This should pick up as we continue into the real estate season. The peak market time should happen in March, April and May. One issue confronting sellers is that the exodus of people from Upstate NY is continuing. Retiring baby boomers are heading to warmer climates, with most heading to Florida. People choosing to move away are doing so for jobs or to find different lifestyles. This puts more properties on the market with less buyers available to buy. That is one of the reasons home values are not rising significantly in this region. Rochester has been growing job prospects in the technology fields that are starting to boom in the area. This could offset the exodus and help keep our market steady or

allow for improvement. We do expect a steady and stable market this coming year, with a steady stream of buyers and sellers, with little real growth on either part. This balance is what keeps home prices predictable.   This is not a buyers or sellers market. Each home buying scenario is highly individualized. Very few generalities can be said about the Rochester market. Sellers who can do so, will hold out for the price they believe their home is worth, either not selling the home or getting what they want, possibly over a long waiting period (highly unlikely the longer it sits). Sellers who have to sell will quickly find that they may not get what they think their property is worth, learning that it is the market that dictates price, not them. A good rule of thumb for sellers is: if no one is coming to see their home or, if 10-15 potential buyers have seen their home and there is no interest there is a problem. The easiest way to correct the problem is price. If their agent told them the price they insisted on was too high, it is time to pay attention and do what their agent recommends, since the longer the house sits on the market the lower the final sale price usually is. Sellers should note the old adage: “The first offer that comes is usually the highest offer they will get.” This is so, unless clearly the buyer is not being realistic and coming in with an insanely low offer, believe me your agent will let you know if this is the case. If they are strangely quiet and not saying disparaging remarks (about) or suggesting countering, the offer…the seller needs to take heed.   Buyers will continue to seek out homes that are in very good condition, and in some cases find themselves in a competitive situation. Buyers need to understand in this market sellers may not be willing to sell at rock bottom prices since they do not have to do so. There are other buyers out there that will come along to buy. The time of “rock bottom” prices never really came to this region and is even less likely now. Buyers need to be realistic with their offers and if they are they will be new home owners!   Enjoy the new year and good luck with your home buying and selling!

How Long Will It Last? As home inspectors and engineers one of the most common questions we are asked is how long a system or component in a house will last. Without being specific to any brand or type, here is a general guide to the average expected lifespan for these components. Furnaces   The most common type of heating system in our area is a gas fired forced air furnace. The life expectancy of a furnace will vary depending on the quality of the unit and how well it is maintained - much like a car. Higher quality cars that are well maintained end up providing more worry free miles.   Even a basic brand of gas forced air furnace should last at least 15 years if it is well maintained. Average-to-good quality furnaces should provide 20-25 years of useful life. Boilers   Hot water boilers are also common heating systems in our area, and to a lesser extent, steam boilers. As with furnaces, the quality and materials of the unit and the frequency of routine maintenance can affect overall life. On average, boilers tend to have a long lifespan. Thirty to forty years is not unusual.   It should be understood that many heating contractors will push for heating system replacement based strictly on the fuel savings that may be obtained by installing a

High quality paint applied to a properly prepared surface could last as long as 10 years. Additionally, south and west exposures might not hold paint as long as east and north exposures.

Everyone has been waiting for the news. It has been a pins and needles situation. The word is out. The Pantone Color Institute has selected the color of the year. Actually, this year there are colors of the year, and eight more, to make the top ten colors of the year.  Last year the color was “merlot red”, like the wine. Personally, I think this selection was a flop, a huge flop. The color should have been gray, grey, and graige, a hybrid of beigish- grayish. Every product in the marketplace had a grey offering. Whether it was a pair of galoshes, a new vehicle or a pressure cooker on QVC, there was always a grey option. Even in ready to wear, grey was king in men’s apparel and queen in women’s wear. Many new kitchen designers proudly show grey cabinets, sinks and now even the popular stainless steel ap-

pliances have moved over to accommodate a grey choice.   Are you still wondering what the colors for 2016 are? They are “serenity blue” and “rose quartz”. Yipee, hoorah, and wahoo! We have been waiting for these colors to be selected. So what do these colors really mean? It means soft and soothing, seductive and innocent. It means prom gowns will be a clear choice, pink or blue. It may mean if you buy a new blender, the color choice will be pink or blue. Or if you finally buy that Cadillac, you too can drive a pink baby!  Some of the colors included in the top ten are, peach, marine blue, lemon yellow, aqua, tomato red, carmel and imagine this…light grey. It seems to be contradictory to have soft, light colors as the top two and bright, bold colors in

the following group. Maybe it was all a compromise or a hung jury and the decision was made by a judge or Madame Pantone.   At any rate, if you are selling, redecorating or plan on purchasing a new home, think the Pantone colors. If you own a grey sofa, embellish it with toss pillows

in shades of pink. Paint your front door a serene shade of baby blue. And if you plan on purchasing the new luxury car to park in the new garage, make it pink!
