Getting to Closing Final Details
One of the most important services a real estate agent provides is guiding their clients through the entire home selling process. Agents represent their clients along the entire journey, but they truly earn their pay once a buyer has been found and negotiations begin. It is at this point that an agent’s experience and knowledge play a critical role not only in negotiating the sale, but in getting it to close.
The ultimate goal for the seller’s agent is to get the home sold quickly as close to listing price and as hassle free as possible. Once negotiations are complete and terms have been agreed upon, the seller’s agent and closing attorney will:
Concessions & Incentives
When a property is in great condition at a great price, a seller can expect to get offers. Hopefully more than one. Buyer’s offers require careful scrutiny as they will most likely contain concessions or incentives. Because it’s the agent’s job to negotiate in the best interest of their client, getting as close to listing price with as few concessions as possible, sellers should listen carefully to their agent’s advice to help them make informed decisions. Statistically, over one-third of buyers ask the seller to reduce the price, and nearly a third ask for help on paying for closing costs. In fact, when sellers agreed to pay buyer/loan closing costs, more than 75% of them paid up to $5,000 in loan related expenses. An experienced agent will help you decide which offers are worth considering based upon buyer concessions or incentives re-
quested. Knowing your potential expenses in advance can help you to decide whether you’ll be willing to reduce your price or help pay the buyer’s closing costs, and if so, by how much.
Consider Costs
There are costs associated with the sale of a house that many sellers don’t always think about but should consider before agreeing to buyer concessions. Beyond the general cleaning, repairs, and other expenses associated with selling the home are the costs that are incurred in closing out the sale. Typical a seller’s expenses may include:

• Mortgage balance and prepayment penalties, if applicable • Other claims against your property such as unpaid property taxes • Unpaid special assessments on your property • Real estate commission • Legal fees and or title insurance premiums • Appraisal and inspections • Transfer taxes • Others depending on your personal situation
• Look over the purchase contract and identify what payments are owed and by whom • Prepare documents for closing • Coordinate the closing • Make sure taxes, title searches, real estate commissions and other closing costs are paid • Ensure that the buyer’s title is recorded • Ensure that you receive any monies due to you. Once the deal is done, it’s highly recommended that you keep a copy of all closing documents and any home improvement receipts for the home you sold for tax purposes. The Home Energy Score is currently only available on single family homes and townhomes. While you can get a Home Energy Score individually, it can also be an add on to a Comprehensive Home Assessment. Once requested, a qualified assessor will complete a 1 hour walk through to collect roughly 40 pieces of information to enter in the Home Energy Scoring Tool software. The Home Energy Score is comprised of three parts:

It all started years ago when I listed Paul’s mother’s home. He and his out-of-town brother had just put their mother safely into an adult home so she would be well cared for. Once they had “Mama” all settled, they looked at her possessions which remained and the daunting task ahead... a lifetime of collecting and a home which, although very functional and happy as they were growing up, now was about to meet some of the pickiest people on earth called “buyers”! Paul showed me his mother’s home and, while rubbing his furrowed brow, asked “So, what do I do?” Most everything was original in the home. His parents were frugal people, the kind who had been through the depression and a couple of world wars. They were the “waste not, want not” generation who believed that “a penny saved” was truly a “penny earned.” It was this lifestyle that allowed them to save their resources and help their sons out in life. However, I knew that their thrifty lifestyle resulted in a home that might be met with criticism from buyers who would be comparing it to other, “more updated” homes. Well, I gave Paul the dreaded “to do” list. You know, the one we all run from. His response didn’t surprise me. “I appreciate the list but look at me!” he said. “I do tool and die for a living. I have no skill when it comes R298730
to decorating a home or preparing it for the market. My TV is sitting on top of a milk crate. That’s my idea of decorating!” While this may be my own personal anecdote, it’s far from an unusual occurrence in the real estate world. Sellers sometimes

The first step was sorting through a house full things which had accumulated over the years. This step is probably the second hardest part of the move for a senior. Having to narrow down a lifetime’s worth of “treasures” into what can be easily moved into their new accommodations is exceptionally difficult and should be handled with the greatest care. onto family and friends, many things can be donated while others can be recycled. The remainder should be discretely removed for disposal to spare any heartache for your senior. Once the house has been cleaned out, repairs and updates can begin. This may include upgrading utilities and repairing structural problems to fresh paint and refreshed landscaping. It all depends on the condition of the home and the amount of work the seller is willing to commit to. Over the years, I have found that the more a seller is willing to do to make the home appealing to buyers (losing the seller’s personal style for something more neutral) the better it performs once on the market. In Paul’s case, he was open to ideas to give the home a neutral yet updated look. With minimal cost, a little elbow grease, and few minor upgrades, the home was ready for market in no time. It wasn’t the same “family home” that it started as, but it was refreshed and ready to become a new family’s home - one of the best things a house can be.
