A continuation from issue 10 highlighting a day in the life of a Realtor. To see part one, please visit our archived issues at PropertySourceOnline.com. Just click on the “Print Edition” tab at the top left of the screen.   Even before a listing is in the system, there’s a lot of groundwork to be done. Agents keep track of getting their listing signs put up or taken down. They install lock boxes, take photos, and measure rooms. Once a property is listed, they prepare ads and open houses. They will spend hours at an open house only to following-up with calling all the agents whose buyers came through the open to determine if there is a potential buyer and to gather feedback. If there are comments from visitors, whether good or bad, the agent will take that information back to the owner. They will make suggestions about correcting anything that may have caused negative comments and/ or how to use positive feed back for negotiations and marketing. If there is interest from a potential buyer, the listing agent will often offer to show the house to the buyer’s agent and their clients again or ask when a contract can be expected.

Sometimes clients refuse to see the forest for the trees. They blame the agent and everything else rather than face the truth of why their home is not selling. They often dump the agent and look for another. Think about that, all the money, time and effort expended by one agent down the drain. The last listing agent is the lucky one. When discussing the business, many Realtors remark “I’d rather be the third agent than the first one!” And every Realtor knows what they mean. Finally, when the sellers are ready to listen and do exactly what the first or even, second agent had been advising them to do... Viola! Their house sells! That really hurts if you were the preceding agent, and if you are in the business long enough, this will happen.

Not all realtors show their listings. A good question anyone thinking of selling should ask of their realtor: “Are you going to personally be there to show my home?” There are increasing numbers of listing agents that NEVER show their client’s house. But the ones that do, are conscientious and want to be there to explain the uniqueness of each home and why it’s a good buy. There are times when, due to a conflict in the schedule, an agent cannot be there. Those are the times a lock box comes in handy.

So what does a Realtor “really” do?

Once an offer comes in, the agent analyzes it, meets with the sellers to explain what the offer means and will either get a signature, counter the offer or decide not to accept it. If the sellers agree to the offer as written, then the agent sends the contract to all relevant parties, then follows up with attorneys for attorney approval, sets up inspections and negotiates them if necessary. The agent juggles all of this while monitor-

Buyer’s agents spend hours with people showing them potential homes. Because of the investment the buyers agent has to make, buyers should expect them to demand to see “proof of funds” or a mortgage preapproval before that agent will step out to show homes. Its not that the agent doesn’t want their business or doesn’t believe them, it is just prudent business practice. Too often buyers agents are assured by potential buyers that they have funds secured to purchase a home, when in fact, they are not capable of buying. Don’t be insulted if a buyers agent wants to qualify you as a buyer. They lose time and money (for gas and mileage on their vehicle) on a client who

isn’t ready to close a deal when they could be working with someone who is.   Keep in mind, after all that work, there are times when a deal falls through and the client decides against trying again, goes to a different agent or in some cases, the client was so difficult to deal with the agent fires them! When these things happen, an agent has lost all the time and money invested in that client. It’s difficult to swallow, but the loss is just part of the risk of being a Realtor.   Lastly, those big commissions that are specified in a listing contract. For some reason sellers and buyers never realize that one commission is split multiple ways in most cases. The listing broker and selling broker each get a cut and the list agent and selling agent usually divide the rest. So a six percent commission can be split four ways! The agent working for the seller or buyer may only be getting 1.5% of the entire deal. From that portion, they still have to pay their broker a desk fee, Realtor dues to the local, state and national associations, as well fees for any designations they have earned. Don’t forget about taxes and all the other expenses too! Realtors spend quite a bit to stay in business.   So what does a Realtor “really” do? Hopefully, now that you have some insight, you’ll realize how hard Rochester’s Realtors work for you, while working to make a living. Happy House Hunting & Selling.

A beautifully landscaped yard usually indicates a diligent homeowner with a well-maintained home. Conversely, a sloppy yard often indicates a poorly maintained home. Many owners of older stone, brick and stucco homes love the look of vines and ivy growing up one of the walls or up the chimney of the house.

It reminds them of stately university buildings or churches. Unfortunately, these plants can do lasting harm. Ivy will hold moisture against the house, leading to rot of the wood siding, trim and windows. The ivy will penetrate small cracks in the brick and masonry walls. Freeze-thaw cycles then cause additional damage. Some types of ivy secrete an enzyme that attacks older lime-based mortar used in older structures (pre-1920); causing the mortar to disintegrate. Vines can even work their way between materials and into walls, causing damage to window frames and interior plaster. Also, thick vines and ivy will attract wildlife and pests, including birds, wood boring inspects, and more.

What should be done if a house has a thick growth of ivy or vines? First, cut off the base of the growth and allow the vines to die for several weeks (perhaps over the winter). Then, remove the dead vines as carefully as you can from the building. There might be damage that requires repair. If so, a qualified mason or repair person should perform the work, to match existing materials as much as possible. Next, remove any accessible stumps and roots. If there is remaining residue and tendrils from the ivy, you should paint over them or leave them alone to wear off and fall off over upcoming months or years. Usually, it is best not to power wash or otherwise remove them, since this could cause further damage.

Although vines and ivy might look good on some buildings, the potential harm and damage it can cause is significant. The cosmetic advantage is usually not worth the cost of potentially rebuilding a chimney, pointing a brick wall, or replacing rotted windows. It seems lately we have been experiencing more violent storms then ever and with them much more property damage from trees falling. There are not many people that are experienced enough to know whether a tree is rotted or decayed and if it warrants being cut down or not. Carmen Santora, Executive Director of the BCB says, “because of the danger and fear of what falling trees can do to life and property, another scam is starting to develop. It starts with a concerned call from a homeowner to a tree and landscape company.” Most times after a storm the homeowner is worried and only calls one contractor for a price to trim or cut down dangerous trees. They are at a disadvantage and can be taken advantage of very easily, especially senior citizens. The way the scam works is the home owner is told the tree(s) in question are rotted, decayed and very dangerous and must be cut down immediately before they fall and causes damage or injury to themselves or their neighbors.

Prices charged by the scam artists are usually higher than normal and payment is asked for up front preferably by cash or by credit card that is processed immediately. Most times there is no contract and many times nothing is given in writing explaining what will be done and what will not be done. The scammer will tell the customer that they are a NYS Certified Arborist when all they are is a member of an arborist association. Consumers should be warned that when in danger they are the most vulnerable and should make sure they are dealing only with long established reputable tree service companies. If they have questions about trees they can also call a Tree Pathologist. Some times the small fly by night tree contractors are not insured, or if they are, they may only have liability insurance to cover landscaping and not tree cutting which is much more expensive. If an accident occurs while they’re doing tree work and they don’t carry liability insurance for tree work the homeowner could be liable for injury or

damages to neighbors and their property and usually a homeowners policy will not cover the incident. Here are some helpful tips when in need of tree work: Never be pressured into signing a contract or work order only because the threat of danger may be imminent. Unless the tree has already fallen and caused damage to property, always get three estimates for the work. Never pay by cash and only make checks payable to a company name not to a personal individual. If asked to do so that should be a warning that the contractor is operating deceptively. If a contractor says they are a NYS Certified Arborist check to see that they are and not just a member of an arborist association. Make sure everything that is to be done is specified in writing, especially as to who will remove the tree limbs, stump and debris. Ask to see a copy of the contractor’s liability insurance certificate and check if they are insured as a tree contractor not just a landscaper. If in doubt call the insurance com-

pany to verify it, as tree removal insurance is much more costly then landscaping insurance. If it is not an emergency situation check the contractor out with the Better Contractors Bureau at 338-3600.

This morning like every morning, I think about what to make for dinner. I love to cook, I hate trying to decide what to cook. Jamie will eat anything, so that’s not the problem. He is a joy to cook for, I always tell him that I can hear him make ‘fly’ noises when he eats, or I tell his friends he enjoys every meal as if it were the last supper. I just don’t want to be too repetitive or boring while meal planning and I enjoy the creative side of cooking. Tonight I have decided to make mac and cheese. We were out for dinner last week at a very lovely restaurant and on the menu was mac and cheese with lobster. This ordinary staple of the sixties has become vogue! Who knew that little blue box of tiny elbows and powdered cheese would evolve into a gourmet choice on a menu. I have also noticed on menus, mac and cheese with truffle oil. Truffles are uber pricey and have grown in popularity especially with the Barefoot Contessa. The sound of truffles doesn’t appeal to me, especially knowing they are

a fungus that grows underground, mainly in France and Italy. They are sniffed out by trained dogs or pigs. But Ina revels in them so they must be excellent in recipes. I have seen her grate the truffles and put the shavings into oil to infuse it and probably makes that truffle last a bit longer. Another change I have noticed on menus is that elbow macaroni is out. The new pasta of choice for mac and cheese is Cavatappi. Cavatappi in Italian means corkscrew. This pasta is hollow and has ridges to hold all that gooey cheese sauce, it’s a design thing. Cheese sauce must slide off of spaghetti, or fettuchini is just too thick. I like shells for my mac and cheese, not the little ones or the giant shells used for stuffing, but a nice medium shell. Although we know I never measure ingredients, I will share my mac and cheese recipe with you. 1. Cook one pound of medium shells in boiling, salted water to a bit under al dente. 2. In a sauce pan make a roux, which is melt 2 tablespoons of butter and add 2

tablespoons of flour. Cook for a few minutes. Then add 4 cups of warm milk, slowly stir with a wisk. I use a figure 8 stir, why? I don’t know, but my mom did it that way. 3. Add 4 cups of shredded cheese. Any kind will do, but cheddar is good mixed with swiss. 4. Add a pinch of salt, pepper, chili powder and paprika. 5. Drain the pasta, pour over the cheese sauce and you are almost done.

6. I slice a tomato thinly and arrange it on top, then sprinkle the whole casserole with panko or some kind of breadcrumbs. Bake at 375 until it is bubbly. You will enjoy this.   You may even make ‘fly’ noises!
