Getting Your House Ready to Sell As a Real Estate Broker I always get asked “What should I do to get my home ready to sell?” While preparing your home for sale takes some effort, here are a couple of tips that will have your home ready to hit the market in no time.

Do freshen up your home so that it shows in the best light possible.

A fresh coat of paint, some landscaping and pressure cleaning goes a long way.

You want to wow people from the second they lay eyes on the home so curb appeal is crucial. Be consistent from the outside in and make sure every room makes a great impression.

Don’t overspend on major renovations that may overvalue your property.

Having a new kitchen with Granite countertops could be a great selling feature but if your home is listed for 20K more than the similar homes in the neighborhood, it will make it harder to get a sale.

Do make your home as inviting as possible using all of the “senses” to help a buyer feel at home.

Setting the Scene for Waterfront Properties

Recently, I had the privilege of being asked to do a staging consult to list a waterfront home. It had been listed before, for a year and a half. As I pulled up, I saw a fabulous view behind the house on Honeoye Lake.

Initially, it seemed inconceivable that this home had not sold until I entered the home. I took it all in, saw it all and wondered why they had not taken captive the golden opportunity to capitalize on the setting the house was in. It was a missed opportunity. Not one thing in the home’s decor tied it to the nautical setting it was in. Sadly, the last year and a half, buyers had not been compelled to go forward with a purchase offer. The seller lost their chance to produce appeal that would draw the right buyer in.

If you have a home on the water, whether it be a bay, a marsh, the finger lakes or a stream, capitalize on the setting it is in. Maybe you’re not

Bed Bugs

come crawling back!

You’ve seen it in the news, the issue of bed bugs seems to be growing in epidemic proportions. We’ve asked our business partner, John Fraysier from Castleguard Pest Elimination in Fairport to give us some insight on these pests. John can be contacted at 585-381-0395.

For the Pest Management Professional, bed bugs have become the new cockroaches of the early 21st century.

Why the comparison? It’s not a biological one. The two pests are distinct species and there are many differences between them. The comparison lies in their proliferation in the US and throughout the world. And the fact that getting rid of them is not easy.

The good news is that with the introduction of pesticide baits back in the 1990’s, cockroaches have become easier to control and heavy infestations can be eliminated without the use of

sprays. Unfortunately, no “silver bullet” solution exists for eliminating bed bugs. Surprisingly, bedbugs are a favorite prey of the cockroach. It’s not uncommon to have a problem with both pests at the same time because of this relationship - just don’t think of this as a natural method of bed bug control as both pests are highly undesirable.

While both bugs may inhabit the same space, there are significant differences in the two pests. Cockroaches are known carriers of food borne illnesses like salmonella, whereas the bed bug has not been found to carry any disease transferable to hu-

mans. Studies continue to go on, but thus far scientists are baffled as to why this is the case. The feces left behind from both pests have been found to cause allergic reactions in some, and asthma in others. But these are allergy problems, not disease.

So why is it that bed bugs have come crawling back? Forty years is a long time for them to be away.

The quick answer often sited is the absence of DDT. This is taking on less importance now as research is showing that bed bugs were developing resistance to DDT back when it was used. It is now presumed that

DDT, if it were used today, would be ineffective against bed bugs. Another answer commonly given is the change in pest management in the past fifteen years. Before the use of insect baits, liquid sprays were used liberally in homes and institutions for the control of cockroaches. These sprays, it is postulated, helped to keep bed bugs out of buildings as a side benefit.

Baits have no such secondary benefit.

Studies are underway to try and link genetic changes in the bug to their resurgence. Whatever the reason, bed bugs are back in force. So next time you hear, “Mommy, there’s a monster under my bed,” check it out. Maybe there is.

Carmen Santora, Executive Director of the Better Contractors Bureau is warning consumers contemplating having their driveway sealed that there are contractors in our area, some from out of state, using unscrupulous tactics when sealing driveways.

Santora says, “The usual rule of thumb when sealer is mixed is, for every 100 gallons of sealer 30-40 gallons of water should be added. The scam artists are doing the opposite and in some cases we have been told that some are mixing as little as 10 gallons of sealer to 100 gallons of water.” In reality all you’re getting is black, colored water that will wash off with a good rain.

In one such case a complaint was made saying that the contractor the victim had

hired was practically chasing the sealer down the drive way, that’s how much water was in the mix. The homeowner said he went strictly on price and he should have known better when he paid $45.00 after getting two other estimates for $95.00 and $112.00. He also forgot that when he did his driveway a few years back that it took 4 five gallons pails at approximately $18.00 each along with having to buy a broom/squeegee. His overall cost to do the job himself had been $76.00 for materials alone.

Cocktails and Mocktails This summer when entertaining, you will probably be sharing a glass of wine or a fabulous new craft beer with friends. My sister always prefers a summer cocktail before dinner. Her favorite last year was the Mojito. The popularity of the Mojito is growing and she always goes with whatever is popular. If you want to experiment with it, here is the recipe we used.

Ingredients: Light rum Fresh lime juice Soda water Fresh mint leaves Simple syrup (equal parts sugar & water, boiled then cooled)
