Realtor Representation Having Realtor representation is valuable for both sides of the equation, whether the client is a seller or buyer. Here’s how and what sellers and buyers should expect from their Realtor... FOR SELLERS 1. Expect honest and open communication with the agent. Agents should get back to their client within 24 hours. Most try to call their clients back within six hours. When a property is shown, the listing agent should try to get feed back from buyers agent and pass it on to the seller, good or bad - better to not sugar-coat, in my opinion. For homes on the market, sellers should expect a monthly updated comparative market analysis. Sellers need to understand what is happening with their market. If there is no interest in the listing, the sellers agent should tell their client what the problem is and how to trouble shoot the situation. Reducing the price will always help, but sometimes that’s not the answer. Most agents to try to exhaust all other options first; such as asking that the seller repair, clean or stage their home, create curb appeal, even if it’s just shoveling the walk-ways in the winter... what ever it takes to present their home in the best possible light. Sometimes that conversation is uncomfortable for both seller and agent. The agent is not trying to hurt their sellers feelings, they are just doing their job as best as can considering what they are given to work with. A good agent is an honest agent, being honest is sometimes painful but saves time and headaches down the road. 2. Selling Realtors should put their listings together with thought and attention to detail. Once listed, sellers should receive a copy of the Realtor version of the listing for review. Sellers should find all the pertinent information; including number of bedrooms and baths; taxes; showing instructions; directions; “private” agent to agent comments that the public does not get to see and especially multiple photos. The sellers should immediately contact the agent to correct information if necessary. All of the selling agents phone numbers must be there, including cell. Some agents make

it very hard for other agents to talk with them directly. This should not be tolerated by their clients. There should be more than an office number listed. Sellers should ask about this when considering hiring an agent. 3. Photos! Photos help sell listings, period! If there are no photos, often a potential buyer will just pass by that listing. One photo is not enough. The MLS allows for 25 photos. Even six is not enough for a nice listing. Photos must be properly framed and focused with the right amount of light. How many agents, as well as buyers, have looked on line and found a listed property with only one photo? Photos sell! The exception can be a rental property, due to tenant privacy rights there might be limited or no interior shots. Most tenants will allow photos if the owner requests it, but are not required to do so. In owner occupied homes, there is no reason for limited photos. Both the interior and exterior must be shown. The only time a few photos are acceptable is if the place is a hovel, and photos will discredit it. Less photos can indicate a lazy agent. Sellers need to ask their agent for reasons when all full 25 allowed photos are not utilized. Photos should minimally include: kitchen, baths, living room, dining room, and one or two bedrooms. The basement, furnace & hot water heater even electric box are good choices, with the exterior and yard a must. 4. Agents should show the sellers details that create an unfavorable impression of their home. Dirty counter-tops, clothes strewn all over, unmade beds and obviously unused vacuum cleaners are among the many turn offs for buyers. For agents to get the best photos possible, they need sellers to clean up and present their home in the best possible light. When a listing agent makes suggestions regarding preparing for photos, sellers should be listening and act accordingly.

If three agents come and give their opinion but one agent is well out of line with the other two, chances are the two more closely aligned agents are coming to the seller with accurate price suggestions. 6. Expect honest and open communications with the buying agent! Buyers should expect the same regarding communication and honesty. It is important for buyers to understand they too must be honest with agents they speak with. It’s not unusual for selling agents to have a potential buyer for their listing call demanding to see the unit. A good agent will ask if the buyer is working with an agent. Buyers have been known to lie, answering no, when they indeed do. This is not a good strategy, if the selling agent detects a fib, they will let the seller know. Also, selling agents want the buyers agent to come through the property with their clients, especially if the selling agent is not normally personally there to show it. FOR BUYERS 1. A good buyers agent will prepare the buyer to successfully go out into the market able to buy. A good buyers agent shouldn’t push clients to buy when they’re not ready or pay more than they are comfortable paying. Yes, some agents have a number in their head, of how many homes they are willing to show a buyer before they decide that buyer is wasting their time. Others might not have a number, but will evaluate buyers as much as they themselves are evaluated by the buyer. If the buyer is sincere and ernest about finding a property, most agents stick with them until the goal is achieved. FOR BOTH Once an offer comes together, both agents have to work it! Their jobs are just beginning after an offer is accepted! Deals today are much more complicated to successfully steer to close. Realtors sometimes have to think outside the box to make things work. They need to be good negotiators and diplomatic. Both agents should explain to their clients what each clause in the contract means, before signature and initials are applied. They should analyze price, explaining why it is or isn’t a good offer. Clients should expect explanations about contingencies and conditions to their complete understanding and satisfaction. Agents may refer questions to their clients real estate attorney and that’s ok, since agents cannot answer legal questions and should refer to the attorney. That said, agents are qualified to explain the contract to you and get it put together. Agents should make sure legal deadlines are adhered to and when they can’t be met, to write addendum’s or have the clients attorney write them, protecting their interests. Agents from both sides should work in a cordial manner to facilitate the deal going through in an nonadversarial manner. There are some cringeworthy agents that other agents hate to deal with, knowing a deal will always be difficult if they are on the other end. Difficult means obstacles on the way to close. Clients should be very careful in their choice of agent, paying attention to their potential agents every nuance when deciding who to hire.

It is that time of year to think white. The snow is white, little Italian tea cookies are white and it’s that most important month of the year when we celebrate the grand “white sale”. I happen to be addicted to many things... dishes, tea towels, and bed linens. I especially love organic sheets and plaid wool blankets. Now is the time to buy your linens at discounted and special sale prices. If you are in a quandary about purchasing the right sheets, here are some guidelines to help you sort through the terms and thread counts. What does 1,000, 400, 250 tc, all mean? Is it really that complicated to buy new sheets? The thread count means how many threads are in one square inch. Most looms can only produce 400 tc, but I am sure you have seen thread counts of 1,000. This actually means the manufacturer has added extra, thinner threads to add to the price of the product. It doesn’t mean the sheet is better, softer, or will last longer. If you are looking to buy smooth and soft and slippery sheets look for sa-
teen. If you, like me, likes a crisp sheet, shop for percale. They are difficult to find these days, but they are out there. If you want a sheet that never wrinkles look for microfiber sheets, they are mostly polyester and least expensive. Cotton, in my opinion, is the best fabric for sheets. Combed cotton, Egyptian cotton and cotton knitted sheets are popular today. The knitted cotton sheets are great for kidlets. They are like sleeping on t-shirts, and they stretch, sometimes they are referred to as jersey sheets. Modal sheets are in the marketplace as well. Modal fabric is made from bamboo, an easily renewable plant and ecofriendly. I say skip these! I purchased a set, washed them, made my bed. I slept on them one night, ripped them off the bed, washed them, then donated them. Maybe someone else would appreciate the feel of these sheets, not me. They almost felt slimy to the skin. Last year, I purchased a set of organic cotton sheets. They are very soft and cool to the skin. When they come out of the
dryer they are wrinkled, but that is part of the ambiance. So, when shopping on line or at the mall, look for thread count of course, the type of fiber, and the size of the yarn. If you can touch the sheets, pay attention to the hand, or how it feels when you touch it. I recently read that manufacturers are coating sheets with a softening chemical to make the sheets feel soft, but washes away after the first wash. Ugh! The last thing to remember is to check the depth of your mattress. Most mat-
tresses are much deeper than 10 or 15 years ago, so measure the depth of the corners to see if they will fit. Recently, I purchased a lovely, lightweight cotton blanket at my favorite store. It is soft and cozy and grey, and looks awesome with the organic sheets and the linen duvet. Nighty night.
