Condo? Single Family Home? TownHouse? find the type of home that suits you

Buying a home offers so many options. One of the most obvious is what type of home to buy? A single family home, condo or town house. What is the better choice? That, as in all things Real Estate, depends on the buyer’s personal views and tolerances. So, what are the differences between these types of properties?   Single family homes are self sufficient buildings individually owned and maintained. The owner owns all of the building as well as the grounds that the building stands on. The owner is responsible to pay the taxes on the entire property. Buyers who own homes may decide to move into a condo or town house because they don’t want to maintain the outside of their home anymore. House owners generally have to care for their lawns, bushes and trees, as well as their driveway. They also have to maintain the outside of the building, making sure it is painted and repaired as needed. Yes, this can be hired out, but it is ultimately up to the owner to make sure the contractors do the job and get it right as well as make sure they are paid. It makes sense to buy a single family home when a buyer likes to have control over decisions made about their home – especially if a buyer doesn’t like others deciding whether or not they can paint their house fuchsia and acid green. The advantage here is the house owner having total control over their property.   Townhouses and condos are similar

in some ways, and this can be confusing. They often are governed by a HOA (Home Owners Association). They are units of housing adjacent immediately to another, attached by walls. And they usually have some ownership of the “Common Grounds” that require the maintenance be paid for by the residents trough HOA association fees.   Town houses are units that share one or two walls with their neighbor. A town house is privately owned inside and outside. There is a defined amount of land that the building is built on and owned by the townhouse owner who pays taxes on it. The town house owner is usually responsible for maintenance of their grounds and exterior unless an association was formed to do so. Most of the town homes in the Rochester area have associations that take care of the exteriors and are covenants in the deed. One difference from a Condo is that Town Home owners may be responsible for replacing their roof and windows as needed. This would be defined in the HOA legal documents. This owner is able to sell their property without approval of the prospective buyer by the HOA.

One thing to look for when looking at town houses is the condition of the properties. What if there is no HOA? Are the buildings being repaired and maintained? Is there sign of neglect? There are some town house communities in the Rochester area that do not have HOA’s. This can be a problem if your unit is attached to another. You may like to keep your home picture perfect, but sadly the person owning the unit attached to yours can totally neglect their half of the building. When this happens, no matter how much you do to present a nice image, it is spoiled by your neighbor. Is this is not an invitation for conflict… much less how much harder will it be for you to sell your home, and at what price? So when buying a townhouse, HOA’s are actually an advantage if well run.   With Condos the owner owns the interior of the unit and that is all. The used “in common” interior (hallways, laundry facilities, entrances, stairs and elevators, garage) and exterior (land, driveways are owned communally, in shares determined by the size off their unit, or by an association in which there may be some form of member-

ship. The entire building and grounds are managed by the HOA. The owner of a condo is responsible for the interior condition of their unit, the exterior is taken care of by the HOA. A benefit is that home owners insurance is usually less, since it only covers the unit interior. The HOA should have insurance to cover the rest of the building. Some condos can have restrictive covenants such as who the unit is sold to. This is less likely to be found in Rochester, as it is in NYC, where HOA board might have the right to determine if a buyer is “suitable” to live in their building.   Living in a condo or town home has advantages in the headache free maintenance of the property. There can even be a sense of community if neighbors are respectful of each other. Single family home owners can be an island to themselves, or if fortunate, can live in a neighborhood that fosters a sense of community too. The important thing is that buyers understand their own persoanl lifestyles and consider all aspects before decide which is the best type of housing for themselves. Their Realtor can advise them but ultimately it comes down to a buyer taking an honest look inward before they start their home search.

Carmen Santora, Executive Director of the Better Contractors Bureau is warning consumers contemplating having their driveway sealed that there are contractors in our area, some from out of state, using unscrupulous tactics when sealing driveways. Santora says, “The usual rule of thumb when sealer is mixed is, for every 100 gallons of sealer 30-40 gallons of water should be added. The scam artists are doing the opposite and in some cases we have been told that some are mixing as little as 10 gallons of sealer to 100 gallons of water.” In reality all you’re getting is black, colored water that will wash off with a good rain. In one such case a complaint was made saying that the contractor the victim had

hired was practically chasing the sealer down the drive way, that’s how much water was in the mix. The homeowner said he went strictly on price and he should have known better when he paid $45.00 after getting two other estimates for $95.00 and $112.00. He also forgot that when he did his driveway a few years back that it took 4 five gallons pails at approximately $18.00 each along with having to buy a broom/squeegee. His overall cost to do the job himself had been $76.00 for materials alone. Consumers should watch out for special so called deals and especially watch for out of state license plates.
