Valuation is the oneof the most important part of real estate industry. Withoutvaluation we cannotdetermine value of properties and the worth of rents. Because of that reason thevaluation model is as PropTechsectordefined. It cannot belong any other sectorsor cannotdefinesaspartofanysectorsinPropTechmarket.

Property valuation is an integral part of the housing industry that is long overdue for improvement in variousways. Automated Valuation Model is a mathematical or artificial intelligence-based computer software thatcan predict residential property prices based on thehousing characteristics. The prediction accuracy of an AVM depends on the available data and the backbone calculationmechanism within anAVM. AVMs are characterised by theuseand application of statistical and artificialintelligence techniques.

Automatedvaluation models (AVMs)are mathematical models, which, together with appropriate computer software and databases of property information, areused to provide real estate valuations. AVMs are categorized into at least five types. These are hedonic models, econometric forecasts, ‘intelligent’ systems, house priceindex models andtaxassessedvaluemodels.
