PropTech Academyand PropTech Switzerland teams have developed (invented) the first international PropTech standards to regulate thereal estate and construction sectors in theworld.

PropTech sector is 10 years old now. Naturallyall began with digitization and internet early2000.

There are more than 8.000 techcompaniesin real estate and constructionsectors now and more companies are coming year and year. The currently standards and norms do not cover the new sector “PropTech” and also the new companiesaccording to the businessmodels,servicesandproducts.

The currently regulation institutions have not compatible regulation process and standards for that new business area. There are a few international institutions, who offers classicalcertification processforthe companiesinall sectors.Buttheydonot have specialcriteriaandevaluationmethodfortherealestateandconstructioncompanies. In real estate sectorthere are some other organizations, whichcertificate only individuals withgeneralrealestatemarketcriteria.

The new market “PropTech”needs new rules, new standardsand new norms for the markets and market players. PropTech (property technology) contains the lifecycle of building and consist of technology, innovation andsustainability. It is not part of the existing real estate,construction and finance sectors. It is themajor sector, which connects three sectors. PropTech will changethe identity of the existing and also established companiesin these markets. After 10years therewill be more than 30.000 techcompaniesinthesesectorsworldwide.

The important questionis; “How we can control the new market andregulatethe new companies and new business areas?Forthousands years thehuman needed the regulationorrulestolivetogetherandtoworktogether.Aftertheindustrialrevolution

the governments and official institutionsstartedto regulate the markets and set the standards how should we work and trade. The standards and norms had had an important positions in die industries in early 60’s. The crisis, inflations, devaluations and theotherimpactsbroughtthestrongregulationstothemarkets.

Because of these reasons the future market “PropTech” should be regulated. Werealized the needs and gapsat the beginning of 2018 and startedtowrite the first standards for the PropTech Market. At first the PropTech itself and it’s categories are defined. In July 2019 the first edition of “International PropTech Standards” is released. In 2020 the standards have been revised and the first certificationprocess has been for the companiesdeveloped.(SeeFigure1innextpage).

The standards are written for theevaluation and regulation of PropTechcompanies. They set outthe requirements that a particular kind of product, service or process must fulfil, in order to establish that itis ‘fit for purpose’. However, the standards relate to methods of testing, terminology and definitions, information requirements, or the compatibilityofconnections.

A standard is a basic document that sets out requirements for a specificitem,material, component, system or service, or describesin detail a particularmethod or procedure. Standardsare established by consensus and approved by recognized standardization bodies. Standards provide individuals, businesses and all kinds of organizations with a common basis for mutual understanding. They are especially useful for communication, measurement, commerce andmanufacturing. They make trade easier by ensuring compatibility and interoperability ofcomponents, products and services. They bring benefitstobusinessesandconsumersintermsofreducingcosts,enhancingperformance andimprovingsafety.

The primaryobjective of standardization is the definition of voluntary technology, innovation, sustainability or quality specifications with which current or future products, production processes or services may comply. Standardization can cover various issues, suchas standardization of different grades of service and products or technological specificationsin productor servicesmarkets where compatibility and interoperability withotherproductsorservicesareessential.

ThebenefitsofStandards

InternationalStandardsmeanthatconsumerscanhaveconfidencethattheproductsand services are reliable and of good quality. The PropTechcertificate can be great more for companies becausean international recognition offers the possibility to operate beyond national borders, which meansthat companies can increasetheir sales and revenue. Companies with an PropTech label usethis improve their image and showthe rest of the world thatthey work in conformity with international standards. Formany buyers and customers this is a sign that the companies offer excellent products and services. PropTech standards attempt to ensure quality, consistency, and safety andshowushow to check for quality. There aremany benefits for businesses, which embrace these standards.
