In Memory of Sgt.

Written by: Katie Kohler Interview with: Bob Roman (Broker/Owner Keller Williams Real Estate Northeast Philly)

O’Connor IV REALTOR©

Philadelphia and the law enforcement community was hit with tragedy on March 13th when Philadelphia Police SWAT Cpl. James O’Connor was shot and killed while serving a homicide warrant in Frankford. Bob Roman Broker/Owner- Keller Williams Real Estate Northeast Philly

O’Connor, a 23-year veteran of the police force, was trying to make an arrest when he was struck in the arm and shoulder, the Philadelphia Inquirer reported. “It takes a special person to do this job and that’s who this corporal was,” Police Commissioner Danielle Outlaw said to NBC10.com. O’Connor was a special person, not just with the police force and with his family, but also in the real estate community. He was a REALTOR© with Keller Williams Real Estate Northeast Philly at 1917 Welsh Road in Philadelphia. According to the Philadelphia Inquirer, O’Connor’s family has deep roots in public service. His father is a retired Philadelphia police officer. His son, James (“Jimmy”) is an officer in the Sixth District. His daughter, Kelsey, serves in the Air Force. It was also reported that Sgt. O’Connor and his wife, Terri, recently became grandparents when their son and his

wife had a daughter. Terri O’Connor’s birthday was one day before her husband was killed. The pair would have celebrated their 25th wedding anniversary next month. Through the Fraternal Order of Police Lodge 5, O’Connor family issued this statement: “We will always cherish our memories of our husband, father, friend and hero James O’Connor IV. We also wish to say thank you to all the men and women of law enforcement who participated in today’s ride. It touched our hearts.”

Sgt. James O’Connor IV and his wife, Terri O’Connor at the December 2019 Keller Williams Real Estate Northeast Philly holiday party.

Bob Roman, Real Estate Broker/Owner at Keller Williams Real Estate Northeast Philly, took some time to talk to Philadelphia Real Producers Magazine about O’Connor who has worked at Keller Williams Real Estate for about ten years. (As told to Philadelphia Real Producers Magazine - edited for length and clarity.) “Jim was a fun loving guy with a servant heart. He would help anyone do anything at any time. He was one of those @realproducers

Roman noted that some agents have another occupation while practicing real estate and they are dubbed “dual-career agents.” Also, a number of agents in Roman’s office are SWAT team officers.

He always had something in the works. He somehow found a way. I don’t know how he balanced everything. He is a role model for anyone who wants to know how to be a loving husband, a model father, and one of the finest public servants I’ve ever known.” “He was friendly and super-nice as he went about it. communication skills, and how to build relationships. That led to conflict resolution, which then went to negotiation. So my background was in emotional intelligence, and that got me into real estate randomly.” A Chance Conversation

Ben and Maria decided to move into Philadelphia. While visiting an open house, Ben had a chance discussion with the REALTOR® there. “He told me about what he did, how he got paid, and how he was self-employed — which was something I’d always been passionate about. As I found out more, I said, ‘I’ve got to get into it.’ Because when I was speaking, I was away four or five days a week, and that’s something that just couldn’t be sustained.” He quickly earned his license and set about interviewing with brokers. He asked who the best real estate agent in the city was. When someone replied, “Mike McCann, the real estate man,” that’s all it took. As Ben says, “As I found out more about Mike, I said, ‘That’s where I’m going. I want to work in the same office as him. I want to learn from him.’ That was my goal getting into real estate — joining his team.”

I love Philadelphia. This is a passionate place, and the people are so genuine. 64 • April 2020

Fast-forwarding to today, Ben has been a member of the Mike McCann team with Keller Williams Philly for a year and a half now, making a career, a positive reputation and a name for himself as “Ben the Brit.” Many REALTORS® draw on their past for their real estate success. Ben is no different. “I used to do talks on conflict resolution and building world-class relationships. I didn’t realize there was so much of that in real estate,” Ben says. “In this business, that’s 90 percent of what we do…resolving conflict, putting the fire out and mediating. You’ve got a buyer on one side who is extremely emotional and the seller on the other side who is extremely emotional. And my job is to guide them back down to where they need to be in the transaction to get the deal closed.” In his free time, Ben relishes time with Maria. He enjoys reading development books, and following his favorite soccer team — the Tottenham Hotspur Football Club. One of his favorite things to do with Maria is exploring the city and being out with people. “I love Philadelphia. This is a passionate place, and the people are so genuine,” he says. Moving Forward

As Ben’s future in real estate continues to unfold and build, he uses many of the same communications techniques he has shared during his speaking engagements that have reached about 250,000 people through time. “I am a big believer that you focus on the way you communicate with yourself first, and how you can only control you and how that affects other people. If you focus on building relationships with yourself first, and you work on building good relationships with the people you work with, realproducersmag.com

with clients and agents, then I believe you will be successful in this business.” It’s about going beyond the expected. “Like Ice Cube sings, ‘Check yourself before you wreck yourself,’” Ben laughs. “I try to be as aware as possible to every single conversation I have. After every deal, I’m trying to think afterward, ‘What could I have done better in that situation? Not what could anyone else have done better, but, ‘What could I have improved upon?’” Building solid relationships is all about intention. “Trust and building a relationship is all about intention. People have to know that you have that positive intention. If that gets cloudy, then people start to not trust you,” Ben says. “So one thing I always try to do is look at what I’m doing and see what my intentions are. Where am I coming from at that moment? Do I want the best for all parties involved? How am I going to do this and keep all

of the relationships intact? As soon as that intention is unclear, I’ve done something to make that intention not clear. It’s on me and not on the other person…I can’t control how they react. What can I do?” There are no shortcuts. “There is no secret way to reach success. There is no complicated way. I think it’s just being good to people,” Ben explains. “Just focus on the way you communicate with people and focus on how you communicate with yourself, and the rest will follow.” Truly, when it comes to moving forward in life, good thoughts and words make a difference. For an example, look no further than Ben HoosonJones. Because he’s proof positive. Philadelphia Real Producers • 65
