Buying or Selling a house, Call Ken Prause! REALTOR® and investor Ken Prause enjoys healthy competition on the basketball court or in the o ce. He is proud to be an independent agent with Opus Elite Real Estate and loves being part of the “Ballers of Bucks County” — an informal, multi-brokerage group of agents who share tips and cheer each other’s successes. Ken is a no-excuse type of guy who works hard to bring goals to life. He does what he loves and loves what he does.

Ken was raised to work hard, keep his word and care about people. He has had at least one job, and sometimes two, ever since he was a teenager. He learned invaluable lessons about entrepreneurship, reliability, service, leadership and teamwork while mowing lawns, cleaning up after dogs and serving in managerial positions in retail and food service.
Wanting to finish what he started and improve on himself, Ken enrolled in the Bachelor of Science in Business Management program at the University of Phoenix in 2014. He was a straight-A student. Ken continued working his billboard job full time and helped Lauren take care of their daughters, who were ages 3 and newborn.

“I have had the opportunity to work with great managers and leaders that have helped develop my highly motivated drive,” Ken reflected. “I started at the lowest positions within each job, then proved myself and advanced at every opportunity. My goal is to utilize my degree and experience in business management to increase my skill in serving and leading others.”

In the spring of 2007, Ken accepted a position installing and maintaining billboards. Although he didn’t get to interact with people as much as he wanted to, the job itself was interesting and he was able to pick up extra hours.
REAL Life
Armed with great knowledge and “extra” time after graduating in 2015, Ken took on a second job rehabbing homes in the evening and on weekends. The experience inspired him to pay attention to the real estate market. He also started following some of the top REALTORS® in the area, including Mike Fitzpatrick.

Ken Prause, In His House Family is very important to Ken. The Prauses and their dog, Peanut, enjoy making memories together. They are in the process of installing a pool in their backyard, making their house even more fun for their daughters and their daughters’ friends.
Ken is always looking for ways to help people directly, and he gives of his time and resources to local and national charities. In the past, he volunteered with the city’s basketball league. He still has the energy for it and works out every morning after the girls leave for school, but he devotes time to family things instead.

“It has always been my goal to do the best I can for the people I am serving at the moment and learn new things that would help me serve others even more e ectively and e ciently in the future,” explained Manju. “Whatever I am doing, I am fully committed and give 100%. That is how I have lived my life, and that is how I served others at work, too. When our family started growing, I wanted to give 100% to my children, especially when they were young.”

In August 2021, Manju balanced her time between completing a training course with KW and caring for her daughter, who was having some health problems. Later that fall, while taking a training session on planning, the agents were asked to define their “why.” Manju was motivated by the opportunity to help others.

In 2022 she completed over $4 million in transactions, but that is not what she is most proud of. It is the 20 families that she assisted, including some renters who are taking steps to become homeowners in 2023.

Home Staging Creates Value for Sellers AND Buyers
In the absence of value, buyers focus on price. Nowhere is this axiom more true than in real estate right now. Buyers want as much house as they can get for their money, and that means a property without condition and cosmetic issues. Fixing those issues automatically raises the real and perceived value of a listing.

Buyers want as much house as they can get for their money, and that means a property without condition and cosmetic issues. Fixing those issues automatically raises the real and perceived value of a listing.
This is where e ective home staging comes in. Home staging is a marketing tool REALTORS® use to present a listing so that the MLS pictures draw buyers and the house sells quickly and for top dollar. A well-prepared and well-staged house reduces buyer stress about what they’re getting themselves into. A staged property creates more value for buyers who may not financially be able to fund updating or renovating projects for a while after the purchase.
a look at the MLS right now, and you’ll see that the listings that idle are the ones in which sellers didn’t/couldn’t properly prepare for those pictures and showings.

Many REALTOR® clients of mine can attest to the value a well-prepared house brings to the table. In a number of 2022 projects, REALTORS® told me their goal was for StagingCraft to help them push the property into the next price bracket. Challenge always accepted! Here are three cases, the third of which is a cautionary tale:

When I do consultations, I tell sellers of occupied houses, “As they walk in, buyers are hoping they can live with what they’re about to see for longer than they might care to.” These days, sellers who leave the heavy lifting to buyers do so at their own peril. Take

Here are three cases, the third of which is a cautionary tale:
1. A vacant, mid-century rancher in a Bucks County estate sale situation got no o ers in “as is” condition. We suggested and oversaw some handyman projects, had the hardwood floors refinished and then staged the house. It relisted for 10% more than the original as-is price, and it sold for 22% over the asking price, cash/no contingencies.

2. Another estate sale property in Doylestown needed painting, wallpaper removal, some lighting updates and staging. The REALTOR® was so convinced of the value staging would bring that she o ered to pay the seller for the staging if the seller didn’t get her price. The first four o ers that came in within a few days were all over asking price.

3. The seller of an older property in disrepair unexpectedly had to list her house due to family circumstances. She wasn’t in a financial position to invest even in wall painting. Her wonderful REALTOR® compassionately picked up the cost to paint two rooms, and StagingCraft supplemented her furnishings with our wall art and décor. The house couldn’t be aggressively priced, and it took a modest price decrease almost immediately prior to selling. Why? It looked like it “needed work,” and it did, even after the REALTOR® and I did our best to play up the best features while minimizing the flaws.

The common theme of these properties — and almost all of StagingCraft’s 2022 client-occupied projects — is that sellers have to be willing to do what is necessary so that their houses are cosmetically attractive and condition issues are fixed prior to listing. In the first two examples, the sellers saw that staging:

The moral of the story is this: If your sellers are willing to make the condition and cosmetic improvements necessary, and if the house is properly staged (whether it’s their furniture or StagingCraft’s rental inventory), then the house will increase in actual and perceived value, and buyers will be willing to pay for it.

Lisa Longenbach is most definitely a doer! She is not one to sit still, ever. Instead, she is the one who jumps in and helps whenever it is needed.

Even before graduating from Neshaminy High School, Lisa had some odd jobs, such as painting the exterior of houses. During school breaks, while enrolled in Millersville University’s Business and Marketing program, she worked in a factory making baby car seats. Lisa always felt that there was no job that should be considered “small.” Each job shapes a person’s future.
