onica Kramer, a REALTOR® at KW Philadelphia on the She Moves Philly team, is an “Agent on Fire.” Monica got their real estate license in 2018 and last year personally completed 55 transactions and contributed to the over $50 million in sales volume at She Moves Philly. Monica primarily services the areas of South Philadelphia, West Philadelphia and the suburbs. Growing up in a single-parent military family in Upper Darby, Monica learned the importance of work ethic, determination and education. Monica then lived in three different neighborhoods in South Philadelphia and spent two years living abroad in France. Monica’s various interests and diverse background gives them plenty to mine from when networking, engaging with new clients, or simply for stellar conversation over coffee. Some of Monica’s former careers include Lyft driver, cheesemonger, and translator. They are also a French lecturer at the University of Pennsylvania. As a REALTOR®, Monica’s personality and passion for real estate helps them build a rapport with clients. They enjoy meeting clients, guiding them through the home buying/selling process, and helping them find their home. “Being a queer REALTOR®, I love providing a space where people of all genders, sexual orientations, and family makeups feel comfortable and can have an inclusive homebuying experience,” says Monica. “I also like taking up space in an industry where there aren’t many people who look like me and identify in the same way, so I can encourage other folks who don’t look like a ‘typical REALTOR®’ to become a REALTOR® if that’s what they’re passionate about!” Monica has various hobbies and interests outside of real estate, including cooking, music, fitness, and French. Monica is passionate about community and helping those in need. They are also active in their synagogue, Congregation Rodeph Shalom.

This month’s “Agent on Fire” took some time to answer “Closing Questions” with Real Producers. This interview has been edited for length and clarity. Where does your joie de vivre come from? You have various hobbies and interests and seem to be enjoying them. Monica: My joie de vivre comes
very naturally. I am generally a positive and happy person, and I always want to look for the good in any situation. I believe this world has a lot to offer, and I’m determined to make the most of it. What brought you to She Moves Philly? What is the team like? Monica: I’ve been a part of She Moves
Philly since its creation! I was the first agent on the team, and I love being a part of such a fun and dynamic group of badass real estate agents. She Moves Philly is all about hospitality. We truly care about all of our clients and always have their best interest in mind. The team is incredibly supportive, and I’m grateful to have mentors that challenge me to be the best REALTOR® I can be.

You grew up in Delaware County, have strong ties to the Greater Philadelphia area, and you have also done a lot of traveling. What are some of the first things you notice about neighborhoods? Monica: The first thing I notice about a new neighborhood is
always the people. That’s really what brings life to a neighborhood, the community. Diversity in a community is vital for me. Then I look at other things that I find important in a neighborhood, such as coffee shops, local restaurants, public transportation, and how LGBTQ+ friendly it feels. You’re a French professor turned real estate agent. For many people, some of the language used in real estate might as well be a foreign language. How are you able to translate “real estate” verbiage so clients can really understand it? Monica: Buying a home is often the biggest financial transaction

part of the process. I am transparent and I explain things in an easy and digestible way. I try to meet people where they are in terms of “translating” the real estate verbiage. This also means getting creative sometimes, like explaining that a sewer scope is like a colonoscopy for your house. Not the prettiest metaphor but the most effective!

On your social media, you recently posted about buying a house and what a journey it was since three years ago you were “standing on top of a mountain of debt with nothing but a real estate license and a dream.” How has going through the process yourself made you a better REALTOR®? Monica: Going through the home-buy-
ing process gave me a huge insight into the anxiety and the emotional rollercoaster that my clients experience, especially in this intense seller’s market. I try to provide reassurance during every step of the way and make myself accessible for those “freak out” moments. According to a 2018 survey commissioned by Freddie Mac, 13% of LGBTQ+ homeowners said they had experienced prejudice when trying to buy a home, while nearly half said they feared discrimination in the home-buying process. Do you find these numbers to be similar in the Philadelphia area? What can all REALTORS® do to be more inclusive? Monica: Some of my LGBTQ+ clients
do fear discrimination when submitting offers. Several clients who use gender-neutral pronouns or multiple pronouns have expressed they felt more comfortable with me because they don’t have to explain or advocate for themselves. I just get it. I understand the fear they feel because I feel the same fear. Something simple that all REALTORS® can do to be more inclusive is not assuming anyone’s gender or pronouns and adding their own pronouns to their email signature.

Before she was a REALTOR®, “moving” helped Keri Bernstein begin to cope with the tragic loss of her husband and son within the span of three and a half years. Her husband, Michael, was diagnosed with esophageal cancer in November 2016. In May 2016, their son Dylan passed away. He was returning home from a semester in Prague. Michael succumbed to cancer in March 2020.

“It’s been a battle. To say it’s been a challenge…” Keri trails off, the pain in her voice still evident. Keri and Michael moved to Philadelphia about six years ago, before he was diagnosed. She was not a REALTOR® at the time, but they had bought, fixed and flipped a few properties and had rental properties which they made available on Airbnb. Michael encouraged her to take real estate classes. However, it wasn’t until the summer of 2018 when she finally did. A few months after obtaining her real estate license, she joined a brokerage.

“When he got sick, I knew that I needed to find a job that I could earn money to support my family, and I wanted to find something that I loved doing. I am a people person and love making connections and ultimately friendships. Real estate checked off all the boxes for me.” A response by some when Keri says she is in real
estate is, how, after such heartbreak, can she bring herself to get out of bed every day? “I still have two kids,” she said referring to her children, Jake Bernstein and Carly Bernstein. “I had to be strong for them and take care of them. Many times, however, it was the other way around, and they were being strong and taking care of me. “Physically I had to be outside in fresh air. I would walk around the city. I don’t know how I did it. I knew I had to move ... physically move. I do it for my family. Carly and Jake always tell me how marveled they are that I have become a business person. I know Michael and Dylan would be super proud of me, too. I believe in signs, and I get many from them all the time. I feel like Michael and Dylan are putting people and opportunities in my path. They are my guardian angels. I just bring it to fruition.” A Rising Star with a heart for helping
Keri, a REALTOR® at Keller Williams Philly, is this month’s “Rising Star.” She got her real estate license in 2018 and currently serves all of Philadelphia including but not limited to Society Hill, Old City, Queen Village, Graduate Hospital, FItler Square, Rittenhouse, Washington Square, and all of the surrounding suburbs. She specializes in new and existing single and multi-family home sales and condos. Keri’s business is built on a foundation of honesty, integrity, determination
and dedication. She provides exceptional service, a deep knowledge of the marketplace, a strong work ethic and a friendly nature that often lead to lifelong relationships. “Real estate fits my personality. I’ve always been a people person. I can connect with people easily, and I’ve always been a consultant in a sense.” Whether it is people looking for a job, love, or their dream home, Keri has a heart for helping. Keri has a background in education. She got her undergraduate degree in education, master’s in mathematics and taught in the Upper Dublin School district. She believes an educated consumer is the best consumer and wants her clients to understand and enjoy the home-buying process. She takes the time to truly educate clients on what they are doing and why they are doing it. “I know I don’t like to be told ‘just do this.’ I want to know why. It gives clients a better understanding. Whatever they want to know, I explain in simple terms, and then they get excited about what they are doing. For me, it truly is exciting to help them.” Keri’s star left the launchpad after a successful first year in the industry in which she successfully sold over $12 million in residential homes. different types of kitchens and engage with followers. Outside of working in real estate, Keri enjoys traveling, biking, running, and any active outdoor activity. She also loves exploring the city and checking out all the great restaurants and shops Philadelphia has to offer. For the past three years, she has been involved in the Philalympics, a fundraising event that raises money for the families and children that need to use the Philadelphia Ronald McDonald House. Also, she is in the process of starting a charity, “We’ve Got Your Back,” which will aim to provide aid for those seeking mental health services. After the death of her son, Keri had a hard time connecting with a therapist in the way that was needed. “It takes some time to find someone you feel comfortable with and are willing to share your life with. Knowing how difficult the process of finding and

meeting with a therapist can be made me want to create this charity to help make this process easier for people going through difficult situations. “It was horrible. When Dylan passed, I couldn’t connect with anyone. If they hadn’t been a parent and through this type of loss, how could they help me? When Michael passed, I found a therapist I connected with, and she really helped me. But there are plenty of people who are in my shoes who can’t afford to talk with someone and work through their grief.”

all that this city has to offer. I have a true love for the arts. Philadelphia has quite a venue for many famous museums and dining with so many restaurants to choose from. Also, the history of this city with some of the most historic and architectural buildings in Philadelphia. You have tremendous insight and a deep understanding of the neighborhoods you serve. How do you continue to watch all that’s happening and have your finger on the pulse? Louise: I have been working in this

city since 2006 and have learned every pocket of the neighborhoods. I visit my local MLS to view each day what is new and what is not moving, so I have my finger on the pulse at all times and have a great understanding of what is going on in the neighborhoods that I serve for my clients. Also, living in the city for over 20 years, I have seen the city go through so many changes. I lived in many of the neighborhoods that I serve so I am able to give expert advice from my own personal experiences. What was it like being a listing agent for a property like The Phoenix? Louise: It was truly an amazing expe-
rience. The building was 20% sold as I arrived and two other brokerages before me were hired to sell the project. I put together a team of very talented agents along with myself as the leader of the team with my plan, and we sold out the entire building. Never tell me it will be impossible, as we did the impossible. It will only make me drive to succeed even more. Congratulations on your many awards and honors. What does it mean to you to continually achieve that level of success? Louise: I am very honored. Hard work

Healthy Lungs (and Hold the Chemicals)
A perennial environmental concern over our lifetimes has been air pollution, with terms like “fossil fuels” and “climate change” in the news near-daily. Through decades of research, we’ve come to understand that pollutants in the atmosphere are harmful to the health of humans, other living beings, and our planet, with numerous organizations and NGOs, from grassroots to federal levels, working to pass and enforce laws to help clean up our “dirty” air. How often, though, do we think about the air inside our homes? The sanitation of indoor air is easy to take for granted; we sometimes forget about those systems entirely unless it’s time to change filters or a problem arises. However, consider this: According to the EPA, “Americans, on average, spend approximately 90 percent of their time indoors,” and concentrations of some dangerous pollutants, such as carbon monoxide and radon, are two to five times higher indoors than outdoors. Furthermore, serious health concerns, including respiratory diseases, heart disease, and cancer, have been linked to these pollutants; in particular, high-risk groups such as children, seniors, and the chronically ill tend to be most affected since they are at home and indoors most. What’s more, according to experts, nearly every room in the house affords potential sources of air pollution. For example, fireplaces and fuel-burning combustion appliances, such as ovens, stoves, furnaces, and water heaters, release harmful gases and particulates into the air. The EPA also points to tobacco products, excess moisture, and outside sources, such as pesticides and outdoor air pollution, as major contributors to an unhealthy indoor atmosphere. We all love our furry friends, but, yes, they (along with dust mites and mold), too, introduce additional allergens into the home’s air. Finally, increased use of personal care products, pesticides, household cleaners, and synthetic building materials containing volatile organic compounds (VOCs) has been shown to contribute significantly to poor indoor air quality.

Given that indoor air pollution has been associated by the World Health Organization with everything from chronic obstructive pulmonary disease (COPD) and lung cancer to asthma, chronic headaches, and fatigue, it’s a concern to take seriously. Luckily, a few easy ways to purify the air in the home do exist. According to the EPA, the most effective method to improve indoor air is source control, eliminating individual causes of pollution or reducing their emissions (e.g., sealing up asbestos, keeping air conditioning units clean). Experts recommend increasing ventilation in your home – for example, opening windows and doors or operating window or attic fans – as well as installing HEPA filters in air conditioners. Choose low-VOC products when shopping for cleaning, building, personal care, and pesticide products. As for gasses in the home, if you are cooking with natural gas or a propane stove, have gas jets cleaned and serviced annually so that gas burns cleanly. This summer, breathe easy (and reduce your risk for illness) by taking the steps above!

“Growing up, I watched how hard both my parents worked, especially my mom. We did not have the luxury of having things given to us. She taught me at an early age that if I wanted something, I needed to put in the effort to attain it. It inspired me to take advantage of every opportunity. I was eager to go to school and learn so that I could create a better life for myself and my family.” In 2008, Francis’s parents, like many others, took a beating when the real estate market took a major downturn. As a result, Francis looked at his parents work ethic and learned to be relentless. Francis started working 40+ hours per week at Wild Quail Country Club at 16-years-old. This led to Francis graduating at the top of his class at the University of Delaware with a degree in Finance. After graduating, he started his career in real estate. Francis became laser-focused on honing his craft. He wanted to learn as much as possible so that he could advise his clients to the best of his ability. This dedication to detail has led him to become one of Philadelphia’s most sought-after agents.

Francis considered moving to New York City or Los Angeles, but in the end, he decided on Philadelphia. Paying $2500-3000k a month in rent in other cities as a recent college grad was a major deterrent, and a friend offered him a new construction house in Point Breeze for a much friendlier price, making the decision easier.
“You can’t go through the highs in life without living through the lows,” said Francis. Francis was born in Manila in the Philippines and moved to the United States when he was in third grade. His mother, Cynthia Mangubat, raised five kids on a salary of $50,000 per year as a resident OB/GYN.
“The price points are much more affordable here,” Francis said of Philadelphia. “You have a ten-year tax abatement and I’ve been able to build a small portfolio of rental properties for passive income. All those things add up and make Philadelphia a great place. Philadelphia is an undervalued city.

Then I spent five weeks at home on oxygen. It was hard for me because I’ve always had an open-door policy with clients, stopping anything I was doing to help them or answer questions, but my team operates the same way. This humanistic approach has earned Judd’s agency double-digit growth every year for the last ten years, and today he has one of the biggest books of business in Philadelphia. He and his 8-person team of like-minded insurance experts recently reached Chariman’s Circle, State Farm’s® highest honor. “We take every person seriously, whether it’s our client or a real estate agent looking to help one of theirs,” he says. “We talk with people, do a needs analysis, discuss types of coverage and how they will be of benefit, and then we tailor policies to meet their needs. Our service never stops. When clients call after-hours, they get a live person to help. I even give

Relating well to others comes naturally for Judd. An avid history buff, he has a degree in classical history and loves learning about people and hearing their stories. While attending college in Athens, Greece, he gave tours in English while soaking in the many different cultures found in the Mediterranean. The experience was foundational for his business philosophy. “It gave me a unique perspective,” Judd says. “I was drawn to insurance sales from my position as the Vice President of a manufacturing company because I wanted to work in an industry where I could help people and have a direct impact on their lives. I modeled my company differently than what was currently on the market, making it needs-based instead of transactional. My intention from day one was to care about clients and make everyone feel satisfied. When you do the right thing for people, the business will come.”
Today, Judd’s office is a one-stop shop for clients. He and his team offer everything from homeowners, business, and renters insurance to life, auto, and disability policies. “Life changes for everyone, so we call our clients at least every two years to check in on them and see if they’re still covered properly,” Judd says. “During the pandemic, when our office went remote, we understood people were feeling nervous and isolated in lockdown. Instead of sending a blanket email like many other companies, we called the majority of our book to see if they were doing okay. We let them know we were fully functional and here to assist. Personal touches like that set us apart from others. My wife, Michelle, jokes that we can’t go out to dinner or take our 3-year-old daughter, Layla, to the beach without running into a client and getting into a conversation. And that’s often true!”

I’ll never forget when a woman bought a life insurance policy from us and then tragically died during the underwriting process. I made sure her children received

Through the years of giving to many nonprofits with big hearts and dreams to end human trafficking, it became clear we needed to focus our giving on organizations that provide a web of support in the anti-human trafficking realm: nonprofits who work together, creating an effective force and network where their impact is greatest. Love Justice International, Rescue:Freedom International, and International Justice Mission, are our 2021 N2GIVES nonprofit partners. All three organizations pour their heart and soul into their work, each serving as a separate but vital player in the anti-trafficking movement by employing their own unique strengths and working with those who have specific expertise in combatting slavery. Here are their stories.
Love Justice International
There are many tactics used by traffickers to trick vulnerable people into slavery. In an all-too-common scenario, victims are lured away from their homes and escorted into bordering countries by the promise of a much-needed work opportunity. It’s only when the victim arrives as a complete outsider, with no one to turn to for help, that he or she realizes the true nature of the “work.” This is just one of the tactics Love Justice International (www.lovejustice.ngo) is on a mission to disrupt. The nonprofit currently operates 56 transit monitoring stations at prime border crossings in Nepal, India, Bangladesh, and South Africa that are known for their unassuming role in a victim’s journey into slavery. By crowd-watching for any suspicious behavior and questioning potential traffickers and victims, Love Justice has successfully intercepted more than 22,000 people from exploitation. Rescue:Freedom International
We’ve supported Rescue:Freedom’s (rescuefreedom.org) mission in the past, yet one of our biggest changes in giving
this year is supporting their Local Partner Network (made up of smaller nonprofits fighting sexual slavery). This model shares best practices, consults in helpful areas, and financially supports a part of each local partner’s budget for the year. We are excited to give to RFI’s network and to connect smaller local groups we’ve supported in the past so they can receive more than just financial help along their way to making a greater impact. International Justice Mission
IJM (ijm.org) believes every person deserves to be free, and they partner with local justice systems to end violence against those living in poverty. Restoring victims from slavery and then bringing the criminals who committed this crime to justice – ensuring traffickers cannot exploit anyone else – is how they work toward ending slavery in our lifetime. IJM works with local authorities in 13 countries to restore victims of violence, forced labor, and sex trafficking, fight in courtrooms until slave owners are put behind bars, and provide training and support for local law enforcement to end the cycle of violence and injustice.
