I'm that guy! Let's close that deal together! “I'm self-employed and felt like every loan officers worst nightmare. I was constantly told my situation was impossible or was simply not called back. I couldn't have found a bigger blessing than to find Paul Arena. Paul was helpful, approachable, and caring. With other loan officers, they found roadblocks and problems, while Paul found solutions. It is because of him that I was able to refinance my home and finally have an amazing experience. I will highly recommend him to anyone I can! - Jeneé P

Like many going through college, Eric worked at the same time. “I started bartending for money. At the same time, I realized that I really enjoyed being in front of people and talking with them,” Eric says. “I also started working at Apple and learned how to hone my sales experience … how to treat clients and make sure they have the best experience
possible while making sure they had all the information they needed to make a good decision.” Eric had pursued a career in science. But as time went on, he came to the realization that he was ready for a new path. “I remember that I got to the point where I realized that I enjoyed sales more than science,” he says.
“My wife and I were on vacation and happened to have the TV on. The show Million Dollar Listing came on. I saw these guys making a lot of money.” The Drive Inside
As Eric made his decision on his future, he had an important, guiding principle that had to be in place for him. “I knew I had to believe in the products that I was selling. That’s the way
it had been for me when I had worked with Apple. In that role, I was helping them get quality products,” Eric says. “With that in mind, I knew that real estate was something that I could be all in on … being the one to help people have an amazing experience.” So in September 2015, Eric earned his real estate license in just six weeks.
In fact, in 2021, they have recorded over $25.5 million in sales volume. Away from work, Eric’s world is grounded and made richer by his family. He looks forward to time spent with Melanie and their 2-year-old son, Lev. “We love going on walks together or spending time at the playground with him,” Eric says with a warm smile. “It’s all about him.”
Those who work with Eric appreciate his honest, easygoing and happy approach to life and business. “I enjoy what I’m doing very much, and always want to make a positive impact on my clients,” he says. Without a doubt, Eric does just that … with a relentless drive to create rewarding results.
Gaining Ground
Like most, Eric faced hurdles as he made his transition into the business. “Being new, I didn’t have established branding and marketing. I was a small fish in a big pond. It was a bit of a challenge,” he remembers. “People were saying, ‘Who are you?’ So it was an education for me to demonstrate who I was and what service I could provide for them.” One advantage that Eric had was the environment he worked in.
I enjoy what I’m doing very much, and always want to make a positive impact on my clients.
“The owner of the brokerage is also a developer. I started doing a lot of marketing online and picking up buyers online,” Eric says. “Putting myself out there and associating myself with a developer got people recognizing my name. It reminded me of the way Apple does business … as a company that has complete control over both the hardware and software that they sell. In the same way, OCF handles all aspects of real estate.” Eric dove in, dedicating himself to learning and growing. In time, his wife, Melanie joined him in the business, as well. Progress followed his relentless work. Today, as a two-person team, Eric and Melanie have achieved lofty success. 38 • November 2021

BRIGLIA PHILLY HOME CONNECTION AT COLDWELL BANKER REALTY
FUTURE FOCUS
The ebbs and flows of life are unavoidable. But those who keep reaching their goals do so by moving forward with energy and vision.
of their lives. It’s fulfilling to be a part of that. I’m proud to have been born and raised in South Philadelphia. I love helping newcomers and existing Philadelphians alike as they find their perfect home.”
That’s what Christina Briglia does each day. STARTING ON ANOTHER PATH
As a REALTOR® with Coldwell Banker Realty, Christina helps those around her reach their dreams with her focus on the future. “I love interacting with my clients,” Christina says. “I like hearing their stories and getting them to the next place they want to be … building long-term relationships and helping them get to the next stage
Christina earned her real estate license five years ago. Prior to beginning her career in the business, she was on another path in life after earning her degree in Psychology and Sociology from Cabrini College in 2008. “I never considered real estate as a career in my youth. After graduating, I looked at the job market for my field and the money wasn’t there. I took a step back and started working in the customer service industry. This gave me time to save up, hone my people skills, and decide what I would do next,” she remembers. NEW DOORS OPEN
Opportunity was on the horizon, though. “My dad had worked as a Maintenance Engineer. I got introduced into real estate by accident. He did some jobs over at the Wanamaker House in Center City and was friendly with the management team there. They were looking for a temporary Administrative Assistant and he recommended me,” she recalls.

When it comes to giving back, Christina recently served on the Board of Directors with the Da Vinci Art Alliance. As Christina reflects on her own career, she offers advice for those who are looking to take their own steps forward in real estate. “The biggest thing that I learned that would have helped me if I had known more in the beginning was to get organized and put systems in place to be ready for success that will come,” Christina emphasizes. “Make sure you get all of that together. The other piece is don’t be afraid to ask for help as a new agent and try to associate yourself with other agents you admire and who you want to model your career after.”
EVERY CLIENT IS UNIQUE AND FACES THEIR OWN CHALLENGES. I PRIDE MYSELF ON HELPING THEM FIND A WAY FORWARD AND MAKE SURE THEY’RE TAKEN CARE OF. I ENJOY SHARING MY KNOWLEDGE, BOTH IN REAL ESTATE AND LIFE.
Those who get the opportunity to know and work with Christina appreciate her kind, helpful nature and the way she listens to truly understand their situation and needs for the future.
CAMCO Management Company was impressed with the work ethic she showed during her temp position. They offered her a full-time administrative position at Waterfront Square Condominiums. Eventually, she moved up the ladder into a Property Management role at The Carlyle, a luxury rental building in Rittenhouse Square.
“Needing to get back to work, I was highly motivated to get started and treat real estate sales like a fulltime job.”
“I think of myself as a good listener and I care about where my clients are coming from,” she says.
Like most who enter the business, it took a bit for Christina to see the results of her hard work.
“After three years at The Carlyle, my position was being downsized to part-time. I was offered a full-time role in another area, but decided to get my real estate license instead,” she says.
As she says, “It was about six months in before I got my first commission check. But by the end of the year, I had nine sales under my belt. It took a lot of time and phone calls to make the contacts I needed to get the ball rolling.”
“Every client is unique and faces their own challenges. I pride myself on helping them find a way forward and make sure they’re taken care of. I enjoy sharing my knowledge, both in real estate and life. I try to guide people and make a difference in their lives.”
LIFE IN MOTION
Away from work, Christina looks forward to time spent with friends and family. She also likes to explore new restaurants, cook and take in art — checking out local galleries. Plus, she’s a big fan of vintage and collectible items.
“It seemed like the right time.” GOING ALL IN
As she earned her license, Christina held nothing back. “Since I was on unemployment, it gave me the flexibility to focus on getting the license and diving in right away,” she says. 44 • November 2021
Christina has continued building her business through time. The results of her work have continued to mount. In fact, she averages between 20 and 30 deals a year, with an average of $5 million to $6 million in sales volume a year.

are positive challenges. For example,
there is never enough high-quality luxury homes to satisfy our team’s luxury buyer demand. Over the last few years, the inventory across the Philadelphia region has been anemic. Lack of inventory puts a lot of pressure on the marketplace. Buyers are experiencing buying fatigue and many have put the brakes on their home-buying process. dozens of micro industries across the region. Lack of inventory puts pressure on everyone. What has the multimillion-dollar housing market in Philadelphia been like in 2021? What do you expect for the upcoming year? Jim: It depends on whose perspective

you’re looking from. The multi-million-dollar market has been phenomenal for sellers with low inventory and low interest rates, it has been a seller’s market. The multi-million-dollar market has been difficult for buyers who have limited choices and who have to compete in a difficult environment. The answer to the question is how the market is different from each group – buyers, sellers, REALTORS®, landlords, tenants. The forecast for the marketplace looks very healthy. Interest rates will stay relatively low for the foreseeable future, the pandemic will soon be behind us and the job market should continue to do very well. We are very optimistic and bullish on both the city and the suburban markets.

Also, “know thyself.” It’s not just about getting better at real estate. Figure out what makes you happy. Think about what parts of your life you want to grow. Find an environment that supports your goals and dreams, and never ever give up. 52 • November 2021

“At 20/20 Real Estate, we explain the details of the home buying and selling process to clients so that they have a clear understanding of what to expect,” says Broker/Owner Walter Marchowsky. “While we have our own vision of success, our client’s vision is what’s most important. The company also offers property management services like tenant acquisition, leasing, rent collections, maintenance, and evictions. “We are a full-service company, but what really sets us apart is our dedication to providing the ultimate client experience,” Walter says. “Utilizing the most advanced technology, 20/20 Real Estate provides seamless transactions while offering old-school, in-person service. 20/20 Real Estate manages a significant number of agent-owned investment properties and offers a discount for industry professionals. “Most REALTORS® would rather focus on taking care of their clients than their properties,” he says. “We are a cooperative company that believes in winning together, so we created a REALTOR® Referral Program where an agent’s clients can come to us for property management services, and when they look to buy or sell, we refer them back to their agent.”

Known for being a passionate, hardworking, family man who has built a successful business, raised a family, and enjoys life to its fullest, Walter says success is finding the perfect balance. “Now that three of my four daughters are adults, and my youngest is about to be 16, my fiancé and I can focus on our careers and take nice vacations,” he laughs. “I have been on the grind since I was 18, and I am looking forward to enjoying some “me” time. But I love spending time with my family and grandkids. We’re very active and enjoy riding ATVs and pontoon boats, fishing, tubing, going to the beach and amusement parks, and having family barbeques where we throw the ball around.”
MY BEST ADVICE TO NEW AGENTS IS TO DEVELOP A MARKETING PLAN AND A BUDGET. THEN STAY CONSISTENT TO SEE WHAT WORKS BEST FOR YOU.

While Walter makes juggling work and life look easy, he hasn’t lost sight of his original vision to provide an exceptional real estate experience to as many people as possible. “Now is not the time to relax,” he smiles. “I’m looking forward to building 20/20 Real Estate and helping my team grow their businesses. They are a dedicated, determined, hardworking group, and I appreciate every single one of them. I’m also thankful for our loyal clients, who continue to support us with their repeat business and referrals and are the foundation of our future success.”
