Home stagers have two additional issues we must contend with when we visit your sellers to provide a consultation and/or staging services: vulnerability and defensiveness. From a home seller’s perspective, they believe we’re going to cross their threshold and criticize what they’ve done to their houses. I sometimes even face outright hostility when I show up to do a consultation with sellers. They’re ready to defend their decorating decisions!

A Realtor once told me her client was selling her recently deceased mother’s home, in which the seller herself had grown up. The Realtor got pushback from the seller about bringing me in to stage her mom’s vacant house because the seller previously had a terrible experience with a stager at her own property. Apparently, another area home stager (who shall remain nameless) had walked into the seller’s property, took a quick visual survey of the furnishings, and pronounced imperiously, “Oh, NO. All of this has to GO.” How insensitive!

I believe home stagers have a sacred duty to help lessen sellers’ stress in the home-prep process, not add to it. I have the chance to educate them about not only what staging is but also about how it’s going to help them make serious money in the sale of their house. I o er advice not only about what to do, but time-wise ways and resources to do it. While some stagers will only stage vacant listings because they don’t want to “deal with people”, I enjoy consulting to and staging for sellers of occupied listings.

A typical walk-and-talk consultation lasts from 60 to 90 minutes, depending on the size of the house and the amount of packing, repairs or cosmetic improvements we discuss. But so many sellers, once they let their guard down, will keep me on-site longer as they tell me during the visit about memories they’ve made with their families there. Often, I have the pleasure of meeting their children and their pets. I consider it a privilege. I give them my undivided attention as well as recommendations for home prep and contact information for trade professionals who can help them prepare the house properly.

When I visit a property to do a consultation, the first thing I do is explain to the sellers that I’m NOT a decorator, and how staging is a science, not an art. I compliment them on the warmth and personality of their house. And then I explain that because they’ve decided to sell, they should now keep in mind that the house is no longer a home, it’s a product (Steal this technique, Realtors; it works!). “We now have an opportunity to turn your home into a product that

A good home stager will set up a house so that it looks terrific in MLS photos. A GREAT home stager will take sellers’ personalities, fears, memories, and vulnerabilities into account while helping them prepare for MLS photos and showings. Staging a house is about more than getting a property ready for sale. It’s about getting the people who live there more comfortable with the idea of setting it up for sale and then saying goodbye to the place they’ve called home. And that is a blessing.

Sherry Lamelza is a decade into her real estate career, and, as a top-producing agent at Coldwell Banker Hearthside, she’s clearly mastered the art of delivering results. Considering that she spent her teenage years reading the newspaper real estate section as a leisure pursuit, it’s not surprising that Sherry’s professional life took the path it did, and she feels fortunate to have achieved what some people can only dream of: being fulfilled in her work and knowing, without a doubt, that she is doing the job she was meant to do.

Growing up in an industrious family, Sherry developed the confidence, know-how, and inspiration to succeed, in her own right, at an early age. “I have always had an entrepreneurial spirit that started at 12 years old, when I was working at my family’s business, helping with o ce duties, interacting with customers, and, surprisingly, helping with some accounting. As I got older, I helped my dad run his businesses, so it only seemed right that I would start my own,” she recalls.

soon-to-be son-in-law, Jarod, and two sweet pups, Sadie and Khloe. When the weather is nice, Sherry and Nick love to take scenic drives around Bucks County in Nick’s show car, and the duo can often be found at car shows in the spring and summer months. Additionally, Sherry loves having pool days, going shopping, visiting wineries, or heading to the beach with family and friends, and hosting annual holiday parties for her nearest and dearest ranks high on her list of favorite pastimes as well.

Sherry also finds contentment in being engaged in her community, and she o ers regular support to two local organizations. “I sponsor the Doylestown at Dusk car show, hosted by the Doylestown Rotary. This event is held in the third week of July every year and helps those in need throughout the community. The other event I sponsor is Engines for Emma, held in mid-September every year. This event focuses on helping families with children who are battling cancer,” she shares.

Stacy is one of three girls in a close-knit Italian family. Knowing that she wanted to make a di erence in the world, Stacy started nursing school with high hopes. She soon realized that the medical field was not the best fit for her and needed to redirect her life.
In 1997 Stacy learned of an opportunity to work with adults who had severe intellectual disabilities. The 21-year-old world-changer found great meaning during her time of service to the di erently-gifted adults, and she discovered who she wanted to be. One of the highlights of Stacy’s year at the sheltered workshop in New York was seeing the joy on the face of a 54-year-old man after she taught him how to write his name. Stacy went back to school and earned her degree in education.
They lived 20 minutes away from Matt and Stacy’s parents and all of their siblings. It was a great joy to welcome their daughters into the world while surrounded by the love and support of extended family.

In August 2007, Matt received a great job o er that required the Hilmans to move from New York to Pennsylvania. Their oldest daughter was four years old, and their youngest was just six weeks old. Their REALTOR® had a heart of gold, and understood how overwhelming it was to move far from family and start a new life. She understood Stacy as a mom, and the two women established a friendship that extended long past the closing table.
