Whether he is growing his personal portfolio or helping others navigate homeownership, Matt finds fulfillment in each aspect of his career, and his status as both an investor and REALTOR® are especially meaningful accomplishments, considering they represent a childhood dream come true.
From an early age, Matt envisioned himself one day flipping houses and owning properties - aspirations that stemmed from the consumption of a lot of HGTV and helping his mom with projects around the house. After graduating college, Matt made steps toward making those goals a reality, as he took a job in sales while simultaneously opening a landscaping company with a friend. As their business grew, Matt and his friend quit their day jobs and focused fully on their lawn service, with the intention of purchasing their first personal properties, respectively, from the profits.

Unfortunately, the duo quickly learned one of the pitfalls of being new entrepreneurs. “[We] were ready to buy our first homes when the lender told us we couldn’t, because we didn’t have two years of self-employed income,” Matt recalls, adding that he and his friend decided their best option was to pack in the business and become W2 employees.

After transitioning to a corporate role, Matt was able to push forward with the homeownership process, and, in 2018, he bought his first property, which he quickly turned into an income stream by renting rooms to friends. That same year, he expanded his portfolio further, purchasing a second home in partnership with his girlfriend (now wife), Anna.

Though his earnings at the new job gave him means to make these transactions, Matt says the grind of o ce life began to wear thin. “I ended up hating my corporate America gig: ten hours behind a computer [every] day, with a commute, making entry level pay.”

Not an ideal scenario, and Matt decided the timing was right to push his passion for real estate beyond investing. Obtaining his license in 2019, he started working with the The How Group (Compass Real Estate) on the side. The part-time commitment allowed him to make a couple of sales, but it was not conducive to building expertise in the field. As a result, Matt quit his day job the following year, intending to make a full-time switch to real estate, and he remembers feeling exhilarated but anxious about the leap, specifically as it was complicated by the arrival of the pandemic. “I was in the o ce, learning from amazing agents, then Covid comes. Two weeks later I’m sent home - working in my home o ce alone, not knowing how to get started, paying for my own health care, making no money,” he shares.

Luckily, The How Group needed help in their leasing department at the time, and Matt was able to fill the role. “It wasn’t much money, but it was a dream for me,” he says, adding that being based out of his home for the position gave him enough free time to remodel the property he and Anna had purchased together, which, in turn, allowed them to purchase another investment property later that year.

During this time, Matt switched brokerages to Keller Williams, and the move allowed him to start his own team and expand his network. “I got to be around other top performing agents like Mike McCann the Real Estate Man!, Erica Duschele, Jim Onesti, and many more... To me it was like walking into the Baseball Hall of Fame of real estate every day,” he explains.

Building such relationships has been a highlight in Matt’s career, and he is thankful for the resources others have invested in him along the way. “My favorite part of real estate is how kind everyone has been to me with their time, teaching [me] about real estate investing and being an agent... [People] want to help you; you just have to ask - and pay them back by doing the work,” he says.

These days, Matt is focused on not only “paying it back,” but also on paying it forward by mentoring new agents, and he says sharing his knowledge with his peers, as well as buyers, sellers, friends and family, is very rewarding. “I picked this career because I love two things: real estate and working with people. It’s great to be involved in a career where you get to become a meaningful part of people’s lives.”

Along those lines, Matt has hosted several free gatherings as an opportunity for new and experienced investors to connect, and he has plans to o er future educational initiatives that he hopes will make real estate information assessable to everyone. Additionally, Matt will co-host an upcoming event to share tips he learned through his recent experience of turning his latest investment property, a beach house, into a thriving AirBnb – something he and Anna were able to achieve in only seven months, with the help of an industry coach.

By following his passion and being willing to learn from others, Matt has been the author of his own success in real estate. GRAY SR. AARON
Century 21 Advantage Gold
Aaron Gray Sr: The Minister of Real Estate
Aaron L. Gray Sr. is an award-winning REALTOR® and he wears many hats. He is passionate about educating consumers and colleagues alike and has adopted the moniker “The Ambassador of Real Estate Education.” Driven by this passion, he seeks to keep his clients informed, mentors agents, and is a published author of the book 5 Keys to Becoming an Above Average Agent. Because he serves as an established community resource to help others with their houses, homes, and hearts seven days a week, Aaron is a ectionately known as “The Minister of Real Estate.”
His life has meaning, and brings meaning to others, through five distinctive aspects: faith, family, friends, fitness, and fun.
“I am driven by my faith,” Aaron smiled warmly. “It impacts the way I live my life. My faith inspires me to be a resource to others through honesty, integrity, and service. It also empowers me as I serve as an ordained minister and assistant pastor at Bethel Deliverance International Church. My faith isn’t just about what I do on Sunday, it’s about how I live every day.”
“My second greatest motivator is family. First, my own, then the families in my community,” he continued. “My wife Teresa and I have been married for more than 30 years. We have learned a lot in that time, and together we assist other couples seeking to strengthen their relationship and deepen their family bond. Teresa and I have three adult sons, a beloved granddaughter, a cat, and a grand-dog.”
The other three factors that bring meaning to my life are friendship, fitness, and fun. “I make friends easily, and I build on, and treasure, these relationships in all aspects of my life and work,” noted Aaron. “As for fitness, it keeps me focused and helps me to start my day. I have a standing “5 AM with Mr. Gym” appointment Monday through Friday. And last but not least, I am driven by things that I find fun including teaching, public speaking, reading, writing, word and board games, travel, watching Philadelphia Sports Teams, and selling real estate!”

In 2007, Aaron’s wife Teresa and two of their cousins enrolled in real estate school. The following year, Aaron obtained his real estate license to work in a part-time capacity. However, he was awakened two nights in a row by a vivid dream in which God instructed him to “do real estate full-time”.
Despite the change in economics and the real estate industry, Aaron followed through and pursued real estate full-time.

He worked at his cousin’s brokerage for two years, then joined another boutique brokerage for the next five. Although he applied himself diligently, Aaron was not confident in his ability to advise and advocate.

During his first visit to the brokerage’s corporate center, the Lord impressed upon him, ‘You are home,’ and everything changed,” Aaron reminisced. “In 2016 I sold 13 homes, doubling my average production of the previous seven years. The next year I tripled my production by selling 39 homes, and I have been a top producer every year since!”

UNCERTAIN EXPECTATIONS
Madinah remembers growing up. At the time, she wasn’t sure what her future would hold. “As a small child, I remember being in the shelter and low-income housing and not knowing anything about homeownership. I was living in the inner city in poverty,” she recalls. “I didn’t always know that I would be successful when I grew up. I had no idea of where my life was going. I had low confidence.”

One of the pivotal turning points for her confidence level was when she got her first job when she was 15 years old … in customer service. “My confidence started to rise because I was able to help other people,” Madinah says. “In high school, I was bullied and didn’t have high self-esteem. When I got a job, things turned around for me.”

“What’s beautiful about it is I never thought as a kid that I would be a REALTOR® and be good at it. Imagine helping people with a goal and on top of that helping them with something they never thought they could accomplish,” Madinah says. “I still work in corporate America full-time, but I’m not passionate about it like I am about real estate.”

“I also thank my grandmother, Barbara, who is a big supporter; my dad, Dante, who is a good cheerleader; my boyfriend, John who is a big supporter … he’s like a teammate in running my business. He takes care of a lot, including driving me to showings, picking up lock boxes and supplies and handing out fliers; and Kimberly, who is a good friend of mine who just got her real estate license.
