In each new issue of Hartness Living, we look forward to bringing you good news. This time, there’s so much good news it’s hard to tell the whole story in one issue.

Our family’s vision of sharing a life well lived has become a way of life for 140 families in the Homestead at Hartness, and 98 families and counting who have built or purchased homes in Hartness.

DEAR FRIENDS,

With the coming opening of Phases Three, Four, and Woodland Retreat, the groundbreaking of the pool complex and the East Village, and the opening of Hotel Hartness in early 2023, our plate is full but our team is ready. Quite simply, we know what works — keeping our eye on the good things — nature, quality, craftmanship, and commitment.

I remember, when I was a boy growing up on this piece of heaven we share, the adventures, the family gatherings, exploring every inch of nature’s wonders, and making friends that have lasted my lifetime. It filled my senses then and continues today. There are even more things to explore, tastes to savor, events to share, places to play, skills to hone, crops to tend, even chickens to feed! And, yes, more friendships to be made.

As we enter each new season, year, or phase, our success still depends on two things: a family of staff dedicated to the Hartness vision and a community of residents who celebrate this life we share.

PHASE FOUR ESTATE HOME SITES

WOODLAND RETREAT

Later this year, Hartness plans to introduce a new selection of 25 estate home sites on a newly acquired parcel adjacent to Hotel Hartness. These estate sites will range in size from half-acre to an acre and present a unique opportunity for families to enjoy spacious, large, and flat to gently rolling properties within walking distance to the beautiful surroundings and amenities of the hotel. Hartness is releasing a beautiful new parcel of pastoral homesites along with a highly efficient, pre-programed process of lot and home selection.

What makes this phase extraordinary began at the earliest stages of planning and design. Every Phase 3 homesite has already been designated and pre-approved for a specific home design that best fits the site’s size and orientation. With dozens of pre-approved plans available, our team of architects and planners have designed what will certainly be one of the most unique and inviting neighborhoods in the Upstate.

Phase 3 will include the current estate, village, and cottage courtyard home designs along with a few new product offerings including new townhomes and compact cottage designs. A few home sites will offer more than 1.13 acres to allow for an additional building or cottage to be built on the site along with the home.

Hartness Phase 3 offers gentle terrain buffered by the Nature Preserve and an additional entrance from Highway 14. It will feature its own trail head to the Nature Trail, a central gathering area called Cothran Square with a pavilion, and an abundance of greenspaces for neighborhood connectivity. Phase 3 is only a short golf cart ride from existing Hartness amenities and the village, and the bridge entrance to the new phase presents a grand sense of arrival to these properties.

Home construction will be exclusively handled by the seven members of the Hartness Builder Guild — notably recognized as the best of the Upstate. Home buyers in Phase 3 can be assured of enjoying the same high detail and quality seen in earlier phases. We plan to begin excepting reservations for the first release of Phase 3 properties this fall. Remaining Phase 3 homesites will be available in late Spring of 2023.

“Relying on our knowledge and the experience of our Builder Guild, we’ve carefully considered which of our existing home designs are best suited for each of the homesites”, says David Robertson, Director of Sales. “As prospective home buyers consider homesites and home designs, they’ll be able to choose a favorite design, then find an accommodating site, or find a site preference first with a pre-approved home design.”

According to Kim Hamel, development manager, “This next phase of 116 home sites features a new paradigm in home buying—one that streamlines the design approval process, shortens the overall construction timeline, and ultimately reduces the homebuyer’s wait to enjoy the Hartness lifestyle.”

With this new process, it’s anticipated that closings can happen in as soon as 30 days, and construction can begin as soon as 60 days.

WHAT MAKES SCOTT TICK?

YOUR ADVICE FOR SUCCESS AND HAPPINESS? “Stay close. Whether it’s personal connections to friends or decision makers, I can easily communicate with them, so I get things solved and settled quickly.”

When asked why Scott got into the building business, he says that he has always loved working with his hands and being outside. He doesn’t like a suit and tie, or climbing a corporate ladder.

HOBBIES? “Golf and keeping up with my kid’s activities. I have a daughter on the dance team at College of Charleston.”

DOGS VS. CATS? “Currently a dog person.” (He’s owned by a Golden Doodle.)

WHAT DO YOU LOVE MOST ABOUT HARTNESS? “The Hartness family. They didn’t have to do this. I’m so thankful for how they have dedicated this land to be an asset for so many people and families. They’re the salt of the earth, kind, and genuine. I am thankful for their commitment. It’s been a great experience.”

“I like people and I like to solve problems,” says Scott, “One of my first jobs was as a bartender. That’s where I knew I could communicate with people. I know how important building a home is for my clients. It’s personal, emotional, and a big investment. In the process, we also build friendships, and I always set a goal of working for the recommendation.”

FAVORITE TUNES? “Depends on where I am. Jimmy Buffet at the beach. I like Country and Jazz, too. It also depends on who’s listening with me.”

WHAT MAKES YOU LAUGH? “My friends. We still laugh at the same jokes we’ve been sharing since way back in the ‘80s.”

BUILDING FRIENDSHIPS

FAVORITE COLOR? “Green.” (We have a lot of it in Hartness and Greenville.)

Jimmy has spent his entire life in the Upstate as part of a large and dynamic family. After graduating from Clemson, he realized he had a love of construction and went back to school at Greenville Tech to get his builder’s license.

HOBBIES? “Golf, boating, and fishing — fresh and salt water.”

“The Grand Lawn. It’s part of what makes Hartness special as a true community rather than just a neighborhood. It’s truly one-of-a-kind.”

Yes, the members of our Builders’ Guild are high-profile Upstate authorities — the best in the business. But they’re also great people to hang out with. Through building homes they’ve also built great attitudes and friendships and learned that good business is all about relationships. Scott Lynch and Jimmy Francis allowed us to peek into their personal lives to see what makes them happy, and what they love about Hartness.

FAVORITE TEAM? “Well, I played free safety for Clemson under Danny Ford, so of course I love the Tigers. But I grew up a Gamecock fan and I still love them, too.”

FAVORITE TUNES? “70s classic rock, pop, and country.”

After 28 years in the business, he still loves what he does. “I’ve seen a lot of changes in what we do, especially when it comes to the amazing technology. But it still comes down to quality, trust, and relationships.”

DOGS VS. CATS? “Right now, we have three stray cats that live like royalty.”

WHAT MAKES JIMMY TICK?

WHAT’S YOUR BEST ADVICE FOR HAPPINESS? “Do what you love. Stay in your own teepee. And surround yourself with the people you really want to be with.”

WHAT MAKES YOU LAUGH? “My family, and I have a lot of family, so there’s laughter everywhere. I’m the only son in a family with six sisters. I let them beat me up until I was 13. We get together a lot.”

YOUR FAVORITE PLACE IN HARTNESS?

WHAT’S THE MOST UNUSUAL BUILDING REQUEST YOU’VE HAD? “I once had a client who wanted a ‘hot room’ custom built into his attic. Not a sauna, mind you, but sauna capacity where he could just sit and roast naturally.”

Rhett and Allyson Hancock appreciate the unique walkability of life at Hartness — in fact, you could call them trail blazers. The 15 miles of pathways lead their three generations to new family traditions — from walking, running, and playing with our grandchildrens on the Grand Lawn to plucking ripe vegetables and feeding chickens in the community garden.

Maybe it’s the moment you return someone’s wayward Frisbee toss. Or when your dog introduces you to his new friend. Perhaps it’s when you gasp at a falling star or marvel at the heirloom tomatoes on Fresh Friday. It could be when your daughter discovers she can roll down the hill as fast as the little boy who lives down the street. No matter how it happens, it doesn’t take long to find friendships on the Grand Lawn.

The Grand Lawn is considered one of the true luxuries of life at Hartness. The perfect spot for cartwheels, tag, yoga, or a place to exhale, daydream, and smile—knowing you never have to mow it.

When Hartness hosts an event on the Grand Lawn, it’s not to be missed. The entire community—and then some— flocks together to revel in the fresh air and camaraderie. Building on the success of events in 2021 and 2022, Hartness has planned several community and private owner events on the Grand Lawn and throughout the community to take us through 2022 and beyond.

It’s amazing how eleven acres of lush green draws people closer together.

This is a place that makes everyday chance meetings special, and every evening something to celebrate. Spread a picnic blanket, host a birthday party at the pavilion, or just share a bench, the view, and a breeze.

PECAN HARVEST:

If this doesn’t fill you with holiday spirit you could be a grinch. Acres of string lights glitter on the Grand Lawn, a DJ spinning Christmas music, and the pretty sparks rising from multiple, stoked firepits. Kids will be enchanted with cookie decorating sponsored by the Village Kitchen and go head over heels with the snowman bounce house. We’ll have plenty of fixings for everyone to make their own gourmet s’mores. The Hartness Team will be on hand for the countdown to light the Christmas Tree. And a very jolly Santa and Mrs. Claus will join the celebration. No doubt your walk home will be followed by visions of sugarplums dancing in your head.

We go a little nuts in celebration of the glorious pecan. We’ll gather in the pecan grove under a canopy of 300 pecan trees. Enjoy them by the bucket load!

A favorite fall Lowcountry tradition comes to Hartness. Shuck and sip with neighbors over tables piled with fresh steamed oysters and shrimp. Plenty of saltines, lemons, and horseradish on hand. Then find the perfect spot at a table beside neighbors and friends to enjoy the food, conversation and brisk fall air.

Naturally, we’ve planned for plenty of professional parking tucked away from neighborhoods and for security on site to assure a relaxing evening of fun.

This open-air market in May and June is your opportunity to stock up on everything fresh, pretty, and new. Enjoy live music while you scope out the offerings of approximately 30 selected vendors. Fill your bags with produce, honey, oils, spices, handmade crafts, and original art. Enjoy al fresco dinner, drinks, and treats from popular food trucks. Then walk it all off as you head home with your goodies.

We plant a half-acre of corn to sink your teeth into at this potluck celebration, plus give you plenty more to take home. This popular summer dinner gathering is a great way to meet neighbors, swap recipes, and wander home with full tummies.

JULY CORN HARVEST

FAMILY, FUN, & INDEPENDENCEFIREWORKS DAY CELEBRATION

FRESH FRIDAYS

We always enjoy a huge turnout for this family favorite with 2,500 to 3,000 friends honoring our nation! We will again welcome one and all with a dazzling firework display and celebration. Ten food vendors will offer a selection of savory and sweet treats, along with beer and wine. Our DJ will fill the air with music, and a beautiful carousel will provide round-and-round rides to 300 people an hour.

BACKGROUND: Burt, retired VP of Operations in the commercial office furnishings industry - most recently, Herman Miller. Wrapping up volunteer role as Executive Director for the Cloudstone Sculpture Park on Whidbey Island. Becki, retired owner/president of a large staffing company in the Pacific Northwest with offices in Seattle and Portland.

WHY HARTNESS: Our home in Rosemary Beach FL taught us to embrace and admire New Urbanism. We’re excited to grow with Hartness into a community of neighbors with access to essential services within a short stroll. Additionally, the overall design and architecture of Hartness is simply stunning.

PASSIONS AND PASTIMES: Joe plays golf and is an avid football fan. Melissa loves going out for breakfast, reading, cooking, and exploring the beautiful area trails. Together, they enjoy traveling and are looking forward to getting into pickleball.

FROM: GREENVILLE’S EASTSIDE FOR 30 YEARS

WHY HARTNESS: After 19 years in the Blue Ridge foothills at Cliffs Valley community, it was time to downsize. We feel fortunate to have found Hartness — such a beautiful community and so convenient!

WHERE RAISED: Both originally from Tennessee, growing up in small towns west and north of Nashville.

WHY HARTNESS: After 30 years on the eastside, we wanted a better-suited floor plan, but also wanted to stay near our friends and the businesses and activities we enjoy. The residents here have been exceptionally welcoming and have made us feel so at home for which we are grateful! We’re excited to see how the future unfolds!

BACKGROUND: Joe’s a former CPA and financial executive with McCormick & Co. Anna is a former Macy’s customer service manager.

WITH EACH NEW STRIDE, OUR WALKABLE VILLAGE GROWS IN CONVENIENCE AND PLEASURES.

HARTNESS 600 BUILDING CONCEPTUAL ELEVATION

Open the door to Village Kitchen restaurant and the aroma alone is enough to wake your senses to how Hartness has grown into the vision of a walkable life. Sunday brunch and daily menu items come fresh from the Hartness Farm. The walk home after dinner usually comes with a recap of the delicious fare, and what adventures are in store for tomorrow.

Like the Grand Lawn or the courtyards and greenspaces of our neighborhoods, the Village is designed for families and friendships. “The walkable New Urbanist vision for the Village at Hartness is not only about the easy stroll for our residents,” says Jim Burns, chief operating officer, “but also the walking and gathering areas within the Village itself. All parking will be located on the periphery, while the Village design offers open areas where neighbors can engage with each other.”

As we step into the future, we envision that it won’t be long before the East Village will be the place to stroll for morning coffee, after-school ice cream, or even al fresco dining under the stars. And, just like the Village Kitchen, another beautiful vision of Hartness living will come to life.

And it’s only a first step. With the first Village building complete and occupied with the restaurant, our sales center, and offices, the next East Village Building (shown left) is scheduled to break ground this fall. With 11,000 square feet of retail and office space, we are anticipating our next commercial neighbors to be welcoming guests in fall of 2023.

Offering retail, office, live/work, and residential spaces, the village architecture is proportioned to be compatible with the neighborhood. “Our tenant/owner list will be tailored to the services and needs our residents prefer,” says development manager Tori Wallace Babcock. “Consideration is already being given to medical offices, cafes, salons, coffee shops, boutiques, and owner-run businesses on the ground floor with owner residences above. We vet proposals to assure our village represents best-in-class retail and services that will succeed.”

SAY HELLO TO OUR “DIRECTOR OF FIRST IMPRESSIONS.”

Kim’s talents were honed during an extensive career in the hotel business. She and her husband, John (also in hotels), have lived in 16 states, mostly in the northern and western U.S. Her favorite? Boston. Through all the moves and travels around the world she developed the ability to read people of all backgrounds and interests.

When Kim finally put down roots in the Upstate back in 2004, she spent a few years as events manager at The Cliffs Communities. “It was quite by luck that I came to Hartness,” says Kim. “I was walking our dog (half poodle/half King Charles spaniel) when I ran into Kelly Edwards, Hartness marketing director, and a past associate. She told me about the great opportunities at Hartness. I was intrigued. I loved the smaller environment, and the daily personal contact with owners and clients. I

knew right away that I wanted to be in the Discovery Center. I can make a difference right here.”

Here is her story.

Kim meets each opportunity and challenge with a smile. It’s this skill that has earned her a reputation as the Hartness “director of first impressions” and the go-to with answers and solutions for any question that comes through the door. She impresses everyone with her natural ability to make each person feel comfortable.

“I’m a good listener, and I think I possess a demeanor that puts people at ease. I like to think that I have a servant’s heart. I can feel people’s concerns and I know the importance of looking them in the eye and assuring that I’m here to help.”

Of course, she’s looking forward to Hotel Hartness opening. “I’m always blown away by every new stage of our community and what the Hartness family has delivered. And I’m glad I’ll be here to see what’s next.”

She also met many powerful and famous people — President Clinton, Vice President Cheney, Gwyneth Paltrow, and Robert Redford — he’s shorter than you think — to name a few. “But to me,” says Kim, “there isn’t anyone more important or interesting than the next person who walks through our Discovery Center door.”

When asked what’s her favorite place at Hartness, she quickly replies, “The pecan orchards and the farm!” She loves the chickens, and as a gardener herself, she enjoys talking to Stephen McRae, Hartness farm manager.

Which brings us back to her dog.

Kim’s idea of a great Greenville weekend might be a spa day followed by dinner downtown and a Greenville Drive game.

We know she’ll greet it all with a smile.

In early 2023, Mertz will open and operate the 73room Hotel Hartness, the fine-dining restaurant, Patterson, and the full-service, four-suite spa. He looks forward to the completion of the Captain Bar designed with understated elegance using 200-yearold reclaimed wood, recreating the somewhat lost art of the comfortable, high-end traditional bar. His role also includes oversight of the Village Kitchen, and he has enjoyed collaborating with chef Tanner Marino.

Providing leadership in hotel openings for RitzCarlton and Mandarin Oriental among other upscale brands, Mertz used his expertise to build teams and perform quality assessments for hotels, resorts, and food and beverage operations. He’s collaborated with chefs such as Tyler Florence, Jose Andres, and Nobu Matsuhisa and hosted presidents, vice presidents, heads of state, and yes, HRM Queen Elizabeth II.

He’s helped to establish hotels in Europe, Asia, Indonesia, and the Caribbean, but coming to Hartness was the realization of a personal goal. “I had visited Greenville many times and knew I wanted to live here, but the opportunity to do work that speaks to my heart didn’t exist — until I met the Hartness family,” says Mertz. “The unique legacy property and boutique hotel, aligned with the quality and commitment of Hay Creek Hotels is simply my dream come true, and I’m here to stay.”

We offer the perfect setting for that, along with extraordinary experiences like biking through the nature preserve, visiting the farm to see where our cuisine originates, exploring the Greenville culture, or simply lounging by the pool overlooking a pond.”
