DEAR FRIENDS, I don’t believe anyone could’ve predicted the rapid growth 2021 has brought to Hartness— and this story is exceptional because it’s your story. While the pace of our growth may be surprising, the reasons behind it are not. The intense demand reflects an understanding each one of you had when you decided to call Hartness home. It was the simple realization that there’s nothing comparable in the Upstate. No other community in our area offers in-town convenience in a pedestrian-centric, master-planned neighborhood with distinctive architecture, the promise of vibrant retail offerings, and 180 acres of green spaces—affording you the ability to live the life you love. What’s more, our commitment to the lifestyle that brought you here is reflected in a long list of new and continued projects. The resort-style pool will open next year, and we’re in planning for phase one of the racquet club (Amenities, p.13). These new offerings join existing amenities like 15 miles of community trails, ponds, streams, and Hartness Preserve, as well as the Sports Garden and Hartness Farm, to name a few. The demand for this unique lifestyle is also why we’re rapidly moving towards a Phase III real estate launch, the expansion of our East Village, Thales Academy (Village, p.17), and the groundbreaking of Hotel Hartness (Hotel, p.20).

But this community is fueled by far more than convenient living, a beautiful setting, stellar amenities, and brisk sales. It is you—the residents—who make Hartness what it is. It’s your sense of community, connectedness, and zeal for a life well lived that will ultimately define this beautiful place. And we are honored to share the journey with you.

Sincerely,

Sean Hartness Sean Hartness

PHASE III

ODELL STREET

PURPOSEFUL MOMENTUM WHAT PHASE III HOLDS FOR HARTNESS Phase III at Hartness will consist of an approximately 30-acre residential development, 126 residences with a combination of homesites and custom homes, similar to our previous offerings—the first of which will be released next summer. Like previous Hartness offerings, Phase III will adhere to Traditional Neighborhood Development (TND) in its purest form. Every element from the width of sidewalks to the height of porches is thoughtfully scaled. Focusing on its continued tradition of pedestrian connectivity, residents will have access to the Cottage Courtyard, the Hartness Nature Preserve, the Grand Lawn, and every other feature of this distinctive in-town community. Phase III will enjoy frontage on South Highway 14 at the intersection of Moore Road—to the east of the current development, and Hartness will provide access from current homes via an extension of O’Dell Street.

HARTNESS AMENITIES

A LIFE FASHIONED FOR YOUR DELIGHT Hartness is committed to fostering the life our homeowners love, and one way we do that is by providing more of the amenities they enjoy. That’s why we’re excited to announce the following new amenities coming soon.

RACQUET C LUB — PLANNING UNDERWAY: The Hartness Racquet Club will ultimately boast six tournament-qualified tennis courts with a mix of clay and hard surfaces. The facility will also offer eight pickleball courts for community play, lessons, and tournaments. Complementing its courts, the Racquet Club will provide changing facilities as well as indoor and outdoor spaces where residents can enjoy drinks and connect with friends. The Racquet Club’s first phase will feature two tennis courts that will also be striped for pickleball. Additional features and a first-phase opening date will be announced in early 2022.

SPORT S GARDEN: If you’ve toured Hartness, you’ve seen our Sports Garden, which features an outdoor basketball court, playground, a lending library, croquet lawn, and a tournament-qualified bocce ball court—as well as areas for residents to hang their own hammocks, enjoy picnics, and gather with friends, ensuring you always have a place to play the games you love.

HART NESS FARM: The Farm currently includes sixteen raised garden beds homeowners can “adopt” for their personal use. Residents may also gather from the Farm’s one-acre cornfield and eleven-acre Pecan Grove. The Hartness Farm will offer a separate garden in partnership with Mill Village Farms, providing homeowners a rewarding opportunity to give back to local, underserved communities. Other existing amenities like the Community Trails, Grand Lawn, and Fitness Studio continue to set this extraordinary neighborhood apart, ensuring our residents always have a place to play and room to roam.

Few things create a greater sense of community and summer fun like a pool—especially when it’s a resort-style pool experience that promises to offer something for everyone. Hartness Development has selected the award-winning, Atlanta-based Summerour Architects to design the pool complex, with groundbreaking slated for late 2021. The pool, scheduled to open 2022 will add to our existing list of amenities, spread around our 444-breathtaking acres, that already sets Hartness apart.

HARTNESS AMENITIES Hartness is committed to fostering the life our homeowners love, and one way we do that is by providing more of the amenities they enjoy. That’s why we’re excited to announce the following new amenities coming soon.

Local businesses have shown a tremendous interest in the Village,” said Hartness Chief Operations Officer, Jim Burns. “From medical professionals to distinctive retail providers, their presence will enhance the overall living experience at Hartness, providing our residents with convenient, pedestrian access to these services. Now that the Village Kitchen is open and generating so much excitement, that interest has only heightened, and we look forward to seeing the benefits of the Village as it rapidly evolves in the coming months.

HARTNESS VILLAGE: CONNECTED LIVING Hartness is more than just a neighborhood of beautifully crafted homes and manicured open spaces. It is emerging as an innovative, mixed-use community containing a variety of housing types, live-work buildings, restaurants, offices, shops, educational institutions, and hospitality. With thoughtful planning and design, these complementary land uses will be woven into the Hartness property around its 180 acres of preserved natural space to foster an integrated, walkable environment. A steadfast commitment to the enduring principles of Traditional Neighborhood Development and New Urbanism culminates in a combination of land preservation, compact housing, and vibrant commercial enterprises. “Our development team has assembled a nationally renowned team of planners, architects, and engineers to turn our vision into reality,” said Jim Burns, Chief Operating Officer. Emerging from this core philosophy is the creation of the Hartness Village Center, located along the aptly named Society Street. The Village will be a cluster of commercial offerings within walking distance from the neighborhood’s residential districts. This summer’s opening of the Village Kitchen restaurant signaled the grand opening of the East Village. In a few short weeks, the Village Kitchen has emerged as a favorite gathering spot for Hartness neighbors, with exceptional food and service in a friendly, inviting atmosphere. Capitalizing on the Village Kitchen’s momentum are plans to build out the East Village with a variety of tenants, from medical and business offices, a community market, sidewalk shops, and boutique stores. The recent announcement of Thales Academy opening a school at Hartness has ignited the development of the West Village, located to the west of Society Street. Having a school integrated into the community means children can walk and bike there, and parents can make school trips without leaving the neighborhood. Thales Academy offers a K-12 private, classical education program with affordable tuition. It is slated to open for the 2023 school year.

Local businesses are showing a tremendous interest in the Village Center. From medical professionals to distinctive retail providers and curated dining experiences, their presence will enhance the overall living experience at Hartness, providing our residents with convenient, pedestrian access to these goods and services. Now that the Village Kitchen is open and generating so much excitement, that interest has only heightened, and we look forward to seeing the many benefits of the Village Center as it continues to grow. — JIM BURNS, HARTNESS CHIEF OPER ATING OFFICER

HOTEL HARTNESS, COMING NEXT FALL The construction of Hotel Hartness is well underway, with plans to open in the Fall of 2022, setting a new standard for Upstate hospitality and memorable gatherings. In addition to 73 thoughtfully-appointed guest rooms, this four-star boutique hotel will boast a stunning event venue with a conference center and ballroom complemented by an exquisite waterside restaurant and life-giving spa. Serving business and tourist travelers alike, the property will also provide the perfect setting for weddings and corporate events.

Hotel Hartness will be managed by Hay Creek Hotels, widely known for its operation of distinctive boutique properties like Charleston’s 20 South Battery and Quarters on King and a host of fine hotels throughout New England. Joining Hay Creek will be industry-leading WTS International to manage the spa. This neighborhood amenity will serve Hartness residents as the ideal spot to enjoy a special meal, host an elegant party, and treat out-of-town guests—while seamlessly blending into the community’s beautiful natural setting.

I believe residents will quickly see that Hotel Hartness will further the larger vision of their community, as it’s centered around a healthy life in a neighborhood where there’s room to breathe. From yoga on the Grand Lawn to the latest in wellness-centric spa treatments, and a dining experience that will rival anything in the Upstate, Hotel Hartness will raise the bar for our residents and the broader community. — JIM BURNS, HARTNESS CHIEF OPER ATING OFFICER
