COVER STORY

so many people from the neighborhood who didn’t go to our church brought supplies to donate. I see these acts of kindness all the time here between neighbors. It really warms my heart to see so many people helping each other. Are there any recommendations for other neighbors? Remember to be kind. Check on your neighbors often if you see their yard not looking right or something. Before you complain, see if they need help. This neighborhood does so many kind acts for each other that are often not recognized. Do you do any charity or non-profit work? We do a lot of things with our church, Harmony Community Church. I work with the 4:12 Student Ministry and hold meetings weekly at the house. These kids are truly amazing. It is so special to be able to see the students coming to know God better and learn skills for dealing with all the curveballs life may throw at them, from a biblical perspective.

THE McKEE FAMILY What is… Your name? Lisa McKee Your spouse’s name? Scott McKee Your child’s name? Anthony McKee Your grandson’s name? Dante McKee Your pet’s name? Winston — a Teacup Yorkie with an attitude!

When did you move to Harmony? January 2018. What street do you live on? Schoolhouse Rd. What do you love most about Harmony? The sense of community. I especially love all the kind and thoughtful things that you see/read about neighbors doing for each other. What are your kids’ favorite things about Harmony? Dante loves playing in the park and especially the splash pad. Where did you move from? East Lake Reserve. What do you miss most? Nothing, we love it here! What is your background? I was a nurse for 25 years and a Director of Education in tech college for five years. Scott is retired from the U.S. Air Force after 22 years and has worked for the VA for eight years. He was born and raised in Winchester, VA and I was born in Oklahoma and raised mostly in California. 2 Harmony Life Magazine | December 2020

What is a good story about Harmony? We were not looking specifically for a house here…our house just popped up on Scott’s search one day. We had been here when the community was first under development and thought we would never be able to live there, as the houses were mostly too large and very expensive at the time. So when he told me that there was a house available, I was very excited. We love the location across from the park and the lake. It gives so much for the grand kids of all ages (we are up to 13 now). We were also really trying to find a “Church Home” and nothing was the right fit. We went to Harmony Community Church and instantly felt like it was The Perfect Fit! We feel like we were meant to be here! What is unusual or unique about Harmony, in comparison to your previous home? We love being able to sit on the front porch and watch all the parades go by and all the kids play at the splash pad. It’s so much fun sitting there and hearing all the kids laugh and squeal with delight! What is your favorite weekend activity? We are pretty much homebodies, so we just hang out here and relax most weekends. Is there a neighbor experience you are most proud of? When the hurricane hit the Bahamas last year, we helped organize a “relief supplies” drive with Harmony Community Church, and

What do you do for fun? We like to go to trivia at the Tavern on Monday nights and hang out with friends on the porch. What was the last movie that you have seen in the theatre? I took four of the grandkids to see “Avengers: Endgame” last year. What is your favorite TV Show? We have a lot, which include Yellowstone, the Chicago trilogies, the Grays Anatomy/Station 19 crossovers, This Is Us. Who is your role model and why? Scott’s dad…he was so selfless. He owned a gas station when Scott was young, and when he passed away, they found thousands of dollars worth of “IOUs” in his things. He had serviced vehicles for people and given gas away to people that needed it but couldn’t afford it, and never said a word to anyone. We both try to keep that level of love for others alive in our lives. Scott lost his dad when he was 16. What else should we know about you or your family? We love God, our country, and our family. We love others as much as ourselves and hope that when we leave this world we will leave a mark that shows people how to treat others well. We have a large blended family and tell people we don’t have a family tree—we have a “Family Bush.” We believe the way we treat others is a direct reflection on how God loves us. We love having family and friends in our home, and hope that everyone that walks in our door will feel comfortable and at home. n

MEET

Do you have a cause or business that you would like to promote? I would love to invite all the Harmony Middle and High school students to join us on Wednesday nights at 7pm for the 4:12 Student Ministry Meetings. We have a great time with fun games, a great discussion and FOOD! We have a great group and would love to see more students come to know God better and learn skills for living in today’s world in a way that brings glory to God. harmonycommunitystudents@gmail.com

THANK YOU By Stephanie Milfeld

This year has been hard. Some of us lost our jobs, our businesses, our relationships, our loved ones. Some of us felt how hard it was to transition to digital learning with our children; we felt how hard it was to juggle our jobs and family all under one roof and not being able to leave. We felt the mental toll it took on us to wear a mask and not be able to see a simple smile from someone else in public, or the fact that if our children were able to go back to school, we don’t know what their teacher even looks like. The mental toll of vacations being cancelled or trying to figure out a way to vacation during a pandemic. I have so much to be thankful for this year including my health, my home, my family, but also for all the things I took for granted. I am thankful for the doctors and nurses who work endlessly, for the grocery store workers stocking toilet paper, for the Instacart driver delivering my groceries so I don’t have to go to the store with my kids, for the first responders who haven't blinked twice at doing their job in the ever changing environment, for the teachers

who are working their tail off to continue to give our students the best experience possible while continuing to be asked to do more and more and more without a break…we see you… I see you, and I appreciate it. All of your hard work is not going unnoticed. I am also so beyond thankful for all of YOU who continue to shop small during these trying times, especially for mom and pop businesses. Thank you for thinking of us and shopping local—it really means a lot. Don’t forget to stop in Z and Q – A Children’s Boutique, located at 1037 New York Ave. — open 7 days a week @zandqboutique…and check out these awesome opportunities to visit downtown this month: Dec 5th – Christmas Parade and Craft Show Dec 12th – 10am–2pm – A Christmas Market Downtown St. Cloud

We Sell Faster and For More Money. 2019 statics from Harmony, Jeanine Corcoran’s average listing time on market 28 days. Normal listing time in Harmony 67 days. Average more $$ per square foot more. We have the secret sauce! Reduced Cost! We’ve brought the buyer in many of our listings. Bringing the buyer means less cost and time on market, and potentially reduced overall commission to the seller. We Know Harmony: No one sells more homes in Harmony than Jeanine or The Corcoran Connection. In the last several years, Jeanine has been involved in the sale of over 200 Harmony homes. That’s 20% of all homes in Harmony! No one sells Harmony better than Jeanine and The Corcoran Connection. Understanding the various CDD, HOAs and all the complexities and amenities can be perplexing. As a Harmony resident since 2005, Jeanine served on the Master HROA Board and her husband serves on the Harmony CDD Board. If we don’t know the answer, we know where, and how, to get it! We know the current and future community, business and government plans and how to use that information to sell your house!

DID YOU KNOW? By Kerul Kassel PHD Hamony CDD Board Member

D

ID YOU KNOW that Harmony was designed to promote the peaceful coexistence of human and animal residents within the community while striking a balance between the preservation, use and enjoyment of Harmony's natural areas? Underlying these objectives are the values of fostering a respect for the land, the protection of wildlife and the sensible use and enjoyment of Harmony's abundant natural and manmade amenities by its residents. This month’s subject is Harmony’s Dark Sky policy. Did you know that Harmony was designed for dark skies from its start? Harmony was recognized by the International Dark Sky Association (IDA) in 2009 as the world’s first Dark Sky Development of Distinction, a new award designated by IDA to promote subdivisions, master planned communities, and unincorporated townships whose planning actively promotes a more natural night sky. Such lighting not only promotes the viewing of the night sky, it also minimizes impact on wildlife populations. You probably have a number of exterior lights around your home or property. You may not be aware of the each fixture’s need, function, or design, in terms of minimizing light pollution in your own backyard. Unfortunately, much of traditional outdoor residential lighting is inefficient, poorly installed, or altogether unnecessary. That leads to the reasons for Harmony’s Dark Sky policy. Animals that are active only at night can be harmed by light pollution because they are biologically evolved to be dependent on an environment with a certain amount of hours of uninterrupted daytime and nighttime. Over-illumination of the night sky is affecting them (especially birds). Light pollution has also been found to affect human circadian rhythms. (See the Wikipedia entry for Dark Sky Movement for more info.) Landscape lighting usually creates wasted light and can interfere with plant flowering and even the activities of beneficial insects. The advantages of reducing light pollution include an increased number of stars visible at night, reducing the effects of unnatural lighting on the environment, and cutting down on energy usage. Travel out to the end of Five Oaks on a moonless night and wonder at the incredible starstudded sky. Harmony’s street lighting is designed to point downward at the street, with the lightshade cutting off light above the bottom of the bulb. On Harmony schools’ sports fields, the lights have “eyebrow” shields to help direct light toward the playing field and not into the sky. You may have noticed that Harmony residences were designed so that porch lights are recessed into the ceiling to provide a soft welcome for visitors and adequate light for porch use. So, if you are considering any changes or additions to your outdoor lighting, please keep in mind these reasons to continue to keep Harmony a Dark Sky community. n December 2020 | Harmony Life Magazine 7

MAILBOXES— AND A GARDEN PATH

I

By Steve Berube Chairman HCDD and President HROA

n recent months, several residents complained about mailboxes— specifically, the condition of mailboxes. More specifically, the individual mailboxes (generally along alleys) in “old Harmony.” These areas are unique in that “new Harmony” is mail-served via “gang boxes” rather than single boxes on posts. Anyway, the HROA’s initial response was to simply replace the boxes which was supposed to happen with the start of the new October budget. You might have noticed that this hasn’t happened for several reasons. First and foremost is ownership of the boxes—and lawsuits. Because the boxes belong to the homeowner, Counsel has advised that we NOT do anything with the boxes. Why? Well, lawsuits. Yes-lawsuits. It seems that HOAs are being hit with lawsuits for all kinds of ludicrous reasons—perhaps because HOAs are required to carry insurance. And lawyers (you’ve seen them on TV) love insurance, because insurance companies settle, rather than defend, lawsuits. So, rather than risk a suit by replacing your mailbox, the HROA will maintain the posts and arms supporting the boxes, but you will be on your own to maintain/replace your box. As ownership of the posts is rather fuzzy, we feel solid in maintaining those. Another reason is fairness; as only a small percentage of owners have these individual boxes, it might be unfair to have everyone pay to replace the single boxes. The HROA will be inspecting mailboxes just like the rest of your property; if yours is not up to snuff, you will be asked to repair/replace it with a standard box that matches most of the rest of them. On to the Garden Path: if you’ve visited the Garden or Commercial Parking area lately, you know the path/road leading there is pretty rough. We are very limited in surfacing materials there because the gas pipeline runs under it. The road was in similar condition two years ago and the Board sought specs from our Engineer to resurface it with “shellrock” which the Board then voted 4-1 to spend $17,000 to install. I was the lone vote against simply because I knew the shellrock wouldn’t hold up very long—and I have now been proven to have been correct. Field Services has received quotes to surface it with “concrete fines” but I requested the Engineer provide us with a “compaction density spec” to ensure a longer life. That spec was not received until the day of the last meeting so we are awaiting revised specs to include compaction which will provide a firm surface that will last a reasonable period of time. Of course, this will cost more money but repeating past mistakes is even more expensive. I mentioned the Commercial Parking Area above; if you’ve seen it lately, you’ll know that we began a significant expansion almost 2 years ago. Upon requesting a permit for a perimeter fence, the County decided that we needed to revise our PUD documents. PUD stands for Planned Unit Development; in practice, this means that everything one might do in Harmony is listed in a Development Plan—including parking areas and fences. As it turns out, when Starwood Capitol (second developer of four so far) built the area, they didn’t permit it—

The opinions expressed in the Harmony Life Magazine articles are those of the author(s) and do not reflect the opinions of Quantum Marketing Communications, Harmony Life Magazine or the Publisher.

and of course that meant it wasn’t in the PUD plan. And getting the PUD changed is quite an aggravatingly detailed process. Nonetheless, we should be nearing the end and once permitted, we will finish the expansion which will make the area 600% larger than it was. The area will also be hidden from view by extensive landscaping, secured by perimeter fencing and may even see keycard access as used at the pools and docks. When finished, all current stored vehicles will be spread out into the new area and CDD Field Services will reconfigure the existing area to house its outdoor equipment as well as place its CONNEX storage containers behind the new locked security fence. This parking area exists because Commercial Vehicles, Trailers, Motorhomes, Boats and basically anything other than a private passenger vehicle is banned throughout Harmony. Understanding that many of these large vehicles can be unwieldy to maneuver, the traffic pattern in the expansion area is designed to allow easy maneuvering and slot access. So, if you need to store any of these type of things, please call Association Solutions (407 847 2280) for more info and pricing. See you next month—STAY SAFE!! n

NOTES FROM THE CHAIR By Teresa Kramer Chair, Harmony CDD

I

would like to thank everyone in Harmony for giving me the opportunity to serve our community. Thank you! I will work diligently to earn the trust you have placed in me and look forward to serving the entire community of Harmony. Working together with Kerul Kassel, Mike Scarborough, Dan Leet, and Steve Berube, I will work to protect and maintain the natural environment, infrastructure and amenities that make Harmony so special. Harmony is sure to benefit from the vast array of knowledge and experience that each individual Supervisor brings to the Board. I also want to thank the Board for electing me as their Chair. I will use my knowledge and past experience to run effective and efficient meetings and to ensure that all voices are heard in a meaningful and respectful way. Prior to making the decision to run for a seat on the CDD Board, I attended the current CDD Board meetings, delved into many of

the past minutes and watched numerous videos of the CDD Board meetings. Now that I am on the CDD Board, I am working to fully understand the inner workings of our CDD from operations to staff and consultants. With a fresh set of eyes, this time of transition provides the perfect opportunity to review the way that our CDD operates. It is important for Harmony, as it is for every organization, to periodically take a critical look at their processes and procedures and determine what they are doing right and what can be improved. I look forward to bringing a fresh perspective to Harmony’s CDD and working to plan for Harmony’s future. Remember, the CDD Board is here to represent you, the residents of Harmony. Just as you might write your Senator or County Commissioner, please also let your CDD Supervisors know of your ideas or concerns pertaining to our Harmony community. Please use our official e-mail addresses (located at http://www.harmonycdd.org/about-harmony/ supervisors) to make your voice heard. n
